The location is excellent. The host is very available and quickly answered questions. We had an issue with the hot water and she helped us resolve it within minutes. Our apartment was on the 2nd floor- if someone has mobility issues, this could be a problem. It was a bit complicated to get the key- had to go to another building to fetch the key, then to the apartment. The condition of the room could be improved. It was clean, but rather old and worn. One of the sofa beds was not very stable at all. It was ok because it was for my small teen daughter, but it could be problematic for a larger size adult. It would be very helpful to have laundry soap in the apartment.

This place was the perfect location for visiting Como. Easy walk to everything like restaraunts, train and ferry. Julet was super helpful with check in. The apartment was really clean and well maintained. Highly recommend staying here. Would definitely stay there again!

Like the apartment and the location was very adequate. My 2 negatives would be that there was very little room on the vanity for anything. The sink took up most of the space. The apartment was not on the ground level, but did face the street. Cars do drive on this street in the morning and the garbage truck is pretty loud. I would stay again. Great communication with the host, which I didn’t find with some of our other stays.

The worst experience I’ve ever had dealing with reception. The bathroom had no shampoo/body wash. And the blankets were paper thin. I asked for an extra blanket as there were two of us sleeping in separate rooms and couldn’t share them, and one person needed a second layer. The receptionist on the shift refused and kept berating me and eventually just ignored my message. The next day the cleaning staff brought us more blanket without us asking, after seeing one of the beds using a towel to keep warm. That means the hotel def can offer extra blankets, and someone else on shift was kind enough to oblige. But I had already caught a cold by then, which severely impacted the rest of my trip.

Good Choice for a night in Como

Good, pleasant location with what you need for a night in Como. Air conditioner worked great. A bit noisy but not too bad. We didn't use it, but nice to have a small kitchen. Bed was firm but we slept well. Some good coffee shops and a restaurant within walking distance.

Excellent room, great air conditioning. Please follow Juliet’s instructions regarding driving and parking. The hotel is in a pedestrian quarter and you need to have your vehicle license registered before entering. The host does that for you but you have to contact her in advance.

The proximity of the location to lake Cuomo is a positive of this apartment. If you are considering this property for your stay in, Como just be advised that it is not a hotel in the traditional sense. It is an apartment building that gives you the most truest experience as if you were a resident of the town. After an initial. To get yourself accustomed to this fact, you immediately feel that you will have become a “local“. It is also ideal that it is close to small market so that you are able to purchase groceries and take them back with you and restock your small fridge. I would definitely recommend it.

Apartment is in great location right in downtown Como.
Kitchen is barely equipped but since we were eating outside anyways did not matter to us. The size is perfect for two adults or a family with two small kids.
Parking is as everywhere in Italy a challenge. Since we stayed only two nights we left our car in a parking garage close by for about 30 a day. The people try has a courtyard not sure why we could not park there. Seems the property management owns a few apartments in that building.
Overall we had a great stay !

Getting to the 2d floor means 6 flights of stairs. Coming in after dark (8pm), only the 1st flight had an action-motivated light - I had to negotiate the other 5 flights in total darkness. Thank God I had cell phone power to light my way.

Loved this place! I stayed here as a solo traveller for four nights over easter weekend and it was perfect. Super close to tons of dining options, a grocery store about a block away and a kitchen where I could store fresh fruit and things as needed. It was about a 10 min walk to the ferry station to access the rest of the lake, and about 15 mins to the train station. Bed was comfy, and I stayed in room 10 so I had skylights i could open to breathe in fresh air. Everything was clean and worked well, I definitely reccomend. The lady at the front desk was super sweet and helpful, would definitely stay again!

Super location, a walk from everywhere. All we wanted was a bed and a shower. Separate area for kids’ beds and they had a bed each, not a sofa bed. Tiny kitchen if you needed it, plenty of towels. Very easy check in/out process. Como so beautiful, we highly recommend the funicolare to Brunate and the climb to the lighthouse. Magic.

The location is great but a little difficult if you are coming by car. You need to leave your luggage in the room and then go park your car in the autosilo which is 5 minute walk away..

Stayed here for a couple of days in August. Location was excellent and easy to find with from the train station. Room was a good size with cooker, microwave fridge etc which was great and there is a supermarket just down the road. We stayed on the ground floor just opposite the office. If you like to sleep in then avoid this room as you will be able to hear the main door opening and closing from about 8am. Check in was quick and easy and staff very friendly and helpful.

Will definitely stay here again and recommend to others.

We stayed in a self catering apartment that we booked last minute.
The apartment was a quick walk from the main hotel with a convenient supermarket just a little way down the street and a good central location in como.
However we were disappointed with the apartment.
Everything had to be washed up before it was used even though there was a 30 Euro fine if not left clean. Luckily there was only two of us in with a double and two singles because the double bed’s mattress was literally rock hard so we had to use both singles which we very comfy. Oh, really hated the kitchen in a cupboard thing. If you wanted a utensil or dish, you had to completely shut the cupboard doors where you are cooking to retrieve. Probably a bit dangerous too.

The accommodation was located close to the old centre of Como. It was very clean, well presented and had a very comfortable bed.
The location is good.... it's only a 10 to 15 minute walk to the train station and a short walk to the shore of Lake Como.
The reception office is about 150 metres away and I was welcomed by the receptionist.
I would be happy to stay in this property again.

We enjoyed our stay!

The location is great. It is 15 minutes walking from the train station S. Giovani in Como. It is less than 5 minutes away from a small grocery store and very close to great coffee shops and restaurants. It takes 12-15 minutes to walk to the lake.
The beds and pillows were awesome. Each room has a small kitchenette, which is useful in preparing breakfast and small meals. I would recommend Residence Diaz.

Bad hosting

1. We arrived at the apartment on Sunday 05.08.2018 at 20:00 in the evening after we had been instructed to enter an apartment that was no longer a receptionist. After getting organized in the apartment we noticed that the air conditioner is not working, and even makes horrible noises that can not fall asleep.
2. The next morning we presented the problem to the receptionist. We were informed by her that they knew about the problem and tried to correct it and did not succeed and concluded that there was a need to order a man.
3. At that time we were not given the option of another alternative of an apartment. By the way, the closet doors do not open or close.
4. In August, due to the heavy heat of the day, the situation was intolerable. The children can not sleep, and if we do not close the door we can not fall asleep either, and we can not sit in the room and rest in peace.
5. Therefore, we will ask for compensation at least equivalent to the cost of stay in the apartment, because the apartment was chosen precisely because of the explicit promised air conditioning, which forced us four family members to stay most of the time outside the apartment because of the difficulty to stay there and severe damage to our vacation.

Loved Como, the lake is stunning. Need to spend more than one night though! Bellagio is a must see but be prepared there are 2 boats to take there. One is the fast boat (hydrofoil) 1 hour and one is the slow boat 2-2.5 hours

It was an apartment about 200m up the road from 86 Via Diaz. The receptionist walked us there. The apartment itself was fine (in fact closer to the lake), off a pedestrian street, into a impressive building which had lots of different purposes (there is a lawyers' office on the landing opposite the apartment), up some stone stairs, and into what felt a bit like student accommodation (albeit luxurious student accommodation), which had 3 apartments in it, off a hallway.
But comfortable and well-appointed, for all that, in an excellent location in the old city and about 5-10 minutes walk from the lake.
Because it wasn't actually at the address given for the hotel, I suppose there is a slight risk that others may be allocated to a different, less satisfactory building. Best to be aware of that. But I'd go back there.

Close to train station but that's where it ends

Had a very late arrival so checked ourselves in but at 9am the next day there was no receptionist, returned at 10am and still no staff. We did not know how to get to the other nearby cities and could not leave bags anywhere so after wasting the first hour we had to walk to the train for bag deposit and ask people there the best way to travel. Even sent an email at 9am asking about baggage and never got a reply. Took 4 emails to ask directions for late check in, they only replied a few days prior even though was booked months in advance

On checking in we were told where the main sites were, the supermarket and some of the good restaurants. The pasta place they recommended round the corner was wonderful. The ice-creams at chocio Italia was exquisite, we went there everyday. We had a relaxing time in Como.

Overall good value but there are some downsides.

Positives:
1) The apartment is in a good location in the old town area of Como within walking distance of most tourist attractions.
2) The apartment was very spacious and was well-stocked. It does represent good value.
Negatives:
1) Availability at the reception is very limited. In my case, I reached there at 10PM and no one was available to give the security code to enter. It took multiple phone calls and waiting for nearly half an hour to get in. It turned out the owner had sent me an email earlier in the day but I had no internet connection on my mobile phone so I never saw it. Hence make sure you have confirmed your arrival arrangements with the property managers.
b) I was staying in the smallest apartment in the property which is on the ground floor. So do expect a lot of street noise to enter your room.
c) The bathroom flush was leaking and it made a mess of the bathroom everytime you had to use it. I am sure the owner will take care of it later on.

Nonetheless the problems were not too major and if you are looking for good value and dont want to stay in a tiny hotel apartment, this is a good option.

Great location in Como's historic center, kitty-corner to an old church--the bells ring the hour throughout the day, but not late at night. The room was clean and arranged nicely with a kitchenette hidden behind some cupboard doors. The management were very friendly and talkative, though little English, and were eager to help us make the most of our stay. Excellent place to stay.

Fantastic place!!!

So so so pleased we chose to stay at Residence DIaz, the apartment was fantastic! We had so much space in the studio apartment it was just perfect and the bed and pillows were so comfy! All the staff were so friendly, we arrived after 7 and needed a code for the door and I was so impressed with the quick and effective communication via phone and e-mail to make sure everything went smoothly. The location was fab too just a short walk to the lake and shops :) we would definitely return and could stay for much longer as the studio was so comfy.

I really loved it, the room was quite large, super clean, fully equipped, the staff was super welcoming even when we arrived a little late.

Nice to have a place with a small kitchenette and table to make a few meals in the hotel. The place has more space than a standard hotel room.
