The photos showed a completely different place. When we arrived, it was terrible — very old and not clean at all. The bathroom was dirty, and overall, I didn’t like it at all. Some of the photos do not match reality.

Easy walk to Trevi Fountain. Breakfast was a nice surprise and staff were helpful. The great location makes it a busy one. I used a USB fan and sleep sounds from YouTube to drown out the outside noise. It was pretty loud and persistent and had trouble staying asleep the first night. I would still recommend:)

we had issue with hot water; the staff called service and the issue was resolved quickly. We were happy with that. we have some issue with Wifi. My computer was working well, but my husband had issue to get the WiFi work on his computer. the cell phone signal was weak in the room.

There was no lobby or reception. The entry looked like a tenement. The rooms had a very odd set up with multiple doors, halls, and keys. One pass through a series of doors to get to the room. The room was satisfactory, but the overall experience was a disappointment, especially given the expense.

The hotel is in a very convenient location near Trevi Fountain and the Spanish Steps. Lots of restaurants and shopping nearby. Easy access to the Metro so it was only about four stops from the Vatican stop. Staff was pleasant and accommodations worked out fine.

This place has the best location in Rome for both sightseeing and shopping. Just btwn Spain steps and Trevi fountain, you can also go to Colosseum and Vatican with a few stops with metro. The only concern was and property hasn’t been remodeled as the price went up.

Re-consider before ordering.

We received a triple room instead of a suite for 4. After complaining at the reception, we were told that all rooms are the same size, and that's the best they can do. With no other option, and as offered by the hotel, we booked another room for extra money, only to find out that now we got a huge room for 4, in addition to the room we got already. Of course - both rooms were payed for and no refund option. As a compensation - we got our breakfast free of charge, but still this cost us a lot more money... Only after contacting Hotels.com - we were refunded some of the amount back.
Breakfast was OK. Cleanness in reasonable. Location is great.
The hotel shares a building with our hotels and tenants. Take into consideration there are about 15 steps to get up to the reception desk. Some of the rooms are located on the same floor and some on a different floor. There is a small, old, scary elevator in the building.

This was the perfect location!! It was in walking distance of all the famous sites!! We felt safe as there were 3 doors with 3 different keys upon entry to our room. The staff was extremely professional and friendly!! Couldn’t really ask for more 👍

The Rome King Suite was amazing. We stayed for 4 nights in the 2 bedroom apartment. Location was amazing, rooms were spacious and comfortable. Would recommend Netflix, all TV channels were in Italian. Otherwise 5 stars !

On Expedia, this property is rated as a 5 star hotel. It is most definitely not a 5 star hotel. I travel in Europe very frequently and I would rate this more as a 2 star place. The reason is because it’s not really a hotel but more of a guest house or hostel. The front of the building does not indicate it’s a hotel and there is no lobby or common area to sit and relax. The rooms are ok. I was very fortunate to be upgraded to the apartment down the road but my travel companions were in a room in the main building so I saw both. The facilities are not in any way luxurious or renovated. It is fine if you know that you will be in a no frills setting, but the ad on Expedia and 5 star rating really misrepresents this place. If you are expecting 2 stars and no frills it’s fine. The staff are very friendly and helpful and the location can’t be beat but this is not a hotel experience or anything like that.

This is a clean and spacious room. Very rare for Europe that the room has so much space. Toiletry items are cheap, so bring your own. Bathroom updated. AirCon works great.

The hotel is close to Trevi and Spanish Steps. We also walked to Colosseum area. Metro lines close

location was fantastic. It was walking distance to many main attractions like Trevi Fountain and Spanish Steps. We even walked from Colliseum to Pantheon to hotel. Grocery store across the street. Shopping in area. Rooms were clean, bathrooms clean, front desk helpful. Unfortunately our air conditioner wasn’t working so we had to open window. Luckily it wasn’t too hot outside yet. It gets loud with windows opened (road and people). Bring ear plugs. Elevator for heavy luggage. The only downside is that the metro station nearby has been closed for maintenance for some time, not the hotels fault. This affected our accessibility and we had to walk more.

NOTE: Metro Stations (Barberini, Republica, and Spagna) are all under maintenance for some time. There is a shuttle bus that takes transit users from Termini to Flaminio statio. (Nearest metro that is opened). The shuttle bus is called NAVETTA.

Room smaller than you can Imagine

Room was very small!!
I was initially disappointed when, after checking in, the bellman asked us to follow him 4-5 blocks to a different hotel (Trevi Luxury Suites, I think) where our room was.
Once we realized where we were, one block from Trevi Fountain, the location turned out to be fantastic!! Easy to walk to and from other tourist attractions.
The room was very, very small!!
Staff was super friendly and helpful!

i found the hotel staff very helpful and polite, upon arrival the gentleman behind the desk gave us a map and highlighted all the routes to normal attractions.
the location of this hotel is fantastic we stayed here for 5 days and never got a taxi once we were able to walk everywhere.

It was in a FANTASTIC SPOT in the center of Rome! Close to pretty much everything. However, the shower is only enclosed on 3 sides with no door or curtain, so it was basically impossible to take a shower without making a watery mess everywhere in the floor of the bathroom since the drain for the shower was right by the exit of the shower.

The best thing about this hotel was the friendly staff and the great location. There were six of us and there was plenty of room for all. The only problem was there was no hot water after two people would bathe. It would take 2+ hours to get hot water again. The Internet was out for the first couple of days until they fixed it. Then the last two days we were there the smell of sewer was very bad. We were told it was because of the rains. It is definitely an apartment and not a hotel. They wanted to make up the room once every couple days and we requested once every other day. Every day would have been preferred.

Staff were very informative when arriving giving a detailed map of main attractions in location to hotel- mostly everything was in walking distance but to save our legs some day the bus route was just round the corner. Room was very cosy and clean, good size shower and not many rooms so very quiet. I would happily stay here again for its great location and price.

Rugby tour family stay

We stayed as a family of 4 for the rugby 6 nations. Facilities were clean and comfortable. There was an issue with our sink in the bathroom but it was rectified immediately when staff were informed of the issue. The room was big enough for a family. The breakfast was good although the room is a little small to accommodate all the guests, there was a wait for a table at times. Location great with good places to eat and drink near by and within walking distance of the Spanish steps and Trevi fountain.

I would not recommend this hotel/suite to anyone. The room was clean, the comfort was ok, and very good location, but the room leaked water. During a heavy rainstorm on the 3rd night, the room leaked everywhere. Water came down from the ceiling on our suitcases, on our bed, the ceiling paint was falling off, and there were water puddles on the floor.

I contacted the manager and asked for a refund the next day (our checkout day), which he initially agreed to provide for 1 night. However he stated he couldn't put the refund back on my credit card for some reason, wouldn't do it by PayPal, only by wire transaction to my bank account. I contacted my bank and provided every piece of info needed to do an international wire transfer, but the manager said it was declined because I didn't provided the right info. He said I need an IBAN number (the US doesn't use these for international transfers) and I again provided the info directly from my bank with instructions on how to wire the refund the way the US accepts international transfers. It's been 2 weeks and I'm still waiting. I would avoid this place if considering booking.

The hotel has a great location. The staff were always willing to help and had lots of knowledge of Rome. Comfortable beds, hotel very clean.
Only downside was showers not always hot and sometimes pressure was low.

Convenient for train and many tourist attractions we could walk to. Room was noisy at night due to lots of activity in the area, Internet was not reliable and quite slow. Staff were helpful but in seperate building a couple of blocks away. Room was clean and a small fridge provided with tea making facilities.

Central location but on busy junction so can be noisy. Advertised as soundproofed - secondary double glazing keeps traffic noise out when shut but plumbing, tv & voices from neighbouring rooms can be annoying late at night and early morning.

This is a great location, decently clean and spacious, given the price. But definitely not what you would expect/need if traveling with family. Also, we booked an hotel, but we have been moved to another place a few streets away. Apparently it is normal practice, as there are many rooms in the area.

Noise and unexpected change of location

The hotel is kind of clean but the rooms are very very old and the location, very close to fontana di trevi indeed, is however at a center of a very packed interception so that there is a lot a lot of noise all night long....impossible to sleep and a lot of smog and bad smell....you can-t open the window.\

Not only that but when we arrived we discovered they moved us to another hotel (probably a little better than king suite) but even closer to the traffic. Of course nobody told us before we got there and I think we payed to much for the other hotel...

My recommendation is to go there only if 1) you don-t have kids 2) you are deaf 3) you smoke *cause everybody smokes there, even at breakfast 4) you call in advance and be sure they didn-t move you somewhere else

Fine if you're not spending a ton of time there

Stayed in the \"annex building\". Excellent location; you can walk to everything. Staff are nice for the most part.
Noisy.
Old bedding. Cobwebs. Shower is tiny and got stuck on scalding hot temperature. A/C worked sometimes.
Biggest complaint- bed was so uncomfortable- really hard, pillows like rocks.

When you use hotels.com you expect to receive what is on the webpage. for some reason on arrival the first time we were put into a substandard room not within the complex. It was not until we complained that they moved us back to what we thought we had booked. So one night of our stay was in a room which could be rated 2.5 to 3 not rated 4 as stated on the page. Also it states on the description as having a 24hr desk and room service. This was incorrect. The people behind the desk were helpful but the situation should never have occur. Beware when booking that you get what you think you have booked

Where to stay in rome

I travelled with my brother and three sister for a birthday celebration. This hotel is situated in a great position to travel to many landmarks and the Vatican. The overall experience of staying in this hotel was excellent and I would recommend it to anyone wishing to enjoy their stay in Rome.

Basic for affordable or short stay

We stayed at the apartment. Many things could have better attention to detail and service. The hot water runs out quickly and you have to wait, so with multiple people you have to time it. There was a coffee maker but no cups or cutlery. There is only a service phone to the reception down the street, but it didn't work. There is no AC. The bathroom is not ensuite to the master, it's located opposite bedrooms. Kitchen is downstairs at entry, apartment and dining upstairs. Apartment is fist floor so street noise present, and minimal windows for light.
This unit is basic and affordable. The checkin is simple and service minimal. Good for location, and if you are out touring, then return for sleep.
We stayed 1 night, if needed for longer maybe reconsider.

Very nice hotel, located walking distance of most attractions and close to the metro station, so for 1.5 euros you can get pretty much everywhere else. Be adviced that they have two buildings, I stayed at their second one called five rooms Rome, which is the one closest to the metro.

Our stay was horrible. The listing was misleading and plain false. This was NOT a suite, but a small dungeon. The beds were thin foam matresses on four metal beams, we all had back problems our entire trip. The bathroom could not fit more than 1 person at a time and we had barely lukewarm water to shower. It was not even warm enough for my 10 month old baby, so I had to bathe her in the sink. The room locked from the outside and the lock could easily be shimmied and opened without the key. The tv did not work. This place was HORRIBLE. definitelly does NOT qualify as a hotel.

Hotel was in a great location and walkable to most sights. Hotel staff friendly and helpful but was very noisy. In the room there was an adjoining door and you could hear everything from the people in the next room. Lots of crying children! And people talking till 2.30am. Also booked a triple room for my daughter and it was very small 3 single beds joined together and just enough room to walk round the outside.

The apartment (located at Via Sistina, right off of Via Francesco Crispi) was very spacious for my myself, my husband, our 3 children (5, 3, and 1 years old) and my niece. The only minor downside was the kitchenette was on the ground floor and the air conditioning unit near the bathroom was not working properly. Overall please with our stay there.

the location is great, but the hotel itself was bad, our room was right on the road we could not sleep all night due to car sounds, AC was making noise all night, breakfast was literally in a kitchen having 3 tables, and that was our last day in rome, there is no lobby or anywhere to wait in this hotel, we had to roam the streets of Rome until it was time to leave to the aiport

First Timers in Rome

At first I was upset that we got stuck in the annex (which is literally several blocks away from the main hotel), but everything worked itself out. Our neighborhood was 5 minutes away from the Trevi Fountain and Colosseum, and we were on the main avenue with food and restaurants. The room size was just enough, it wasn't big of anything but enough to shower, rest, and sleep after long days of walking all over Rome. The shower was probably the only con, there was mold and mildew in the shower and it felt like it hadn't been clean in a very long time.
Other than that, Kimberly and Ibram were very nice and accommodating. They both showed great hospitality and made us feel happy and comfortable. Kudos!
Will definitely recommend this place. Thanks guys!

Best hotel of our trip to Italy

I cannot describe how great our time at the Rome King Suites was for myself and friends. The hotel staff and manager went above and beyond to help us and accommodate our needs - Skender and his siblings (all hotel staff) helped us find taxis quickly, reschedule a missed train, and find phenomenal restaurants. If you're nervous about traveling to Italy and Rome for the first time I promise the Rome King Suites, with their great location and amazing staff, will make your trip as smooth and comfortable as possible.

The service here was great, Swella (I'm sure I spelled that wrong!) was so sweet and extremely helpful, even treated me to a surprise bottle of champagne to help celebrate my birthday. The location of the hotel was perfect, just a few minutes walk to all the shopping on Coral street and right in between The Spanish Steps and The Trevi Fountain.

Excellent Location

Stayed here for 5 nights in mid June and booked 2 rooms. The very helpful staff managed to make sure they were next to each other which was much appreciated.

The room was classed as a double but I'm sure the bed was a king size and still the room was spacious.

Enjoy suite bathroom was very good. Decent size shower (shower head could do with an upgrade - worked well but not to it's full capacity), sink was a good size and also had space around for both our toiletries.

Fridge was a welcome addition, meaning we could chill our water for the next day.

Air conditioning worked very very well and was very welcome when coming back to the hotel in the late afternoon, after lots of walking.

There was a bit of noise from the street outside (mainly the man hole cover that seemed to be loose and rattled when drivers went over it) but to be honest we were so tired at the end of the day it didn't keep us awake!

Breakfast was a good selection of cakes/pastries/ham/cheeses/cereals/fruits etc. And tea and coffee made for you by the very helpful staff!!

The location of this hotel is absolutely fantastic. Really central and handy to pop back for a siesta and change before heading out for dinner.

In our 5 days we walked over 100,000 steps and only used public transport to go to Ostia Antica by metro and train.

The hotel for our stay was very reasonably priced; I had booked well in advance, and based on the staff, location, cost and facilities I would definitely stay here again!

Lovely place to stay in Rome. Staff really friendly, welcoming and helpful. Good buffet breakfast and 5 minutes walk to Spanish Steps or Trevi. Room spacious with small fridge and a kettle. I would stay here again.

clean but small room

I booked the kings suite as it was advertised as an apartment but in reality it was just a room with 2 beds in, at a price of €693 for 4 night's.I would say it's 2*.very clean, and got for all the sights
