Sparkling clean rooms, housekeeping took the initiatives setting up extra double bed in the 2 bedroom suites which my husband greatly appreciate as it was by the window. The bathtub was a highlight as both my sons loves to soak in it. The breakfast was a little disappointed as there was only drinks, fruits, bread, pastries, cheese and salad spread on the counter while we were allowed to order only 1 customised plate of breakfast for each pax. Receptions and Concierge staffs were superb friendly and warm making us felt right at home.

Dated room facilities; shower one old showerhead with no handheld. This for a modern day hotel, especially a suite is poor and doesn’t reflect value. Breakfast choice was limited, free spa periods were overcrowded. Gym had old limited equipment and cobwebs in the corners and windows.

This is written with regret. I had given the hotel a chance to put this right. All I wanted was a simple apology, they failed to do that.

I would have almost certainly returned given a simple apology. Nicest hotel I have stayed at in a long time. Staff were flawless and it is a shame this review can not reflect that in stars.

The breakfast made my partner very unwell, it was not just of poor quality but not safe.

Hotel is lovely but avoid any food there. The second star is saved by the outstanding front desk and concierge team. Otherwise it would be 1-star. At £500+ for the night and £40+ PP for breakfast, I had high hopes only to be left searching for a cafe after. 20% of the price and 10x the quality.

Our stay at The Gainsborough Bath Spa was a mix of positives and disappointments. Check-in was pleasant, and the concierge team was outstanding — extremely helpful with luggage, car parking and providing information about the city.

However, the overall experience did not meet true 5-star expectations. First, I was asked to choose breakfast times before check-in was even complete, which felt unnecessary and rigid, especially as we arrived in the morning and the restaurant was virtually empty.

Second, the room heating appeared fixed at around 20.9°C. Fine for sleeping, but too cold to relax in the room. Housekeeping attended but could not resolve the issue and said maintenance would follow up. Unfortunately, no one from maintenance came and the problem was never fixed.

Third, it was not made clear at booking that spa access for hotel guests is limited to 2 hours in the morning and 2 hours in the evening, otherwise an additional £70 per person is charged. For a luxury hotel, this felt like penny-pinching rather than premium service.

Finally, on checkout the front desk effectively added £20 for “tips”. I have never seen this practice and it left a bad impression — tips should be discretionary and earned, not added without consultation.

A luxury hotel should feel effortless, transparent and guest-focused. Unfortunately, this stay felt overly restricted and transactional — not the 5-star experience the price and branding suggest.

Breakfast was high‑quality, with fresh ingredients and attentive service. The dining areas were relaxed yet refined, and staff were consistently warm and professional.

Situated in the heart of Bath, the hotel is perfectly placed for exploring the city’s historic sites, shops, and restaurants. Everything is within easy walking distance.

Very comfortable hotel. Really fantastic and friendly service. Couple of issues with my son's room which they dealt with immediately and moved him to another room.

But the piece de resistance is the amazing Roman spa which guests can use in the morning and evening for 2 hours. Several different pools of different temperatures plus sauna and steam room. And of course a gym and treatment rooms available all day. Delicious family dinner in the restaurant - really excellent food. Would happily go back.

We loved everything about the Gainsborough, the staff were very helpful, the Spa was brilliant, the room was clean and today, also the maid was very polite and helpful.
We were also upgraded to the Gainsborough suite as we mentioned it was our 25th anniversary so this was a plenty surprise, the hotel went above and beyond as they laid on a complementary fridge of drinks, a bottle of wine and a big box of Bath cheeses.
Truly wonderful stay - thank you we come again.

I booked a stay at The Gainsborough Bath Spa as a Christmas present for my partner, who had never been to Bath before. Wanting to make the gift extra special, I emailed ahead to request a complimentary upgrade. Having stayed here previously, I was delighted when the team kindly accommodated us—it set the tone for what turned out to be a truly memorable experience.

From the moment we arrived, the service was impeccable. Every single member of staff went out of their way to be helpful, creating an atmosphere of genuine hospitality that made us feel completely at ease.

One of the highlights was receiving all-time access to the pool. This was such a treat, especially as The Gainsborough is the only hotel in the UK to offer natural thermal baths. Being able to enjoy them whenever we wished added a magical touch to our stay and made the experience feel truly unique.

Overall, The Gainsborough Bath Spa exceeded all expectations. Thoughtful touches, outstanding service, and the rare luxury of natural thermal waters made this Christmas gift unforgettable. I would wholeheartedly recommend it to anyone looking for a special getaway in Bath.

This is a wonderful hotel with great service, really comfortable rooms - and the fact that you can access the thermal baths is the icing on the cake! Just a few minutes from the station and the main shopping and tourist areas, the hotel is really well situated yet feels like an oasis of calm. The one minor downside was that the restaurant wasn't open on a Monday, but there were plenty of dinner options nearby. It is one of our favourite places to stay in Bath and we would highly recommend it.

Staff were not well trained. Some were very friendly & made an huge effort (concierge), others nice but just not well trained, but I heard one senior receptionist being rude to another guest.
Hidden / badly advertised charges everywhere: parking (public car park management ch cheaper), spa use outside off-peak-hours, £5 ‘tray charge’ for room service.
Room nice but incongruous failings: Phone in room so old almost unusable, key-holder in room falling off the wall.
Bizarre that a hotel restaurant should not open for 2 days per week, including Sunday night (and Monday.) This is not a cheap hotel, so these shortcomings not acceptable.

The spa access for guests was of good timing and the hot pools were great and not crowded for the period. However the hotel is let down by the access road which was often tight and narrow and without space for loading and unloading of people and luggage.

The spa was very nice, but the baths were only open free to hotel guests between the hours of 8-10 am and 7-9 pm, which was difficult to schedule around breakfast and dinner times. It cost 70 pounds (about $95) to use the baths for 2 hours outside of these two time periods unless you booked a spa treatment, which were very expensive. This restriction should have benn made more clear when making a reservation. Had I known this, we likely would have stayed at a less expensive hotel and booked time at the Therme Spa, which cost 42.5 pounds for a 3 hour session and has more extensive bath options.

I was not given what the hotel was supposed to. A pipe was broken and thermal water didn’t get into the room. Staff while checking in, was joking about it.
There was no privacy while in the room, a guy from the staff, did not ask before entering the room to deliver some things. He just use his key and opened the door. I was changing clothes.
The thermal area was not clean. I asked for room service and food was not good and took long time to deliver. Very disappointing.

Hotel trades off the Spa, but the bedroom maintainance is way off what I'd expect from a 5* hotel. Wardrobe sensor light sensor hanging from inside, meaning light permanently on and next to bed, incapable of sleeping. In room phone didn't work either, meaning a late night trip to reception in person to complain. Ended up having to move rooms but placed on the main road with crowds of people until 3am partying and shouting. Latter not hotel fault, but bizarre to have a room literally onto pavement with such a rowdy street. The toilet flush couldn't stop in new room. All in all a very disappointing stay - and lacking the other basics you expect of a 5* establishment. Robes thin, slippers cheap, no papers anywhere.

Would recommend saving the expense and booking somewhere cheaper and going tp the Thermae Baths instead if you really want to use the natural springs.

Nice property and staff are generally nice but very disappointed with how the room was freezing for the whole duration of our stay since the heating was broken (pretty shocking in a 5* hotel) and they brought 2 electric heaters but they smelt of burning which was pretty horrid. Also crazy that you can only use facilities between 8-10am and 7-9pm unless you pay £70pp per day since this is when you want to eat breakfast and have dinner. Finally, the breakfasts took a very long time to come and this is disappointing given how expensive this place is.

The hotel is in an excellent location. However, it is quite dated inside. The room we had was a little dull but the beds are very comfortable. The towels in the rooms are quite small and we had to check with reception that our room would be tidied and had to ask for fresh towels before we left for the day. We could hear everything outside until after midnight, it was very noisy.
We did use the spa in the hotel which was very good. But guests are only able to use it at particular times which is a little disappointing considering the cost to stay at the hotel per a night. It was overall pleasant enough but I’m not sure I’d stay there again.

Gourgous building, great location, worst staff

The Gainsbourgh: a hotel in the best location in Bath, inside a gorgeous building reberbished with refine taste and the plus of a hot spring pool in the spa area. Unfortunatelly with no \"soul\" at all, hard to believe in a city like Bath that is so distictive. We spend there 4 or 5 days last year and decide to come back for 6 nights during Fall (and the 250 years of Jane Austen) but leave disappointed of a staff that can't care less about the well being of the guest. 15.000 km away from Home, an architect myself and having been in Bath 5 or 6 times it's a pitty. The front desk large ammount of people seemingly doing very little did not once a \"have a nice day\"! Not even at departure. The 2 waiters (???) at breakfast who where there last year do not have a clue of what they are doing. Not that there's too much to do because £ 40,00 breakfast each was poor: lack of quality, few option, bread so hard it was imposible to eat, and a cook who still provides boiled eggs (hard or not, take your chance) instead of a proper poched one. I took my time reading about the history of this new hotel and could not help but wonder if the owners are aware of the kind of \"concierge\" service they provide. As usual lots of them! From the gentleman from Barcelona (where our family roots are) had the very bad taste of telling my sister :\" su amiguita hoy no se levanta\"!!! As if we were a hidding couple of sixty something years old. The 2 main concierges seem to have a side bussiness with taxis. Ugly

The Gainsborough is set within a stunning building. However that’s where the grandeur stops. Rooms and general areas require updating lifts are shaky and old looking. Rooms are dusty, carpets old, paint needs redoing. Spa has evident water damage, doors to sauna don’t close the list goes on.

We were upgraded to a suite as our initial room
Was dirty and dusty and the bath plug didn’t hold water. However on moving to the suite we used the bath and proceeded to have a knock on the door to say our bath was leaking into the room below. Maintenance pulled the tile off, placed some towels under the pipe as an interim fix and duct taped the tile back on.

Not what we expected from a 5 star hotel, there are many things lacking to make it a luxurious stay. I would have been devastated to have spent much it costs to stay on the suite as it is not worth the money.

Breakfast was okay but expensive for what it was.

All in all a disappointing stay compared to the pictures provided on the website.

Strict spa times which lead to an extremely busy spa. Hotel guests are only allowed to visit 8-10am and 7-9pm which means you either have to rush breakfast or have breakfast late. Same with dinner you have to have super early or super late dinner dinnner to use the facilities.

They charge £70 to use the spa for 4 hours totally not worth the cost.

The room was good with very high ceiling which we liked, however, the bed was far too high and not terribly comfortable, as the mattress was very soft (which may be fine for some but not for us). We had everything we needed in the room and appreciated the complementary water & soft drinks (plus the tea & biscuits!). I did not like over-bath shower as it was very spikey (probably needed cleaning) and I feel the bathroom could do with a refurb, as one of the taps was dripping and the shower felt dated, otherwise nothing else to comment on except that we enjoyed our stay despite the minor criticisms above!

The staff was really nice and the hotel was historic and unique with the spa pools available to hotel guests at certain hours of the day. The one thing that didn’t go well was a leak in the ceiling of our room. They came to “fix” it twice by wiping down the pipe in the ceiling. The third time, they put a towel up there which stopped the dripping for a little while but soaked a piece of wood trim which fell from the ceiling when it got too heavy. The dripping was very annoying but they responded every time we called and they were really nice about it. Unfortunately, it was never fixed for the three nights we stayed there. No offer to reduce the rate or give us a hotel credit. Kind of disappointing.

We loved the spa, but felt that guests should have access throughout the day. The rooms were clean, I feel the property would look much better in warmer colours as opposed to the great black and white theme they have.
Lovely hotel, great location, fabulous pool. It isn’t value for money though as for the kind of price paid we would’ve expected the facilities to be a bit better and things like breakfast being included. We had a room with twin beds on request and the beds were very unstable, they felt flimsy and we thought shouldn’t belong in a hotel of this stature. Would love to be back though as it has its conveniences but would wait for a deal.

Not family friendly

Nice hotel but not at all family friendly. That wouldn’t be an issue if they warned you but they don’t - we got to the pool with the kids in their costumes ready to be told it’s 16+ only. The hotels.com listing just says “pool” not “pool for adults only” - misleading advertising
