The place was quite clean and spacious. Unfortunately, the heater and air conditioning thermostat malfunctioned, preventing me from getting any sleep. Our room temperature remained at a scorching 81 degrees throughout the night. I reached out to the property and they suggested we lowered it to 40-50 degrees. However, after making this adjustment, our room experienced extreme fluctuations, alternating between freezing cold and scorching hot.

Scent sensitive people, beware. They use scented detergent on their linens, if you're sensitive to that kind of stuff. The staff was great at fixing my issues, but I took a refund and left after one night. When I arrived, the common area and the room was over 80 degrees. It took hours and several phone calls to work through the issue. I was moved to another room but the heat issue persisted. It wasn't until 3 am that the room finally got to 70 degrees. Also, I carry a white noise machine because hotels can get noisy. But I was still able to hear people banging around in the shared kitchen throughout the entire night. So, after one night of no sleep, I decided to take their offer to refund my second night and let me leave. I just have up on all my plans and went home. But staff and management were dilligent in addressing my issues.

One of the BEST hotels we have stayed at! Literally kept comparing it to our favorite on the amalfi coast! The room was clean and so spacious, insane light and the common space was amazing for coffee and breakfast. Would be great for a family trip with the rooms and the common space. An added bonus was having an amazing restaurant below! Overall so easy to navigate, safe parking, so walkable and just a great stay. We will be back!

Overall nice, but recommend traveling light since there is no elevator. A bit frustrating that the thermostat reset every few hours. Parking is incredibly limited and we had to get permission to use the handicap spot. The shower head holder was broken rendering it useless, and the beds and pillows weren't very comfortable. All that said, it's a pretty place and well decorated. We also enjoyed the experience of a hotel with the convenience of a VRBO. The staff we corresponded with briefly was super friendly. We would stay again, albeit with slightly nerfed expectations.

The main issue was that the thermostat wasn't working. Heater was on continuously to the point that we had to leave the door opened in order to cool down the room over night. The staff couldn't or wouldn't go out of their way to solve the issue. There is no one on-site. If we didn't have some drinks with dinner that night, we would have left the property and found somewhere else to sleep. It was unbearable. They only refunded 42%.

This is a gem of a hotel in Milwaukee. Stayed in Suite #1. High ceilings, exposed brick, clean, overall a great space to come home to when visiting MKE.

Could not get into room with code provided, had to get an emergency code, had to call back a second time as they did not send the new code as promised. Person states this happened before and they probably need to get it fixed. No parking spaces available, had to park blocks away with luggage. Kitchen barely stocked, only 3 coffee pods, 2 granola bars. Room was nice however. except for the toilet paper roll holder was broken.

The shades in the room are not darkening and light comes in very early so be ready to start your day when the sun rises. There is no continental breakfast, only a community kitchen for you to make your own food.

Upon arrival the shared kitchen space was very dirty. Crumbs all over countertops, dishes in sink, dirty dishes in dishwasher which was full. Thought was maybe it would get cleaned the next day and restocked with coffee. Entered room which was clean with the exception of crumbs on the small table and chairs in the room. The next day we awoke to the room becoming a little warmer. Went out to make coffee and get the advertised English breakfast that was supposed to be included. Nothing there. Text the contact number and they said they don't provide that and asked who i booked through. Told them and they said they would reach out to hotels.com because info was incorrect. Looking back at reviews it looked like it used to be offered. Someone else also recently stayed and said breakfast was missing as well. Went back in the room to find out was getting warmer. Temp set at 68 but temp was 72 and getting warmer. Text again. Said the app told them it was working. Waited and temp went to 75. Had to get ready for the day in a warm and stuffy room. They sent someone out after we left. Addressed the issue, which we were greatful for but no aplogy or anything for all of the issues.

Unique and eclectic but not worth $250/night
The hotel is very unique but definitely not worth $250/night: the bed was incredibly hard (my fiancé and I didn’t sleep well and woke up each morning with stiff backs) and the pillows were so soft they didn’t offer any support (we woke up with stiff necks).
While the place was clean, the communal kitchen needed needed quite a bit of restocking—from coffee pods, tea bags and oatmeal to cereal spoons, tea cups and coffee cups (we had to wait until other guests finished their coffees so we could wash out their cups and make coffee for ourselves).

This is a cool place for stay, close to lots of great places to eat and shop (if you like comic books, vintage, small businesses). It was a bit much to be in one room with our 2 teenagers, with only one bathroom with a hanging door that didn’t provide privacy (doesn’t close entirely) and no bathroom fan. The room got super warm during our second night and we couldn’t get it to cool down, so sleeping was kind of miserable for us—and because there are no staff on duty, we couldn’t do anything about it. I would say this is the perfect place for a single adult or a couple, but not amazing for a family sharing one room.

Seems big brother-ish, as does the sign on the board that “we are watching you.” I gave high marks on the cool building, although it was hard to regulate the water temp in 6. Your guests were all very nice, but I have to say there must be a middle ground here that you could find if you tried. Other hotels, hostels manage to do that. Why not Kinn?

Loved this place! Only stayed one night but it was fantastic! The beds and pillows were extremely comfortable and I am picky when it comes to this due to having a bad back. Loved the contactless check-in and check-out also. The only thing that was not liked was the bathroom door. It is a sliding barn door and when the door was closed there was about a half inch to and inch gap. The entire bathroom was visible through the gap which could be seen through the reflection of the wall mirror located in the room. The hotel was extremely clean and in a safe area that was in walking distance to shopping, food and nightlife. Would definitely stay there again!!!

Parking was an issue. The alley was tore up and city was doing repairs, so we had to contact the milwalkee parking authotities to get an overnight parking permit for street parking. No staff on sight. Cipher lock to enter building and room. Code was needed. Room was fabulous. Great renovation of a very old beutiful building. Great spacious shower. Great restaurant on site. The room is clean but spartan. There is no closet just some hooks on wall and one uncomfortable chair. There is a two floor stair climb required and hall could use better lighting because you have to key in an entry code. Had to park on street even though they say they have parking. Only 6 spots available and apparently first come first served.

Nice facilities. Comfortable bed and pillows. But all the rooms are above a restaurant through the creakiest stairs I've ever walked on, and all the room hinges need some oil. There was no ice available that we could find, nor any elevator for lugging our suitcase up to the room. That being said, it was fine for one night

It is a beautiful property in a great location. But it took a while to get the access code texted to check in (there are no employees on site). Additionally, I wish hotels would just have regular old light switches instead of mystery buttons and hidden clickers to turn on lights. And the \"Free Breakfast\" was packets of oatmeal and a jar of granola. Oh and coffee. But no sugar. For the price of the room one might have at least thought juice? A great concept but lacking in warmth.

The place doesn't have any desk staff so if you need something I'm not sure who you'd ask. That wasn't the main problem though. The main problem is that the property's concept is that there is a communal kitchen and sitting area that guests are encouraged to use and possibly meet other guests. In theory that seems nice but the area was so close to my room (and all the rooms really) that I wasn't able to sleep. Someone went into the kitchen at 515am and started making coffee and fixing their breakfast. This continued throughout the early morning hours. The noise of doors slamming as people came and went to the common area and the noise of people using the area made it impossible to sleep. On top of that the curtains don't quite cover the windows so as I was woken up by the noise I was kept up by the sunrise coming through the window. I wouldn't recommend staying here.

Nice but neglected
I expected better from this hotel given how much the rooms go for each night. The room was very clean but lacked certain features that would have made it a more comfortable stay. The beds did not have headboards, so I found my pillow sliding off and behind the mattress throughout the night. There was also only one small chair next to a tiny side table, so the two of us staying in the room could not both sit in the room if we wanted to. Over half the light bulbs in the bathroom were out or flickering. And the self service 24 hour laundry next to the kitchen was just a storage closet piled with dirty towels and cleaning supplies left by housekeeping. It would have been nice to do laundry after coming back from a week long trip in the Upper Peninsula. Lastly, there’s about a 2” gap between the room door and the floor, so you can hear everyone and everything in the guest house. And they can hear you. So no privacy either. Overall, the room was nice and clean, just a bit neglected and impractical.

When traveling we try to experience new things including lodging. We selected this property for it's proximity to places we wanted to visit. It is a beautiful building with all of the necessary amenities. It is eclectically designed with an industrial look yet warm and inviting. Parking is included in their rates. Full size kitchen and laundry available for guests. The only strange thing that I am reluctant to mention is the entrance was shared with a restaurant. Close to Milwaukee and surrounding suburbs. We recommend to others.

The room was quite lovely. Clean and very comfortable with some nice modern touches including the large accessible shower and high-end mattress and bedding. Nice view of the neighborhood through large windows, providing daylight and ambiance in the evening. Enjoyed the common kitchen with Nespresso, glassware, and other options.

Overall a very good stay. Location was very good for our needs. Able to walk to stores nearby for a quick bite to eat. The room was a good size and overall very nice. Bed was a little soft for my liking. Not sure why it said breakfast included on website. The only thing they had was coffee, tea and packages of oatmeal. Not exactly what I would call breakfast included. But there are locations within a 3 to 5 minute walk that did offer breakfast choices. I would stay here again when visiting Milwaukee.

I usually don’t post negative reviews but I can’t not warn people about this place. We stayed for one night at Kinn Guesthouse Bayview. The refrigerator was broken so we lost all of the food that we had for our trip and our leftovers from the Public Market. We had a toddler with us so food is crucial! We wanted to shower the night we arrived but could not due to BLACK MOLD inside and outside of the shower. That’s disgusting and hazardous! You could see where they painted over the mold but it grew right back! We would have really liked to shower before getting on the road the next day. As we were packing things up the morning we were leaving, our toddler opened the bathroom door (which we kept closed with the fan on the whole time-black mold) and then closed it, the door came crashing down and landed on the side of the bed. That was terrifying! He easily could have been very hurt. My husband put it back up there but realized the door was missing a piece that was needed and that’s why it fell off so easily. We contacted Ewvin the property manager to discuss the three issues and he was quick to get off the phone and said he would go look at the mold and get back to us after speaking to the owner. He never called back. We reached out multiple times with calls, voicemails, texts, and emails. He completely ghosted us. How shady.
