The staff was lovely.
The rooms have a musky smell.
The first room we had showed mould on ceiling and exhaust fans, then we moved and they came to spray the room but the smell remained. The rules around the properry are very strict and they did not have pool towels.

Location: Perfect for what we needed. A quick walk to central station, near great Asian eateries and a good shopping district. Staff: Lovely, couldn't be nicer. Rooms: Basic but clean. Showing their age a little. Hallways: Smelly (did someone throw up outside our room?) Air con: Needed someone to help with that

Unfortunately the non smoking room smelt like someone had just been in it smoking. They did come straight away and stray but could not smell it.
The aircon was very hard to get to cool and stay working. The hotel is almost due for a revamp as starting to feel a bit dated.
The staff were amazing and very friendly

The room was in very good condition, clean and the staff were very friendly and courteous. The internet was very poor. We had difficulty using it at all. A hand towel in the bathroom would be beneficial. The addition of simple condiments such as salt, pepper & oil would be great.

Good property and nice staff. I liked that the lap pool is marked as being for laps only. There were only two problems: 1) there was always at least 1 elevator (out of 3) out of service and one day there were 2 out of service. This can lead to long lines and even longer waits in a 42-storey buidling. Elevators should be fixed immediately! 2) The welcome message (only AFTER booking) warned that there \"may be some noise\". Well, there were jackhammers going full throttle at 3am on some nights. I would check on this before booking. Also despite getting VIP access on Expedia I didn't receive any of the perks (bottle of wine and free upgrade). There's not much policing of who goes in and out of the building, I could almost swear the room next to me contained at least ten people judging by the number of times they slammed the front door - I also saw six people enter there one night. More pressure on that one poor elevator!

The room was very spacious and clean. Reception was very helpful and we had a nice stay.
Struggled how to activate kitchen ventilation fan. Later I found the body itself to be pulled forward to turn the fun on. Maybe an instruction label is helpful. Kitchen was a bit dark as the spot light over the kitchen did not turn on.
In my reservation house keeping was not included who I did not know until the reception explained me as such.

Great view from our room, great location for city and river adventures, room was a nice size with a nice enclosed balcony. Heated pool was amazing, had to be 30 degrees plus! Staff extremely friendly and helpful.

Great spacious apartment and fantastic location

Oaks Festival Suites was a fantastic location for our family holiday. Central to everything you could want access to and a super spacious apartment meant our toddler didn't go stir crazy. The kitchen and bathrooms served their purpose, but will likely need an update in the near future as they were starting to look very well used, but the bedrooms, living and dining area (enclosed balcony) were all in fantastic condition. Would stay here again if returning to Brisbane.

This property is in need of maintenance and is becoming tired. The hotel has a very strong stale cooking smell throughout the building and particularly our room, the smell was intense. Our mattress protector had by the looks coffee spills on it and our aircon didn’t work so we had heaters bought up to the room. Front desk was helpful and attentive but I wouldn’t go back

Good location. Walking distance to food, shops and bars. Spa and pool nice. Beds comfy. However ‘welcome’ bottle of wine was undrinkable.
No hand or pool/spa towels were provided and despite saying 3 single adults were using the room, there were only two king beds so had to pay additional $60 AU for a foldaway. Would have preferred an option when booking to choose two twin beds in one room or at least have a foldaway couch.

If they could be bothered fixing a problem.......

Good location but that is about it.

About 40 story's tall. A wait from a high floor takes 10-15 mins to bottom in peak times. Queues were at the bottom to get to higher floors.

We had a safe in our room that was locked upon arrival.

A call to reception to get it unlocked resulted in the staff member telling me my room doesn't have one. Funny that I was actually looking at the safe in our room at the time, which I informed her of.

About 15 mins later a staff member (from cleaning I think) attended, had no key or electronic unlock system to get into the safe and he said that it couldn't be unlocked. He said that the key might be at reception, maintenance or cleaning but he didn't know.

I asked that he check and have someone come and resolve the problem as I had PC equipment, hard drives and jewellery that needed to be placed in there.

His answer - OK. I never saw him again or anyone else about the problem. I had to carry all my stuff around Brisbane because this particular place couldn't be bothered to send someone to fix it. I've never had that experience in any of the 1000+ hotels I've stayed at for work and pleasure in my life.

There is also a bar fridge in the room (clear glass door type) to place beers etc in. Turned off inside the fridge so not working, and after 10 mins searching for the power point it was located in a rear cupboard and the plug had been pulled from the socket so no one could use it

My wife and I will never stay at an Oaks apartment again.

It was pretty good but the view was poor and will fet worse because they are currently building a high rise right next door which will block what remains of the view entirely. There was noise coming from the building site all night and the last night which was a Monday night it was really bad. I can't say tgst was ok fir the price we paid. Looks like tgd building irks will be ongoing for 12 months give or take. So I would avoid this hotel if you want some sleep. How they are allowed to make that much noise at night I have no idea. They shut down parties for less at 9pm but these jokers make industrial scale noise literally all night.

Car parking at $45 is high. Some local public places only $20. But no good when you find the next day. The TV didnt work and the night reception person was really fussed. No hair dryer. Breakfast starts at $35.

Staff were terrific, property itself was pretty good, it was clean, it was comfortable, and I definitely would stay there again. My only issue (and probably more due to my hormones) is I couldn't seem to get the A/C working to my comfort levels.

There is plenty of eateries around the area so if you really didn't want to dirty the kitchen there were plenty of options.

Amazeballs pool area!

One night in Brisbane after arriving from NZ. Easy check in. Good on site parking. A bit overpriced but convenient. Apartment has amazing views and pool area is stunning. Kitchen has 2 coffee machines, built in Miele and a Nespresso pod machine and full laundry and spa bath in bathroom. Only downside is the cold water is lukewarm but that’s probably true for everyone in Brisbane.

Great location, close to all that was on our list. The room was tidy and clean, though we noticed the odor other reviewers have mentioned in the hallways. The biggest bummer was construction happening on the building next door - literally RIGHT outside our bedroom window. They worked through the night with bright lights and loud noises. We only stayed one night, otherwise I definitely would have requested for us to change rooms!

I stay at this property quite often and this time around the air conditioning in our room did not work properly. The hallways have a strong garbage smell from the garbage shoots that has progressively been getting worse with every stay to the point of it making me sick this time around. I had to put towels along the doors to stop the putrid smell coming into the room. This will be the last time I stay at this venue

Fantastic location for a great price during black Friday weekend. Stayed in the 2 bedroom river view. Place was huge for a city apartment. Awesome enclosed balcony. Roll out bed for the 3rd child. Huge office area. Visitors parking was handy for check in and out. Highly recommended this property

Nice sized apartment but 2 blinds with broken cords in lounge area needing maintenance.

Apartment was clean but first night noticed a mid sized cockroach near TV area and managed to kill it. Noticed a second cockroach before going to bed behind the side table in the bedroom but it escaped me. Noticed another cockroach on second night near TV area again but it escaped.
