Rooms are definitely have not been sound proofed like mentioned in the description. Had trouble hearing our neighbors talking until 3am rwo nights in a row. Contacted staff and no real help in solving the issue. Photos are also little misleading, room only includes your standard bed and bathroom. Otherwise clean and resonably updated.

Little problem with elevator code this stay. Had to take stairs but problem was explained and all was ok.

A terrific place close to the Third Ward, the public market, good restaurants, and speedy Uber arrivals. The staff was very friendly and accommodating, and our king room on the first floor was clean and large with a nice bathroom in which everything worked. We stayed at the Kinn for a rate that was more attractive than other hotels in this popular area of the city. We intend to return there on our next trip to Milwaukee.

Loved the concept of this hotel. The common areas were so nice and a great idea. Perfect location for walking to the Public Market, restaurants, etc. The restaurant in the lobby was fantastic. Great brunch, drinks and had a crab toast special that was beyond delicious. Room was really nice as well. Would 100% recommend and stay there again.

I had the King corner and I could not enjoyed my stay due to all the noise and loud cars. Late after midnight motorcycles and loud muffler cars roar back and forth. I couldn’t sleep. Early in the morning around 6am all the big trucks and their squeeky breaks rings into the room.

This was a unique way to stay at a hotel for us. Self check in and a code for access was new to us but was easy and worked well. The room was dramatic in its height and very comfortable and quiet. Housekeeping missed a couple of things so that is my only negative. The common areas are very nice.

Kinn Guesthouse was the most unique experience! Rather than the typical check-in, you are given an access code and instructions for entering the property and room. Once you get off the elevator on your floor, there’s a fully equipped kitchen, living room, and dining common areas on every floor. There are “house rules” listed which are mostly about mutual respect and cleanliness in the common areas.

The entire floor and my room were pristine and GORGEOUS! The hotel was very aesthetically pleasing and homey. You can text/call any time and they immediately respond. Towards the end of my stay I texted to see if they could hold my bags after checkout (my flight was later); they responded instantly and were able to hold my bags “for as long as I needed”. Amazing service.

I will definitely be on the lookout for other opportunities to stay with Kinn Guesthouse, and highly recommend staying here!

This was such a cool find! We were in town for a triathlon and wanted to be in walking distance of the venue at Veterans Park. Kinn Guesthouse fit the bill and had so much more. Our room was super spacious and gorgeous. Great shower and scrumptious smelling bath products. Awesome kitchen on 2nd floor with quick breakfast items and a gourmet coffee machine was a huge plus. Concierge was fantastic with some superb dining recommendations in walking distance. Only small complaint was there was some kind of mattress protector that wasn’t breathable at all and made for some sweaty sleeping, which was a bit uncomfortable. Other than that a great stay!

Very nice hotel. Very confusing place to stay. I am gold status, so I have stayed in many different hotels and know how they work, but this one was different and confusing.

I asked to leave our bags with the concierge as we arrived early. Was offered early check in for $45– choose to leave our bags in Managers Office instead. The girl working was very nice but did not inform us how everything worked, aside from needing our code for everything.

She offered to put our bags in our room when it was ready & we said yes, then left for entire day/night.

Got 1 blue claim ticket for all 5 bags. No bags were tagged-we were told to just set them in the office. When we came back to our room it was about 12:30am & only 3 of our 5 bags were in our room.

We knocked on Managers office and another guest came to the office with our 2 missing bags in hand and asked it they were ours. It was a hassle and inconvenience, but glad we got our bags and the other guest was kind to return them, especially after Midnight.

Also, kitchen area was beautiful but very confusing. We were given no instructions on how it worked. We did not know how to use the coffee machine nor if the food & drinks in the fridge were open to all guests or if we needed to tag our things so others did not drink them.

We left early AM to go get breakfast and did not take advantage of any amenities.

Our stay was at on a busy weekend & we paid double was the ave rate. We didn’t use the full offering, due to not informed.

This was such a great stay! Really beautifully done. The nespresso and self serve breakfast options were a great touch and the kitchen was beautiful and spotlessly clean. Comfy bed, great shower. My only caveat is that the walls are very thin. Our neighbors were very respectful volume, but we could hear them speaking and getting ready in the morning before we were up. Wasn’t at all a dealbreaker, just something to be aware of!

A stylish gem in the middle of Milwaukee

I loved the Kinn Guesthouse! It looked modern and stylish, while having the quaint charm of being in an older building (you could tell by the high ceilings). The decor was sleek and updated, and you had most of the amenities you could ask for! If something was amiss, you could simply text the concierge group and they responded very quickly to your need.

One thing to note: there are shared spaces on each floor so be aware of your volume at a certain point. Also, if you intend to bring items that need to be refrigerated, be sure to label your goods as, again, that space is shared.

There were no instructions on how to use the keypads. It took us 5 minutes to figure out that certain keys were necessary to make the code numbers work. The microwave was completely hidden and once found, difficult to operate. Coffee maker in common area was hit or miss; one brewed cup came out as water. Shower temperature was either scalding or cool. The description of the inn did not clearly specify that there was not a private parking lot I only found this out after calling to inquiry about availability for parking our large truck. The “customer service” is totally lacking. (The real person in the Inn was helpful but only bc we reached out w questions.) If I knew of all of these inconveniences, I would have never booked the stay. The experience absolutely did NOT match the inn’s attractive marketing.

Terrible! No way to connect streaming service in your room, you have to go to the common area. No help from front desk, bc there was no front desk. It’s 15 degrees outside and they cap the heat at 76 degrees. Very cold in the room. No pool, the gym is trash, and no complementary breakfast. Paying $329 for a room with no streaming connection, no room service and no breakfast, total rip off. I will never come here again, and will encourage others to do their research before coming here. I’ll also leave a google review as well. This hotel is trash

Property was great. There was a valet sign outside the hotel but in fact no valet. I was told that id been sent a text about there not being any valet service but checked and had not received anything. Perhaps remove the sign if you aren’t offering that service.
Also the registration process requiring uploads of drivers license etc as pretty cumbersome.

Code didn’t work when we got here, no cold water in the bathroom sink and maintenance could seem to figure it out. To get drinking water had to go to the second floor, they could have at least offered some bottles of water. For the cost, you’d think we could coffee in our room rather than having to get dressed and go up to the second floor to make coffee. The bathroom door had a lock hanging out but no hole in the frame to actually lock and unable to close completely.

This property is nice and conveniently located in downtown. Room was very large and clean. One small complaint, the fitted sheet seemed too small for the mattress and constantly pulled off the corners. Fair warning, we had a ground level room right next to a busy street and the vehicle noise was very loud at times - particularly on weekend nights when we had cars blaring music outside our window frequently until 3 AM. This is not the hotel's fault, just a result of the location. The most important factor to consider is the level of attention you may require from staff as this property operates on a unique \"limited staff\" concept. This was ok for us as we are generally pretty self-sufficient, but it was problematic because we elected to use the valet service which required us to text or call a number when we needed our car or brought it back to be parked. After our texts went unanswered a few times we tried calling, and calls would not go through. My husband pointed this out to an employee but the problem persisted. This was a bit frustrating when we needed our car and were waiting around the lobby with no staff to be found. We never encountered more than one employee on the property at a time, and even that was somewhat spotty. Again, just consider whether this will meet your needs before booking, especially if you are accustomed to 24/7 front desk assistance, etc. Overall, the price is arguably a bit steep to not have staff readily available.

We enjoyed our stay here. They are very hands off and give you an access code to all the doors you need so you don't actually speak with a human to check in. The room itself was nice, the bed was surprisingly comfortable for a hotel. The artwork on the walls was a bit odd, but I think this might be part of the artsiness of this hotel. The common areas on each floor were super nice and well thought out. We appreciated that. The shower was European style with the open door concept which we personally don't like but the biggest issue was the water temperature from the sink and shower were very inconsistent.

Staff was friendly and helpful.

Valet parking was helpful but a bit expensive.

Great walking distance for most downtown attractions.

Or room had some strange water issues: toilet wouldn't refill, cold water didn't always come on in the shower or faucet.

The windows do not buffer much street noise... single pane perhaps? But it sounded like the window was open (which it wasn't).

Other minor things: Kleenex box in the room was empty. No travel cups for the coffee (paper cups).

Split decision: I liked it, he hated it.

Their \"touchless\" system is weirdly impersonal. A nice young woman met us at the door and showed us to our room. After that, it was like being in a vacant building. If you want help, you just have to call/text. My husband was particularly annoyed by the lack of hospitality.

I liked the room. It was clean and very modern. He thought it was a bit sterile.

We both agreed that the valet parking system was a disaster. We decided to spend the $35 because they said that we would have unlimited in and out privileges and it was safer than parking in the $5 lot across the street. This turned out not to be true.

There was no valet station. You had to text to get someone. If there was no response, you're supposed to call a second number. Both times we tried, there was no response. The car was sitting next to the hotel right where we had left it so we just drove it to dinner. At 8:30 the next morning we got a text saying the car was ready for pickup. We responded that we had not requested the car to be ready, that we would be leaving at 9:30, and to please have the car ready then. There was no valet at 9:30. When she finally showed up, she told us we could pick up the car at the side of the building where we had left it. Since it was raining heavily, we would have preferred to have the car delivered to the front door. But we realized that might not happen for a very long time. So we walked out in the rain and went home.

Amazing room, and if you’re not a fan of the combined area I only shared the elevator with one person to the floor for the whole stay.

This property is beautifully styled. My suite was over 35m2 and on a corner. The furnishings are stylish and well curated. The bed was massive and very soft, too soft for me but a great bed none the less. Outside the room is a common area with a stunning high end kitchen with dare cooking and food storage areas. Free nespresso and Rishi tea, free pastries and yogurt and granola. Utterly gorgeous.

The hotel works entirely with out a front desk and no keys. Access is all via a key code sent to you mobile.

My room was street facing and was noisy from 5am when the garbage trucks start.

The lack of in-person staff was strange and not to our liking.We found it extremely difficult to get prompt valet service either dropping off or picking up our car! It took multiple tries to get through to a live person with the numbers they had posted around the entry and lobby. Getting both cut off and getting an answering machine! We waited a long time to get our car picked up to be taken to their off site parking garage.They wanted us to leave our keys in a box for the eventual car pick up. Someone from the valet did finally come to our room to get the keys to put our car in the proper garage. Which we appreciated. Getting the car the next morning took longer than expected as well.
Our room was nice and both the room and bath were very clean. The bed and pillows were okay though not as luxurious as we had expected.
The whole experience is very hands off and remote. Not for us as a couple.

Love this concept and the hotel. Beds were comfortable and rooms spacious with huge communal areas that were very well done. My wife wasn't feeling well and the owner/manager offered to stop by Walgreens to help out. You will enjoy the experience.

Overall experience at this hotel was a 12/10. Beautiful, spacious room. Very comfortable bed. Great location. Would recommend to anyone visiting Milwaukee.
