Not like the photos, breakfast is not available so not sure why it was in the photos.
Had booked for several people and one traveller was delayed.
Due to some “local” law as they didn’t arrive until 2pm the next day, hotel reported as no show and charged me extra 180 euros for the room I had already paid for.
When trying to speak to owner about this, all he did was shout over me.

Local city tax has to be paid in cash….

Room was not cleaned, bed not remade properly. Returned to find towels that were on the floor for changing just hung up and not changed.
Lights in room above bed wouldn’t turn off unless I killed power to the room!

No ironing board so had to iron on bed.

No water in room and no tea and coffee making facilities.

Hotel only manned until 9.30 at night so don’t get caught by that.

Not like advertised so be careful…..

Basilio 55 is a great find in the heart of Rome. From the moment we arrived, everything was just perfect – the staff, and the service.

The location is amazing – a lovely place to relax and enjoy a good rest after going outside after discovering the city of Rome. I had a great experience from beginning to end. highly recommended, and we would definitely return on our next trip to Rome.

The hotel was so convenient to get to any major tourist spot in Rome. It was right next to the Metro station, only two stops from the termini or the central train station where you can get to the airport by two 30 (14 euro) or 60 mins (8 euro) trains. It was right across Hilton, so you know how good the location can be.

Just home from a fantastic few days staying at Basilio 55. The hotel is beautiful and in a perfect location, close to all the sights in Rome. Mario was extremely helpful and goes above and beyond to make your stay memorable. As first timers to Rome, this made all the difference. Arranging airport transfers, booking tickets for attractions and even helping us plan the best routes to take. Highly recommend staying at Basilio, we will definitely be back. Great staff and a good location. Need to be fit as there is only a very small lift so we tended to use the spiral staircase.Decor needs upgrading and the lighting in one of our rooms was poor but a good price for the location we were in.

This hotel has been the worse hotel I have EVER stayed in. Would NOT recommend to anybody ! There is no 24hr front desk help, if we would have gotten there a minute later the doors would have been closed and there would have been no one to let us in the hotel. The walls on the room were dirty, the AC was not working, and Mario the owner was super rude. The bed was not done and when we asked why, Mario answered with, “it doesn’t say we have to make your bed in our policy” pointing at a paper on his desk. Please please please do NOT book this hotel!

Overall we had a good stay here. Nice hosts, good location. Accommodation was clean, nice big bed but was a littke tired in areas and not the best shower. It had a fridge but no kettle for making hot drinks which was a shame. We enjoyed our stay and had a fantastic visit to Rome.

Walking distance to major attarctions like Trevi Fountain, Spanish Steps, Pantheon and close to nearby restaurants. We also felt safe with the location. Our room was small, but clean and quiet. Decent enough for a place to rest after a long day of sightseeing in a busy but beautiful city like Rome

We stayed at Basilio 55 for 5 nights, and it turned out to be just right for us. The hotel is tucked away on a quiet side street just up from Piazza Barberini, making it a peaceful yet convenient base for exploring Rome.

The quirky little lift to the upper floors was quite a novelty — cosy, but it added to the charm! Our room was clean and tidy with a very comfortable bed. The bathroom, while a little “tired” in places, was spotless and the shower always provided plenty of hot water.

A big thank you to Mario, the hotel manager, who was extremely helpful throughout our stay. He assisted us in booking tickets for the Vatican, the Colosseum, and the Green Line hop-on hop-off bus — things I really should have arranged before our trip.

The location was excellent, with a Metro station right at the bottom of the street. At just €1.30 per trip using contactless payment, it was incredibly easy and convenient to get around the city.

Overall, we had a lovely stay. As part of an Expedia package with flights, it was also very reasonably priced. Thanks again for all your help and advice, Mario!

Had a wonderful three night stay. Our host, Mario, was extremely helpful in navigating us on the hat to see, how to get there and where to eat. Cafe next door was terrific and we were walking distance to Trevi Fountain and Spanish Steps. There is a Metro Station right down the block that connects to the Vatican and Termini Station. Very convenient!!

When we arrived, no one was on site to check us in. We were unable to enter the building. We called and were disconnected multiple times because the wi-fi and cell service was spotty because of the 'old building'. We were given instructions over the phone that were confusing because we needed to access a lock box and the room numbers weren't visible. After 40 minutes someone came to let us in. The key didn't work easily. 2 of the 4 pillows had stuffing instead of a pillow. The toiletries were sub-par and not labeled because the container was old and worn. The ride to the airport was posted on the site as 60 euros but we were charged 75. I asked for a refund and cancellation at check in because of all the issues but was told no.

Hotel staff was friendly and let us check in early. Location was convenient to metro and tourist attractions. Bed was comfortable and clean. Bathroom was in horrendous shape. Mold was everywhere, black and pink. The toilet leaked at the base if flushed more than once or twice in a few hours. Mold was by the entry door as well. Nothing felt clean. Room was clearly minimally taken care of. One bed was shoved halfway under a desk. Housekeeping never took out the trash in our time there. Subpar at best.

Location was amazing. The area is very lovely with good restaurants around, and not a far walk from everywhere you need to go.

The service was hit or miss.

The person working our last day was excellent, booking a car and giving great advice.

Other staff were not as great. One staff member told us there was no laundry service — despite it saying so on the website. Another staff member said that they could not reserve us a car in off hours, which was before 7:30 am or after 9:30 pm.

Terrible terrible experience! It's a BnB and it's very much run down. No upkeep at all with scratches all over the walls, faucets that don't work and everything is just worn and old.
Also, if you arrive after 9:30pm be prepared to wait on the street for at least 30 minutes while they come from somewhere else to open up for you. And you'll be charged 20 euros per hour for arrivals after 9:30pm. (their website says free late check-ins). Manager is very rude too. Just do yourself a favor and stay away from this place

The room we were in was great, a big room with a Queen bed and 2 singles as there were 3 of us, was roomy. Airconditioning was awesome as it was mid summer and very hot outside. Staff were friendly and helpful. Close to Trevi Fountain and lots of shops, restaurants & transport very convenient. Lovely stay. Thank you :)

Our bathroom had a sewer smell that was very unpleasant. The ventilation fan made the bathroom heat up quickly. As this was a separate bathroom (outside of the bedroom with a common walkway), it made it very hard to cool down or air out the smell.
There was no mirror in the main bedroom, which required getting ready in the bathroom (which as noted above was not pleasant).
Besides this, the staff were lovely and the hotel was in a great location.

I shouldn't trust the review score. After encountering ridiculous issues at this hotel, I checked the reviews and found everything was mentioned before. And I may find the reason is the manager only cares charging guests extra fees and cutting costs wherever possible
1st, The cleanliness makes me keep feeling disgusted whenever I think I have slept there, and this also made it hard to get asleep. Multiple hairs on the bed once I arrive, which made me doubt whether they have changed the sheet. Also manager, there is so much waste under the toilet rim. Can you please spend some money to hire someone to clean the toilet not only in the most visible areas?
2nd, You can not arrive after 9:30pm. The late fee is 20 euros/hour, but the hours does not depend on you, but depends on when the manager will arrive! So if he is delayed, be ready to pay 100 euros to just get in. I arrived at 10:05pm and called the manager, he said \"you have to type in expedia you accept the late fee, otherwise I won't come\". I typed but he could not see, so I waited 1 hour in the unsafe dark. When he arrived, he charged me 40 euros because he was late for 1.5 hours?! I had no choice at that late.
3rd, the hotel is in disrepair. The manager and I entered the room and the toilet bowl kept running water which was really noisy. He refused to change the room. I can not get asleep, until 2-hour waiting outside at next day noon for repair. And no compensation!

Cons- I was very disappointed with the hotel overall, and felt that it is not worth the approximate $200 a night we paid. To begin with, our room was poorly lit...we barely had any light. The bathroom was old and dirty...hardly any shower pressure...and a lack of hot water. The worst part was that the air conditioner didn't seem to work properly. The hotel itself is old, poorly maintained and falling apart, it could use a paint job, and definitely some major renovations especially the bathrooms.

Pros- The employees I did come across were kind and quite helpful. We met the manager as we checked out and he was so nice, very helpful and gave us some great tips about our travels. Additionally, the hotel is an amazing location as you are pretty much in walking distance to everything.

Be aware they’ll charge for your free breakfast!!

Be careful! They are charging you for your free breakfast!!!! They gave us coupons for a free breakfast but didn’t mention we were not allowed to eat fruit. We took a fruit and on departure they charged us 5€ saying that there coupon is only available for 1 croissant and 1 coffee. It was dishonest considering the poor breakfast choice. There wasn’t even enough croissants for everyone! The bed were ok but the washroom smelled like humidity and wasn’t really clean. (Mole)
Angelika was the nicest person to work there. They are lucky to have her, she was a great help for information.

Had to check out of this hotel straight away, when I arrived the room smelt of cigarette smoke, they said it was a non smoking room but I could see neighbouring rooms and people were smoking out the windows. Our beds were camp beds. Worst of all and the reason I didn’t sleep the whole night was the air conditioning machine was ancient, only cooled the room by about 2 degrees and made a really loud rattling sound all night. I spoke to the staff about it, but they really didn’t care and wouldn’t refund any of my up front payment for our stay. We moved to a much nicer hotel. This was the worst hotel I stayed in Rome from my many trips.

This was in a great location. The stuff was very kind and courteous. However, the room had almost no hot water. The shower had to run for a very long time before it would even get warm. The fan in the bathroom was so noisy. It sounded like an airplane was going to takeoff. I had made a reservation for a twin room, but when we checked in that reservation was not honored, and we had to be contempt with the double room.

Overall this was a huge disappointment for the price ! This does not appear to be close to be a 4 star and also is more of a bed and breakfast and not a hotel. The rooms were old and very small and don’t be fooled by the photos. We could hear the street noise even though the claim was it was noise proof. The shower door did not even close properly and we had water leaking. We got no real help on how to move around since we had a tough time finding a taxi as a group of 7. Luckily the last day the lady at the reception was very kind to book us a van that can accommodate us and our luggage to go to the train station. They serve breakfast and it was not good and we had to pay for it. We ended up eating in the cafe next door which was decent and this is what i would recommend . The only possible pro to this place is the location as it is close to the barberini metro. When we checked in, we had a talk on the difference between quality and quantity by super mario where quantity can impact quality. Well this place needs to be evaluated as we found neither 😀. Would not recommend this !

The concierge service is great and very helpful. Location is great. However the room itself is quite disappointing. Tiny room that fit one double bed and two twins, leaving no privacy and room for walking. The washroom is not very clean. You can see mold everywhere. Sink stinks quite a lot.

I had a really hard time writing this review as I really wanted to love my stay. I was greeted so warmly and welcomed with such kind hospitality, I was really looking forward to my stay at this charming hotel.

My issues began after being out all day and returning to my room at 29°C. Rooms require the key to be inserted into a slot to power the lights and air conditioning(ac). I understand the need for this, that's not the problem.

After an hour however, the room had not cooled off so I went to get help. Instead of being greeted by the kind woman that checked me in, I was met by a young adult playing on their phone. Unconvinced that the ac was pushing warm air, they met me at the room.

After confirming ac was not working, the only solution offered was to wait until the next day(our checkout) as no one was available to look at the unit. After pressing further, they said they would bring me a fan. What we received for our 29°C room was a miniature desk fan with a usb plug and no charger.

We were never going to sleep and I was short low on patience, so I pressed further and was finally put in touch with a manager or owner. They finally got the ac to work and the room cooled off an hour later.

I know I sound like I am over reacting but I don't have words to describe the could-not-be-bothered attitude from the evening staff we received, and how little they cared about resolving our situation. It only takes one person with a bad attitude to ruin a great experience.

Booked last minute for the last night of our trip before flying out of Rome. What a great choice to stay here. The owner Mario is worth the visit alone. He was so welcoming, funny, gave us some great recommendations. He treated us like we were family. He was also very helpful in sorting out some last minute private shuttles due to flight changes. Hotel is in a great location and has everything we needed. It was clean as well. No issues at all. We’ll definitely be back and recommend staying here. We stayed at Basilio 55 Rome for 6 nights and have nothing but positive things to say about the hotel, staff, and location. Our room was clean and the bedding was comfortable. The heat and air conditioning worked well when we needed them (weird to need them both in the same trip). The staff are AMAZING. So helpful and responsible, both before the trip and during our stay. Mario had lots of good information about things to do and helped us book a tour and airport transport. The location of the hotel was perfect - close to the metro and lots of the sights we wanted to see, close to lots of good restaurants too. But it was also on a quiet street, so that was good. Our room was quiet and comfortable. We'd 100% recommend staying here and would stay again if we come back to Rome. Thanks Basilio 55 staff for a great visit!

Don’t Stay Here

Don’t stay here. Everywhere else in Italy, people took pride in their work and service — but not this place. In fact, they actually ended up scamming us. The hotel claims to have air conditioning: it does not. We were in Italy during a heat wave, and when we entered the oven-hot room and the AC wasn’t working, I told the desk. The receptionist’s explanation: you can’t set the AC to your desired temp; you need to set it to 27 C (81 F) and work on incrementally lowering it. I explained to her once more —though it was obvious now she didn’t need to be told — that the AC is broken. She came to the room and played with the remote (see picture) while on the phone with the owner. After hanging up, she relayed the owner’s message: that’s just the way it is. When we told her that we aren’t going to stay here then, she apologized for the inconvenience and told us a refund would take a few days to clear. We took the hotel at their word, that they would cancel the reservation, and went on our way. Well, they never canceled the reservation. When we inquired with them about the refund, they told us to call hotels.com. What they told hotels.com is that we “checked out early”—and even though we left immediately because of the broken AC, they actually charged us for 3 nights. Meanwhile, they probably made double on the room by releasing it to some other poor traveler. Don’t be that traveler. Stay elsewhere. (Side-note: there was tons of garbage on top of the closet from previous guests.)

Things I love about this hotel: the beds are comfortable, the rooms have blackout curtains, and there’s a refrigerator. But what I loved most is the degree to which the staff was so accommodating and attentive to our needs. They spoke English really well and helped complete my incomplete travel plans with kindness. Good customer service means more to me than most all amenities, and as much as I travel, I can say that this hotel went way above and beyond my expectations.

Mario made sure we had a great time. Told us where to get some really good authentic Italian food (we ran into him there during dinner too), and recommended a very good pastry cafe not too far from where we were. Room was great, just as expected. Would stay here again. Excellent location, no more than 10-15 minutes walking to any landmark, and plenty of scooters around. Also right by a bus and metro station.

First, the entire staff was excellent. Mario, Oksana, the woman that helped with breakfast, everyone was friendly, outgoing, helpful. The room was clean and comfortable. Location location location! If you are so inclined,So many sights are a comfortable walk. Spanish Steps, Trevi fountain, the train station, a pharmacy, small grocery store, and of course restaurants. Our go to was Pepes.
And if you didn’t want to walk( mobility issues) there is a taxi stand just a vert short walk.
We would definitely stay here again, can’t say enough good things about this place.

Sleek, modern room design, quiet, yet just off the Piazza Barbarini. Very quiet. Basilio offers a lovely breakfast room and excellent breakfast, with friendly, attentive staff. Close to the Spanish Steps, many restaurants and cafes and walking distance to Roma Termini rail station.

Nice modern hotel

Stayed in a single room with a private washroom. It's a nice, modern hotel with a small lift that fits 2 people. Breakfast is included but I personally didn't really like it. Bernini station was closed, but most sites are a 20 min walk away with a bus stop down the street. Getting inside the building was a bit confusing but check in/out was fast and easy.

Pros:
• Quiet area
• Nice, wide, and comfortable bed. In-room A/C that you can adjust. Loved the Netflix!
• The receptionists were great! Gave me lots of tips and suggestions.

Cons:
• Could be cleaner, especially washroom. I think their water is too hard (a lot of hard water stains in the washroom). The in-room kettle was quite dirty on the inside. Rooms were cleaned every 3 days.

Super Quiet place in Rome

The most quiet place you can find in Rome tucked inside the building super quiet loved that the most. The service was great at check in very fast efficient and they have a reception area. Most apts do not have one in a Rome.
Brought my heavy bag to the room for me greatly appreciated.
They have elevator and air conditioning. The room is very small

We liked everything about Hotel Basilio 55. The staff were so nice and helpful. Francesco gave us great recommendations for places to eat and helped us store our bags on the day of checkout so we could tour the Vatican. I would definitely stay here again and recommend it to others as well.

Absolutely loved the location of this little bed and breakfast. Prime place to stay in order to see key locations in Rome. The staff and service was excellent. We were made to feel very welcome and were given lots of information about where's best to eat, modes of transport etc. Overall, a lovely place to stay for the weekend!

Bed very comfortable. Location good. Breakfast had good variety. Just two issues: We had the room with the private bath outside- we knew this. Would have been nice to have a mirror in the room so two people wouldn't have to be in bathroom at same time. Bathroom was clean and spacious but very hot...felt there was no airflow or ac in bath. Because it was off a shared hall, it could never be kept open to cool down.

For a bed and breakfast it is excellent. It is not a hotel. Expedia should clarify that. Building is very safe but street looks not so pleasing but then Rome is like that.

Very convenient to everything.

Perfect place to add a day in Rome after a “tour” of Italy and get ready for return travel. We were close enough to walk everywhere in Rome, had a very nice walking tour of the Spanish steps and Trevi Fountain etc. made a few quick stops at some tourist traps for last minute trinkets and walked to the train station to get back to FCO and on our way!! Would definitely stay here again - breakfast was typical continental with fresh coffee to order.
