At check in I had asked for upgrade as I am reward member. I was told they would call my room once upgrade was available. Never got a call. There 3 nights. When I got to my room I noticed how dirty it was. Hair on toilet seat and lid, crumbs on floor, bugs on counter and fridge. Walls in bathroom all splashed up and stained. I could go on and on about how gross I felt and how the floors were sticky and how there was no place to put toiletries in bathroom, but what did me in was the FILTHY bed linens. Mine had blood, urine, food, sweat stains. I notified the manager and they did change it after I showed him pictures. Should be rated one star and priced accordingly.

We had a number of issues with our stay:
The toilet was like a waterfall. Non stop leaking, which was very noisy and impacted our sleep. We informed reception on the night of check in and they didn’t do anything about it during our two night stay (they literally left us on read…).
We had booked the hotel because it said it had a washed/dryer. The dryer in our room didn’t work (combined washed/dryer and the heating element of dryer didn’t work) We only became aware on our second night when reception had left and had so much wet laundry…
The room has a kitchenette - which is accurate. However, it didn’t have any dishwashing liquid, a sponge or even a tea towel.

I don’t know how this hotel has so many good reviews and high cleanliness rates. Our room was outdated, marks everywhere on carpet and walls - to the point they had taped corners up. It was not clean at all with marks on the bedsheets, mouldy shower and clogged drain, dishes were dirty. A lot was broken - microwave didn’t work, part of the shower broken, lamp broken, and bits of the washing machine. Service was extremely unfriendly at reception. Parking was the only perk but that’s what you get staying in a location so far from town. The heat pump was loud but didn’t work efficiently either. Definitely not a 4 star hotel and not worth the cost.

The room was great but we got stuck in the elevator and when we called for help, they said they would have to charge us a fee. Luckily, we finally got out without having them to come. Also, only shampoo in shower and no conditioner.

The property itself was wonderful. Beautiful location, clean, comfortable and convenient. We stayed here twice and loved it both times. Only downside was the check-in on our 2nd visit when our room wasnt ready until 5.30pm (3.5 hours after check-in started) which left us hanging around the lobby with 2 tired toddlers which was one of the worst check-in experiences I've encountered. Although the receptionist was doing everything she could to get the room cleaned and ready ASAP, it was still completely unacceptable. We were allowed a late-check out at the very least.

To whom it may concern,
I would NEVER recommend this establishment to my worst enemy!
I feel very ripped off !!

Half the unit had a 5-foot ceiling .. my 6-foot 5-inch husband still has cuts n bruises on his head from hitting the ceiling. This caused my partner to get concussion. For two days he vomited n had blinding headaches.

When we arrived at 9.30pm at night the cards to our room didn’t work. We had to sit with our luggage for 90 mins until a manager came n let us in.

The foyer of the hotel was filthy .. it had the same dirt n rubbish on the floor for the four days we were there.
Our room was never cleaned!

We had no soap in the bathroom and the shower door was broken!

We weren’t warned about the fact that we had seventeen stairs to climb every time we went out. This was not ideal for two elderly cardiac patients!!

Blinds were tired to the leg of the table n when we needed to put the blind down the leg of the table would come off !!

This was a horrible experience .. unfortunately, we couldn’t afford to find other accommodation as we had already paid for this dump ..

I am seeking legal advice on our return this week to Australia.

Communication-when we arrive late, we sent text that we’ll arrive at 2030, no text or email to say what to do. Good thing a fellow traveler we helped has the code for the box and we were able to get our keys. We asked the next day at the front desk and Manager Quinton was arrogant and unapologetic. Bathroom was health hazard. Customer service non existent. If there was another hotel available, we would have changed. We’ll never return to your hotel

Room was well equipped with full kitchen and laundry. Parking facility was available most of the time. Room appeared a bit tired with dated couches that we didn’t feel comfortable sitting on so we put fresh towels on.

Location was excellent with shops and restaurants within 3 min walk.

Very overpriced and run down, found a broken glass and dirty dishes in the cupboard and someone had used the dishwash and put it back in the cupboard. No room service or restaurant open the first night so it was suggested I go to the supermarket. Only free TV no premium channels as advertised, sound proofed from the outside but heard everything from the room next to me. Black out curtains were fine but every time you move the phone lights up the room so had to unplug it. Not 4 star but good location.

Checked in to see pee stains on the toilet seats. They change stuff for some weird reason every 3 days…. But even after three days, the empty soap bottle was not refilled. Cleanliness was horrifically bad everywhere. Place looks run down. Carpets peeling off. Smelled of mould. I would avoid this place at all cost

BUT, bathroom locks were broken, internet was very patchy, dishwasher was broken, room is only serviced after 3 days, bathroom light was flickering like some public toilet, hallway carpets are dirty. Overall doesn’t give the feel of an average hotel. And it’s paid parking by the way. Hotel only has 4 parking spaces which are almost always occupied.

The windows don’t open so lack of fresh air and felt stuffy. Very basic rooms for the price and air con had to be on all night so was noisy. The water jug in the fridge in the bedroom was completely empty. I used the gym and there was nothing to clean down equipment after use and the bin in the gym with used towels was overflowing as was the rubbish bin. There just seemed to be a general lack of care. I went to use the hand sanitiser by the elevator and it was empty.

It was clean, with washer and dyer. Looks luxurious but the room we were in does not have a telephone, curtain was rip, a picture frame was crack and later on we realized the temperature control system in the room was not working. I told the staff downstairs and I used there phone in the lobby to call food for pick up. They have cafe/restaurant in the building. There are lots of restaurants nearby to choose and a shopping area. But I was disappointed with the room we were in. Plus was too tired. When I went down again to complain about the temp control panel/system in the room, tje staff was not there anymore. Too tired to do alot of stuff anymore. Since we're only staying for 1day we just stuck with it. Still disappointed.

The room was not cleaned. Used shower mat was left on the shower screen, instead of a fresh one. Bath towel (presumably left by the previous occupant) was hanging on the shower door. The coffee table was sticky dirty. The front desk and contact centre was quick to respond and fix the issues. However, later, when I went in to take a shower, noticed that hot water was not flowing properly. Shower gel bottle was empty. I was already in the shower and could do nothing about it. However, on reaching out to the front desk, they arranged for these to be fixed, straight away.

We had a very pleasant stay at this hotel in Queenstown. The location is excellent and very convenient, with a bus stop nearby. The front desk staff were friendly and helpful, and the place was clean, spacious, and well-maintained.

The room was also equipped with a washing machine and a dryer, which made our stay even more comfortable. I would definitely recommend this place — it’s an excellent choice for an overnight stay near the Airport.

I was annoyed I was put in a wheelchair room next to elevator, the room was not clean in bathroom, the toilet was running on every 5 mins which kept me awake all night, and the heat pump had an error code and was not working. The only goid thing was the Thai restaurant off reception was real nice food. Everytime I went to Franks it was oh we only do takeout even though it was an hour before their scheduled closing, then in the morning at 755am I wanted two coffees and was told oh we are closed and we open in 5 mins !!
Last time I will stay there, it’s a lot easier to keep a good customer than it is to find a new one !

Property is good for a family. However poor communication from the property, requested early check but wasn’t advised it was approved yet still charged for an early check in. Unit wasn’t once serviced, ment to be serviced daily and had to chase them down every day to change the rubbish bins. 6pm on our last day house keeping finally knocked on our door and asked if we wanted a service by this time it’s far too late. Parking is first in first served daily! Just because you get one when you check in doesn’t guarantee one daily

Disappointing stay - Ramada is tired and grubby Still managed to charge a premium price for Franton Queenstown. Air Conditioning was broken as it was 3 months ago ( read other past reviews ) the excuse that the maintenance man had gone home for the day and I was told to there was a heater in the wardrobe (how convenient) the notice with the portable heater however must used sitting a a piece of wood and not directly on the carpet in case of scorching. Wouldn’t make any difference the carpet is well used, grubby and stained. No compensation or apology offered. This is certainly not your finest Marsden Group spend some money and refurbish !

Stayed here in April 2025 with a friend. Was only here for one night prior to a flight out of Queenstown. Did not explore the area much, as we mostly just got the suite with laundry as we were half way done our trip. But the area was close (walking distance) to shopping and many food options. Room was spacious and clean. Shower was clean with good water pressure.

The property and room was fantastic. We arrived after 8pm as we were making our trek from Christchurch. It wasn’t made clear that no one would be at reception after 7pm. Luckily one person in our family had data to phone international roaming calls. It took about 5-6 tries before we made a connection. After that, we followed the instructions for the lock box. The minimal amount of property support should be made clear at time of purchase.

Customer service was terrible. You do not expect such service from a international hotel chain like Ramada. We stayed there for 4 nights and room hasn’t been serviced not even for one day and no change of towels or sheets even though we have specifically put the sign “make up my room” and personally asked reception for it. They states there is free parking available for guests but when we reached there we have been told we have limited spots available and are available for first come first serve basis, if you cant get spot here you need to park at Paid public parking near hotel. Why then I am paying such a high price to book room in Ramada, if I can’t even get a secured free parking?

Check in excellent and efficient. However as soon as we got out of the lift a sharp chemical smell filled the floor. Our room was worse, so heavily bleached the chemicals in the air hurt my eyes! No opening windows so can’t air out easily. Front desk offered another room but that was smelling of stale smoke! After running every fan/aircon for a couple of hours it was fine. Room was so stuffy to sleep in though. Carpet frayed at edges and lots of scuff marks on the walls. It really needs a fresh up. Having the kitchen in the room was excellent though and everything was spotlessly clean.

The location is good for a quick trip to the airport. Traffic Queenstown is pretty bad so for early flights this is a good place to stay. We got a suite so we could wash clothing after a multiple day hike before flying out the next morning. unfortunately the in-suite washer and dryer did not work. They do have a commercial laundry mat next door so we were able to get the job done but had to pay extra. The desk clerk was very helpful and hopefully they'll get the machines fixed.

The property is situated in a fantastic location, offering easy access to various adventure destinations.
Our room was cozy, though it showed some signs of wear and tear, and it met our daily needs.

However, the staff's communication skills were lacking, and they didn't provide any assistance in helping guests find solutions to their issues.

We discovered that parking in the area shared by the two hotels and the library can result in fines from the council, a detail that was not mentioned by the hotel staff during check-in.

A heads-up for everyone: if you're driving, parking on-site is quite limited.
1. There are no block plans or information provided by the hotel regarding parking availability.

2. The underground parking operates on a first-come, first-served basis, which is fine, but if there's an event like the NZ Golf tournament during your stay, parking spaces become scarce as they prioritize guests attending the event.

3. There is a parking station next door that offers 2 hours of free parking, followed by a flat rate for the entire day.

Overall, this is our second stay at this hotel, and while it is a very good place, the lack of competent staff does leave a negative impression.

Close to the airport, however quite a distance from Queenstown itself. The main entrance was confusing and not well sign posted, looked like a restaurant entrance. Staff were friendly and they have private sheltered parking underground (however I didn’t know this until I had paid for public parking next to the hotel). Sadly, brown stain on curtain, marks in the walls, a heat pump that squealed when in use, and the clothes drier was super loud that it couldn’t not be used a night.
