I am writing to formally raise a serious complaint regarding my recent hotel booking and to request a full refund. I have now checked out of the property due to extremely poor conditions that made it impossible for me to continue my stay. Upon arrival, I found that the room was not clean and did not meet basic hygiene standards. The carpet was visibly dirty, and the overall condition of the room was unacceptable for accommodation that was advertised as suitable for guests. In addition, several essential facilities within the property were not functioning properly, including the lift, which was out of service. This created further inconvenience and raised concerns about the maintenance and safety of the property.

The condition of the hotel was not as described on the booking platform and did not match the images or expectations provided at the time of reservation. I believe this constitutes a clear case of misrepresentation of services. I immediately raised my concerns with the property staff; however, there was no effective response or effort made to resolve the issues or offer an alternative room in acceptable condition. Due to the lack of action and the unacceptable living conditions, I had no choice but to leave the property and discontinue my stay.

I would also like to highlight that this experience caused significant inconvenience and distress, as I had already made travel arrangements expecting a safe and clean environment. I have photo and video evidence documenting

The hotel was dirty and there was nobody at the front desk. You had to call a number and wait for someone to come. The room was adequate, but smelled like a wet dog. The window was open in the room when I walked in and it had condensation on it. There were only a few parking spaces in the front, which were already reserved for other guests.

Do not stay at this hotel. I booked it for my daughter and my autistic grandson. I planned ahead and messaged them asking for extra amenities. When my daughter got there she had mugs and tea/coffee but NO kettle. I rang the main number which turned out to be in Bournemouth and the staff said he would contact the hotel and get a kettle and some towels delivered. By the evening still no kettle!! I then messaged and got a reply saying they would send housekeeping up with a kettle and towels. It never arrived. During the night my daughter was calling me saying how scared she was as people were outside shouting and banging doors in the hallway. she was to scared to sleep, I felt total useless. Concerned for her safety she got up and dressed at 5am got packed and got my grandson up and left. The taxi driver even said he wouldn't recomend this hotel. What was meant to be a nice half term break for my daughter and grandson ended up being a scary knightmare. I'd recomend paying the extra at least you would have a kettle and feel safe in your bed at night. It's not family or young children safe.

We only had one pillow but when we asked for another one they gave it to us.,the room didn’t get clean for the four days while we was there ,the tv didn’t work I was disappointed because I have been going there for the past five years but all said and done you have to give them a chance to sort everything out ,

I booked for 3 nights and ended up checking out after the first night. It was a disaster from the time arrived. I had confirmation that I had a parking space reserved only to be told that there wasn’t one when I arrived. They told me check in was at 3pm. I went back at 3.30pm and they said my room wasn’t ready. I finally checked in at 3.50pm. My room was on the 3rd floor. The lift was out of service. I had to climb 3 floors with luggage and 2 young kids and not to mention I have a mobility issue. When we got the the room, there wasn’t any cooling facility, so we had to sleep with the windows open as it was 32 degrees heat. The window faced the main road so safe to say no one got any sleep. The blinds were broken so we slept in a bright room. The shower was cutting out mid shower, no soap/shower gel in the dispensers and there was no waste paper basket. They left two bin bags folded. I have complained to Expedia and I hope they will be refunding the 2 nights. Do not even bother! The photos on the website do not match the actually property.

I booked last minute to stay here and the pictures looked ok on hotels.com.

In reality, it was my worst experience checking in and when I eventually got the key to my room (ROOM 1) it was in the worst condition I've ever experienced.

I waited 45 minutes whilst the hotel guy spoke in Arabic (he told another guest he was speaking in Arabic so I haven't guessed) to his colleagues/other person behind the desk. After 30 minutes of him coming and going and no room forthcoming I asked again what was happening. He said they were waiting for my room.

Another guy then negotiated a cash price for a room and was promptly given a key.

My key came after 45 minutes - I asked if my room was clean to which he replied yes!!!!

In between the chaos other guests upped and left the hotel - it looked like in desperation. Once I got to my room I found unmade, slept in beds covered in urine. I have pictures to support this. I stayed in the room for less than a minute and immediately checked out. The hotel staff were not bothered in the slightest as they had my money. DO NOT STAY AT THIS PROPERTY. IT IS NOT A HOTEL

Please do not book! Worst experience I’ve ever had. This establishment is well past its prime and I’ve stayed in better hostels and received more professionalism. In a nut shell I was expected to stay in this shabby, run down establishment over a full weekend in a unkept, unclean horrible environment with no television which was falling off the wall and a sticky remote which didn’t work and no signal due to apparent high winds damaging the aerial which meant every tv in the hotel didn’t work. What’s more in my silence I was to listen to ongoing building work at 7pm on a Friday night. Mind you I can’t understand what was being built as the place was falling apart. No apology was provided and it’ll work on Monday was explained. The room itself was very basic with unclean sheets, I didn’t delve any deeper, and my room was looking across a small interior courtyard into another room. No net curtains provided privacy so I was expected to stay, after a 6 hour drive, in a room listening to the sound of building work instead of sea waves whilst sitting in the dark with no natural light or open window sea air. I checked out after 20 minutes assured I would be compensated for the inconvenience which was then declined by the host on numerous attempts by Expedia and I was simply told there was nothing I could do but watch my hard earned money go to waste as this money would clearly not be used for future renovations as this host doesn’t care about operating in the industry!

The large light fixture in the lobby that was only suspended by its wiring, next to the glass door with large cracks in it \"repaired\" with a strip of packing tape, should paint the picture. Things did not improve from there.

The owners need to replace the staff and put in a few hundred thousand pounds of refurbishment, or sell the place to an entity that treats a beachfront locale as valuable.

While I appreciate the affordable rate, staying there was a frustrating and really just sad experience.

I mean, the TV didn't work. In a hotel in England in 2026 the TV didn't work. Think about how much hotel proprietors have to have given up on doing the very basics of their jobs for there to be a non-functioning television in a guest's room. We would have called down to the front desk about it... but there was no telephone.

The guy who worked at reception was excellent. He was very friendly and helpful.

We arrived late around 8pm. When we booked in there was no parking left to use.

The guy at reception said no problem you can use my parking space around the back, he said there was room for us and guided us around.

He then waited at the back door and let us in to save us walking around to the front of this large hotel.

Excellent service from a great and friendly guy.

The hotel itself is very tired and run down. Our room was clean so we were not that bothered by it.

It was very cheap for the night so bear that in mind you get what you pay for. If you’re easy going like us you wont care.

We enjoyed our stay which was made better by the efforts of the friendly guy at reception.

This was most probably one of the worst hotels
I have ever stayed in. We knew as soon as we saw the outside it was going to be grim!!!.
The reception guy was nice enough. Firstly he went to put us in a room on the 3rd floor. When i told him i was disabled he moved us to the 2nd floor. Luckily he got the lift working. But what he didnt mention was thst to actually get to the room ypu need to go up 2 flights of stairs.
When we finally got to the room the corridor carpet was filthy. Once we entered the room, the room itself was ok. I was too frightened to look at the matress as there was no protecters but after a 9 hour drive all we wanted was a good nights sleep. I then opened the bathroom door and the stench was unbearable id never smelt anything like it. We opened the window wgich did very little.. my friend who suffers from sinus problems was up most of the night with terrible sinuses. I had to spray purfume on my pillow to overcome the smell.
Whem we awoke the following day exhausted with headaches as during the night the fire alarms went off twice. We looked at online reviews and read that the smell was septic gas. We were horrified to read that it can actually kill you so we considered ourselfs very lucky .
Outside parking reads reserved but we parked for free . We also sneaked 2 dogs in
No breakfast facilities or onsite restaurant.
Overall Newquay has seriouslly declined so wont be visiting again.
Hotel needs to be condemed as its a death trap

The hotel was so disappointing, the veiw of the sea from the bedroom window made up for the intial shock of this delapidated exterior, interior and even a basic hostel would have had more to offer. Everything needs replacing and gutted. Our room was clean but had splashs of white paint over the most stained carpet ive ever seen! The walls had bern painted but with two different shades of grey halfway down, the bathroom was clean but only had half a shower screen attached. The bed......my side was fine but my husband had terrible aches in the morning, bedding was clean but i dare not check under the mattress protector! Oh and no Tv channels available but the kettle did work, would i stay again,.no, but when its been revamped then i surely will.

During my recent hotel stay with my partner, the experience was completely unacceptable. On arrival at 16:30 we were told our beds weren’t made due to a late linen delivery. Even when we returned at 20:30, the room still wasn’t ready. Although the hotel claimed to be accessible, one lift was broken and the other was too small for my wheelchair, forcing me to use crutches and climb stairs to reach our room.

The room door was wedged shut due to thick paint on the frame, and neither of us could open it. After requesting a room change, we were told the only available room was on the 3rd floor, but the lift only went up, not down, making it impossible for me as a wheelchair user. We agreed to have the door frame shaved down, which took until around 23:15.

We then discovered the heating didn’t work and the water was barely warm, so we couldn’t shower after a 7‑hour journey. From 23:35 onwards, the fire alarm went off repeatedly throughout the night (around 7 times), preventing any sleep. The next morning we moved to a nearby hotel and lost the first day of our holiday.

When we returned to request a refund, the fire brigade had closed the hotel because the alarm system couldn’t be repaired. The manager claimed they had reported themselves to booking sites.

Very very dusty, dirty pillows, dirty spoon and cups, bath looked like a mechanic just washed in there, no heating, spoken to reception and the lady was very helpful, they shown us. Another room in same condition but the toilet was leaking. Asked for a refund and told 3-5 working days... That was last Sunday, week later still nothing! Hotels. Com not been helpful either no response! I'm not a fussy person but I've never seen anything like this place! Went to the next door hotel to a clean room with heating.

The staff were amazing, very friendly and helpful. Parking was really good and right outside the front door. The location is great and within easy walking distance of town and the beaches.

However, the hotel is very tired, the rooms need a complete revamp and more than a lick of paint. I’d stay here again, but I’d bear in mind that it’s definitely not a luxury hotel and you get what you pay for.

The hotel is looking very sad and tired. There are stains and signs of damage pretty much everywhere you look and the entrance lobby smelt like a sewer for some reason. I was encouraged to leave my key in the drop box on the front desk but only once did the staff ask for any proof of who I was when I came to pick up the key later in the day, which didn't feel very secure. Parking outside the hotel is very limited and charged at £10 per day, which seems a bit steep in my opinion. The bed was absolutely knackered and there was a large gap under the door, which let in light from the hallway. All in all a very tired and sad state of affairs indeed. The staff were all very pleasant and friendly but the hotel itself is in dire need of some TLC.

Amazing Last Minute Find

Had a lovely 2 night stay at The Beresford Hotel. My daughter and I shared a sea view twin room with ensuite.

On arrival it looks quite run down and parking isnt great and is limited, however if you get a space they print a sign stating your name and reg number for £5 per night. This ensures you a parking space.

We had an Assistance Dog and a retired Assistance Dog, who is now old and nothing was too much trouble and thevwere made to feel welcome, along with us.

The beds were comfortable and the room was well equipped, personally the small table and chairs were brilliant for me as I like to write. The bathroom was clean and had all you needed.

The seaview was amazing and the cost of thr room was fantastic.

We will be returning again soon. Thank you.

Clean room, Great staff, accommodating all requests and smiling all time. Polite and friendly.

Sadly the Hotel is very poor in terms of how is kept and maintained. The lining paper on walls or ceiling is peeling off, the mould on the shower glass, the furniture in general is rusty and old: the carpet, the ceiling lights everywhere are not properly attached and weirdly pending from the ceiling with spiders inside too. All colours are towards grey or brown, so not great atmosphere or mood. No bar present so we couldn't have a coffee or something else in the Hotel to drink.

Again, the staff is great because are very helpful but for the price we paid (180£ and more), honestly, is not worth at all what we had, apart form the sea view. It's definitely not a 3 stars Hotel, I would rate it just as 1 star. The premier inn just beside on the same dates had a cost which was half the price we paid: if I knew it beforehand I would have booked there.

I feel I have been frauded for the price I paid.

ok this is not the fault of the staff but more the fault of Expedia ..when we booked the hotel it was a last minute thing having already been badly let down by BOOKING .CON ..the hotel is very tired and worn rooms are very grubby and dated with stained carpets everywhere peeling paint etc .it was more on the lines of a DHSS HMO ..
it was advertised as having a restaurant and bar ..NO it doesn't .the staff were as helpful as you possibly wish for and actually gave us the choice of 3 different rooms as we were there and really couldn't be bothered with trying to find anywhere else we settled for the best .the beds were extremely comfortable ( surprisingly ) and the view was terrific .we managed I think because we had so much trouble with booking .com we just accepted it .

Room 47 Bedroom was disgraceful.Carpets were filthy. Kettle cable too short to reach from socket to table ,had to leave it on floor.
Toilet water from cistern dipping constantly.
No alcohol served in hotel .Also no pork allowed to be served for food.
Check there is no dance events scheduled as we were not informed so noise till 3 am .
Fire alarms went off twice in the night and once in the morning.

I arrived on the fri to meet marrisa who che cked me in with a beautiful smile and a plasent attitude. I only had one problem with noisy people in room next to me but it was sorted within 5 min. Rooms could do with a make over but it did not effect my stay. Location for train station and bus station excellent. All the way through my stay marrisa went above and beyond her job title. Booked another stay in june 2025 .

On arrival i checked to make sure I was parked in the right place only to be told if I parked it would cost £10!! So we parked our car two roads away for free and walked back to the hotel.

I asked if we could book a dinner in the restaurant however it was closed. The man told us we could get breakfast next door at the Premier Inn!!! We had to go to the city centre for dinner. As it was out of season mostly everything was shut.

Our room was on the fourth floor with a great view. Very basic, bin not emptied, bathroom freezing and rusty wall heater did not work. No bathroom commoditees.

I would not reccommend the hotel as it was a very disappointing stay for my husbands birthday.

Location is excellent. Central in Newquay and right on the sea front ovelooking Tolcarne beach. Easy to walk to and lovely sandy beach. All staff very friendly and helpful. However hotel is very dated and run down. Please see photo of actual room there. So different from the photos upgraded to another room when complained.There is no parking included however from October to April can park for free on nearby roads.

Fair out of season stay...

On arrival at the front of the hotel it looked closed as it had no outside lighting, not even the hotel sign was lit, some might have been concerned, even walked away, given the untidy, distressed look to the hotel which is somewhat dire.

The hotel’s location proved to be wonderfully convenient for the town centre, local public transport connections and all the other amenities this seaside town had to offer.

Staying in late autumn and ‘out of season’ in a seaside resort town, guests are always going to have expect to compromise on the facilities that any hotel has to offer and the Beresford is no exception, the restaurant was not open for dinner (and I was not offered breakfast so I speculate not open for breakfast either) and on my visit the bar was also closed; in fact the communal areas were as empty as a ‘ghost town’.

The welcome was friendly and efficient, the lift worked, however most rooms you still have to climb up some stairs to enter.

The corridors leading to the rooms did not give a good impression having dirty stained carpets and walls on every turn.

The single room I stayed in was large for a solo room and soon warmed up when the heating was activated and the windows closed.

Notably, the bed, mattress, linen, duvet and pillows were endearingly comfortable and aided a good nights sleep.

The receptionist was amazing very hospitable warm and welcoming. The room was ok and clean unfortunately thr shower drainhole cover was loose and not in. It needs some TLC ( tender living care, as this was mg second visit. In 2 yrs. It seems like since the change in ownership the standards are a kujjtlw unkept. But overall the hotel is lovey clean and reasonable. Woth a beautifully seaview.

Location is good and the staff were really friendly, welcoming and helpful. The bed sheets were clean and basic items supplied. It's not a bad choice if you're on a budget however personally it wasn't for me. Some things I wasn't keen on were the uncomfortable mattresses and the noisy generator outside our bedroom window (we were told on check out that it's because our room was situated above the kitchen) so probably not an issue in all rooms. The room itself was clean enough but a few mouldy patches in the bathroom. The corridors and main hotel entrance had a toilet smell unfortunately which put us off using the restaurant. It's a budget hotel at an affordable price so can't expect perfection. We only stayed 1 night and it was fit for the purpose of our stay. The hotel is very tired but some areas have been renovated so maybe it's a work in progress.

The staff, were all incredibly professional, helpful and hospitable. Unfortunately, the layout of the rooms in the hotel is very confusing and not fully accessible. The room next to us was smoking weed and stunk out our whole corridor. We felt very unsafe and reported this to the hotel staff. The police should be involved in these instances as there should not be any smoking in the rooms nor of illegal drugs.
The beds were very comfy and clean, however when you looked closely at the room, the chair had dirt and crumbs on, the skirting board was filthy with dirt and dust, and there was rust and stains on the walls. It really put the incredible host staff to shame.

After looking at the photos of the hotel and researching, it appeared as though it was going to be a lovely time. Unfortunately, upon arriving at my room for my first holiday with my girlfriend, I was extremely disappointed to see such an unacceptable state.

Everything, and I mean absolutely everything was dirty or stained. The wall, the toilet door, the main door, the carpet, the ceiling, the curtains. I have added picture evidence for this.

Upon speaking to Andrew at the reception, he firstly told us that there were no other rooms available. This caused us to run around quickly throughout New Quay, scrambling around and asking places for potential locations to stay. This took up precious time of our holiday, not to mention being uncomfortable during our run, as hotel receptions were closing.

Andrew contacted me after to inform me of a new room. One that was in much better conditions, however, I had to put the beds together as opposed to having the double bed I paid extra for in the first place.

While the new room was of an acceptable condition, there were still some issues. Firstly, the shower was blocked, and the water had built up, as seen on the picture. Secondly, as it was two single beds put together, I was had an uncomfortable night sleep as I kept falling through the hole in between the two beds.

While I appreciate Andrew’s politeness, this situation is completely unacceptable, and took up a lot of time and caused distress on me and my girlfriend’s

Two of the reception staff were very rude when I asked for a clean towel as they were also filthy.

The bathroom shower and taps needed replacing a there was a terrible drain smell throughout the stay.
Rooms were a good size and the hotel was located near the beach with great views of the sunset.

Was good but room on 3rd floor and for all stay lift broken. Very little parking spaces available good job we came in time when manage to snatch one otherwise not sure where I would park. Walls not pained on corridors . Water tap splashed all over us everytime we switched it on. Toilet filling was noisy like if some builders were in. Walls transparent could hear every conversation going in other room.

I arrived at the property, it looks very dirty from outside. I was hit with an overwhelming smell of smoke when entering with my dog.

The smell did not pass at all, our room smelt just as bad. There was cracks over the walls, marks and bits of paint on the floor that I’m guessing had fallen off the door frame.

Bathroom is very dated.

Safe to say we wont be returning.

Well situated, great beach access, staff on desk very helpful and friendly. Had a double room with sea view, was on small side was clean but needs updating, decorating was damage from a water leak, carpet wasnt very clean so didnt go bare foot in room, bathroom door didnt shut properly, no lamps so had to have full light on to read etc, house keeping didnt all ways refill coffee,sugar and toilet rolls had to go down to desk and ask for some a few times

I would have given this a much higher rating if I wasn’t disturbed 2 out of the 3 nights I stayed due to a faulty fire alarm going off in the early hours of the morning. I could forgive one night not two

It also suggests there is adequate parking onsite and made me think I’d be able to park at the hotel however when I arrived there were only a handful of places, that I was only informed on arrival, were already booked. This would be helpful if it were explained that you have to park a way from the hotel before booking

The staff were incredibly kind. The location is perfect - Tolcarn Beach is basically on their door step and is walkable to Porth Beach and Fistral Beach. The bus stops are a very short walk from the hotel and there are numerous stores in the area. I would definitely stay here again.

I am still waiting for a part refund after phoning hotel.com on tues 18th June which I was told would take up to 72 hours.
There was no bar or restaurant for evening meals and after a 13 hr bus ride was disgusting especially when it stated on the hotel .com website that these facilities were there.

Not the best unfortunately

Unfortunately, as soon as we entered our room, the issues started .
The carpet was stained and there were weird orange stains on one of the bedsheets.

We paid extra for a sea view however the windows were absolutely filthy to the point where we could barely see out of them (they were covered in bird faeces and extremely misty) so we were unable to sit and enjoy the view that we paid for.

The floors were very squeaky and we were put in a room that was right by the lift so every time somebody left or walked past etc it was so loud!

Also, the smoke alarm in our room was going off continuously during the afternoon, so we went down to reception to complain. The maintenance man said he would come up and fix it for us when we went out for dinner. When we came back that evening at around 10:30 pm the alarm started going off again.
It was intermittent however it woke us up multiple times throughout the night and when we tried to call down to reception to ask for help no one answered (even though the website clearly stated there were staff manning the desk 24/7)
Lovely area but hotel was terrible!

Stay not good but brilliant sea view

1.On arrival we were told we couldn't park first come first serve basis.
Booked in and there was a parking space we asked about it the person had extended their stay we were told. This was not correct as a mini arrived later in evening and stayed the night another person came on Sunday and parked until Monday then left we could have parked the whole of our stay. Face didn't fit. We were told at 11.30am we couldn't book in come back at 3. Receptionist...we felt abrupt towards us. We heard a couple booking in on Sunday early in morning and told to come back at 12 no problem at all they were told by receptionist being accommodating to them. We felt our whole stay the receptionist didn't accommodate us or made excuses for our requests.
Breakfast was very poor we only had breakfast on Sunday morning we ate out most of the time. Others complained. We couldn't eat at restaurant as coach party in but we could bring in take away.
Room needs attention.
