Arrived at the hotel a little bit after 9am. No problem checking in as reception is open from 8am or 9am until 1pm. The owner was present that morning and was kind enough to allow us to check -in earlier.
The room was not what I booked but it was okay except for the “STRONG” sewer smell that reeked my entire stay I just had to open the windows and keep the bathroom door close. The bed wasn’t comfortable and my partner felt like the bedding wasn’t clean (it was).
However, the location of the room was in a exceptional well area and close to the main attractions in walking distance such as Trevi Fountain, Spanish Steps, Pantheon & short distance with taking a Uber to the Colosseum. The restaurants and shops were all in walking distance.
Just for the record this is not your traditional hotel setting and make sure to bring a plug converter in case reception isn’t available.

The message came from staff asking how did I want to make the payment? Never paid as Expedia noted to never give credit card outside of Expedia. Be aware!

The AC worked great. Spacious. Excellent location. There is a taxi stand like 1/2 block from here that is well staffed and so important to have convenient access to. Well secured and has an elevator/lift. Small amenities in the room made it extra welcoming. Had mini-fridge.

This is a centrally located quiet place within walking distance to most tourist attractions and 2 minutes to a subway station. The staff is super nice. The only complain is that the desk is tiny and there is only one stool, no chair.

This hotel was Fabulous! Quiet, clean, well decorated, safe location. The staff is super helpful and genuinely just very pleasant and nice! Deborah was super helpful with a map of local sites and places to eat. Taxis, subway and many eateries are all within walking distance.Many sites o see are just 10 minutes walk away from this lovely place! This is truly a gem and will definitely return to this hotel!

The entrance is an Italian type apt but once you’re inside the place is immaculate, the room is comfortable, decor is modern, the bed is super comfortable and the service outstanding. You won’t regret it! Highly recommend💕

We were very particular about booking accommodations that have AC, the first note on the wall is WhatsApp this number if you have any issues with setting the temperature. So we did, the first message was very polite and when we said it’s not setting at a temp and the room is very hot the answer was no the room isn’t hot it’s this temp in Rome is 21 and oh by the way we are doing maintenance on the AC units! Quite honestly that’s such nonsense if you offer a service or amenities then offer it! We had to sleep with a fan running all night it was really unpleasant and it was the last night of such a wonderful vacation in Italy.

A very nice place to stay, easy to find and the breakfast was delicious! Maybe would have preferred for someone to be there when checking in but that’s just personal preference, the check-in instructions were easy to follow. The only two minor problems were, there wasn’t a handle on the door to get to the fridge so, could only open it at the bottom which my mum found difficult to do due to her arthritis. Also, there weren’t any draws to put underwear etc in, we had to use the window sills instead. The location was very good as well, only a 10 minute walk from the Trevi Fountain and Spanish steps and just around the corner from the metro station. The hosts were very nice and when the air con unit leaked, it was fixed promptly.

This hotel is different from your typical hotel. The rooms were located on one of the floors in an old building. Our room was spacious and updated. The only issue was that remote control for tv didn’t work. Kitchen was located outside of units and someone would come and prepare breakfast in the morning which was good. Waking distance to Trevi Fountain. There is no staff after 5 but are reachable by phone and internet. I would stay here again.

Looks aren’t everything
Luca, who runs the daily operations, was kind enough to arrange our taxi from the airport. The flat was easily accessible by a small lift. The style is more like apartments than a hotel, and there was no check-in process, only a note with a key taped to the door. There weren’t instructions given on how to access the property after hours and we found ourselves locked out after a late dinner. Breakfast is included and well done. The common areas and rooms are beautifully decorated, but they show their age. Our unit had a missing shower door and obvious water damage to the ceiling in the bathroom, and the air conditioner didn’t work. Rome is hot in the summer, and the air conditioner stayed between 27.3 and 28.8 degrees Celsius (roughly 80-85 degrees Fahrenheit). Luca stated he would be there to fix it, but never showed. The uncomfortable temperature made it difficult to sleep at night. Also, the WiFi wasn’t strong enough to reach our room at the end of the hall, so we had to rely on roaming. It should also be noted the closest metro station is out of service, so if you plan to rely on public transit, this isn’t a great location for you.

Very cool modern rooms. Comfortable facilities and the ease of self service was nice. AC in our room did not work properly the first night and even though the hotel was not staffed the owner was extremely responsive and accommodating. Gave us access to another room for that night and had the AC fixed by the time we returned from am activities the next day so we did not have to move all of our stuff.

It was a very quaint modern room. One of my favorite things about the place was the 100 year old elevator. Our room was decorated with old time cameras and was accented with a bright green. I would recommend staying there if you are going to Rome.

Wow! I had an amazing stay, the hotel was clean, beautiful and newly renovated! The location was great, close to PIazza barberini with lots of restaurants, shops and supermarket. A walk distance from the barberini metro.
The breakfast was great, simple but delicious and tasty with fresh baked croissants, fruit, sliced Italian meats and cheese, scrambled eggs and rice coffee!
The stuff was very friendly and helpful, always with a big smile.

Great value! Modern rooms in a fantastic location
This is a small boutique hotel in a old Roman building. The rooms are modern and completely updated with all the amenities. A/c most of the year is critical. The only thing was the lack of a front desk, so they leave check in instructions taped to the interior doorway. Breakfast was great, very easy to the Bernini metro station, right around the corner from the Capuchin Crypts. Great restaurants as well. Overall great stay for the price.

Room was nicely decorated but it was quite noisy. The kitchen for preparing the breakfast was a few meters from my room and that made it impossible to sleep in until the time we wanted to. You wake up when they start their day, not when you want to start yours.

Amazing hotel with a great location. Very clean rooms and nicely designed. Looks very old from outside but rooms are very modern. Walking distance to Spanish steps and trevi fountain and around 30 minute walk to colosseum.

The room was well-renovated, it was new and clean. The staff are friendly too. The location was great, close to Barberini station and restaurants. However, the room was a bit small, and there was no street light at night, we had to walk along the dark street to get back to the room.

Excellent location - if you think this property is a regular hotel you are mistaken - it is approximately ten rooms on one floor of a building in Rome - it freaked us out at first but after a few days it was really cool and like having your own apartment in Rome - air conditioning was sketchy but it was really hot weather and our fridge didn’t work but we only told management once about it and didn’t follow up with them and in all honesty we really didn’t need the little fridge - you would never find this place because there’s a 10x10 inch sign on the door but fortunately our driver from the airport knew where it was and again you are so close to everything and right on a Metro stop and a stop for the hop on hop off bus - I would stay here again and I’m definitely going back to Rome !!

I reccomend this hotel to anybody wishing to come to Rome, as it is only 5 minutes away from all the interesting stuff, and is just lovely.

We enjoyed our stay here however the old lift was often not working and we were on the 3rd floor which sometimes was inconvenient. The location made for easy walking to the Trevi fountain/Panthenon area. The room was well appointed. There was no front desk at the property and the entrance was difficult to find but once we worked out how to get in all was good.

Amir was very friendly, he gave us advice about the city and it's people. He did also recommend good restaurants as we've celebrated our first wedding anniversary.
The breakfast was also lovely and plenty to keep you going in the morning.

Tuvimos una estancia agradable en este Bed and Breakfast, las instalaciones dentro de las suites son modernas, nuestro cuarto era un poco pequeño pero funcionaba, la ubicación del hotel es buena, cercana a las zonas de interés, el precio de la estancia a lo mejor es algo elevado para el tipo de propiedad pero por lo que vimos en esas fechas todo estaba mas o menos en ese rango de precios, el desayuno es básico pero funcional, el personal nos atendió muy bien. Check in hat problemlos geklappt. Zimmer sieht super aus, kleine Macken aber das gehört zu Italien. Frühstück passt auch und Lage finde ich super. Am Morgen wurde ich jeweils von der Entsorgung geweckt aber ansonsten kein Verkehr. Ein Seegen in Rom!
