Check in process was horrible, no one was there to help check in and after a full day travelling we wanted to check into room this was at 6pm.
Finally someone came to help after 30mins and asking a stranger to ring the phone number, not sure if this would happened if it was midnight ..

Very close the train station, grocery stores, restaurants, 7-11 and Lawsons and other shopping ie: Uniqlo and Muji.
Karaoke next door downstairs.
They call it “traveller’s apartment’ therefore like an Airbnb.
Front staff isn’t always there but can be contacted via iPad on the front desk.
Will NOT be enough space for 5 people. Tops 4 people would be comfortable.
Laundry is handy to have. No drying feature but the tub/shower area has a heat/drying option to dry clothes by hanging. Detergent provided.
Sometimes sewage backup smell would permeate the unit after a rainy day/night. Use the air purifier in the closet to help with the smell.
Fire alarm went off twice during our stay. Once at 9pm and other at 11pm. Although not Karin’s fault, it was very annoying.
Friendly staff with some English. Use Google Translate if necessary.
No drawers so we lived off our packing cubes.
Remember to take off your shoes in the ‘genkan’ especially when you check in.
Most info in Japanese so it’s important to know what they mean via the manual provided in the room.
It would be nice if they put a copy of the translation pasted to the wall for each appliance/machine.
Kitchen used and sufficient for the stay.
People who complained about no chopsticks in the unit, grocery stores will supply if you ask.

The room was very clean and had good amenities.

The main let down was the staff service. We had a simple request of leaving the luggage in the lobby while waiting for a taxi. The lobby was spacious enough to fit our luggage without getting in the way. However the receptionist was quite cold and barely let us keep them there for an hour, leaving us to carry luggage around in 0 degree weather. Some more friendliness and cooperation would have made us feel more supported especially considering that this is a common service that other hotels provide without a hassle.

Clean, no frills apartments conveniently located in quieter area - 2 min walk from sasasuka station. It has some amenities like shampoo, conditioner, body wash, dishwashing liquid, washing machine detergent.

We took Narita express to Shinjuku station and then transferred to another line which was one stop to sasasuka station. It’s located to the left of Lawsons in the courtyard (when facing Lawsons).

We stayed in a 2 bedroom apartment and had sufficient space for 4 of us. Watch out for the low doorframes.

Lawsons/starbucks/ kfc and other food options on its doorstep. Also frente shopping centre and uniglo.

One stop to Shinjuku (5 minutes).

They do not have luggage storage before/ after check in.

Location was incredibly close to konbini, restaurants and the train station. Less than a 10 minute train ride to Shinjuku station so it was very convenient to drop off our shopping and head out again for more! The in-suite laundry was amazingly helpful especially since we were travelling in the sweaty summer months. Loved how much space there was compared to the other hotels we've stayed at in the Shinjuku area. The only thing this property lacked was on site luggage storage after check out. They are however, able to receive luggage delivery on the day of check-in, for those who are planning to use luggage forwarding services. Would definitely stay here again.

We liked all of the stay at Kario Sasazuka Terrace. A couple of things that can be improved is to clearly mark their entrance. It was hard to locate first time when we got to the building.
Second, there is no luggage keeping service after we checkout. Our flight was in the evening, so we have to extend the hotel for extra day just because there's no luggage keeping.

Great location right off the Sasazuka train station. Excellent dining and shopping options within steps of the apartment. The apartment was large and had a separate bedroom for my wife and I which offered nice privacy. The kitchen was small but it worked. The washing machine worked well but the dryer did not not have a heating element so it wasn’t much use. The key system was old fashioned and was not a digital key like most modern hotels. We lost a key and the replacement fee was $140.

After 5 days/4 nights at the property, here are my families impressions:

Pros - location, shopping/food, and transportation are all excellent. The area in Sasazuka is within 30 minutes of almost all the major travel hubs and tourist areas of West/Central Tokyo. You can get to Shinjuku, Harajuku, and Shibuya easily. The area itself is slightly more Business focused but was quiet in the evening and had plenty of options for food and shopping around. We visited the several konbini in the immediate vicinity and also shopped at the 100 Yen store and a few other stores as well, all within waking distance. The food options as mentioned are good, and the area can cater to the needs of a single stay, couple, or small family with ease. The train station for Sasazuka is right across the street and serves the Keio and Keio New Line trains from which you can catch a ride anywhere. Despite this, it was easy to get a good night's rest because the street noise is minimal after hours. We stayed here during the first part of our trip. I let them know we were going to arrive late in the evening as this is a small hotel. The location of the hotel entrance is in a courtyard to the left of Lawsons. Google map takes you to the outside street. Go into the courtyard.

Family of 4 (2 adults and 2 teenagers). Apartment was spacious. 1 room with large closet and a big bed. Then another room with 2 twin beds that could be closed off with an accordion wall. Couch that could be a bed, extra chair, coffee table and tv. Good size stocked kitchen.

AC, washer only (they provide clothes hangers) to dry your clothes in the bathroom with the dryer fan. Lots of storage in the bathroom.

Slippers, shampoo, conditioner, and body wash, dish soap provided.

Service was friendly. Location was excellent. Lawsons, 7 Eleven, Starbucks, onigiri shop, bakery, tons of restaurants and grocery stores and cafes all downstairs. Train station is right there too!

They don’t ship luggages to other parts of Japan but Lawsons next door will and 7 Eleven around the corner can too.

They don’t provide daily cleaning services which was fine for us but just be aware if you need this feature.

The location is excellent. Very convenient. Less than a minute walk from Sasazuka station. Traditional Ramen store within walking distance. The heating option at the shower area is excellent to dry your laundry. A bit noice from the train station before midnight and 5am onwards. Light sleeper should put on ear plug for better sleep. Bed sheet wasn’t changed. The room smelled of sewer back up and instead of changing room, they sent a person who doesn’t speak English to clean and add disinfectant to the sink.
All the staff used Google Translate to say they are sorry but there’s no compensation and they can’t do anything about the situation except put an air filter in the room.
The air filter, kitchen fan and air conditioning unit were on all night. The noise made it impossible to sleep.
Stay away or this place will ruin your vacation.

We are family of 5 and it was perfect for our family, the shower is so easy to operate and worm,beds are not so big but very comfortable,its just around the corner from 711 and supermarket
In japan they are sales everything including meals and sandwiches, the train station (many places to eat and buy including a bakery)is 30 steps from The hotel entrance so convenient about 15 min ride from shinjuku and 20 min from shibuya and we went few time morning and evening so easy.
You really feel at home very welcoming.
Do not think twice just come here you will enjoy your vacation.

Property itself was nice, clean. Only recommendation is maybe add an extra mirror in the apt, preferrably full length as only mirror avail was in bathroom. With 3 girls, it was hard for us to put on make up with only one mirror. Also a dresser would be nice.

I really enjoyed my stay at Kario Sasazuka. It was very close to the Sasazuka station which allowed us to get to various train stations quickly. It’s a very minimalist hotel but they provided us with all the basic amenities that we needed including a fridge, stove, microwave, washer, blow dryer, towel and iron. I believe we got a family quote so we had 4 twin beds and a living room which gave us quite a bit of space compared to the other hotels we research in Tokyo.

Overall everything pretty much met our standards but there were a couple of cons that I would point out. The first being that the beds are extremely firm. So if you’re not someone who can sleep on a firm bed comfortably you may not enjoy it. Also, there appeared to be a washer but no dryer so keep that in mind if you planned to do laundry. And lastly there was a slight stench on the main bathroom that could’ve been from the washer, I’m not sure but everyone and again you could smell it.

Excellent location right off a train stop. Property was clean. WiFi in rooms was a little slow. Downside is early 10a check out, but can pay an extra fee for a later check out. Property also doesn’t hold your luggage after checking out. So long as that info is provided to you, you’ll know what to expect.

Our family of four stayed in the quad room, which worked perfectly for us, giving us somewhat privacy from our 2 adult sons. My husband and I stayed in the room with the queen bed while our 2 sons used the 2 twin beds that was in the room with the living area/kitchenette. Want to point out that most of the outlets are 2 prong. Was able to find a 3 prong outlet where the washer is, which was what I used for my travel size multi outlet power strip. They gave us 2 keys. With the four of us, I would have preferred an electronic keypad like we used at our other hotel in Kyoto, so we can access the room independantly. The place was clean and simple. It met our needs. Very close to the subway station. Lots of restaurants nearby. Would stay here again.

This is a great property to stay at if you are looking for more space. It is more like an apartment rather than a hotel, so there is a kitchen for the 4 of us (2 adults 2 kids) to cook. There are multiple markets just a couple minutes walk so it is super convenient. The train station is just one minute away. Because the train station is so close, there is some noise, but this did not bother us because we were so tired by night and just slept through anyway.

This is a great place to stay to have a touch of what Japanese living is like. If you are a tall person, your head might be touching the top of the door. My husband is 185 cm and he bumped his head a few times.

The front desk is not always attended, which makes it a little tricky checking in/out. Staffs are not well verse in English, so we communicated to the best of our ability using translation app. They are very helpful though. We shipped our luggage using Airporter to the hotel and they stored it for us. By the time we checked out, we left the luggage with them for Airporter to pick up to ship to our next Japan hotel.

Overall, a fantastic experience. We will stay here again.

We love the area because right by all restaurants, grocery’s stores and Starbucks, train stations.
