The room itself was decent. However, the clerk was useless! Our room was on the second floor and someone on the third floor was loudly banging for over an hour at one time!! And every morning at 5:30 am for the entire four day stay, the banging began and woke us up every morning! On the last night the banging started about 4:00 in the afternoon and continued for over an hour! When I went down to complain, the clerk just gave me a card and told me to call the number. I reached out to executive suites through Expedia because the number was no good on the card, when I did I got no response from them until the next day. And the response was they were sorry for the inconvenience!! DO NOT STAY HERE if you want rest and sleep!! TERRIBLE!!

It was wonderful. We were able to check in early which we really appreciated! The front desk helped with hotel transfers which made life a little less stressful on our long travel days. The location is amazing! A short walk to everything. The beds were comfortable and we slept great. It was quite too. The only thing was there was a sewage smell from our bathroom and if you left the bathroom door open the whole room smelled. The front desk offered to move us which we really appreciate because it was a weekend and no plumber could come. My husband ended up closing all the drains and that pretty much got rid of the smell. We didn’t move because we actually really liked the room and had already got settled. So it worked out! Overall, amazing place. We would for sure go back and would recommend!!!!

Rooms supposedly soundproof but unfortunately this wasn’t the case.
People in the apartment above us were very noisy from approx 6:30am every morning with feet stomping, chair scraping on the floor, water constantly running and children shouting.
WiFi hit & miss, to the point we didn’t have any for the best part of 2 days.
Also couldn’t receive mobile signal in the room either so made things difficult when we were looking for restaurants or routes etc

The cleanliness of the room was good. The reception closes at 6pm so if you arrive later than that to check in make sure to follow the instructions that are sent to a WHATSAPP as a text. The staff was friendly. The best part of this hotel was the location hands down; shops, bars, restaurants, and sites. Overall I would highly recommend it.

It was clean, a little daunting since I was picturing “American Hotel” but still very nice. The little tiny elevator was an experience and the fact it only went up to the 3rd floor was kind of rough. The room was so small, I’m happy it was only me and my husband. The people were very responsive on WhatsApp to any and all my questions the location was amazing lots of good eats just around the corner with waffles and omelette options for breakfast. The little balcony was awesome!! I loved standing out there in the mornings and taking it all in. The ac was a lifesaver!! All and all it was amazing!!! Clean room and clean towels everyday with main attractions within walking distance.

We arrived for our check in and were greeted by Kevin who provided excellent service and great suggestions. Room reserved was large, clean with a good sized bathroom. Additional amenities included coffee making appliance and a small fridge. Mattress on the queen sized bed was one of the best we have had on our many travels.
Accommodation is absolutely bang on, close to Metro in addition to walking distance to many sites such as Trevi fountain and the Spanish steps plus Piazza Del Poppalo. We loved the location.

The hotel was superb, the staff were superb, very accommodating and helpful, allowed us to leave our bags on checkout and check-in and the cleaners very thorough. We stayed in the room with the Sauna, the room was excellent and the sauna and shower excellent. The only issue we had (and this will depend on who else is staying in the hotel) but the walls and ceiling were very thin, and you can hear very clearly in the room the footsteps taken on the floor above as quite a noticeable this and so sleep was disturbed quite frequently. Still 5 stars as this is not the fault of the hotel, and we still had a superb time. The location is ideal too, a 10 minute walk from the Trevi fountain, and very easy to access all the major landmarks on foot. (We also recommend the \"Limone\" shop at the bottom of the street, the lemonade is to die for!)

Check in is between 9 & 6. We were slightly later and the hotel did not respond to messages all day leaving us unsure if we would be able to get in. In the end we ran from the train station and got there at 6. Heating did not work and no duvet only sheet and 1 blanket. It was generally fine, Very good location but I would not go again

No one showed us how to have heat in the room the first night. I asked for the converter to change and that also took a night to do as well. When I was asking some questions about the hotel and if I could get a taxi to get to the airport the next day, the front desk seemed bothered by my questions. Staff need to have a calmer demeanour.

The only problem was that the hotel staff insisted that we needed to pay more for the local tax portion for our hotel stay than what the original bill through Expedia showed. Note that we stayed at three different hotels in Italy on this trip. This was the only hotel that charged us more than what our reservation shows. Although it was not a lot, we had two rooms so it added up a little.

Check in was easy. Didn’t need reception for anything else. We had room 401, lift up to 3rd floor then two flights of stairs but manageable. Room was small but enough room for two people, bathroom was really big with decent shower. Nice comfy double bed. Added bonus was a small veranda over looking gardens below. Great location, Spanish steps and Trevi fountain within a 10 minute walk. Overall a great place to stay at a great price.

The room was on the fourth floor. The elevator only goes to the third floor. Therefore when you show up with heavy luggage, it’s not fun, specifically if you’re up there in age. However the loft was very cozy and nice. All amenities where available except no facecloth. Staff was good. Shuttle was 95 euros from hotel to airport. Staff only avalable from 09:00 to 18:00.

Staff goes home at 6pm. We got there at 6:20 and saw of the staff and asked for help to check in but she simply said not my problem, call the number.

Expedia shows plate 38 for building but apparently we were staying at 35 ( both part of same building but different entrance)

When we arrived at the property, we were given the \"Ducati Suite\". (I had booked an \"Excellence Suite\" online). The room, in spite of several \"No Smoking\" signs was well-smoked in, and felt dingy and dirty. The round bed mattress was on the floor, concave in the middle. The whole room felt gross. I went to Kevin at reception about the smoke, and he moved us up to the 4th floor - a beautiful room with a balcony. THIS was the room shown in the pictures when I booked. I let him know this and he shrugged, saying the pictures are just for the website. (?) Anyway, this room was much better. Nice location; easy to walk to many of my favorite Rome spots as well as close to the Borghese Gardens. Overall, a nice stay, but the room cleanliness felt somewhat topical. If you looked a little deeper at corners, or the shower, it was not super clean.

Staff are friendly and helpful. Check-in and Check-out process were easy and quick. The property has elevator which is a big plus. Location is excellent. 10 mins walk to Spanish Steps and Trevi Fountain. Metro and bus station are close by. Staff is available from 9am to 6pm. They will provide instructions if you check-in after hours.

While the room was very small, it did feature a small balcony from which to enjoy an evening glass of wine. The location was two small blocks from the Metro which made transit to Roma Termini fairly convenient. Cobblestone hill road did pose a challenge for the roller luggage though but this is common in the area. I arrived shortly after the normal staffed check-in so I had to message them for the access codes. This property has put in a small elevator which is helpful with heavy bags. Overall, great value for the price point and location.

From booking on line, to check in then to sadly check out everything was absolutely perfect. Location was first class for walking around the stunning city.
Kevin and the team couldn't have been more helpful if they tried, the flowers and wine were perfect for my wife's Birthday treat. Kevin gave us great advice for getting around and we are exceptionally grateful. The room was brilliant, we couldn't ask for anything else... highly recommend the excellent suite and hopefully can get back sooner than later... Thank you everyone.

What a disappointment. This place is not a real hotel, just a couple of rooms in an old building. There’s no elevator all the way up, so get ready to carry your luggage through narrow stairs. When we got to our room, the pillows smelled like ginger, probably from the previous guest’s breath — truly unpleasant.

The room doesn’t match the pictures online at all. Light came through a window early in the morning, so forget about sleeping in. There’s even a 40 cm ramp to get to the washroom — uncomfortable and poorly designed.

Since this isn’t an actual hotel, don’t expect anyone to be there if you arrive early, late, or need anything during your stay. They make sure to charge you the full amount as soon as you arrive, and after that, you’re on your own.

For the price they charge, this is a complete ripoff. I understand Rome can be expensive, but this place feels like a scam. Spend your money somewhere else — there are plenty of real hotels in Rome that actually deliver what they promise.
