Friendly staff, convenient to have a small kitchen, the foldable bed wasn't super comfortable but also not too bad. Do pay attentive in that you have to leave the rooms cleaned by yourself or they will charge a surcharge. I would come back.

Well located, good facilities, poor communication

The property is well located with a bus stop right outside from where you can easily get around. It’s easy to access from the train station. The pools are lovely and the view from the rooftop pool is great. Views from the rooms is very dependent on what side of the building you are on and which end. A few rooms have sea views but not many. If you were on the side where the construction works are ongoing it would have been a very different stay and we wouldn’t have enjoyed it. The sofabed was very comfortable and easy to open out and put away. The bunk beds weren’t in their own room but in the narrow hallway when you enter the room which means you can’t access the bathroom and toilet without waking up the people in the bunks. The pillows were yellow and dirty when we took the covers off at the end of our stay. Communication before we arrived was very poor. No replies to any of our messages and hotels.com also said they couldn’t get any response from the property before we travelled.

Great hotel …when next doors building work is done

Nice hotel with great roof top pool & terracing looking out over the harbour & old town. Beautiful small sandy beach was 20min walk away next to the old town.
The hotel had an outdoor pool as well surrounded by trees & a small garden.
I never booked breakfast during my stay my room had fridge microwave toaster kettle & electric hob, I also cleaned my own room at the end of the stay (€60 option if the hotel cleans the room )
The staff were polite & helpful but be warned there is substantial building work going on right next door to the hotel with 2 massive cranes which swing over the rooftop pool !! … and this will continue for at least 2 yrs … tbh it wasn’t noisy & by the end of my stay didn’t bother me at all. The manager offered to change my room 3 days in but I stayed were I was

Great property with 2 swimming pools with amazing view over the port. 20 minutes walk from the centre of Antibes old town. Both pools great sizes and view from rooftop pool amazing. Great to have an apartment and a small supermarket and boulangerie less than 5 minutes walk. Only point if you are going to cook maybe bring drying up cloth and a small washing up liquid or you have to buy at the supermarket.

Loved the roof pool amazing views of the harbour always got a sunbed.
Unfortunately building site next door so if u dont have a sea view room you will be facing a building site which theystarted work at 7am. Definitely cannot use your balcony as its to noisy and dusty.

Unfortunately this was not what I expected.
Was more of a youth hostel.
You had to clean your whole room, strip beds and towels.
Not just leave room clean, fully deep clean. N shampoo, only 1 towel for a 5 nights stay.
Surrounded by building works. The price doesn’t reflect the lack of service.

I was woken by a fire alarm. We had to wait outside for the fire engines to come. Nobody told us what was going on, no staff to let people know it was a real alarm. No help. Had to wait outside for over an hour with nobody telling us anything. No apology. Nothing. I felt very very unsafe

Cleanliness was good, hotel room is currently adjacent to a large building site so there was a bit of noise from there but not so bad. Staff were helpful. They don’t provide any dish washing tablets for the dishwasher or soap or tea towel, which was inconvenient as we where only there 3 nights and didn’t seem worth buying these items for such a short stay. Other than this it was a good base which provided access to a beautiful location as it is in walking distance to Antibes and the train station so you can go visit other local towns. Overall I would return.

Although this hotel was a good base, great for sightseeing and close to the train station, there didn’t seem to be any information prior to booking to let people know its next to a large building site, which started work at 6.30 !
Also the communication between staff and customer service wasn’t the best.
I had no water and electricity for hours and was told twice it would be on later, which it wasn’t, had to complain and was moved , not a nice experience which got my holiday off to a bad start , was only there 5 nights. Also , everything is rationed, towels, toilet rolls, breakfast was served on a tray, not buffet . Wouldn’t recommend this hotel.

Not the best but not the worst. You get what you pay for. If you are happy with a pull out bed in a small room this is for you. Tiny balcony and you have to do your own cleaning or pay a supplement. It’s a bit like a youth hostel but with your own bathroom. I probably wouldn’t stay there again, a little bit more money for a lot more comfort would probably be best.

We initially booked Antibes just as a base as the transport connections there to travel the coast are excellent. How surprised were we to find we loved Antibes itself so much more. A beautiful larger old town with a gem of a small sandy beach within metres from the old town and minutes from the largest port in the Med. The promenade is simply breathtaking with the old stone buildings. Lots of resturants to choose from. We went end of September so weather perfect, a bit chilly at night but a cardi will sort that. Property is really clean if basic but we were out most of the time so suited us to have not pay over the odds with the beautiful French Riviera on the doorstep.

General staff ok. but a definite no no! Wife and I badly bitten by BED BUGS, initially ignored by management who dismissed the idea until I showed them proof as well as supurating blisters and sores. Told to go to see Doctor, (50 euros), which we did, who diagnosed bed bug bites , providing us with a letter to the hotel as proof, as well as a prescription for a swage of antibiotics, creams etc. Manager told us to wash all our clothes in the laundry room giving us 3 coins and 3 wash tablets and he would find us another apartment, We spent 7 HOURS in the laundry room washing and drying our clothes.
Still having ongoing treatment in fact my Wife has just had a bleed from one of the bites. Seemed it was up to us to sort things out. Reckon we had possibly 1 day of six doing marginal holiday activities:( Have composed a more comprehensive day by day diary/letter which I will probably refer later. NB: ALSO, WE PAID BALANCE OF HOLIDAY WHEN WE ARRIVED. THEN MY WIFE DISCOVERED THE HOTEL HAD ALSO TAKEN THE PAYMENT AGAIN WHICH SHE MADE THE HOTEL AWARE OF LAST TUESDAY 27/8/24. THE HOTEL SAID THEY REALISED THAT AND WOULD CREDIT IT BACK TO US. STILL WAITING 3/9/24.

Second time staying here and exactly what we want from a holiday apartment hotel. There are significant building.works going on in the adjacent swimming centre but other than a less attractive view than normal this didn't disrupt our stay. The swimming pools are great, apartments modest but have everything you need and beds very comfortable.

The staff where very friendly and helpful, the Property had everything required for a pleasant stay, excellent location for reaching Monaco, Cannes, Nice and up and down the Côte d'Azur. If you are after a 5 star hotel then book one but for the average Mortal Residéal is more that adequate. Within easy walking of Antibes and the Railway station that unlocks hassle free travel to the French Riviera, would book again.

DO NOT STAY HERE. Upon our arrival the front desk staff was rude and made it feel like it was a chore to check us in. They then informed us that we had to make up our own beds, clean the room at check-out, and take out our own trash. Never in my life have I ever had to clean my own hotel room, I don't even think they clean it between guests. When we got to the room it was dirty and the bed sheets had brownish red stains that looked a little like blood. Additionally, the mattress was maybe an inch and a half thick (not an exaggeration), and probably the most uncomfortable bed I have ever slept in, and I live in a college dorm. The bed was also a sofa bed. Nobody came in once throughout our 6 night stay to change towels or give us new soap, in fact, they did not even supply any kind of shower soap, or hand soap. Furthermore, the WiFi did not work throughout our entire stay, it was so slow that I could not even check the weather. On our third day we had to do laundry and when we went down to the front desk the staff ignored us for a minute straight even though we were standing in front of them saying we had to do laundry. Then were told we had to pay 7 euros to run the washing machine which is pretty much dry cleaning prices. There is also only one washing machine for the entire building. But as if all this wasn't enough, they cut the water for an entire day of our stay, we had to use water bottles to shower before going to Monaco. The worst hotel experience of my life, by far.

We were traveling right after the Christmas holiday with our 1 year old daughter. The heat stopped working the first night and they could not move us to a different room until the following day and said they didn’t have space heaters. The following day we moved rooms and the heat stopped working again. We were told by management that it was a problem in the whole building. Although they told us previously that they had no space heaters, our new room had two. The hallways and public spaces were so cold since the heating wasn’t working. Orbitz customer service was no help in getting us proper heat for our daughter or helping us move to another hotel.

Reasonably priced with good sized family room and great facilities for self catering. Roof top / garden pools were great and lovely temperature, kids and adults loved them. Staff were very pleasant and helpful. Also great location for the train station, harbour and old town. There was also a well stocked shop / boulangerie around the corner. Great WiFi connectivity. We stayed for 3 nights with our our children for the first part of our summer holiday. Hotel is clean,, staff are friendly and 2 good swimming pools especially the roof top.pool. It is a bit if a walk into the old town but very convenient for the talk station. It's a great base for visiting other areas such as Monaco and Nice as well as just spending time in Antibes itself which is lovely.

This place invented good customer service.

The staff are among the best I've ever seen, quality customer service , like the old days...delighted to see it still exists. Upon arrival the night clerk gave us a snack as it was very late and everywhere was closed. Our room was immaculate and cleaned regularly ( simply because we mentioned prior to arriving that our child had allergies). I cannot commend the staff enough. This was our second visit to this hotel and we will definitely be going back there. The facilities are excellent, 2 super pools and its also in a great location ( 5 minutes walk from Antibes train station )

Really good for the price. Awesome rooftop pool. Clean and functional rooms, nice balcony. The room was a bit worn in places, but clean and pleasant.

We did have a problem with the refrigerator. It was very slow and the freezer didn’t work. We were told it was a new fridge and was working properly, but after two days they finally replaced it. I wish I didn’t have to ask three times to get some satisfaction — it’s stressful to have to complain.

Otherwise it’s a good place with a pleasant and attentive staff for the most part. Nice bakery and grocery nearby. A ways from the beach, so be sure you take a good look at the map.

Room was reasonably clean. We only stayed a week but our bedding was not changed and towels were only changed on the day before we left. On our last day we had to strip our own beds then take the bedding and towels down to reception. I felt a little bit embarrassed taking my dirty washing through a public area with everyone watching us. Staff were helpful. There was no one at the bar and we were not allowed to take our own beverages into the bar area. We used the coffee machine; paid for a coffee then they switched the machine off. There are building works on each side of the property. Good location for trains, buses and the theatre which is next door. Two pools which were clean and not overcrowded. Good views from the roof pool area. WIFI was only accessible near reception or bar area and we had to keep asking for new passwords. The location of the safe is difficult to access.

This small apartment was so basic. The smell in the room was horrendous, pipes and other tubes made the room smell like a toilet all the time.
The tab was liking every time you opened it, wifi was terrible, not reliable or fast. You need to do all your own cleaning, even taking rubbish out and clean the whole apartment before you leave or they charge you 200 euros. not enough towels or pillows. not coming back.

First time back in 4 years.. Massive improvement in reception staff.. Biggest plus location and rooftop pool... Only downside children now allowed to use rooftop pool.. A pity as garden pool was always for families and Rooftop for adults.. Children playing ball crying and shouting was quite annoying.. Was so peaceful when only adults there... Also 5pm book in way to late.. No reason for it as rooms vacated by 10 am.. Also aircon fans incredibly loud and intrusive while outside at both pools..

affordable family room between Nice and Cannes

The website hotel picture is taken from the hotel roof pool, very nice spot but, dont be fool this is not a Sea front hotel. The family room is clean. The Sea view balcony is Ok, but the hotel is around 2 KM away from the Sea. There is a small kitchen furnished in the room, with a small fridge, small stove top, microwave, toaster, pots and utensils. Very good to reduce family travelling cost, restaurants are very expensive in Nice and Cannes including fast food, expect the double price of the Canadian equivalent restaurant. Beds are very basic and not comfortable at all. It feel like campground bed mattress, but do not forget you are on the French Riviera... and the hotel is half price of most hotel around, so quality/price is excellent for the area!
There is no daily room clean-up (low cost), and at the end of the stay we had to do a pre-cleanup room. Be aware the parking lot is a standard France very narrow parking lot, and you will need assistance to not scratch the rental car (a suggestion for North American, if you rent a car in France take the full insurance coverage it worth it, everything on road and parking lots is 50% smaller than North America and its very easy to do a car dent...)
Overall, a very good cheap place to stay for a family of 4 with a rental car on the French Riviera!

Miserable stay!

I'm trying to think of something good to say.....but I can't. When I stay in a 4 star Hotel I expect a lot more than I got. I stayed 4 nights so I'm able to say I wasn't impressed. I checked -in early....got the smallest room on the floor. Because I was a single traveler. The lounge was the bed. I removed the lounge cover, I found a single foam bed with a roll out below. I had to make the bed with linen provided to me. Floor under the bed was dirty & dusty. Poorly maintained. The kitchen had no power point within 3 meters of the sink. The toaster had to be plugged in to a floor socket. Toaster & jug on the floor or in the bathroom. Nothing good to say. Does not come up as a 4 star Hotel rating. Staff were miserable and unhelpful. Just take you money & do nothing. No breakfast either. Not happy.

We like the convenience

We've stayed at the Residéal several times. the studio apartments are small but clean. The downside (as with all studio apts) is having to convert the sofa to a bed every night and back again in the morning. However, the staff are very helpful and there is safe, free parking 3-4 minutes walk away. Plus, if you request it, you can get a room with a view of the sea, mountains and Cap d'Antibes.
Having a kettle, coffee maker and microwave in the room gives you lots of options for catering and light refreshments. Also, they have made some recent improvements e.g. including the linen and towels in the price and free wifi throughout the building.

Nice but overpriced

We were given a very small studio that overlooked a carpark. We asked to pay to upgrade to one overlooking the pool but were told they were full. We paid for a larger apartment overlooking the pool and also the harbour. I found the pull out bed extremely hard and uncomfortable, and tried sleeping in the bunk bed but that was too short for an adult. It is in a great location, and has lovely views of the harbour from lying on your sunlounger at the rooftop pool. Kitchen equiment was quite adequate for cooking. Adding up what we paid, then the extra 20 euros a night to upgrade, plus the charge for the sheets and towels, it was a costly stay for a basic apartment and bad night's sleep. When I booked there was no mention that I had to clean the apartment before leaving, and I would not have booked if I had known this.

4 stars. No towels. No linens. No cleaning. No toilet paper. There was not even a single-use soap that is always even in 2 stars hotel. When I was checkouting, hotel charge me for extra 109 euro from my card. But they said they didn't receive this money. So they charge me TWICE!!!

Great stay here. Just know you have to pay extra for sheets for your bed and towels. 18euro from memory. Still worth it, just extra fee. We did not need to pay for cleaning as we did ourselves. No cleaning products in room. We bought from supermarket. Just another FYI.

The hotel is cheap, but you have to pay extra for the linen and towels (you only get informed about it when you have it booked... is it really the 21st century?). A bit old-school room, but you can get used to it in a day or two. But the service is really bad: they did not find our booking so we were standing there with 2 kids at 11pm crossing our fingers that we will get a room to stay. And when we got it, they set one day less in the system, so we were called to leave the room one day before the planned and booked checkout... Really bad experience!
The hotel is 15 mins from the center and 5 mins from the train station with a small bakery and grocery just 200m. It has a small and nice pool as well. Not a really nice neighborhood, but you are not there to spend your day in the hotel, but to walk around.

LIKED THE ROOF TOP POOL ALTHROUGH USED IT ONCE, RATHER USED THE OTHE ONE SINCE IT WAS MUCH DEEPER AND SO YOU WERE ABLE TO DRIVE INTO THE POOL OR JUMP INTO IT. THE CHAIRS AND ETC AROUND THE POOL WERE NEGLECTED WHILE THE POOL WAS ATTENDED TO EVERY MORNING BEFORE USE. WHEN IT WINDY THE POOL ENDS UP WITH A LOT OF STRIGS AND LEAF'S FROM THE SURROUNDING TREES OR PLANTS.
THE ACCOMODATION WAS OK BUT FOR THE BED ARRANGEMENT THOUGHT WAS GOING TO BE AN NORMAL BED TO SLEEP ON, WASN'T. SLEPT OK MAIN THING. NOT VERY FAR FROM THE RAILWAY STATION OR BUS STATION. WOULDN'T MIGHT VISITING AGAIN IN THE NEAR FUTURE AND TRAVEL THE SAME WAY TO GET THERE BY TRAIN.

Not what i expected

When I arrived at the hotel, I was greeted with friendly staff that immediately made me feel welcomed. Going up to the room, the lift was nice however a bit small and I felt the corridors, or hallways, were too narrow and bland. In my opinion, I didn't like the room. The room was quite small to fit 4 people and the room wasn't cleaned very well, the pillows were very dirty. While unpacking, I noticed there was no bedding or essential things that there should be provided in a 4* hotel, and there wasn't any warning when I was booking the hotel that you would have to find your own bedding. The balcony was alright not amazing but the room itself was overall very simple and bland for the money I paid. However the hotel had some nice pools and the lobby provided free wifi which was good. The hotel has a bar and restaurant, which I never used personally and therefore I never saw it opened. I feel like the hotel itself was very basic, and would have been better if the manager could make it somehow more lively.

Selling \"hotel\" rooms - only being a bed/breakfast

Resideal was for us not a 4 star hotel. Bed was a sofa to pull out to have 2 separate matresses + 2 bunkbeds for the kids. No cleaning of any kind - not even taking out garbage.
Staff in reception was friendly.
If you only need a simple place to stay and are willing to do basically everything yourself, then this is a OK facility. If you want even limited service, suggest to choose another place.

Great location. Very practical. The staff was really friendly and helpfull. The hotel accepts dogs. There are two swimming pools and the hotel is great for a family. We will definitely go there again next time we go to Antibes.

Pleasant overall. Room is like an efficiency apartment. No Frills. Everything is an up charge. If you want sheets and towels they are 18 Euro. Once you get past paying extra for sheets, wifi, parking, cleaning fee...you find that it's actually very nice. Kitchen in the room, but not many cooking utensils. 2 pools are both very nice with a great view of Cote d' Azur from the roof. Train station is a 5 min walk and the city of Antibes is a 10 min walk to the historic center. Definitely check out the nearby fort as well.

Our Studio was as described and good value for money. We upgraded to sea view. Excellent location being close to Antibes, rail and bus stations. We stayed for 8 nights , the last week in March. Opted to pay for cleaning. thought 55 euros abit expensive. If you hire towels then it is only 1 bath and hand towel each for the duration of your stay. Missed not having a microwave. Would recommend and stay again.

Hotel in good location, near train & bus stations & Old Town. Good standard throughout,& kept very clean. Unforetunately air conditioning had been turned off beginning October when weather cooled, but then heatwave set in & they were unable to re-instate it, so room was 28° day & night for the whole 2 weeks. Both pools closed for winter,would have been appreciated if opening times had been in hotel information.

Whilst the staff were lovely and very helpful, it just wasn't for us, we felt a little uncomfortable in an appartment room which whilst it had lovely views of the sea was like sleeping in a kitchen floor. There were signs everywhere warning you not to do certain things which didn't feel very welcoming from the outset and the rooftop pool was closed which was part of the reason we'd chosen it. Very friendly staff though.

Watch out for extra's

This is not a classical hotel. It is a rental apartment, which is great if you are with the family for more than 5 days.

They tell you internet is 2euro per day, but in the room its 20euro per day. 2euro is only in the lobby with no power port.

On the final day, you are expected to clean your apartment otherwise they charge 55euro-70euro. So if you are staying more than 5 days, and have a late flight, maybe worth it to save some money, but do you really want to do this on your vacation? So budget for extra money.

The hotel is great for someone staying long periods but I was disappointed for me only staying a week and not able to buy travel size type of cleaning products. I ended up grocery shopping and had to buy all regular sizes and ended up leaving lots behind not using it in a week. The cost of 12 Euros to wash and dry your clothes with only one machine of each was not convenient at all. However the staff of the establishment were outstanding with any types of questions I had and always willing to help!

Enjoy the walk and the view

Nice walk into Antibes old town - Around a kilometre, good to keep me and the wife fit after eating. Antibes and area is a lovely place to relax. Good trains.

Roof top pool with view of Alps, Old Town and Harbour is the key feature.

Having a fridge helps you keep down costs and get some food and drink in. Shop 300 metres on the main carriage way very handy.

My wife thought it was a bit shabby at first and then got to like it.

Remember to add on bedding and towels at 18 Euros per person and 55 Euros for cleaning at end of stay. Longer stays bring these one-off cost down of course. 5 nights and we were fully relaxed...

Beware - This is not a hotel!

We booked this trip to Antibes at the last minute and due to a large convention in Cannes, all the good places were already taken. The Residéal is not a hotel. It is a place that rents out studios and apartments. We had to \"rent\" funky sheets and towels. You have to buy expensive minutes in order to use the wi-fi. By the time you pay for parking, pay for linens and pay for internet, you could get a lot nicer room with better service. The women working the front desk were not helpful at all – when we checked in, they did not bother to ask if we needed linens and told us we would have to go to the tourist info center about a mile away to get a local map and any info. Who would even think that you have to ask and pay for linens?! Even worse, you have to clean the room yourself at the end of your stay or they charge you an additiional amount which is more than one nights room rate! In that there are no cleaning supplies other than a broom in the room, just how clean do you think someone can or would leave it? Gross! On the upside the building is conveniently located a short distance from the train station and also the bus stop where the bus from the Nice airport drops you off. With so many charming options in Antibes, I would not recommend the Resideal unless you are looking to rent an apartment for a long period.

Store rom, med stor balkong og utsikt til havnen. Var glad vi ikke fikk rom ut mot en byggeplass, som var på den andre siden. Flott beliggende badebasseng på taket. Hotellet var litt slitt, med mangelfullt renhold. Valgte og ikke spise på hotellet. Kommunikasjon og service fra resepsjon var fraværende. Alle spørsmål ble besvart med at aktuelle ansatte som kunne hjulpet, var gått hjem for dagen.
