At first I was worried because no lift . However the staff are helpful to carry for us and bring down for us . First impression was wonderful , once I alight from taxi, the staff already came out to greet me w warm welcome . For smokers no worries they do have balcony for you to smoke . 4 night staying there was a wonderful experience .

Hotel is nice but overpriced for what it is. Worth noting there isn’t an elevator. They also charge for everything in the mini fridge at three times the price of what you can get at 7-11. I wouldn’t stay here again, but there was nothing particularly terrible.

A great little holtel not too far away from the Bangkok sky train. Rooms are slightly on the small side and the bed was pushed against the wall making it hard for one of us to get in and out of bed. Breakfast was really good. No lift, but if you’re in Bangkok to see the sights you should be able to handle the few flights of stairs (only three floors).

Aesthetically pleasing but the wear and tear can be seen. The toilet sink had a ball of hair on the edge when I came in. Strings of hair over the towels and bed sheets were seen! The air con was powerful but slightly noisy. Lastly, there was mosquitoes that night when I checked in. When I checked out, they probably didnt check and wanted to charge me for a minibar drink that I didn’t take. Didn’t have a great experience overall. Breakfast was the only pleasant thing to have had after the night’s stay.

The hotel is just as pretty as the photos. Easy to recognise especially if I’m taking a cab back. Lots of people taking insta worthy photos at the entrance.

The overall stay is good, room is good and clean too. Just that the room has this cigarette smell which I thinks the bedsheets has the smell too.

I love the smart tv. Although, I think all the smart tv should be named tv 1/2/3 in different rooms. So that it is easier to connect with the phone thru wifi.

Air con is a little difficult to use as the temperature is difficult to set, it will get cold after while.

The breakfast is ala carte selection. Food is okay but the restaurant is beautiful.

There is no lift but it does not bother me, but for those with long stay maybe.

Room and staff were nice which gave an excellent experience during my stay. The only downside was the breakfast, where they prepared the 'sweets' dessert beforehand and leave it at another table in the open until we ask for it. When requested, there were flies that got caught in the yogurt.

Overall the whole stay was good! The hotel is Super pretty for photo takings! We booked for the deluxe room even tho it’s still a lil small but I think is just nice for the both of us. The only not so great part about this hotel is there’s no lift. So if you’re carrying huge and heavy luggage hmm I would say good luck? The breakfast is good esp the potato and egg totally love it! Just top up a few dollars and get a atas breakfast is definitely worth the money😉

Great location, clean, great decor. Rooms decent size. Only downside is the lack of lift which its an issue when you have to carry your heavy suitcases to the Top floor. (only four floors) We saw mainly people in their 20's, as guest. Breakfast arrangements are quite different in a good way.

It was a great experience to stay at the K Maison Boutique Hotel. A cold drink was provided on our arrival and a complimentary upgrade to deluxe room. The room was beautifully decorated with a comfortable bed and sparkling clean bathroom. Air conditioning worked very well. The staff were very welcoming and we would love to stay here again on another visit to Bangkok.

Feedback for K Maison Boutique Hotel

Location is average distance from BTS station Victory Monument but a little bit inside small lane. However it is very difficult to get meter taxi from their location if we hire from corner of street. Class silk has no handspray for toilet that is not suitable for person with pile. Marble suite has big room but living room with TV has no curtain which can be seen from other room across the street meaning no privacy. It has hand spray in Marble suite. but power of spray and the way speed of water is too rough meaning eventhough tap is adjustable. Separate Toilet and shower rooms should have opaque doors. Floors in shower rooms and around bathtubs in both suites should have non-slippery floors. No elevator or escalator for upstairs. but hotel staffs carried languages helpfully. Even though there is no good view from hotel, it is nice for food. Near on top of street has some street food shops. Luggage could be kept at hotel after checkout at 12pm. That is nice.

Overall recommendation is that they should improve more according to total price we paid for.

Nice hotel, however, if u are first time to the hotel, you need to find the hotel if by walk on your own. If you willing to walk a little, still able to walk to BTS and sky train.
Hotel staffs are friendly. The greatest drawback to me was, there is no lift. Require to climb the stairs every time going back to room.

Not a good experience at all. It's ten minutes walk from the nearest bts, hotel has no shuttle, has no lifts in a city which boasts of great shopping... Lugging everything up and down three floors is definitely terrible

Hotel to shopping mall like platinum mall or pratunam market was rather far. Like 20-30minutes walk. To reach the hotel, you will need to walk in an alley and it can be quite scary during night. There were big fat rats outside the alley as there are streets food and rubbish.

After shopping the whole day plus walking back to the hotel, you will need to climb the stairs to reach your room as it does not provide lift at all. Overall this can be very tiring. We mostly chose to walk back instead of cabbing/grabbing as we have tried and the jam makes travelling back by car even longer. So for those who are here purely for shopping, will advise to stay near central instead. Plus point is only that toilets are clean and breakfast is above average.

Close to kingpower.. quiet. And unique

The boutique hotel was very tidy. Manager also very friendly and helpful. I just wonder about the cleaners. As i had a bit spot blood on the sheet and ask for replacement but no exchange till the last day of our stay. I did ask for exchange but nothing going on. Also found some hair on the floor on the corner of my bed. Till the last day. The cleaners also didn sweep it away. The hotel was very good. But i do think beed a bit of better cleaners.

Cool hotel in a real locals neighbourhood

This hotel is about a 5 to 8 minute walk from the airport metro line. It is situated in a local neighbouhood so it doesn't feel at all touristy. There are interesting street vendors 1 minute from the hotel... the hotel is located a very quiet side street.

nice and cosy hotel tucked in the alley

7 mins walk from Airport Rail station, short walk to victory monument BTS station direct line to mo chit and siam station. Many 24hrs pharmacy, convenience store and street food around the corner.
King Power Duty Free is also within walkable distance.
Appreciate the assistance and hospitality received from all the staffs there especially TOMMY, he was very kind and friendly offered us cutleries when we bought back packed foods and even given us direction to a mookata bbq buffet nearby which was affordable and tasty.
No worries even the hotel is have no lift access, the staffs there are always willing to help with your luggages.
Lastly I recommend taking the hotel breakfast, it is served at Kay's they served good quality, tasty and instagram worthy breakfast.

New Favourite Hotel!

Absolutely in love with K Maison’s interior. Booked the classic silk room and it really isn’t as small as it seems! Very ‘Instagram-worthy’. Only issue was the aircon which gets a little warm. No worries about hauling our luggage up the stairs cause the porters are more than willing to help. Breakfast at Kay’s is 10/10. Highly recommend their Ultimate toast! Platinum mall is about a 10-15 min walk and there are food stalls, pharmacies and convenient stores right outside the hotel as well. Will definitely be back for our next trip and try out their bigger rooms!

It was a very pleasant stay. I liked that it was not too busy but close to BTS skytrain to get to other parts of the city. The breakfast was also great. You get to choose what you want to eat (no continental breakfast here) and they are really accommodating for substitutions.

Nice Chic Hotel away from the crowd

Overall stay was pleasant but I could have had my expectations a little high after reading some of the reviews.The entrance to the hotel looked bright, clean & chic and it's easy to fall in love at first sight. I was greeted with a welcome drink and a refreshing wet towel upon arrival. Check in was a breeze. I was promptly showed to my room but had to manage a short flight of stairs first as there's no lifts. The corridors were well lit and roomy but not air conditioned. I like the design of the room and overall it's pretty clean but not well maintained. Given that it's a relatively new establishment, I thought the furnishings would have been in good condition but I could see wear and tear on the shelves, chips at the corners of the door and worn out bath towels. Whilst basic toiletries were provided, the housekeeping could have missed out on some items e.g. room slippers, toothbrush so need to request. There's also no stationary in the room. The size of the bed's just nice though the mattress seemed a little too firm. The bathroom's bright and pretty but there were visible stains on the tiles in the shower area. Whilst the aircon worked, the temperature varies from time to time even though I thought I'd set it right. Likewise for the shower. Thr'out my stay, it's been very peaceful and quiet as I'd not bumped into anyone except for a few vacationers at the cafe just opposite the hotel. Apart from these, the service was good and prompt & I esp. enjoyed the massage next door.

An exquisite hotel!

1) Lovely lobby - the look, the temperature and the friendly staff makes it a pleasure to step into it everytime. The welcome drink - iced chrysanthemum tea was a refreshing surprise!
2) Friendly staff - the staff definitely helped to make the whole experience even better!
3) Cosy room - the room was well-equipped and the layout was practical. King-sized bed was inviting and the size of the toilet was inviting. Only complaint might be that the air-conditioning took a while to fully cool the room and thus the first 5 minutes or so could be quite stuffy.
4) Exquisite breakfast - fully enjoyed the portion and variety of breakfast. U get a choice of both a savoury and a sweet item from the ala carte menu, and a made-to-order hot beverage. Simple salad, fruit, juices, toast and cereal is also available.
5) Prepared to walk - there's no lift in the 4-storey building so the stairs are the only options. Also, hotel is about 10-mins walk from the nearest BTS station, although the street scene along the way is interesting.

2 hr free extension was not guaranteed though stated on the booking site. Had to check with concierge daily as they were unable to guarantee the extension even up till the morning before check out. Nevertheless, staff were all polite and tried to give me an answer, though without guarantees.

A very nice small hotel, well presented, clean, and with welcoming and friendly staff from check-in to check-out. 10-15 minutes walk from Victory Monument BTS with lively street food in the evening but as the hotel is just off the main road the location is quiet. Room was lovely and relaxing, with a clean modern bathroom. Would definitely stay again.

Awesome Hotel.The staff are so kind and friendly.

This is a quite small hotel but i was treated with 5 star hotel service. The staff are so nice. The room are clean and comfortable.

The only problem is the location of this hotel. The distance between the hotel from the platinum fashion mall or centre world are so near yet so far. You need to walk around 10 -15 min and climb a lot of staircase in order to reach the BTS station then you still need to spam time for travel to Siam station and walk to centre world.However , you can also walk from hotel to platinum fashion mall from hotel.It take around 15-20 min.The distance is not really far but quite hot and dangerous at afternoon and night.

I really like the hotel. I had a pleasant stay. Newly furnished and modern technology installed. Hotel stuff are hard working and very friendly. Front desk Receptionist called Tommy is especially friendly and helpful. Hotel room is always clean. Environment always quiet and peaceful at night. Kay's breakfast menu is very unique and delicious. Only minor downside is the distance from major landmarks. I would definitely recommend K Maison to my friends and family. If I am going back to Bangkok, I would stay in K Maison again!

Great location and value for money

Great little boutique hotel near Phaya Thai, the location was really convenient for shops close to Siam (20 mins walk), however a little far away from the old city centre, which you have to take a taxi. Clean and really nicely decorated. Western-style breakfast was quite healthy however could have done with more variety. Only downside was the Wi-Fi connection was not very consistent. The service from the staff, however, is fantastic, and they helped us out on many occasions, even lending us cash to save us from venturing to the cash machine late at night! Would highly recommend.

Nice and new hotel

Hotel is not easy to get to, must show the taxi driver the hair address. Hotel is an alleyway. Need to keep a look out for the hotel sign board. Platinum mall is a good 15-20 min walk. Victory Monument BTS is a good 10-15 min walk. Many massage shops nearby. And a few 7-11 and a Tesco express mart nearby.

Our Stay at K-Maison

6D5N at Bangkok and spent the entire stay at this hotel. We feel safe walking about the neighborhood at night. The hotel staff is very very courteous and pro-active at extending their service to us.. Since the hotel is strictly a walk-up(without lift/elevator), portal service is readily available without cost.

If you don't mind walking within the range of 1.5km, this hotel is very suitable for you.

Had a great time at this hotel. Service was pretty good, and the location is about 10-15mins walk from Ratchaprarop Airport Rail and Victory Monument BTS. Depending on where you're heading to, you can go the the respective trains :) T
The rooms look almost the same as the pictures provided, but the WiFi is not good, only certain parts of the room can detect the Wifi. The bed was very very comfortable. There was constant hot water and good water pressure in the room as well!

K Maison hotel - definitely recommended!

Everything about the hotel is new, clean and tidy. The hotel service was prompt (shower was leaking and they fixed it without delay) and the attendants were very helpful. However, the room can improve with better soundproofing as it is very echoey. Overall, a wonderful and pleasant hotel to stay in.

A new and clean hotel. Customer services is excellent and all the staffs are kind to help. Although there isn’t any lift, the staff tried to take the luggage to the room. For the room, simple-style room made me feel comfortable. For the bathroom, clean and simple, however the water pressure of the shower is not strong enough. 酒店離bts 勝利紀念碑站不遠，一路上有小吃攤販，會經過王權免稅店跟TESCO,都蠻熱鬧，酒店在一個胡同內，門口大廳很漂亮，還有迎賓飲料，這次住在4樓，沒有電梯，小哥會幫你提行李，房間蠻舒適乾淨，水有些忽冷忽熱但這不影響，房間沒有牙刷跟牙膏以及拖鞋，一樓有spa店，在klook訂比較便宜，早餐在對面咖啡廳吃，超美，東西又很好吃，跟房間一起訂比較划算，直接點餐是299泰銖/人，酒店人員都很親切笑臉迎人，很愉快的經驗

교통은 공항에서 가기 편하고, 전승기념탑역 근처에서 일일투어가 출발하므로 이를 이용할 경우 편리하다. 근처에 king power rang nam이 있어서 택시타고 돌아오기도 편하고, 면세점 이용도 가능해서 좋았다.
호텔룸은 소박하지만 간결하고 깨끗하다. 방구조도 편리하다.
스탭들도 상당히 친절했다.
조식도 괜찮았으나 1-2회 정도 사용하고 새로운 도전을 하는 것도 좋겠다. 더이상은 질릴수있다.

飯店新而且時尚，附近有便利店但晚上不算熱鬧，步行10分鐘至BTS victory monument。房間面積不大，但整體整潔。飯店沒有電梯，需要爬樓梯，職員會幫助拿行李，但如果行李太多，職員沒辦法拿的話還是要自己拿。飯店早餐不錯吃，都是套餐，但選擇不多。
