Arrived with a flat tire. Asked the lady at the front desk if she had reccomendations on where to fix a flat, she went out of her way to ask around and find me some references. Love the giant monstera plant in the office area. My room was a single bed, clean, massively oversized for a single person. Everything was clean and functional. The best perk? How close the beach was. Walking distance. Overall the place was fantastic, inexpensive, and friendly.

Do not recommend! Stayed for 5 days in room 206. Dirty room with furniture not dusted and mold in the shower. There are smashed bugs on the ceiling above the shower and what looks like blood stains on the front door that could be easily wiped off. Very dirty hotel. Housekeepers did not come by to make our room or replenish toiletries or towels our whole stay. The only time they came by was to ensure we were checking out on time on our last day - and they did that twice. Worst of all, our toilet clogged from regular use and when I went to let the front desk know, the bum at the front desk tried handing me a plunger. Not sure how this hotel has such high reviews on this website. Beware.

We liked the location but paid for an ocean view room and could not see the water. Animals were allowed on the first floor, but our room on the second floor had a dog barking frequently next door. You could tell the rooms were updated. I went to the office to get the WiFi password and no one was there. I rang the call button and finally left as no one arrived.

Except for a bit of a delay in being able to check in due to a key card problem, it was all fine. We like that it's so close to the Boardwalk!
Hopefully some exterior cosmetic fixes can happen soon.

No complaints. The room was very clean. We were on the third floor. A luggage cart was provided so we could take everything up in the elevator at once. Beautiful ocean view out the window. I would definitely stay there again.

The property is called “Ocean View Inn at the Arch.” I booked an “ocean view” room and requested the top floor through Expedia (which offered a better price than booking directly through the hotel website). Unfortunately, the room was on the second floor and, at best, had only a partial view rather than a true ocean view. There is also a 5½- to 6-minute walk from the hotel parking area before you actually reach the sand, and tall trees and shrubs in front of the property further obstruct the view.
When I asked about the top-floor request—which I had made at the time of booking—I was informed by the hotel manager that it is against hotel policy to place guests who book through third-party sites in the “good rooms.”

This is one of our “ go to “ hotels when we go clamming. It’s close to the beach. Always fairly quiet- you don’t hear a lot of noise from other rooms or the parking lot. Always clean and well maintained- staff is friendly and helpful too. And for what you get it’s a great price. I do wish they had a pool 👍

GREAT location without a doubt! 3 floors with an elevator. VERY close to the beach.
However, the office closes at 8 pm so if one is going to arrive after that, better notify
them ahead of time.
Also, there basically is NO breakfast. There is a Keurig coffee maker and 1/4 size mini muffins with nowhere to sit.
Unfortunatly the hot water coming out of the shower/tub combo was trickling out, cold water had great pressure.
Sink had great hot/cold water pressure.
Other than the \"breakfast\" and hot water pressure, the place would of been 5/5 star.
BIG room with Fridge, generic coffee maker with pods, microwave.
They had 2 very comfy recliner chairs to watch TV in with a seperate swivel office chair next to a table.

What a wonderful place to stay. We could see the Ocean from our room and we kept see deer right outside our window just beautiful. The staff was very nice and according. Thanks again for arranging for us to stay another nice in the same room so we didnt have to pack up to move to a different room a thousand thank yous 🤗😍

The room was very clean but only one roll of to for 4 people. I had requested a cot and extra pillows but no cots available and no pillows which was odd, she did give me 3 extra blankets though. I thought it was odd that the office closed at 8:00 but there is a bell you can ring and she was very nice and helpful. Beds were comfortable and it was very quiet! Would definitely stay again!

The after 8:00pm check-in process was very efficient and quick once I saw the sign saying to ring the doorbell. The staff person was very gracious as well.
We were pleasantly surprised at the modern amenities, but disappointed at the lack of breakfast. We were extremely happy to see the two does feeding just outside our window!

Overall, this is a good value hotel, but definitely a case of “you get what you pay for.” You can tell they’ve made some efforts to update the property, though there’s still work to be done. Everything was clean, which is important, but the building itself shows its age with areas of rust and needed paint.

The staff was friendly, but not very attentive. I requested service for my room and didn’t receive it, which was disappointing.

The room itself could really benefit from a comfortable chair or small sofa. There was plenty of space for it, and with such an excellent view, it would have been nice to sit and enjoy it more comfortably.

Plumbing was a significant issue during my stay. The toilet clogged repeatedly, and at one point even overflowed. This is something that clearly needs to be addressed.

Breakfast was minimal, consisting of small, grocery store-type pastries. That said, given that this is a budget-friendly hotel, expectations should be adjusted accordingly.

On the positive side, the location is excellent. You can easily walk to everything, which is a big plus.

Overall, it’s a decent option for a short stay of a day or two, but I wouldn’t choose to stay here for an extended visit.

Check in was easy and the woman at the front desk was very nice. However, this is where the positive experience ended. We got to our room, which was fine, until the children in the room above us started jumping, running, banging on things, etc. This went on ALL NIGHT. From 2:45pm until around 10:30 pm when the lady at the front office finally agreed to call them. We had complained much earlier a couple of hours into it and she said we had to wait until 9:30, but that she was fine with US confrontating them and banging on the ceiling! 😳However, it started right back up at 5:27 a.m. Nobody slept at all. We were all three delirious and complained again. At this point, somebody hadn't shown up for their room the night before, so we asked if we could have that room. We were moved and so happy! However, the first thing I did was go to take a shower and there was no hot water!!!! After about 30 minutes of waiting and turning the water on and off, it finally got scalding hot for a moment and I tried to quickly wash my hair, but the water pressure was literally dribbling and that made it impossible. Although, even that was better than the people jumping non-stop above our heads. Fortunately for us, at that point we were leaving the next day. Horrible, horrible experience. I honestly would like my money refunded.

Easy late checkin process, very clean, all basic amenities included, comfy bed & linens, ocean view is very limited, but we were aware beforehand, great access to food & activities, property is at the beach access point for driving on the beach, overall quiet, we saw wildlife like deer & raccoons around the property, we had a King room & it was very spacious, great chairs for movie viewing rather than the bed, we will stay again!

Clean linens, great location. We were able to walk/bike most places we wanted to go to. The hotel is as close you can get to the beach, but the beach is still a bit away and you also have access to the Discovery Trail. Our room needed a little TLC- chipping paint on frequently used spots on doors/area surrounding doors. The room was clean upon arrival but could have used a mop on the floors rather than just a vacuum. Good quality shampoo/conditioner/soap and spacious room made the stay comfortable. Great for a family weekend away.

I went to this city for work, booked this hotel, called to let them know that I would be arriving later than 8 pm, I called, no one picked up, I wrote a message, no one answered either, as a result, I was unable to register and was unable to check in, to this day the hotel has not contacted me and is not responding, they are not returning the money! Therefore, I will file a complaint with the State!

The tv didn’t work,the first night they offered us a different room but we wanted that room to be able to see the fireworks.
I asked about the tv and they answered it they thought it had been fixed.
We missed out on seeing the ball drop at Times Square

The room was clean and had plenty of towels and soap. The front desk lady was extremely sweet and we ended up talking for awhile! It was a breezy evening and it felt like the building would blow away. I opened the windows slightly in my room and boy I swore the window would come crashing in. That’s my biggest worry for the hotel is the infrastructure. Everything else went well. I was debating between two hotels though and chose yours for the breakfast….well theres muffins….so that could be improved upon also or iterated differently
