Pictures do not do this gem of a place justice. Check in was a breeze, the pub is quirky, but the accommodation was fantastic, quiet, comfortable and clean....all wrapped up in a 300 year old stone building. Such a beautiful spot, probably our fave and would love to return.

We had a nice stay in The Kings Arms.
Unfortunately the beds were very 'springy'/quite soft and whilst it was fortunate that we had two single beds, we both slept very poorly. We had to turn the mattress on one of the beds as a spring had come loose and was poking through making sleeping uncomfortable.
Parking was adequate - we had a parking space one night not the second, but long stay was only 5 minutes walk away, so not too much of a problem.
No breakfast in the pub, but a good cafe 100 metres away.

Start with the positives. Good location, in the centre. We chose this as we were visiting Clarkson farm. Only 5 min drive. Some nice bars and shops local.
Entered the Kings arms, friendly staff but looked nothing like the pictures on hotel.com. I’d describe it as a proper man’s man. Not a bad thing. Went to our room, spacious room then dropped our bags and left, the room was in a poor state, Divan bed was all dirty don’t even want to know what the stains around the base were, shower cubicle was grubby, overall not a good stay, we struggled to find anywhere else so late in the day so we stayed the night which was very loud and left as soon as we woke up. Not a good stay at all.

Pleasant stay in a historic inn

Solid location for exploring the area, with very friendly service. The room is above a locals bar in an older Inn setting. The bar closed early, so it wasn't very noisy in any way. Bus stop right outside the door made it very convenient. The bar served great pizza, and there was a nice coffee and lunch place across the street. The room itself is dated -- floor was uneven, and shower was tiny. But we knew this going into our stay, so it wasn't any problem as the location and value met our needs for a short, two night stay.

Nice Accommodation but entry via a metal outdoor staircase which resembles a fire escape. We only book places that have parking as we both have a problem with walking distances. After booking we received an E-Mail informing us that there are only 4 parking spaces on a first come only basis .On arrival we found 1 free space so that was OK. However we were in room 12 so presumed there would be more than 4 cars staying. We had to go out in the car and when we arrived back there were no parking spaces and we had to park it in a Public Car Park a fairly long walk away. If the information about parking was on the description we would not have booked it.

Fun old hotel that you’ll really enjoy if you like staying in a tradition hotel above a bar/pub/restaurant. No noise complaints so don’t worry there’s going to be bumping music keeping you awake. Bed was good, room was clean and shower was hot. Several drinks and snacks in the room. Right across the street is cafes for breakfast and within walking distance is lots of shopping.

Give a miss unless you are desperate.

Stayed for 1 night and was quite glad it was only for 1 night.
When we arrived we found that the room had not been cleaned properly as we found a red pill on the dirty carpet and an empty can of lager in the bedside table.
As we settled in we found dust covering most of the surfaces along with cobwebs and spiders on the lower rafters that could easily have been cleaned up. We also found mold in the shower and water had been left in the kettle since the room was last used.
The car park is small and they do let you know that parking is limited but when we came to leave we were blocked in and when we found the cleaner we found out it was her blocking us in and was nice enough and moved her car.
The fire exit doors were also left wide open all night so guests can get back into their rooms when the pub is shut, but also allows anyone or anything else to come in as well.
We wanted somewhere close to Diddly Squat farm and it does tick that box, but that was about it.

We were lucky we called as we hadn't anticipated that we had to arrive by a certain time. We were simply handed a key to our room - no paperwork or information about how to depart the following day. It was a very noisy room in the morning and with the traffic. Other than this - OK. No car parking to speak of as only 3 spaces at the back. When we left - nobody was around - the bar was locked so we just left our key in the room door and departed. Seemed strange not to see anyone.

Although the property is attractive and historic, it is in poor repair and all the modern facilities that one would expect are of poor quality and I’ll maintained.
The room allocated was above the kitchen area and the extracts fans were in a cupboard right next to the wall of our room, which was the only one vacant. The noise from the fans was very high with a vibration which shook all the furniture and could be felt in the floor. This persisted until 9pm when the kitchen ceased to supply food and as breakfast was not offered, remained off until after our ‘escape’
I would not recommend this establishment for a stay to anyone who wants to use the facilities in any way before 9pm or is completely deaf.

Don’t waste your money

If you want a good nights sleep, don’t book this. Loud music until later than the confirmed 11pm, people couldn’t get back into the b&b after 11pm so was knocking angrily for too long, there was a tv playing loud enough for me to have listened to full shows from 11-4am of the bill, police under cover and antiques roadshow which I obviously did not want to do(turns out the room next door with the tv blaring didn’t even have the decency to close their door - hence the noise, I don’t want to know what was going on in there) . The bedrooms are just about clean, the carpets haven’t been cleaned since 1865, pug sockets are filthy, the beds are SO uncomfortable, we had to put pillows at the bottom of the door which I know is not safe - but with a gap the side of your thumb letting in light and noise it it was the only small hope we had, the ceiling lighting doesn’t work only small damaged side lights available. Not a fridge or bottle in water in sight, I’m lucky I’m not going home via 999 with dehydration. I wouldn’t ever stay again & I will sadly be sharing the awful stories of the worst nights sleep in 2025 with my friends.

The pub's kitchen was closed for an upgrade so we had breakfast in the mill cafe almost opposite and ate in the town in the evening. The pub's a sports pub and has all the main events on which is nice.

I had three problems. First, upon leaving I found a large black bug in my bed. Oh my God. Second, I ordered a Stella at the bar and it was sour and tasted bad from dirty taps. When I asked for another beer, I caught a bunch of attitude from the bartender and got reprimanded for asking! Third, like a lot of historic hotels, there is NO heat or air conditioning in the room so good luck with that!
From now on I will stay at the Premiere Inn down the street. They are clean with plenty of air con and heating and elevators. I am done with historic old dirty hotels in England.

Brigit was amazing. We didn't see much of her but that's because we didn't have any problems! When we did see her, she was so kind and an amazing host. We had to head off without saying goodbye, but thank you so much for taking such good care of us! The room is perfect for a family of four and the bath is an brilliant experience - you get to relax surrounded by the stone walls which reminds you where you are. I recently stayed at The Kings arms Hotel for two nights as I initially went to visit Jeremy Clarkson's farm but also took the time to explore chat Chipping Norton has to offer.

My stay there was superb and couldn't really fault it. It stated that it wasn't doing food so off the cuff plans were made for that, but the stay at the hotel itself was lovely.
I booked the triple room with the bath which was so nice after the drive there.
The Room is a great size with plenty of tea and coffee to keep you going and the comfort of the room was second to none.
It was clean and tidy which is all you can really ask for when you are looking for a place to get your head down basically.
The staff were pleasant and very welcoming each time they seen you and the landlady took extra time it was felt having a chat with you which was great.
There is plenty of space in the car area and it has a pool table and dartboards towards the rear of the pub.
Again that itself was clean tidy and inviting with a warm environment and pleasant/ welcoming atmosphere.
Drinks are fairly priced and the land lady knows how to measure her spirits and mixer perfectly.

I'd highly recommend staying here and would do so again time and time again.

The main premises being closed until 11am, there was no-one to contact.Parking was a problem as the only car park was a good walk away and parking only for up to 12 hours. The pub/hotel is clearly old and some of the features are pretty cool.
When we arrived we were met by friendly staff that showed us to the room straight away.
The room wasn’t overly clean (cobwebs all over) but the sheets towels etc were so it wasn’t an issue.
We stayed in a room to sleep x4 so for the price you really couldn’t argue.
Don’t expect all bells and whistles if you ain’t paying top prices

A great one night stay in the area, the family room was adequate for 3 adults, but the stairs were a little steep for my elderly mother, I wish I had known that. A quirky old hotel, the kitchen was closed during our stay but we found suitable walkable from the hotel. A very small car park available at back but on street parking can be available for overnight but not the daytime. Suitable for a 1 night stay.
