Also breakfast items were very tasty but I would have liked some beans, black pudding and has browns with my full English. However that’s my opinion not taking anything away from what is a wonderful place to stay and would thoroughly recommend this to people looking to stay in bath.

We were impressed the moment we pulled up the driveway, it's a lovely building. Reception hallway is very warm, bright and welcoming, looks very swish. The room again was just perfect, gorgeous decor, very clean, plenty of space and a good sized ensuite. Wonderful view over Bath. Bed was comfy and great blackout blinds and curtains. Breakfast was delicious and great choice. All the staff were friendly and helpful. Only a 10 minute or so walk to the city cente. Would highly recommend staying here.

Also, I think it reasonable to expect that the tv's in the room to be smart TVs - so people can cast from their device to the screen - in case they wanted to watch Netflix etc on a larger screen.

Tripped and broke foot on the stairs. Partner also tripped in the same location earlier. There are two warning signs right at this unexpected step on a small landing, clearly a tripping hazard for many.

Grays is located up the hill opposite the town center, a 15 min walk when going downhill. It’s located in a beautiful townhouse surrounded by lush gardens. The rooms are very well appointed and the beds very comfortable. Even though there is no air conditioning, there were several windows we could open and a fan that quickly cooled down the room. The owners were very accommodating, allowing us to stash our bags when we came in on an early train. After sightseeing all day, we found our bags had been carried to our room for us. Then, when we had to leave for a day trip before breakfast was served, they packed us sandwiches and snacks and drinks.
On our second morning in Bath we enjoyed their regular breakfast and it was exceptional! I had the Eggs Benedict and my daughter had the Full English. The bacon used was like a slice of ham.
Overall, Grays was just a delight. We’d love to return!

More like a country house than an B & B. Large room with fantastic view. Very comfortable bed, comfy chairs to sit in and read. Teas, coffee and fresh bottle of water everyday and Kit Kats. Decent size shower room and sink. Room was cleaned everyday. Breakfast with a fairly wide choices, was excellent. All staff were friendly and helpful. Olaf was a great source of information and managed the property very well. Lovely gardens front and back. Only negative which we were warned about before we arrived by the owners of the tight parking facilities,which we felt could be remedied easily by removing some of the rockery walls, cutting back some of the planting and widening the driveway entrance. But we had a great stay and would highly recommend.

Wonderful early check in experience and friendly staff! Lovely big room with a nice view. Parking was a bonus. Lots of additional extras which was a nice touch. Ground floor so heard footsteps above, not a problem for us. Easy walk down hill into the centre! Breakfast was wonderful. Great stay. Hope to be back!

When we went for breakfast the dining room was immaculate and wonderfully presented, again very homely. The quality of the food served for breakfast was superb, and cooked perfectly.
The walk to Bath city centre was simple to navigate and took ten minutes.
As B&B's go we would struggle to find a nicer accommodation for sure. We're looking forward to returning in the near future.

We stayed at the hotel for the weekend, and overall, our experience was just okay. Unfortunately, we did not have a good night’s sleep as the room was very hot, with the heating on for a long time. We had to leave the window open all night to feel comfortable.

Nothing good to say. I had confirmed stay thru previous emails. Then yesterday got an email wanting to know our exact time of arrival and departure. We're riding a ferry and driving approximately 5hrs. Who knows exacts? Then arrived to find the bed in our room was 1 dbl bed and I had booked a king. Owner said he was filled up and gave us the 1bed room Expedia booked for us. Room was very crowded and I had to sleep on the floor because bed too small for 2 people traveling long distance and expecting a good nite's sleep. Very uncomfotable night of pressure points causing lots of tossing and turning and leg cramping. Miserable nite's stay. Beware to others when booking this property.

This property was a delight to stay at, with a lovely breakfast in the morning, my daughter had an issue with her breakfast on the first morning which was quickly rectified and he rest of the stay was lovely. The location is very quiet, enough for us to have the window open at night, and was a short down hill walk into Bath and a £7.50 Taxie ride back at the end of the night (there was also a bus service that dropped of very close)

We were totally enamoured by the pictures of the hotel and decided to give it a try as a precursor to using it again for our son't wedding next year.

As we were coming to Bath for my birthday and staying overnight we wanted to make sure our accommodation had parking which this property advertised. However the parking is not available until after midday so we had to pay to park in Bath itself. There was also no information given on the property's description explaining it is not in the Ulez zone which means had we known we could park outside on the street, on the opposite side of the road, we would have avoided this charge.
When we arrived at the hotel at about 6.30 p.m. there was no one there to greet us, as is explained in advance, and discovered that the parking spaces are very small. We couldn't park and so luckily found street parking.
We left after breakfast and tbh won't be returning next year ,we would prefer to find somewhere with friendlier management.

What a fab b&b! The rooms are a great size, with very comfy beds and we had a great view of the city. The whole place was tastefully decorated, very clean and welcoming. They provide all the extras you could need. The breakfast was very good with lots of options in a nice setting. The staff were lovely and attentive. A short 10 min walk into the city centre which suited us, we didn't need our car the whole weekend. We will definitely visit again.

We were given a warm welcome, even though we were a little early in checking in. Nice clean facility. A bit of caution, if you have problems walking up hill either call a cab, or stay at another location. When we left for the day, I inadvertently left the door handle sign facing the wrong way, telling not to disturb. They still left us a care package!
