We loved that the location was only a two minute walk from the tram/train station in Haymarket. Staff was kind and room was very clean. Quiet location. Old building so the walk to our room was a bit of a maze but we chuckled about it. Would stay again.

This is a convenient option for any visits to Edinburgh. The location next to the Haymarket station is perfect -- easily accessible by train and the airport buses. The hotel itself is a cute old building. I never managed to get hot water in my shower, but other than that I loved it.

Great value, slightly quirky hotel

Great value slightly quirky but It's the cheapest hotel in the area. Yes it could do with a lick of paint and bathrooms need an upgrade but it's clean. Best part is the manned reception with friendly helpful staff and real keys - no faffing with cards and codes. This was my 2nd stay, hope to be back again next year

The property is in a great location , we had an issue with our room that was rectified right away . The night person was awesome and friendly he was new and didn’t know the protocol asked us to check with the manager in the morning. She got a little defensive about it . Given the age of the building it is to be expected to have some quirks may I suggest new caulking around the tubs , check the tv reception in the rooms provide an avail channel guide , if you are booking and want to avoid 70 steep steps to your room request a mid level or lower floor to save the legs . Overall we had a pleasant stay .

A nice piece of heritage property that is so convenient for transportation and dining, and walking to Dean Village. Well worth the value compared to other properties around. Getting breakfast thrown in was a pleasant surprise. Wifi was a bit unstable where I was on the top floor and TV could be bigger.

Good location. Comfortable bed and pillows. Quiet rooms. Had some free pastries and hot drinks by the reception. Downside is the weak flushing of the toilet and water can get too hot in the tap and the hot and cold faucet are separate so you cannot mixed them to control the temperature.

A nice hotel in a building with a lot of character. I liked the retro feel of the bedrooms but can see why other may say it's dated. It does have a lot of stairs and no elevator (as advertised) but this was not an issue for us. Staff were welcoming and helpful throughout our stay. The location is good at about 20mins walk to the Scott monument or Grassmarket.

Smells like a nursing home. Seems to be falling apart a bit. The beds were soft and the staff carried our bags to our room because there is no elevator. Overall a nice stay. Shower curtains need to be changed.. moldy. Great location!

Eliza hotel!!!

Like going back to 1970. Cushioned headboard. Bath awful/filthy. Shower, what a hairdresser would use. Shelves on top of shelves, couldn’t reach the windows to open or shut curtains, trim falling off in bathroom. Iron board filthy.couldn’t open the wardrobe door for the bed. 1 bed ok the other just squeaked springs had gone.

Quirky and good value.

Very enjoyable stay, maybe the decor was a bit tired but this was reflected in the reasonable price. Staff were very attentive and kind and I appreciated reception being manned 24 hours. Very good value.

We loved the convenience of the location steps from Haymarket train station, yet felt safe and had everything we needed within walking distance. Staff were great. Our room was clean, comfortable and huge, and we felt it was good value for our budget. This is a heritage spot so don’t expect perfection in the details, but we loved the price, location, and clean comfy room.

The heater did not work in ours and others that were in our group,rooms. The windows were left open and couldnt shut! The beds were hard as a rock. The showers had no preasure and barely got warm. Window covering in the bathroom was very insufficient.
We received conflicting information about when we would be charged and how we were going to be refunded.
I would not stay here again.

There was a terrible smell that pervaded the whole building. It was awful. The coffee in the foyer was not drinkable. The sheets had little black marks, could have been dwad bed bugs. The lovely man on the desk took our bags up 3 flights on the first day which was lovely.

Nice hotel odd key policy

A lovely little guesthouse in a Terrace property a stones throw from haymarket, friendly staff very chatty, one odd thing is you have to drop your key in at reception each time you go out as a \"security\" mesure but it only takes a couple mins on entry and exit. For the price I've stopped in more expensive places that have been lower quality.

Good location near Haymarket. We were there for a concert at Murrayfield and this was a good location to get there, we walked it in about 20 minutes. Plenty of pubs, restaurants and shops nearby. Easy to get along to Princess Street. Room was quite big with high ceilings and very comfortable. Plenty of towels supplied and tea & coffee in the room. Staff were very helpful and pleasant. I would definitely recommend this hotel and we would definitely stay here again.

The location of this property is brilliant for the close proximity to the tram / train station and a couple of lovely pubs opposite - it’s also within easy walking distance of a local Costcutter and Boots so great for any last minute provisions. The staff were SUPER friendly but the overarching issue was the smell. There is a terrible cat pee smell which greets you once through reception and waking to and from your room was very unpleasant. They are aware of it as there are air fresheners trying to mask the smell which do not help, and whilst it didn’t smell in our room I would probably not stay again for this reason. The heater in our room didn’t work, I almost got burnt when the shower temp suddenly changed mid shower and the decor is very tired. Needs a good clean and a refurb.

Historic building let down by poor maintenance

Stayed at Eliza House on Friday night last week.
Its a 3 storey hotel in a terrace of grand Victorian buildings 2 min from Haymarket railway station.
First impressions not great. Dead/ rotting plants in plastics baskets on floor outside front door. Unpleasant musty smells in foyer, scruffy reception desk/back office.
However bones of the building are good, nice tartan carpets, high ceilings.
My ground floor room was at back, was quiet, view of grassy wasteland.
Very comfy bed within a brass 4 poster frame.
Shower was super powerful.
However the TV not plugged hence a cable search round the back of a curtain. The TV aerial was so frayed I expected sparks when i touched it.
The next morning the TV went on mute and refused to put sound back on.
The bathroom suite was dark brown toilet, cream toilet seat, pink bath and dark brown wash basis all from about 1975.
Room was cold and I tried and failed to get the heater to work.
The bathroom ceiling spot lights were not actually attached to the ceiling so dangled from their electrical power cables.
I slept well and the room was pretty clean.
Good location for pubs/ restaurants.
I gave the continental breakfast a miss.
OK its a cheap place to stay but these basic maintenance issues should be fixed.
With so many cheap clean 3 star chain hotels there is no excuse as a 30 second check on all electrical equipt would have identified the issues.
I advised the reception staff of the faults

Hotel was good but gor 3 OAPs visiting friends being on anupper floor with no lift was a bit of a problem.
The man on reception helped with our cases but westill had to get ourselves up there.
I will know to ask for roms on ground floor if I go there again.

A very dissappointed couple.

There was a nauseating smell on the staircase outside our room which i can still smell and been home since sun morning. Heater in bedroom was filthy. Furniture all marked. Carpet needing good clean in room. Only 1 lamp at side of bed. Tv was on dressing table at side of bed so we both had soar necks trting to watch it. No ventilation. Old tatty net curtains on windows. Noisy cistern. Renovations goin on all round the hotel. Noisy evry day. Wasnt made aware of this when booked. Ceiling up top of staircase all crumbling. I wonder when this hotel was last inspected. Have stayed in 3 star before . Nothing as bad as this. Well overpriced. Not sure how they have gotten on a holiday accomodation website. The 2 guys that were on reception were pleasant. Didnt compain to them as didnt think they were the owners. Unfortunately couldn't leave as payment was non refundable. Very upset about the whole experience.

Edinburgh “budget” stay

The hotel is a budget hotel requiring some cosmetic improvement but you do get what you pay for!
There is a unusual smell throughout the entrance noting it’s a very old building avoid if you have allergies there’s a very strong animal smell as you enter the property. Our room didn’t smell too bad! Shower water pressure is great and the temperature is hot. Breakfast is pre packed goodies and a hot drinks machine ideal!

Recommend Eliza House for your stay in Edinburgh

Eliza House is lovely. It’s a short walk from the tram and train and there are plenty of restaurants, pubs and shops in the neighborhood. This was our second time here and we would recommend it to everyone. It is also easily walkable to the Royal Mile and the Castle.

Fabulous Christmas stay.

Such a fabulous find. Very quaint and comfortable. The staff were so pleasant and very friendly. We stayed in room 5 which was a large room, very warm too especially during storm Arwen. Very much looking forward to returning in the new year. The hotel is situated in Haymarket, just a 10/15 min walk to the centre or it is on the tram route if you prefer. Couldn’t recommend highly enough.

This hotel is conveniently located to visit Princes Street and is not too far from Edinburgh castle, but has definitely seeing better days. Everythings seems old and run down. For example, the stairs are covered with a tartan cloth that is tearing up because of so many years of use. When I visited, the reception and the stairs (many stairs, no lift) had an almost unbearable stench of ammonia, from bleach I guess. The room was clean, the beds where confortable, but the shower was very old and did not allow a strong flow of water. I slept well but I am not too sure if I would come back, perhaps only if I couldnt find something else as cheap in the centre of Edinburgh.

Only good for one night... if that!

Lighting didn’t work, wardrobe made a noise when I walked around the room, shower is dated and small, when I first arrived the women on reception didn’t leave her seat to speak, mould in bathroom, decor was enough to put you off. Only good thing was location!

my wife and I had to leave and book somewhere else as this so called hotel was bad.we did not get the room that we had booked,it was at the top of 2 large sets of stairs.the paint was scraped and some pf the wallpaper was coming off the walls. we t to speak to a manager but they were not available until Tuesday. we wee offered a different room but could not get the door unlocked. we will definitely not be staying there again. it is not worth the 3 stars that it has been rated. Had to leave and pay out extra to stay in another hotel. Extremely unsatisfied with this hotel ,would not recommend it to anyone

V shabby but good location

Great location near train/tram/Murrayfield/restaurants. Bed was clean and comfy. Staff were pleasant. Huge high ceilings. Tunnocks wafer with the tea/coffee.
Hotel was very shabby - door missing from wardrobe, bath trim held on by duct tape, window frame not attached to wall (we had tonask twice for it to be repaired due tonthe noise of it rattling in the wind. We came back to our room after the first \"repair\" to find our door had been left open. Decor v old (bathroom was avocado and evidence of lots of leaks), room was terracotta - all walls very marked. No central heating. Powepoing hanging off the wall. Tv stopped working.

The hotel and furniture is very old and worn. The heating did not work well, sockets did not function, and one room had to be changed because the smell emanating from the bathroom was awful. The staff were polite but certainly not friendly.

The property is extremely run down. Walls are filthy with hand marks everywhere. It is very dated and nothing like the advertised photos on the expedia listing. The smell of the whole building was like stale urine. It was so bad we picked up our luggage and left without telling the reception staff.

Alright with some flaws

The staff were friendly but acted last when it came to overall attentiveness. The room was clean but a little run down. We stayed in July and the windows didn't open and the fan was very weak so we were boiling. Great access to the train station and other transport links but I would stay elsewhere next time as there are better hotels in the area for a better value for money.

I'd describe this hotel as quirky! Our room was spotlessly clean and the staff were polite, friendly and helpful. It was in a good location to get to the centre of the Fringe easily and when we came back in the evenings we were able to have a drink at the bar. It's a very old building and could do with some updating but I'd recommend it to anyone who doesn't mind staying somewhere unusual

Location was great, bed was comfy, towels was good & the caramel wafer with the tea/coffee maker was a great touch.
However the hotel looks like it has been unloved for several years. Some small issues could have been overcome by a touch of paint.
The bathroom was scorching hot - we stayed the hottest 2 days of the year!
It really could be a better hotel if given some TLC

The staff were very \"uninterested \" I had called prior to booking to ensure parking availability and was assured it was plentiful and available ... on arrival I discovered the only parking was by meter at 3.50 ( pounds) per hour and only for 4 hours at a time the other option was a 20 min walk away in a parking lot at 12 pounds per day !! When I questioned the owner she all but called me a liar about my previous call .... also in the booking breakfast was included but I was told there was non as not enough people had requested it ... in the room the bathroom vanity light didn't work and I was handed a bulb to sort it out myself ( which due to an old fitting took me a while to fix) z. The advertised wifi only worked in public areas and the room was not cleaned on our third day as \"someone forgot\" all in all a very disappointing experience and I would def not reccomend the \"Ritz\" to anyone ..especially at the rate they charge !!

Great place to stay in Edinburgh

Big, clean, sweetly decorated room. Very friendly, helpful service. Located only a pleasant 20 minute walk from the castle, palace, shops, restaurants and more. We are highly recommending it to all our friends and family.

The hotel is very old fashioned however the key elements in the room such as cleanliness and condition of the bathroom were perfectly acceptable. The service was good and the reception person allowed me to check in early as my schedule changed at the last minute. Given the location and cost this provided good value for money.

Pretty good!

Staff are great, building is amazing, room was pretty big. Little basic but clean and everything worked just fine. Perfect for a base for exploring the city.

No draught beer,light didn't work in the bathroom shaving mirror,step into shower was like an assault course.Window draughty,radiator didn't work,but a portable heater had been put in the room.Fan heater in bathroom didn't work.Bed was spotlessly clean and comfortable,For the price paid,I kind of expected a few problems,but overall,for an overnight in the capital just about acceptable.

This hotel is very basic, with no frills. It a period property & as such has much of its original features, no mod cons. There are a number of stairs, not suitable for some people. Its central & offered a good base for our purposes.

Rugby trip

Was a trip to watch Scotland v Fiji at Murrayfield was easy to get to where we were going also Tram was nearby.Really liked it would stay here again
