Definitely think about staying here a little longer if i were you. The neighbourhood is unbelievably bad with an arcade next door and desperation everywhere. Sorry. No breakfast nor bar service was available on Sunday but apparently was available on Monday 15 December 2025 but the Reception staff didn’t inform us of this.

Health & Safety - the carpet on the stairwell was stained, unsightly & hazardous in places where it was rippled! Also the bedroom carpet was stained & the bath & hand towels were frayed.

There was a noticeable trip step from the foyer on entrance to the restaurant area.

The room which appeared on hotels.com was not a fair representation of the one in which we were allocated.

Reception staff appeared polite & courteous however a car parking reservation was not available on arrival even though it was pre booked.

The hotel is located near the beach and I enjoyed seeing the sea & beach from my room,
The room is big enough for a solo traveler and it has everything we need .
The staff are very helpful and kind to help my concerns or enquiries through put the stay. I would recommend this hotel to others definitely.

Freezing cold, had to ask for electric heater. took two hours to find one. Breakfast from 08:00, arrived at 08:45. Two people running the place struggled to understand english. And to top it off the charge was higher than advertised on two rooms i booked. When i asked for a receipt, it was like it was promised to be emailed. when arrived £20 difference on the room cost and VAT. then had to ask for second recept and the same price difference. This is a 2 star hotel. let down by teh Hotel and the Hotels app!

The guy on reception was amazing he arrived us early at no extra cost. We didn't have a kettle or hairdryer in our room he got them right away.The hotel restaurant currently only serves breakfast but had a good choice at a reasonable price. Unfortunately we had many electrical problems with our room where the power kept cutting out which was quite inconvenient at times. Theres no window in the bathroom so my 4yr old was really scared when it suddenly went dark. We were told an electrician would look at it the next day at 11am but arrived at 4pm. He had moved our belongings from the bathroom and my daughters toothbrush cover had gone missing which was very bizarre as it had been attached to her toothbrush and was nowhere to be seen.When I tried to ask the electrician if he had seen it he was very rude and mainly ignored me. I asked the housekeeper who had not long arrived to clean our room and she was lovely but didn't speak very good English so didn't understand. I ended up telling the guy on reception that we couldn't find it as my daughter was upset it was missing. We went out and when arrived back he had brought her a brand new one. He also changed us rooms upgrading us to a seaview room. Theres Netflix but you have to sign in your own account to use it. Receptionist is available from 7am-11:59pm!

The property is more like a badly run B&B than the 4* hotel it claims to be.
Badly run parking - I had paid for a space, at no point in my stay did my registration plate get taken, I told them the number of the parking bay I’d parked in on check in, I was told it was not the space they had allocated me, they saw my space was being used and said I’d have to move when the car did, but it remained busy my whole stay. Two staff had an argument about which space I should use later that evening.

The bedroom was supposed to be a premium sea view balcony room. It was tiny, decorated with very cheap, tacky furniture and dirty carpets. The windows were so dirty you couldn’t see clearly out of them. There was no hair dryer provided, I had to ask. Only shower gel and conditioner provided but no shampoo.

I used the kettle once. The lid didn’t attach properly, the kettle didn’t switch itself off and kept boiling and when I poured it, I almost scalded my thumb from the steam coming through the badly fitting lid.

The wash basin and tap were the most bizarre thing I’ve ever seen in a hotel bathroom and difficult to know if it was hot or cold.

There was a very low hanging light fitting, meant for very high ceilings or stairwells, by the door to the balcony. The light shades were heavy glass and it was impossible to walk past without banging them, they were head height for a child and could cause a nasty injury if they walked into it.

The only positive was the central location.

We have stayed here before and would stay again, it’s a fair price, more than just clean and tidy room (see more below), in a central location for exploring locally or getting in and out by car, and it has parking. This time we stayed in a room with a sea view balcony, which had a lovely view and was clean, tidy and comfortable but with a modern and homey feel. There was a spare radiator and fan in the room in case of weather change which was a comfort nice to have the choice in our hands. The breakfasts were excellent! My fave was the smashed avo & poached with sourdough toast, closely followed in equal second place by the yoghurt with berries and buckwheat pancakes with bacon & maple syrup! The front of house staff were unfailingly helpful but were a little stretched so not always to be immediately found but possibly this is as we stayed out of season. Two things to give as a heads-up. First, whilst it’s clearly stated in the room, in case you don’t read it immediately like us and as this approach changed since our fist stay there last year, until you ask for cleaning services /fresh towels for your room, you will not get these. Second, and we stayed at the end of Sept/early Oct, and we don’t drink anyway, but in case it’s important to you, the bar was not open during this time. However, there are several bars & cafes within a minute or two’s walk. To end on a good note, the allocated parking was very useful and, at a charge of £10 a day, quite reasonable, in my view.

The bathroom also had dirty cotton pads by the shower. Team did not respond to my request to secure parking and overall felt I would have been more comfortable at the premier inn next door.

The first floor was very rundown with grubby warn and dangerous carpet in the corridors. Room 15 had a mini wash basin with only a cold water tap. Room 1 had a tiny wash trough as part of the cistern. Both rooms had lumpy beds. Very basic and not worth the money. Would not recommend.

Ocean Beach Hotel Excellent stay.

The overall stay: The Reception Managers were Excellent especially helpful carrying our Heavy case to the third floor Attic room 23 overlooking a flat roof garden below. The Suite was excellent but the carpet needed to be replaced. The inclusive Breakfast was plentiful and served by happy Staff. Although there was not a lift my wife’s Mobility scooter was carried into reception and carried back to the front of the hotel for my wife to use during the day. We would definitely be happy to stay again.

After booking with you I sent a message stating it was my partners Birthday and if the hotel could do something complimentary, it would be much appreciated
When we checked in, the room was standard with no special greeting or anything
The Gentleman at reception said he didn’t receive any email even though I showed him that I received at response from the hotel staff stating that they would accommodate my request. So that was a little disappointing.
The view in the room was facing a wall and carpark when i asked if we could be moved I was told the Hotel was fully booked but it clearly wasn’t.
The bathroom room door was situated right by the end of the bed which made it very awkward to go in and out.

As for the shower,
It was an absolute joke. Upon arrival we wanted a showered after the long drive from London, as soon as we turned the water on the level started raising rapidly and pouring out of the top onto the bathroom floor. My partner went to reception and was told the maintenance man had just finished so they would send someone in the morning. Due to her continuous persistence they then sent someone who cleared the shower but this resulted in us being late for our birthday dinner reservations.
The room (carpet, bed sheets, radiator and window seal) was filthy. The bathroom was also dirty, no place to put a hand towel.
Overall this wasn’t the good stay and we won’t be coming back.

The room was spotless and the facilities good, including bottles of water which were a welcome touch. So I was really pleased when I walked in. However this was spoilt by the mattress which was way too soft and uneven which made for an uncomfortable night where eventually I slept across the bottom of the bed. Not good and such a shame. This place is in an excellent location and is smart and welcoming. If you replace mattressses (see other reviews) in some of the rooms it will be excellent.

The staff were friendly and the hotel being right in front of the beach and walking distance to everything was wonderful. However, the room was the size of a box and is an extremely tight space for more than one person. The bed was old and springy, extremely uncomfortable and painful to try to sleep on. My husband couldn’t sleep the nights we were there and I really struggled with the sounds from the rooms next door or people walking along the corridors.
There’s no soundproofing at all and all the box sized rooms are so close to each other that you can hear everything and be easily disturbed just by somebody opening or closing their doors (which slams really loudly). Despite their wonderful location, I don’t think I’d stay there again or recommend to others.

I had a pleasant stay at the OYO hotel. Room was clean and over looked the sea views. My only criticism would be the doors. A key pad is used to unlock and lock the doors, you could not lock the door manually from the inside. Also these locks were quite noisy so whenever someone on the corridor was unlocking or locking there door you could hear it. For that extra piece of mind I would have liked to have been able to unlock my door from the inside manually rather than relying on an electrical lock.

No where to park. Stood waiting to check in for 20 minutes, could not find any staff, check in worker was on his phone the whole time. lobby felt dirty. Windows at the front of hotel were filthy, our room was dingey, our window looked into an alley behind, full of bins, and pedestrians which were eye level with the window, plenty of on-lookers if youre into that! £100 a night? They'd have to pay me that to stay here again.

Lovely hotel, beautiful decor and furnishings especially the reception, bar and restaurant area.
Staff very friendly and helpful.
We had a standard room, a bit on the small side but very clean. A shame there wasn't a lift facility as I struggle with stairs because of arthritis! Plus steps leading up to hotel entrance. So not suitable for any disability! Lovely area and close to the beach, amenities, restaurants and town centre. Good regular transport facility too!

Stay somewhere else! This has to be the worse customer service I received in years. This hotel cancelled one room, in a two room booking, ten days in advance, throwing their hands in the air and claiming that they've authorised hotels.com to refund me when they didn't. Don't waste your time trying to call them, no one cares in the hotel, or in their customer service line. Neither I nor hotels.com could get an answer from them.

The hotel location is perfect. On sea front and a few minutes walk into town. The rail station is only minutes away too.
The hotel was quiet. My room,small, but everything was there. I was very comfortable in the room.
I would certainly choose to stay there again. I had a lovely break and enjoyed Newquay very much.

Marking this as a good 3* hotel. The place can feel a little strange, largely because it’s an old place trying to feel new run by a non conventional owner group. There was this problem with the door lock and then I was told the restaurant was shut but they served food to booked parties. If there is parking on property should it really be a £20 p/d extra? Staff were very kind. I’m not sure whether to recommend the place or not.

My friend and I stayed 4 nights. The staff went above and beyond to make us feel comfortable and welcome. Breakfast had varied options and was very tasty. Bar staff were friendly.The bathrooms were beautiful and our rooms were very clean and quiet. We were within easy walking distance of plenty of food options, three beaches, Coastal path and public transportation for day trips. I would recommend this hotel to anybody. Rofina (USA) & Ali (UK).

The hotel is in a great location at the northern end of Newquay's main street, with numerous good restaurants within easy walking distance, and easily accessible parking out the front as well as around the corner from the hotel.

The hotel staff were all very friendly and made us feel welcome. They provided us with a few local recommendations when requested.

Our room was comfortable and well-equipped. Breakfast was very nice, served in the groundfloor bar/restaurant with views across the headlands.

My corner room was small and slightly grubby. The carpet was stained and dusty in places where the vacuum had not reached. Carpets throughout the hotel were in a similar condition. There was no kettle or phone in my room and no information in the room explaining the hotel or what time meals were.

I got an email from the hotel the day before my travel saying that the dining area and bar were undergoing \"renovation\" so would not be available during my stay (breakfast was still available). I saw absolutely no sign of any work being done on any part of the hotel during my 7 night stay.

The staff were friendly but seemed disorganised The fire alarm went off twice during my stay but each time it was a false alarm. Nevertheless no evacuation of the building was completed and it was only by passing someone on the stairs that I found out there was not a real fire.

My biggest complaint is the pricing and the apparent rating of the hotel. I would have been far more at ease with the hotel's failings if I had been paying less than the £115 a night it cost me to stay there.

Arrived and first issue was parking. It needs to bit a bit more clear on the website about booking parking. It really is limited and I was sent an app that had no instructions . Parking in the area is also limited and off street parking unless you wait till around 7 or 8 at night is ridiculous.
Staff went above and beyond to help and let us in our rooms early which I was grateful for
Rooms are spacious but was warm the day we arrived so stuffy. Beds not that comfortable.
Outside was noisy at night and I noted some undesirable people hanging round later in the evening in the side street and early morning. Nice hotel but let down by lack of parking and local area.

Disgustingly dirty carpets in public area and stairs. The entrance to the hotel was covered in bird poo ( which should have been cleaned as it was obviouse it wasnt fresh)

The check in was realisticly terable as the staff on duty obviously didnt know what they were doing.

Breakfast was cold when served straight from the kitchen. And the couple sat next to us at the same time found hair in there breakfast.

Booked carparking wich was a parking bay at the rear of hotel which had rubish and a pile of ruble and concrete in it. and on return to hotel on 2nd day found that the parking was gone and being used by another guest.

The room was clean inside however it wa sobviouse that the balcony hadnt been cleaned due to the amount of poo on the glass and balcony chairs.
But for a executive room. The chairs in it are ikea table chairs not even a arm chair. The curtains didnt cover the window.

All in all i will never stay here again and would not recomend to anyone.

Do Not Be Fooled by the Pictures!

As soon as we arrived, the disappointment began. The carpeted stairs leading to our room were filthy and heavily stained. We had booked two rooms, and both were shockingly small compared to what was shown in the photos.

The cleanliness—or lack thereof—was unacceptable. Neither room had been properly cleaned. The carpets were clearly not vacuumed, and the bathrooms were disgusting. One of the toilets had blood splatters around the seat, in the shower, and even on the bin. We immediately complained to reception, and someone came to clean. But when we returned, it was still dirty. A glass in the bathroom had dried toothpaste on it, and there were greasy fingermarks on the underside of the toilet tank. On top of it all, the rooms reeked of bleach, which only tried (and failed) to mask how dusty and grimy everything was.

We asked to speak with the manager, but he refused to address the situation directly and left the receptionist to deal with us.

We ended up going to another hotel, but it was fully booked. Even they advised us not to stay here, confirming that many guests leave this hotel due to ongoing issues with cleanliness, food, and poor management.

Save yourself the trouble—don’t make the same mistake we did.

We enjoyed our stay at Newquay beach hotel. The staff were amazing, friendly and always available for help. The room, deluxe double with balcony and sea view was immaculate. Bed comfortable, amazing view. Stairs area could do with modernising. Location is great and lots around.
Our stay was just before the hotel was taken over. We left on the change over day but the new owner was approachable and thanked us for our stay.

The most uncomfortable bed I’ve ever slept in with zero soundproofing between the room and hallway which meant a rude awakening when other drunk guests arrived back. The staff were friendly but that’s can’t detract from the basic room, terrible night sleep and a feeling that I’d been duped by previous reviews!

The staff were helpful and friendly and in a state of shock as they hadn't been paid and were in the process of being made redundant too.

Consequently they had understanderbly lost staff so the bar and restaurant weren't open and room service didn't exist. How the staff maintained their professional and friendly fascade while all this was going on is a credit to them.

I doubt the hotel will survive so make sure you pay by credit card if you are prepared to take the risk.

First impressions were OK.
Receptionist was lovely & had a good sense of humour.
I was shown to my room and the first thing I noticed was the sofas. Either they are trying to be funky or they’ve just forgotten to put the legs on. I followed the receptionist up the well trodden soiled carpeted stairs and was shown to my cell.
Yes, I chose the smaller double as it was cheaper,
The bed was squashed in between two walls with no bedside cabinets or anywhere to put a bottle of water or a phone.
After a quick shower I ventured out for a few beers and later returned to my cell.
( the grey grout in the shower was a nice touch as it disguised the mould from a distance )
I had to crawl up the bed to get in and quickly realised it was one of the cheapest open coil mattresses on the market. My 17 stone completely compressed the 8”mattress and I had an awful nights sleep. In fact I would have been better off sleeping on the rocks on the beach opposite.
Parking is available and if you’re lucky you may not get blocked in like I did. Reception were very helpful and knew the culprit.
Not impressed!

Lovely staff made it for us. The parking facilities are limited and although we had a place booked, it was taken very quickly on several occasions. Katya, especially, was a star when it came to sorting this out.
A nice hotel with “interesting” decor! Not sure about the square mugs in the room!

Was a bit disappointed with the room which was meant to be a deluxe double with balcony and sea view. Balcony and sea view was spot on the rest of the room not so much. Small and an odd shape, certainly not what I would term deluxe. Visit was fine overall.
