We have no kitchen, the AC was turned off when we went out during the day. The service horrible, they didn't clean the room and they didn't provide toilet paper or new towels daily. No person in the reception to talk to. Horrible place to stay. The only thing good was the surroundings.

Nice apartment. Primary bedroom has very firm mattress. Conditioner in the shower and a box of keenix would be a nice touch. One set of keys for our group was sometimes challenging with coming and going and different scheduled. Overall nice stay, good location.

I didn’t get the room I booked. I booked 2 bedroom executive apartment and I got moved. I had no kitchen, coffee, sitting area, or terrace. Luckily we had two bathrooms but one door handle broke and locked us out. I did like the staff who let us store our luggage during the day.

Our room was clean and the beds were comfortable. But too many stairs to climb amd no elevator at Via del Babuino 70 Comfort Rooms. 75 stairs to climb at the end of every day after sightseeing in Rome is a lot.
Fortunately we have no knee problems. But if your knees are not strong, or you have any heart condition or are over age 65, make sure your room is on the 2nd floor!

Our unit was cute and cozy.
I’m not sure if it was stated in the write up and the bathroom was an en-suite to the bedroom. We were a couple and a friend traveling so did not like that combo.
The neighborhood was more quiet, 10 min walk to more action.
They have you pay a separate cleaning fee (70 euro) on arrival which should be included in the nightly rate..

As other reviews stated, you meet at one location to check in and then walk up the street to your apartment. Communication was good and met us promptly when we arrived. This is an older building which is charming but some things lacking - hot water being one of them and water flow. We were in #2. Bed and fold out sofa were made up for us and we greatly appreciated being able to bring our luggage in early. Basic kitchen if you want to do some cooking or keep drinks in the fridge. Wifi and A/C worked fine. This room did not have laundry. Location was VERY close to Spanish steps and lots of shops, cafes and other notable places.

Triton top house is an assortment of properties around the 70 via crispi in Rome. Ours was a top floor property with convenient washer, kitchen, a sofa bed, a single bed and a twin bed with a bathroom. Pros: conveniently located in near the Spanish Steps, has everything you need to cook and eat in, do your laundry and sleep, has good AC, friendly staff. Cons: hidden fees (100 euros for cleaning and tourist tax), some water damage on the ceiling causing the plaster to fall off, only 2 butter knifes, only one set of keys, you have to contact them to get checkin instructions but after 25 calls, no one answered.

I would do it again. I had a great time in Rome with my 3 kids and partner, and it was thanks to the convenient location of the property.

Communication with the property was excellent as long as it was done through the messaging system within the Expedia App. Could not get ahold of the property if it was done outside of the Expedia App. Friendly staff that allowed us to store our bags at the property early while it was cleaned. Used them to help arrange reliable transportation to and from the airport/cruise port.

Worst hotel we have ever stayed. Feel scammed.

Cons:Description deceiving. Looked beautiful and clean in photos. They put us in a different building than we booked. Had to walk a half mile through streets w our bags. Filthy, smelly bathroom and entry. The whole building had a bad smell. No elevator, tons of steps. Tiny entry off of street, narrow stairs to a part time office on 2nd floor.
Pros: Nice person in office. Good location
Verdict: Would never stay again

Fair Stay – Budget-Friendly but Some Inconveniences
We stayed here for a three-night trip to Rome and found the location and staff to be the strongest aspects. It’s centrally located and convenient for sightseeing, and the staff was responsive and helpful, especially when issues came up. For the price, it gets the job done—a basic place to crash if you're not expecting hotel-level amenities.
However, we did encounter a few issues. On our second night, there was no hot water, so we couldn’t take showers that evening or the following chilly April morning. Since this is a guesthouse, not a hotel, it understandably took some time to resolve. Fortunately, the staff responded quickly and had it fixed the next day.
One thing that should be more clearly stated on Expedia: the check-in reception is located in a different building from ALL apartments. Currently, only some apartments and rooms are labeled as being in a separate location, which can be misleading. After checking in, we had to walk uphill to another block with all our luggage, which was an unexpected inconvenience. Being in a different building also made it more difficult to communicate with reception when needed. I was later told that all apartments are in separate buildings from the main office.
Overall, it was an okay experience, but next time I’d likely spend a bit more to stay in a hotel with on-site service and more consistent amenities. That said, for budget travelers who just need a bed in a great location, it may

3 adults, one teenager stayed in this apartment. We stayed in the Executive room at Via de Babuino. The flight of stairs were a nightmare but to be expected in Europe. Beds were comfortable, room was clean. The host was very responsive and friendly. A couple of items of note, one of the bathrooms had a terrible, ongoing smell of mold along with a small leak alongside the bidet. The WIFI was not working and we continued to have rolling blackouts for a small part of our stay.
However, the location is outstanding. I would stay here again but request a first floor room.

Lovely hotel, room was very nice, clean and comfortable. Fabulous view, we were on the 4th floor which is a lot of steps! ( No lifts in the building) The staff were very friendly and all spoke English.
Beautiful little roof top terrace if you can climb another flight of stairs.
Location was excellent, literally 2mins walk to the Spanish steps and Metro station. Road outside can be a little noisy, but overall had a great stay.

Do not book this place if you have a lot of heavy baggage, their buildings don't have elevators and you'll have to manually carry those bags possibly up to the fourth floor. If you're expecting good wifi from this place, then this might not be the place for you. Their wifi service is pretty horrible, you only get good service in one specific corner of the unit, and most of the time I've had to use my data. Overall, I don't recommend.

Immaculate and spacious for our party of four. This unit can easily fit a party double our size but this was the last part of our trip and we all wanted privacy. This location offered more than enough space for us and was within walking distance to many attractions.

It is an overall quiet and peaceful area. There is a market downstairs for all of your needs and lots of restaurants nearby.

We were completely dissapointed about the fact that we ended ariving at the hotel per the address on the directions tab, having to go up stairs carrying our lugage only to find out after waiting 40 minutes for someone to tell us that it was on a sister location 10 minutes further down. Then when we got there, after going up stairs carrying our luggage again, we found out that our room was literally one step from the reception. So not only did we had to deal with the constant noise every time someone arrived, we even had to deal with someone opening our door by mistake while my wife was changing. Don't book here and save yourself the trouble and humiliation.

The staff were incredibly accommodating and went above and beyond to ensure our stay was comfortable. Their attention to detail and friendly demeanor made our visit truly memorable. Plus, the location is exceptional, being very close to many landmarks, architectural sites, markets, numerous restaurants around the corner, and souvenir shops. Additionally, the pickup and drop-off service to the airport was very convenient. I highly recommend this hotel, and if I ever return, I will definitely stay at Triton Top House again

Not sure if its just an advantageous \"tourist\" fee or what, but we were charged a hidden and unexpected additional fee (not cheap) for standard service like towels and linens. Hidden fees are not ok and when you are checking in late and after a long day of travel you feel as if you have no other choice but to cough it up. This felt very opportunistic. We feel taken advatage of. On top of that, our room was never serviced, cleaned, beds made, or anything to warrant a fee of this nature. Our power also went out one night and there was no one around to help, the \"office\" is a few blocks down from the apartments and has limited hours. The \"repair man\" was going to take one hour to arrive. Overall, there are much better places to go for hospitality, experience, location, and treatment.

The Villa was amazing! So many little extras that you don’t get from staying in a hotel. The owner was so helpful and friendly, he lined up a tour of Pompeii ruins with a specialist. He also lined up a pizza maker to come to the Villa and cook us all some pizzas in the outside brick oven. I don’t think there was anything on the property we didn’t use and enjoy! Highly recommend and if I get to go again I’m there.

There are multiple locations and do not have staff on around the clock. We booked expecting the location to be in one place but it ended up being a 10-minute walk away, though the other location was quite nice as well. We were on the 5th floor (4th in Euro terms) and NO elevator. That is the only reason I didn't give it 5 stars. The room itself was very nice and clean. They were great about storing our bags after checkout, too.

The location cannot be beat! We were able to walk everywhere we wanted to go, no taxis necessary. The outdoor balcony was also wonderful, overall a fantastic place to stay in Rome with a group of people. It could easily sleep 7 people comfortably, we only had 5 and it felt very roomy!

A beautiful room for the four of us with shower and plenty of space. 10 minute walk to Trevi and three minute walk to Spanish steps. Taxi stand at end of street in plaza. Sooo many food and shopping options. This place is right in the heart of many high end stores if that’s your fancy. But walkable to many others. Small gripe about emergency lights that stay on all night in the room. Buzzer for new guests entry can be heard loudly in rooms. Rooftop area is nice seating but zero view of the city. Otherwise a fantastic stay.

We would have given this stay a five star review, however, the shower would not drain. I couldn’t wash my hair even because it would over flow. So we turned it on for one minute at a time.

That said, everything else was incredible! Excellent location - close to lots of amazing sites and very walkable. And the rest of the room besides the shower was lovely. I just had very dirty hair.
