Dirty, not as described and just bad

This \"hotel\" was dirty and not as described. Spider webs all over and the kitchen tools was not clean (see the pictures). The duvet cover had yellow stains on it. Worst experience I´ve ever had at a hotel, and can´t believe this is supposed to be a 4 star. They couldn´t give me an extra towel for my hands, had to pay extra. And no handsoap or anything. Got one toilet paper for the whole stay. You also need to clean after your stay, take the garbage, the towels, fin the bed and so on, if not you also have to pay 80 euros. Great location! But im never coming back to this hotel

The location was the biggest highlight of the stay. Its important to remind yourself that it is more an apartment than a hotel, cleaning must be done before you leave which includes taking rubbish and stripping the beds which in my opinion was very strange. The apartment is as clean as the family before you left it I think… if we strip the beds and clean what else are the cleaning crew going to do. There are also no towel cleaning services and I think its £5 for a new towel. You must have a credit card and put down 200 when you arrive, which is not something everyone necessarily has. In general staff were very attentive and kind, easy to communicate with.

We had a very nice stay at the property. The staff was helpful and courteous. Location- excellent! In the heart of the city, still quiet at night. As other people have mentioned, it would be helpful to have beach towels available and towel change, as well as a cleaning service at least every 3 days, but we have done our research so it was not be a disturbance.

We stayed here for 6-7 nights. The location is great, nearby major private beaches and great hotels/ restaurants/ shops. If you are coming with a bigger car, you may have a hard time parking it in their garage, but you can definitely look around and park it somewhere else if you prefer that way. Our room was really quiet, air conditioned, clean and we were resting well. The only “problem” in our room were the entrance doors - they were opening really hard as they required some maintenance, but we didn’t mind it too much. All in all, a pretty fair value for money.

Alan and Diane were so helpful during our stay. The apartment was clean with a hob, dishwasher and fridge. We were provided a welcome pack with useful items ie dishwasher tab, washing up liquid etc and a roll of toilet paper. The towels can be swapped for new ones if you are staying over 4 days. The pool was lovely but a bit chilly. Make use of the Jacuzzi and Sauna. Great location behind the Carlton Hotel with views of the sea and lovely garden

We had a relaxing 4 night stay in an apartment which unfortunately we didn’t feel it was fully cleaned. As others have said also ………, to stay four nights in a 4star ⭐️hotel to NOT be given clean towels at least every other day is incomprehensible to me. We usually visit Spain / Spanish Isles and even in a three star the towels are changed everyday or every other day. Here not ! We had to use the same towels every day for 4 days which were hand over kitchen chairs - disgusting ! No heated towel rails provided ! No towel rail provided just a plastic clothes horse on a wet / damp balcony.

Before visiting Cannes - we stayed in Nice in a three star hotel for 2 nights and our towels were all changed after the first night.

I think this hotel is missing something here. There are NO pool towels ! Why ? In a 4star ⭐️ serviced -apartment they don’t provide pool towels for guests!

We have to CLEAN our appartment before checking out yet when checking in - it didn’t feel 100 💯 percent clean - there is thick black Mould growing around the bedroom window (photos to prove) which has been there I’m assuming since the previous Autumn / Winter maybe due to no one staying in the property and airing the bedroom? I kept the window open mostly to air the Apartment as there is not a fan in the shower.
We had a nice time with our three kids because Cannes is fun and this apartment is in a great location, we had a good time - apartment served our family well, but not perfect

We have stayed here many times with variable opinions each time. The location is fabulous but the place is beginning to look tired and in need of a good refurbishment, especially the bathrooms. It is a large property and the inflated price reflects the location not the property itself, considering you only get one set of towels per person, have to strip beds and clean at the end of the stay otherwise you are charged. This year I found some reception staff less than helpful. The pool was full of sand, murky and did not appear to have been cleaned.

Communication was poor and rude at times. We had a car and were told repeatedly by multiple staff we had to find parking and check in before we could use the hotel parking. Finally spoke to someone else who just opened the car park for us to let us park and then check in. The hotel (or \"residence\") also has a printed list of rules for the cleaning of the room and removal of the laundry you have to do or you'll be charged. Any additional towels, soaps etc are also charged. Feels like the RyanAir equivalent of a hotel.

Great stay at the Resideal Premium Cannes. The staff were extremely friendly and helpful. The room was basic but perfect for what we required. The sofa bed is actually quite comfortable! The location is perfect, in the centre of Cannes so you can explore. The rooms are a little outdated so maybe some TLC is required but we would not hesitate staying here again.

Nightmare at the Residéal

The accomodation should’ve made it very clear that it’s NOT a hotel but a residence with DIY cleaning after check-up. The apartment looked disappointing and unlike anything in the pictures. The key card reader didn’t work on a few occasions and there was no soap or shampoo provided. Everything extra like more fresh towels or bed linen cost extra and at exorbitant rates. The shower head was dirty and mouldy. I discovered a stain on the bedsheet on my first night. Room cleaning should’ve been complimentary, as is the convention for any tourist accomodation. My favourite time in Cannes was after I checked out of the residence. Ironic that they choose to operate as a “hotel” with check in and check out times when it suits them, but impose these ridiculous policies on residents in the manner of cutting costs.

The only thing redeeming was probably the reception staff, who were professional at all times.

Terrible dark room with no sunlight

Terrible dark room. You get only one towel for 7 days, with zero sunlight during the week it’s not possible to get your towel dry. You need to clean the room yourself and bring sheets to the washing yourself. Very disappointed!

Property was in a great location near the seafront and not far from centre of Cannes and all the bars/restaurants. The whole apartment complex is in great condition and the spa and pool facilities were great - we always got a sunbed so no real need to go to the beach if you prefer. There was also plenty of shade at the pool. The room was good although quite stark, but absolutely fine for our needs (3 of us). The aircon worked perfectly! It’s an aparthotel so you do you own cleaning and stripping beds at end of stay, but this was all straightforward and the systems work well. The staff were all excellent - very friendly and helpful. Very minor criticism would be that the bar is limited and you have to ask at reception for drinks but that may have been due to the time we were there (early September). However, the drinks we did have were very reasonably priced. Highly recommended at a great price.

Good stay in Cannes , few minutes walk to the beach , close to all the main shops and the main Street . Great location, however before choosing this “hotel’ remember that doesn’t work like that but more like a residence , so daily cleanings are not provided in the apartment ( you have to clean and tidy it up yourself ) , toilet paper/shampoo/body wash are not provided and you must do a final cleaning before leaving. The residence provides a little bit of everything : swimming pool , spa and breakfast . However , breakfast is really plain and for the SPA you must book in advance and is not open all day ( only after 2pm ) . Overall , it has been a good stay and handy for evening walks!

Great Location (beware of hidden extras)

We rented a 1 room apartment for 3 adults. The apartment complex is ideally located behind the Carlton hotel and a short stroll to the beach. The apartment itself was clean but could do with a fresh coat of paint with lighter colors. The bedroom is very poky with a small alcove where you can store clothes but no other furniture apart from the bed.

The two single beds are actually located in the hallway beside the only toilet, and fold up into the wall like those in a mobile home, not very comfortable for an adult tbh. Unfortunately the aircon unit is in the living room so you need to leave the doors between the living room, hall and bedroom open in other to remain cool as the window from the bedroom looks out onto the main corridor access to other apartments and the dark hallway has no window.

Smoking is not prohibited on the balcony which we did not know prior to arrival. (one member of our party was a smoker). There is no iron in the room, this must be collected form a room downstairs, also you only get 1 set of towels per person on check-in and additional fresh towels must be paid for. You are not allowed to wash the towels belonging to the complex, you must rent more.

The washing machines in the complex also come with an extra charge and cannot be used on Saturdays as the housekeeping use them. The pool is lovely on the grounds but is however shaded for the best part of the day due to the large (beautiful) tree beside it.

My first time using managed apartments, so be prepared if you are used to hotels. When you arrive you will need to go back out to the shops to buy the basics; soap, shower gel and toilet paper even! Only one small towel set was provided and extra towels cost more. When you leave you have to pay €55 to clean your room or do it yourself. The WIFI was very slow, but staff helpful and location very central. Just be prepared for a basic stay with no luxuries, and to buy toilet paper and soap when you arrive.

Their check out (10am) and check in (5pm) is in unconventional and inconvenient.

There was a lady at reception who was so rude and lacked any manners despite speaking perfect English.

Our bed was very comfortable and they have great bedding.

Their pool is small and crowded for such a big hotel.

Our room had cracks on the ceiling and the finishing was overall in a 3 star condition.

I would despite go back as it is close to la Croisette and we hardly spend any time in the room anyway- but it would be nice to come back to a refurbished room.

Nice, clean large apartment in a great location. Flat, 150 metre walk to the beach and the same distance to many shops and restaurants. Safe and secure residence, Not five star but, definitely a solid 4 star residence. For value for money I don’t think you can go past this. Just far enough away to avoid the noise of the traffic. At the end of your stay you either clean your own unit or you can pay a 60Euro cleaning fee. We booked 5 nights and extended it to 8 because Cannes was worth it. If you don’t want a 5 star hotel then this is a definite consideration.

Great value and so close to the beach

We have stayed at this apart hotel on 5 separate occasions. This time we stead in a 1bed apartment with a garden view. It is a very well designed apartment and ideal for a beach holiday as very close to the wonderful beach at La Croisette. We hired beds and umbrellas on the beach for 20 Euros each at the beach venue called Long Beach. The sea was lovely and clean and warm. Cannes is expensive but if you walk round by the harbour there are cheaper places to eat. Beer, bottled water and wine are very expensive at the restaurants. We bought food and drink at the Casino hypermarket just 5 minutes walk from the hotel.
There are gambling casinos ( one just in front of the hotel, one by the Marriott hotel and a bigger one by the harbour). Overall great holiday with lovely weather!

Close to beach, compact room creates cramped living conditions. Good kitchen facilities.
Town very expensive, quite challenging for a two week stay better for a shorter time.

This property is in a great location walking distance to everything. However it was pretty dirty, we had no internet, and the staff was not in any type of rush to help us out. We literally had to clean our own toilet because it was left filthy by the previous guests. We also had to provide our own toilet paper or pay them for theirs.

I think we have stayed here four times now. The self catering accommodation suits our preferences. The studios are well equipped with microwave, refrigerator, job and dish washer.
Air con is good. Balcony view over the garden even better.
Nice pool and walk to the beach is literally 2 minutes. 10 minutes walk to the railway station.
The staff are very helpful and friendly. We hope to return for another relaxing holiday. Thank You.

If you like no frills then this apartment is ok. My room was very small and was more like student accommodation. It was however clean but then I had to clean the room (drop bed linen and towels in lobby, empty the bins and clean the floor) before departing or risk a charge. Location is very good.

Spacious apartment close to the beach and centre.

We prefer self catering to hotels and have stayed in quite a few places in this area but this I see our third visit here. The staff are so helpful and the location for the price is excellent value.
Situated literally 2 minutes walk to the beach and the same to the main shopping street.
Railway station about 10 minutes walk.
We actually got the bus from Nice airport which drops you off at the town hall, then either walk the 10 minutes or as we did take the local Palm bus and get off near the Carleton hotel. Then 2 minutes (if that) to the Resideal.
The apartments are furnished with basic modern items and have air con and balconies.
Linen very good quality and powerful shower.

Affordable, central apartment

We really enjoyed our stay here- 5 min walk from the beach, 15 mins walk from the train station and everything else you could need in between. The apartment was brilliant value, and the cleaning at the end just involves stripping the beds, emptying the bins and wiping down the counters and floors. Would definitely stay here again.

Convenient, clean.

Room was compact, bed comfortable, seating a bit sparse. No drawers for clothes, had to live out of suitcase. Excellent showed and plenty of hot water. Nice clean outside pool. Good zirconia in room. Free WiFi.

The location of the apartment hotel is great. You will not find something better at this price . Close to lots of eateries and the promenade. Wish they had extended sauna hours. The paid breakfast could be better and the wifi could do better. But the duplex apartment we rented for 5 could have easily accomdated 6-7 . very good .

A reasonably priced apartment hotel

This well planned apartment hotel is in a fantastic location just behind the Carlton International Hotel by the lovely beaches of La Croisette. A convenient place to stay for a beach holiday. There is a hypermarket about 10 minutes walk and a casino at the end of the road.

Good accommodation in a great location

Have stayed here before and happy to stay again. Our daughter,son in law and baby also stayed in another one of the apartments. rooms well equipped and clean. Effective air conditioning. Nice pool area. Quiet, comfortable rooms.

Clean, spacious apartment in central location

I stayed here for a week in June 2016 and was really impressed with the standard of accommodation. The location was excellent - tucked in behind the Carlton Hotel so less than 5 minutes walk to the Croisette and beach. The main shopping street was also nearby and there was a decent sized Casino supermarket at 10 minutes walk.

The apartment itself was clean and very spacious. The kitchenette had all the essentials - a dishwasher, sink, fridge with freezer compartment, microwave, 2-ring hob and plenty of crockery. The beds were comfortable and the shower powerful. You do have to clean the apartment before you leave but all this involves is emptying the dishwasher, wiping the surfaces, giving the floor a quick mop and dropping your towels and sheets into the laundry basket. A cleaning pack was provided.

There is a swimming pool with plenty of loungers and an indoor area with jacuzzis, sauna and a small gym. The staff were all very friendly and pleasant. We arrived a couple of hours before the stated check-in time and our room wasn't ready yet but we were able to leave our luggage and go to the beach. A member of staff phoned me on my mobile when the room was ready.

I would happily stay here again.

Fabulous location right behind Carlton hotel

We had a really lovely week staying at the Resideal, wouldn't hesitate in recommending it. We had s studio apartment with 2 single beds (a bed under a bed, serves as sofa during day), small kitchen area (microwave/oven, sink, hob and basic kitchen ware- fine for a week) table and chairs, ensuite (great shower) and balcony with table and chairs. We looked over the pool which was a really lovely area within pretty gardens. Reception staff incredibly helpful. Location superb- walking distance from train station (no need for car as public transport excellent and inexpensive), 1 min from promenade and 5 minutes from public sandy beach. Shops and restaurants very close by. Would definitely return.?

Great value and location.

Super close to the beach and ideal inside as it had its own kitchen. Just careful as its not a hotel it's an apparent so you don't get daily cleaning. Apartment was very modern. Would stay again as the price is very reasonable

great apartments centrally located.

The apartment we had was a duplex on the 6 th floor. It was spacious, clean and tidy. We had fridge, dishwasher, cooking rings and microwave. We ate in a few times enjoying sitting on the outside balcony. We could even see the sea....just. These apartments are in a great location. 5 minutes from the beach and le Croisette and 5 minutes from the main shopping area. There are lots of great restaurants nearby and the old town is a nice 20 - 30 minute walk.
The apartments are set in a little oasis of green and peace which is amazing due to the perfect location. It has a nice little pool area.
The staff are lovely and very helpful.
There are some quirks...you get handed your towels as you check in...a little bit prisoner style!! As we were there for a week we did not need a change of sheets but if we were longer we would have paid the extra. There is a washing machine and dryer you can use €6 each.
They ask that you clean the apartment before you leave or pay extra for the cleaning. I did not have a problem with this. It is not hard to wipe down units, empty the fridge And Hoover the floor. They also require you strip the bedding and put all towels and bedding in an area downstairs also put out the rubbish.
We would have no problem staying here again if we were return to Cannes.

Great position good value

We had a great holiday staying in these well planned self catering apartments. They are in a fantastic location just behind the Carlton Hotel and only 5 minutes walk to the beautiful Croisette beach. There is also a casino just 10 minutes walk away and a large supermarket 10 minutes walk away. The sea is very clean and we went swimming every day.

Affordable sleeping in the centre of Cannes

We needed a place to sleep for 3-4 nights. Cannes is very busy in August so it is hard to find a clean place that is not overpriced and on a short notice. This place worked fine for us. It is not really a classic hotel, but more like a residential room rental but it was ok.

Very desapointed. We booked on hotels.com, thinking to book an hotel , not a condo, with no services. This place should not be on hotels.com. I agree, I did not read this place policies, when I booked my trip ( who does.) . I took two weeks vacation, with five days in Cannes. At this place, we have to clean the room, before we leave, if not you must pay extra. We received one towel per person for the all stay, if more , you must pay. Not allowed to have guests at the swimming Pool, if any, you must pay.
So conclusion, I don' t recommend this place for people looking for a place with services ( none provided). So once again, this place should not be on hotels.com, this is not an hotel, and I think, hotels.com should do something, to repair this matter, because even the price that I paid, was about the same than others 3 or more stars hotels in Cannes. If it was much cheaper, I would probably tried to find out why.

Cracking apartments in great location

Excellent apartment, somewhat compact but perfectly big enough for a family of 4. I was a bit suspicioius about the whole \"cleaning of your own apartment\" rule thinking that the previous resident would not be bothered but I think its lost in translation. All you need to do is put the rubbish in the big bin and drop off the linen in reception and not leave the place in a mess before their own cleaners do their job. the staff are friendly and helpful. The location is perfect, just behind the Carlton and 5 mins from 2 supermarkets.Highly recommended!

It's our second time at the resideale.. We love it there.. Staff is super friendly and helpful! Great location .. Minutes from beach and great shopping! Rooms are comfortable.. Well equipped kitchen..
Only downfall is found the rooms were extremely dusty .. Not sure if it came grom ducts or outside..
Overall was great and we will definately being vacationing there again!!!

Lovely stay. Would definitely go there again. Worth noting you need to do a final clean yourself or pay €50 extra. No bother though as only needs a quick Hoover and the bed linen taking off

Could be better

Location was great but room was very cramped. You are given bedding and towels but if you want to change them earlier then 2 weeks you have to pay. You have to pay for everything including parking and wifi and they do not even provide loo roll or soap. You are expected to clean the room otherwise they charge-which is fine but they could at least provide cleaning products.
Staff are friendly but overall the place needs to be a bit less tight in regards to charging extra fees for anything and everything.
