I would not recommend this property to anyone based on my experience. Upon arrival, the check-in process was confusing and lacked organization. There was no staff available to properly greet guests or handle questions, which immediately raised concerns about safety and support. The keys were left unattended and the process did not feel secure. Once inside the room, the condition was far below expectations. The space was visibly unclean and there were roaches present, which made it extremely difficult to feel comfortable. The presence of pests is unacceptable in any lodging environment, as it creates both a sanitary and safety concern.

Beyond that, the general upkeep of the property appeared neglected. Surfaces were not properly cleaned, and there was no evidence of regular maintenance or care. When issues arose, there was no one on-site to provide assistance or resolution. A basic level of hospitality was missing throughout the stay. Travelers rely on properties listed through platforms like Expedia to meet minimum standards of cleanliness, security, and professionalism, and unfortunately, this property did not meet those standards in any way.

Overall, the combination of poor check-in procedures, lack of staff presence, unsanitary room conditions, and roach infestation made this stay extremely unpleasant. I hope this review helps future travelers make an informed decision, as I would strongly encourage considering alternative accommodations.

Location was perfect!!

We didnt realize we had to check in soneplace else but once we were in it was fine. No elevator. Breakfast was simple but good, as was the room. Beds were very comfortable and there were plenty of towels. The best part, though, is the location. Minutes to Trevi Fountain and the Spanish Steps and the metro station to the Vatican. We were able to walk everywhere else and were so happy we chose it. The neighborhood was great and had lots of good and reasonable restaurants.

Don’t stay here - so many better options in Rome

Check in was annoying as the key had to be picked up from another location which wasn’t disclosed ahead of time. Breakfast was not good and took place literally right outside everyone’s rooms and woke everyone up early in the morning. Too many options in Rome to be staying at a place like this.

YOU'VE BEEN WARNED!!! Do yourself a favor and steer clear away from this place. The entire stay was literal living hell and we couldn’t get out fast enough. There is no one there to check you in, just a paper note on the door to go to a different hotel a few blocks away that checks you in. Fun. The bathroom had mold all over the walls and especially in the corners of the shower and due to lack of cleaning the shower, my husband slipped and fell and hit his back and head. Being a bed and breakfast you will hear EVERYONE AND EVERYTHING starting at 5:45am so if you enjoy sleep this place is NOT for you. You walk up to the second floor for this hotel as the lower floor is a different hotel but I’m pretty sure they share the same breakfast quarters which is fine, however, the breakfast quarters butt right up to each and every room so no one is respectful or quiet in the morning. The air conditioner was rigged and broken and someone had stuffed a cup in it just to get the AC to blow. The TV didn’t work. All in all worst I’ve ever had and while close to the Spanish Steps and Trevi, please for the love of God go and stay literally ANYWHERE BUT HERE! Rome was incredible and we had the best time here but the bed and breakfast was awful. Ciao!

I was skeptical about the property after reading some negative reviews; however it proofs it wrong. It only takes less than 5 minutes walk to take keys and the area is safe, quiet and inconvenient. 20 minutes walk from Roma Termini and Fountain Trevi and Spanish Step are only 10 minutes walk. The breakfast is simple and the staff is friendly. The room is clean and functional. Only thing I don’t like is you need the key to lock and unlock the room.

Not so good. I would not recommend anyone to stay here for such a high price and facility below standard. Service was extremely poor. As a new person in town with family you might even panic when you see after arriving at the location that the office is at another location. For the price, well, let me give a perspective, CAD $556.67 a night + city tax, not worth it. It may worth between 200 to 250 $ CAD max.

It is a bed and breakfast. There is no elevator so make sure you can climb stairs. I was on the third floor, so after a long day of touring and walking, the stairs were a little uncomfortable. Room was spacious and bathroom was large. I am on the larger side so the shower was interesting. The breakfast was standard but very filling. Location was great. 20 min walk to Termini station, less than 10 minutes to Trevi fountain. Plenty of places to eat around and stores to shop. I would stay again. Makes you feel like you actually live in an apartment in Rome.

This place is all about, location, location, location which is great. The property & the room were very ordinary for the price. Tiny room & smelly bathroom. Checkin after hours is complicated because you need to go to a different property to collect keys & there’s no personal contact. Having said that the staff we met during the day were all very nice. I would look for somewhere else to stay next time I’m in Rome.

We had a great last minute stay for two nights! We booked it because we could leave our luggage and explore before check in. Great location between Trevi and Spanish Steps… all walkable. 20 min walk from Termini but we Uber’d the return trip to save time. Breakfast was great! Would stay again!

The buildıng ıs old which is the beauty of it as you will see that it is well kept. It ıs squeeky clean. The staff are all friendly. The time of check in is very flexible and for tourist that is very good as you have place to leave your stuff, get refreshed before hitting the road.

The location is very strategic, we just walk to Fontana de Trevı, then to the Spanısh Steps. We could just have walked around. I would want to stay in this hotel next time I come with my kids.

With some work it could be ideal

Very nice people, clean rooms but dated. Stayed in two rooms as the first was tiny and the shower doors were stuck open so water everywhere.
The rooms, especially the bathrooms are in need of some renovation.

Having said this, we had a very pleasant stay. The breakfasts was good, typical Italian buffet.

All the staff were very friendly an helpful.

Location is perfect, couldn’t be better. You can walk to just about every major visitors site from there and it is surrounded by good bars, restaurants and shops.

Get tha bathrooms done and I would definitely stay again

The property needs TLC and a lift. Note there is no lift and most travellers come with luggage and you have to carry 3-4 floors up. While the guys at reception are nice to help, this is not for all. Also it is very noisy, so we got very little sleep.
Expedia charged us tax and the property charged the Rome tax. So i would like Expedia to explain the taxes?

The rooms are not as described, they were not comfortable, the hot water did not work most of the time, the power went out and no one responded on the emergency number, it took a long time for some one to finally show up at the property to fix the power. Perfect location.

Terribly hard to find as the only indication is just a sign on the door.... Eventually found it though. Slightly early but room was ready. The room was in need of modernisation and although everything worked ok, it could have all been better/cleaner/newer etc... That said, the main reason for choosing this hotel was it’s location - which is perfect. The staff were all very helpful and friendly and the buffet breakfast was very good.

Ok place - charges fee for late check in

My flight from Paris to Rome was delayed by the airline and I had let the hotel know only to be told it would be €30 fee for a “late check in”. This fee is not listed btw. Next, the room is non smoking but the moment you open the door the air of cigarette smoke makes its way into the room, so gross. The AC was barely cooling and things were broken all over the room and bathroom. Breakfast is ok but not enough seating and I feel sorry for those with rooms on that floor because breakfast was literally outside two rooms.

Great location, but bad WiFi

The location was excellent, and easily within walking distance of all major sights. The breakfast was mediocre, and the food selection was insufficient. Coffee and cappuccino were good. The service was very good. Unfortunately, our room was one of several with an extremely poor WiFi connection, to the point where we needed to go to the dining area in order to access the WiFi.

All of the tourist Rome locations are easily walkable/Metro from this hotel. This breakfast is wonderful, lots of pastries, meats, cheeses, coffees available for a good time period in the morning. Very comfortable beds, very nice hotel staff (who all speak English!) We would definitely return here on our next visit to Rome.

Great location, average hotel

For the first night we received a room in a different hotel, which was great. Then we were moved to Residenza Ki, which was not that confortable. The rooms opened directly from the kitchen, so in the early morning we woke up for the noises from the kitchen.
Barhroom and shower cabin is extra small. The staff is nice and friendly.

Hotel location is fantastic, as are staff. Incredibly helpful. Breakfast was varied and very good. Rooms were adequate, ok for a short break - in need of a face lift if that kind of thing bothers you, quite dark and dingy. What I didn't like is that there is nowhere you can chill before going to your room. When you get back after your day, you have to go straight to your room. Also I didn't realise that there is no real reception, when you arrive you basically go though a big wooden front door, (to which you are given a key) up some stairs then through another door to get to the front desk. I personally didn't feel that this was a problem though and my experience here was good.

Great location and ideal base

The hotel is in a great location, a short work from the Trevi Fountain and not far from the Spanish Steps. As some reviews have observed, you have to go up a couple of flights of steps to get to reception but I wouldn't let that put you off. One of the advantages of a a short trip to Rome is that you can get everywhere on foot and this is the perfect base for that. The Coloseum is about a twenty minute walk.
You get a quite a decent sized room and the breakfast is perfectly continental/

I liked my stay! Great Location!!

The *front desk staff* were very pleasant and helpful. I felt like my belongings were safe when I was out. Breakfast was very nice but it ends too early for people on vacation 10am. It should go to 11am. The location is UNBEATABLE. 5 mins walk from The Trevi Fountain! I recommend this place to anyone wanting to explore Rome. I really enjoyed my stay.

Great location to explore Rome on foot!

It is situated within walking distance of all the popular tourist sites in Rome, making it perfect for exploring esp after we realised the nearby vehicle/ pedestrian tunnel set up the easiest access to all the archeological sites around the Colosseum.. Make sure you close the soundproof windows at night as the noise of vehicles/ ambulances using the tunnel at night can be quite disturbing. The lady in charge of breakfasts was esp friendly, welcoming and a joy to see her smiling face each morning.

We stayed for three days for a family weekend, taking four rooms. With 27 degrees, air conditioning was important, and it worked well. Staff were friendly and helpful. You need to climb stairs (we were on the third floor) so it's not ideal for the elderly or families with infants. Decent continental breakfast. Comfortable well serviced rooms and well appointed bathrooms.
Walking distance of most major attractions (Colosseum 25 minutes, Spanish Steps 10, Trevi Fountain 10). Would happily stay there again.

If you are looking for a reasonably priced, friendly and clean place to stay in Rome which is close to the local sites, then I would highly recommend this hotel. It isn't a traditional hotel, more like a number of apartments with a central breakfast room. It is basic, but the bathroom has a fantastic shower and a bidet, (so perhaps not too basic!), and there is a small fridge in the bedroom. The room was very clean and spacious, the staff were extremely friendly and helpful. Breakfast was a traditional continental breakfast and was plentiful - my children tell me that the hot chocolate is the best they have ever tasted. It is located approximately 3 mins walk from the Trevi fountain, and about a 10 minute walk to the top of the Spanish Steps. After reading some of the reviews after we booked I was a bit concerned, however I really didn't need to be, I would recommend this to friends & family and would certainly stay here again if I ever visit Rome again. If you want your sheets turned down and chocolates left on your pillow, then this isn't the place for you, however if like me you want somewhere cheap, cheerful and clean to rest your head after a busy day in Rome, you won't be disappointed.

The only thing that was exceptional was the location. The receptionist was uninterested. Didn't want to engage with the guests. Breakfast could be better but the hosts at breakfast were very helpful and friendly. They were better suited as receptionists. Only stay if you want to stay near everything including hop on hop off stop and don't mind stiff bed.

I stayed in room with my 3 children aged 14, 12 and 10.We walked from the central Station, with our hand luggage. It took 40 mins as we got a bit lost, return walk only took 25 mins! Hotel is well located, minutes from Trevi fountain, Spanish Steps and start point for free walking tours, bus and metro stops. We stayed out till 11 in the evenings and felt safe mingling with the crowds. Breakfasts were plentiful and the staff attentive and helpful. Would recommend if you are planning to be out sightseeing and want a roomy and clean place to stay with plenty of eateries nearby for family evening meals. The air con was essential and allowed for a restful nights sleep in the sewltering heat. Please note Our room was up 3 flights of steps : this might be an issue for some.

Location is the only positive

Location of the place was great - 5 mins to Barbarini Metro station, 10 mins walk to Trevi Fountain, 20 mins to Colosseum and Forum. All other sights are only a couple metro stations away. Other than the location, we cannot find any positive from our stay.

The building this B&B is in was rather busy. At night time, you could hear drunks and passersby arguing and talking loudly. The front doors to the building and to the B&B were always open. I did not feel particularly safe.
Check in staff was rude and unhelpful. Breakfast was plentiful but kitchen staff was rather inflexible. We were not allowed to access breakfast 15 mins earlier even though everything had been laid out. Room was not cleaned adequately. They only made the beds and cleaned the trash can. Toilets, showers and floor were not touched. We even had to go to reception to get a roll of tissue.

I have just returned from a two night stay at the Residenza Ki and can highly recommend this small and cosy hotel.
Firstly the location is perfect. A five minute walk from the metro , Trevi fountain and and a ten minute walk from the Spanish steps.
I stayed in a quad room with my mum and two teenage daughters and would describe it more as a 4 star than a 3 star. The room was tastefully decorated, spacious and immaculate. The cleanliness of the room was simply outstanding .
There was tea/ coffee making facilities and a fridge in the room and the shower was powerful with constant hot water ( very important for teenage girls )
The buffet breakfast was lovely and we looked forward to the fresh croissants every morning.
I have nothing negative to say about this hotel or staff who were helpful and friendly
I will definitely return

Nice Bed and Breakfast near Trevi Fountain

We were warmly greeted by the Manager during our arrival. He too gave us the city map and pointed out the main attractions and ways to commute. Room was top notch clean with cable tv. Great hotel in a fantastic location

The staff were very friendly and helpful. The breakfast was excellent. The room was small but spotlessly clean as was the en- suite shower room. Our room had air conditioning and the free wifi was great. Will stay there again and would definitely recommend this hotel.

Our 1st room was ok, but a bit small. Without needing to complain we were upgraded for free to a much bigger and nicer room. Excellent location. Excellent breakfast choice. Exceptional staff. We had to check out very early in the morning to get our flight and informed reception that's what was going to happen. The manager made sure the cleaning staff had left us a tray of food for breakfast in our room when they had cleaned it, for the following morning, so we at least had something to eat before we left. This was completely unexpected and a lovely extra by the hotel that made us feel valued.

The condition of the hotel was a little bit down-at-heel, but this was made up for by attentive and friendly staff. Would definitely use again!

The hotel is in a great central location to see all the sights that Rome has to offer. It is a great hotel to use as a base so when you get up in the morning you can have a hearty continental style breakfast, walk around all day sightseeing Rome and come back to a nice shower and comfy bed. It isn't a hotel for hanging out in as there are no public spaces. When the room window was open their was a bit of road noise at certain times of the day from the road tunnel near the hotel but this would not be a problem in the summer with the window shut as the room has air conditioning.

Very central and within walking distance to sites.

Very easy to get around city on foot and by \"hop on hop off\" bus. Great staff. Disappointed at rip off restaurant next door though...AVOID!

Good location

This is a simple residence hotel with limited service. Our first room was super noisy so we moved up a few floors to a bigger room that was a little more quiet. The hotel is quite old and the rooms were not as clean as I would expect. The breakfast is simple but good and the location is near the Metro and close to the attractions. If you are looking for a lower cost place to sleep but don't plan to spend much time in the room, this is OK. It is not fancy or super comfortable so know that going in.

Close to attractions & metro station.

This B&B is in a great location. Close to a major tourist thoroughfare and just down the road from a local metro station. However there was a couple of negatives which I feel I have to mention. We stayed in quite a few B&B's throughout Italy and this would have to be the worst for WiFi access. Just about every night it went offline. Upon checking out we were advised that the issue was being resolved but it meant that we had to spend time during the day trying to catch up with business affairs instead of out sight seeing. Although not major I would point out that the rooms are on the 2nd & 3rd floor and there is no lift. Lastly the bed is one which when you partner moves you get bounced around. The staff were friendly and cheers go out to the breakfast cook. Apart from checking in early arrivals, she was also cooking, tidying tables, making cappuccinos', washing dishes and all with a lovely friendly attitude.

A very friendly B and B..staff were wonderful particularly Diego and Semona who bent over backwards for us all. The rooms were adequate and shower facilities good. The breakfast was unusual but fantastic.fresh food every morning as much as you can eat all served by friendly happy staff.Location was brilliant...TIP ask Diego to reccomend places to eat as anywhere around The Trevi was truly rubbish and very expensive!!! huge tourist trap and we fell for it..especially pasta amora!!!..walk through the tunnel to MONTE you will find excellent food reasonably priced...try trattoria A19 Alex the waiter is lovely....Pasta Laboratory for a good lunch with drink and pudding 8euro's good for families. Up the end of the road is the Barberinni Gallery not to be missed!!! Carravaggio...El Greco and Holbien.....The square is buzzing at night and is only ten mins walk from Spanish steps...do not miss Roman forum/palentine hill and Colliseum buy your ticket for all three at Forum and skip lenghty queue at the Colliseum. Do not buy guide tickets for Vatican....queue for St Peters Basilica and buy jump the queue tickets inside for vatican museum and sistine chapel half the price and a ten min queue. TRAVESTE is a fantastic place to eat and visit...The Jewish museum interesting with a visit to the synagogue included...catch a taxi out of town around 22 euros to St Callista Catacoombes AMAZING...walk The Appia Way truly beautiful..we walked 10 miles and it was worth it...buy bus tickets to return

Nice hotel close to Trevi Fountain

Was a great hotel. Diego was extremely helpful with tips on sightseeing and recommended a couple of great restaurants! We had some issues at the airport with our luggage when we arrived, I emailed the hotel to let them know we were going to be late, they waited for us and got us checked in quickly and efficiently! We also made use of the pick up service from the hotel, it made our trip from the airport to the hotel so much easier! We highly recommend using this service!

Location, location!!!

Location is amazing. Just a 5 minute walk from a metro station and 5 minute walk to the Trevi Fountain. Right around the corner is where tours drop of people so it's very close to restaurants etc. You can walk to see a lot of the sights from here. So location is wonderful. Friendly staff. Very nice breakfast, with pastries, fresh eggs & fruit, cheeses, meat, etc. The ladies preparing the breakfast are super nice. Reception is NOT open all the time so MAKE sure you contact them first. IF you arrive after their office is closed then it's a little hassle to go and pick up the key from a different hotel NOT a walking distance with luggage. We took a taxi to the first hotel, then to the Residenza-Ki we got charged 35 euros from the termini station. Floors were dirty- really bad quality & installation of laminate flooring, but we had clean sheets & towels & toiletries. Bead spreads questionably clean. Our air conditioning worked just ok, luckily it wasn't super hot. Nice breeze through the open windows though. I would definitely stay there again for the price and location. If you are not too picky, then this is a great deal. We had a room with a queen bed and two tween beds. No storage for a lot of luggage & clothes. NOTE: No elevator available & rooms are on 3rd floor!!! so BE prepared to haul our luggage with no valet help. Not the easies to find by yourself but taxi driver found it quickly. Price and location were great compared to others.

Taxi to and from airport offered which was convenient, staff very friendly, breakfast and wifi incl, breakfast was delightful, short walk to many major attractions and restaurants. We came back on our last day before flying out and very happy we did. Perfect 3 star hotel for seeing Rome.
