The staff was kind and generous. The room was designed to be a place to sleep and nothing more. If you are looking for hotel amenities you will not find them here. I stayed in room four, which is 4 walls and a floor standing foot locker. Again, a nice place to lay your head and that’s all. I will stay at a hotel next time due to the stairs, which were very dangerous when they are wet and or dusty due to the construction in the bldg and the lack of amenities.

This place was terrible. Looked nothing like the pictures. No elevator. Description stated was on second floor yet had to cart luggage up 4 flights stairs. The bed was very uncomfortable and thin mattress. The shower doors felt as though they will fall off the track. Could not reach the AC and room was warm so had to leave window open to listen to police cars all night. Could hear people in hallway and other room. Very poor stay and uncomfortable conditions.

We arrived at 3pm. We made this clear to the property prior to leaving and again a few days before our stay. The property did not have an elevator, and we were told that we were on the second floor. It was the 4th floor, there were 47 steps. No one was at the property to greet us, nor to sign us out. The WiFi was extremely spotty. We will never stay here again.

I stayed in room number 1. The room was okay, but I chose this place because of its location. However, it’s not a traditional hotel; it’s more like an Airbnb, with a large apartment divided into six individual rooms that are rented separately. There’s no staff, and everything is handled over the phone, including check-in and check-out. It’s located on the third floor without an elevator, so make sure you don’t have too much luggage. Overall, my room was okay. The AC was a bit noisy and wasn’t cooling properly, but for a single night, it worked out for me.

Great Little Room. Not So Great Bathroom
The hosts were amazing. The room was clean and the location was perfect! My only critique is the bathroom situation. The bathroom for the room I had was out in the hallway. This was very uncomfortable because even though the bathroom was private only for myself, it is in a public hallway and the cleaning staff can enter it at any time to clean it. There was no Do Not Disturb sign, or lock that would prevent someone from entering. I also had to make sure to take my key to bathroom every time, which is something that can easily be forgotten. But everything else was nice and I would stay here again if I was given a different room with an ensuite bathroom.

The Piccola Maison is a cute place located in the fancy Via Veneto. It is an apartment that was renovated and was made into rooms to rent, so it not a hotel, it does not have reception ( we actually never saw the staff, only the cleaning lady), but Patrizio was always available on Whatsapp if we needed to talk to him, and he was very nice and polite. The rooms are not fancy and are pretty small, but they were quiet, safe and pretty clean. The Piccola Maison is located at walking distance from Barberini metro stop and a taxi stop in front of hotel Bernini ( there are not many taxis available early morning due to work/school run, but there is good availability during the rest of the day). Fontana di Trevi is at walking distance, also Palazzo Barberini and Galleria Borghese. Since this area is very fancy, restaurants are very expensive and tend to cater to American tourists, so you can see things like hamburgers and sushi in the menus which is not what we were looking for (we are from California, but we like authentic Italian food while in Italy). However, there were 2 excellent restaurants closeby that had authentic Italian food and were at reasonable prices (both around the corner, one at the top of the stairs and the other one at the bottom of the stairs). Breakfast is not offered at the Piccola maison but the bar downstairs offers breakfast. The lift was not working when we went to the Piccola maison, and the place is located on the third floor.

Overall the room was nice, but much smaller than we expected. The stairs were the toughest part of the stay. Not the walking , but the luggage. The main thing I would say to be concerned with of you have heavy luggage like we do. The location was great and within a few minutes of the metro. Close to attractions and nice restaurants. Great little shops up and down the main road. I would stay again if I had less luggage

Great restaurants all around and definitely pop in to Gregorys Jazz Club if you have time! It’s a five minute walk. Outstanding bartenders, cocktails and music. Just beware if you have a lot or heavy luggage. It is 4 flights of stairs. outstanding espresso in the hall. Also tea bags and amenities. There were two waters in the room when I arrived as well. I would definitely stay here again!

This was my second stay in as many weeks. I had been staying at another very nice hotel before until it was booked solid. I'm so glad that I found La Piccola and decided to give it a try. It's got a super location, very friendly and helpful staff, and extremely competitive pricing. There isn't breakfast or daily housekeeping but I don't really need these for a 2- to 3-night stay. Plus, there are all sorts of breakfast options within 50-100 meters of the hotel. I highly recommend.

I was initially dubious about the large number of 10/10 reviews given for a simple guesthouse, but having now stayed there for a couple of nights, I can now see that they were thoroughly merited. A budget price for a little gem of a place. The owner was incredibly helpful providing a map and excellent information, and my room, though small, was clean and fully functional. My separate bathroom was absolutely spotless. The guesthouse’s location was great too. Central enough to be perfect for sightseeing, yet quiet enough to get a good night’s sleep. Additionally, the place feels very secure. A tremendous little place that deserves all of its high ratings. Highly recommended.

No surprises here. I read reviews and only expected so much. The price was very good. The room was clean and relatively comfortable. The bathroom a bit cramped (but that's not unusual in Italy). There are some stairs and/or a tiny elevator to your luggage to the property, which I believe would be described as the third floor. The desk is not staffed at all times, so they will check on your arrival time to make sure someone is there. Your key's electronics allows entrance in off hours. They were good about leaving my luggage for a few hours after checkout. The location is good. I spent two nights there, then shifted to a place I liked a little better for two more nights in Rome. But the second place cost a bit more too.

The lady working was incredibly sweet and gave me a map of Rome on which she highlighted several places and wrote in which buses to take.
The location was perfect! As a solo female traveler in my 20s, I was worried about walking around alone at night. There was one day when I returned to the property at 2 am and another when I left at 4:30 am. Both times there were still a few small groups of people out and I felt really safe. Granted I stayed during peak summer season so that might explain why the streets were somewhat busier. The property is also right by a few bus stops (30 second to 3 min walk depending on which bus stop) and the metro station (30 second walk). The property is also in walking distance to a lot of the main tourist spots. Took me about 10 minutes to walk to Trevi Fountain and from there everything is pretty close by and walkable. There's also lots and lots of restaurants all along the street and in the alleyways around the property. Also, if you turn right immediately after exiting the building and then turn left once you reach the first intersection, there's a spigot with drinking water there.

A great room
I was visiting Rome for the week and needed an affordable but nice place to stay. I was pleasantly surprised to find this property. Its not a hotel but more still provided some services such as room cleaning. The location is excellent and easy for walking to most sites and the metro is steps away. I had the street side room which was nice but could be noisy with the windows open. The staff was very accommodating. Rome is expensive and this was a great find if you are on a budget.

I was held up at the airport and so was not able to make it by the 9:30 checkin time. The receptionist reached out to me and, when she heard of my situation, waited for me to arrive. What service! And she gave a great restaurant recommendation too!

Outstanding on two fronts: location and value
We didn't really know Rome at all until our recent visit, so we were really lucky choosing La Piccola for our stay. When we told our friends who live in Rome where we were staying they were all quick to say \"What a great location!\" and it really is a fantastic location -- walking distance to everything you'd like to see; tons of restaurants right in the neighbourhood, grocery stores if you need them. And all of that PLUS a lovely room and wonderful staff. We arranged a couple of tours through La Piccola and they were simply awesome. We will be staying here on our next trip to Rome, and I can't recommend it highly enough!

Best Buy for Rome
Based on the location I thought I was taking a chance on this fairly low priced hotel for the area. When I received a text from them a few days before I was even more worried, but not having a lobby has become one of the better indicators of a great hotel. This is really an apartment run like a Airbnb/Hotel hyrbid and it couldn't have been easier or more comfortable or better located. It's great and I feel silly for being so suspect.

What a gem!
Great place for the price! We stayed here for five nights and loved the location, as a hub of walking around Rome as well as taking train trips to Venice and Pompeii/Amalfi coast. It is less than 1 min to Metro A line, which took us to the Vatican in 4 stops and the Tremini station in 2 stops. Everywhere else we could pretty much walk around from the hotel. It was a mother and daughter (20-year-old) trip and we felt safe coming to and from the hotel even late at night.
The staff were nice and helped with where to go and printing out tickets, etc.
A few things to note that didn’t bother us but may be a nuasance to some. The hotel is on the second floor with no elevator. The staff was only there during the day so if you arrive at night, you probably have to let them know beforehand. We had to pay city tax when we got there (which we knew) but in cash (which we didn’t know). Rooms are small but comfortable but the shower was on a small side (but had good pressure hot water). Lasrly, they helped get us a taxi on our early morning out but told the taxi driver wrong airport and got us a quote. We realized the error (the driver showed us the hotel staffs text message) so he took us to the correct airport but we still had to pay the quoted price, which was 10-15 euros higher than it should have been. It was at 4:30 am so we didn’t know what else to do other than ask this driver to take us to the airport at the price he was told we would pay.

Fantastic hotel staff and a good location. They welcomed me prior to my arrival and made my stay more enjoyable because they were willing to accommodate and suggest experiences that made my visit better. The hotel is quaint, has good security measures and is near many nice restaurants and a few major landmarks/monuments.

Fantastic little hotel near the trevi fountain and the Spanish steps, also very close to the Metro stop Barberini so easy to get around Rome. Staff were very friendly and accommodating. The sign for the hotel is very small but keep an eye out for the green door and you should find it.

Most helpful staff and a quiet central location
The staff make sure they are there to receive you and orient you , this is very nice if its your first time in the city. They also make sure you can securely store your luggage on the day on your departure day after check out. The apartment and rooms are very safe and come with a safe box. and a frigde with drinking water bottle. Clean rooms - fresh towels, toiletries and room cleaning everyday. There is a room phone for Free local calls, a nearby laundry, and supermarket. The Barberini station is few steps away, yet the apartment was very quiet and cool. The staff , Julia and Jolanthe are most helpful and took great care to make our stay enjoyable they adjusted the air conditioning, provided tea kettle to make tea , excellent wifi and comfortable beds made our stay very comfortable. Jolanthe went above and beyond, she kindly helped me with my luggage , provided suggestions on apps for navigating and local customs help orient and navigate Rome more easily than any guide book. They both also provided excellent restaurant suggestions and made reservations. We bought the Roma pass and used the Metro to buzz around all over Rome and all hours without worrying about the traffic and getting a taxi. We found we had to lien up for taxi in most of the tourist places rush hours. We took taxi to and from the Termini station for arrival and departures. Other guests were quiet too so this was really nice. They have diffeent size room. Highly recommend

Originally booked La picolla Maison but in taxi, arranged by hotel, found we were staying at the sister hotel Maison trevi. Absolutely no complaints. Maison trevi in an amazing location and we were met by Roxanne at the hotel, who spent an hour going through our plans and giving us invaluable advice and tips to ensure we had the most memorable vacation.
Hotel is in a building up a few flights of stairs and location wise is exceptional. Its on a side street 5 minutes from trevi fountain and 2 minutes to metro.The room was huge and clean and modern with air con and reliable Wii fii and bottled water waiting in our fridge every day. As a woman travelling alone with kids I felt safe. Work getting done installing a lift into the hotel but as we were out all day this didn't affect us. Despite our central location we could hear no noise from outside in our room.

Staff were excellent- very friendly, helpful and professional. A great location close to Trevi Fountain and the Spanish Steps. One of the best things was a great shower which is above standard for Rome. Internet was satisfactory, but a bit slow if you're downloading large files.

We got little surprise upgrade room which was really big,clean and comfortable( even with kitchen) the lady in the reception was very friendly and kind.( she was very beautiful and spoke good English ) she knows many hidden spots in Rome so we went a lot of places which weren't many people. We wanted to extend our stay in this hotel but there weren't any availble. So don't hesitate book now

We got moved from La Piccola Maison to Maison Trevi as something unexpected had come up.
The room was very clean and had all you required. Upon arrival we were greeted by Julia who was very welcoming and recommended places for us to eat and also providing us with a map and recommending a route for us to take which was very helpful, and all within walking distance.
We also had a bottle of chanti left in our room and also on my birthday a bottle of Pinot Chardonnay was left, which was such a lovely touch and very much appreciated.
The room was very clean and had all you required. Upon arrival we were greeted by Julia who was very welcoming and recommended places for us to eat and also providing us with a map and recommending a route for us to take which was very helpful, and all within walking distance.

Great location, comfortable place. They did contact me several times via phone, text, AND email to ask my arrival time, even after I had already responded once, but I'd rather have a place that wants to ensure your arrival will be successful than one that doesn't care. The hotel is located in a non-descript doorway in a smaller alley, but right off the main street and less than one block from a metro stop. Service was friendly, room was clean and good sized. They also provided a personalized map of places to go/see with recommendations written and highlighted. I was very pleased.
