Hotel is asking for refreshments as all the facilities are used for many years now and grade for that part alone wouldn't be the best.

But hotel has what's the most important, people at work that are amazing team. Animation team, reception, everyone else, super friendly and attentive, especially with our little boy. Big tnx!

The hotel was okay - limited choices of everything you want to do or eat or enjoy on family holiday, clean but old everything. Bar and Restaurant had limited option for vegetarian food. We were given only option of wok stir fried of noodle or rice ( imagine eating that for 2 days straight for lunch and dinner) even though we asked for other change they said is only option. Dessert were let down completely no vegan option at all. Room had A/c repaired multiple time (thanks to the engineer - finally he fixed it) wasted good 1-2 hrs of waiting/fixing time on our first day of arrival. Bar is not flexible for non alcoholic drink - they can serve alcoholic mojito but non alcoholic mojito cannot be served. Cold coffee cannot be blended only served as iced cafe. Please dont make it so rigid - cut some chase so family can have enjoyable time. Very limited live performance nothing much to do for adults in evening, only have kids clubs programme btw they are very limited. Sorry to say will never recommend it to anyone and would request this to be downgraded-in stars to tell the reality for people booking for such a high price.

My girlfriend and I stayed here for 5 nights and easily could have done another 5. The bedroom was wonderfully kept and I enjoyed every minute in and by the pool, on the nearby Borik beach and swimming in the sea. Somehow they got wind that it was my birthday the day before we left, and left a card and present in the bedroom. I used the little bit of Croatian I'd learned and hotel staff were encouraging and positive about this, though they were excellent in English, and I assume in German and Italian too.

The old city is excellent for restaurants, interesting old churches, and the archeology museum. But if you're not driving your only option is to book taxis as there is not much public transport to speak of. I don't hold it against the hotel of course but a bus service would really make a difference.

I was very impressed by the buffet dining, and great coffee and other drinks available from the Tramontana bar (a wider selection of beers would be nice though - maybe Karlovačko crno?). Unfortunately my girlfriend had food-poisoning, she thinks from a bad mussel in the hotel restaurant, so be careful with those. One of the reception staff instructed us on where to find the nearest pharmacy, who were very helpful.

On the whole we'd definitely consider staying again and were sad to say 'zbogom'.

Excellent hotel. Really clean. Food choice and quality is brilliant. The taste of the diet coke was not great though but other than that, the service was excellent. Water slide kept the kids entertained with a very steady flow of water. The sports facilities were ok. The kids club looked great although my teenagers didnt use this. Good location. Nice walk along the sea front straight out of the hotel.

Great family vacation

We stayed 4 nights in this hotel. Nice, green surroundings, 50 meters from sea and beach. The room was perfect for three and had a sea/pool view. Very friendly personnel at reception. The food selection was good and very fresh. If you plan to relax by the pool while your children play on the water slide, this is the place for you.

This review is based on my stay at the hotel 3 nights. Overall I would not recommend this hotel until they go through a major renovation and perhaps new management. For the entire 3 days we were there, 1 of the elevators was broken & we never saw anyone attempt to fix it. Our room was on the 5th floor ( counting lobby).The only functioning elevator held maximum 4 individuals and there was always a line to get in. Parts of the facility is not clean. Our balcony was never cleaned, dusty and bird poop everywhere. one balcony was missing furniture the other balcony had furniture that was filthy which I had to clean. Housekeepers dont clean them regularly. This this hotel provides 3 meal buffet, do NOT mistaken that for all inclusive because they are not the same, even though the hotel claims its All inclusive. There's only One restaurant offering buffet food. Another issue with the hotel is its temperature. It took over 2 days for our room to cool off. Maintenance crew came looked at our air conditioner the lowest temperature it got us was 25ﾟC. They said that was the case with all other rooms. we were offered another room, however it had the same problem. No cold air. All air conditioner units need to be replaced or perhaps they need to keep their conditioners ON, especially when they know guests are arriving.. staff isnt quite friendly & welcoming either. Marina & Monica at the front desk were friendly which I will note.

Pictures are not what they seem.

This place can’t be truly rated as high as it is. The “all inclusive” grabs your attention, but it is not worth it. The food is edible and that is a stretch. The drinks are so watered down you can barely stand to drink them. The hotel rooms are run down. Electrical sockets falling out of the walls, and the one of the “rooms” has zero air flow. The “master bedroom” is separated from the living room by a glass door and SEE through slats instead of a wall. Don’t bite off on the “all inclusive” and the room pictures. Waste of money for what you get.

Lovely hotel, location not very pretty.

Hotel was very family friendly, large indoor soft play with art and craft activities. Good selection of family games including table tennis and air hockey. Indoor pool leading onto outdoor pool was lovely and warm. Food very nice with good varied choices each night. Only negative would be location- definitely not the most picturesque or nicest part of Croatia we’ve stayed.

I did not get the room I booked which is a sea view, family room. At check in I was told I’ve been upgraded but it’s the same room I booked but without the sea view. Traveling with a person that uses a wheelchair, I did not bother to complain but had commented in Expedia about check in. Got a note from the hotel that ‘they will look into it’ standard canned response but never was approached by a manager nor any staff up to including during my check out and departure. Dining room staff was very rude. When we entered dining room, we did not know what to do. There was no one to greet us an explain how things work. We walk further in and saw a man bussing tables. When I approach him, without me even saying anything yet he blurts out ‘Yes, everything is free” and walks away. I was going to ask if it’s ok to sit anywhere but was not given the chance to even ask. So rude!

Ours was a family all inclusive stay and while the food was good it was generally repetitive. One area of concern was that there were no lifeguards on duty in the pools, the pools were also not well lit at night time, sockets were broken in the bed room. I am aware of two incidents where guests cut themselves, one in the pool on a broken tile and one in the restaurant, stitches we're required in both instances. The hotel response in both cases was less than forthcoming.

Our stay was a mixed bag. Afraid my husband got food poisoning, most likely from a badly cooked burger at the snack bar. This put us off the food but had previously been pleased with it. We were not pleased with our room as was showing a good deal of wear and tear, not reflective of pics on website. Turns out half of hotel had been done up and we asked to get changed to a refurbished room which. Was lovely but had to pay for privilege.

Lovely hotel, near the beach, great spacious suite, tasty food with lots of choice, all inclusive alcohol not too bad. Heated pool very nice but unfortunately quite a few things not running whilst we were there during UK half term e.g. water slide, baby pool, kids club. The day we left it got very busy (possibly Croatian holiday), kids club started and staff were very friendly. Up until that point the staff had been fine, reception staff were very helpful. Beach not great for sitting at as it is small and sand isn't great, but very nice swimming in the small bay and provides amazing view from room, pool and bar. Zadar is approximately 40 minutes walk, 5 minutes drive or 10 - 15 minutes bus ride, 10 kuna (approximately £1.20) each way. Overall, had an amazing week - thank you!

The hotel is a bit funky for my taste. If you have kids and don't plan to do anything but use the pool, this is the perfect location for you.

Our room was the furthest possible from the elevator which made it very quiet. It had a view of the courtyard.

The room contained separate bedrooms. One for adults and the other with bunk beds for kids. As I was traveling with a friend, I chose the bunk bed. This room is fine for kids but very under lit for adults and no room for luggage. The bathroom is huge with a separate tub and shower. And there is also a living room.

We were disappoint to find out the pool was closed when we arrived. I had wanted to try the water slide.

The all inclusive part was very nice except the food was very institunal tasting. There is a very wide variety of items but most do not have much flavor.

Tip: It's cheaper to take an uber to town than the kiddie type train that leaves from the hotel.

The hand written signs on shop windows within the resort were out of place and given our schedule of tours, they must have been open while we were out.

All Inclusive Family Hotel in Zadar

The hotel is set around a gigantic pool with a water slide. It seems like an older and newer hotel have been joined together, with dining and entertainment in the former, and rooms in the latter.
We visited during the height of summer, so it was busy but not bursting. We managed to get loungers around the pool and tables during feeding times. The food was a buffet style, with some \"show\" cooking - although this was limited and a bit hit and miss (we had some undercooked fish). There was always a wide selection of foods from salads and cold cuts through to pasta, chips etc.
The major draw is the entertainment for kids, from day time activities and the FalkyClub through to evening performances, there was always something for the little ones to do.
The beach near the hotel is shallow, shelving but rocky - much like the rest of Croatia from our experience. There was a busy town beach around the corner, but there was little reason to go there, given that the pool at the hotel was so good.
Staff were friendly and polite and left you to your own devices.
Zadar town is around 10 minutes drive away and well worth a visit, particularly for the sunset.

The hotel staff were friendly and couldn't do enough to help. The hotel was clean and had everything you could wish for a comfortable and enjoyable break.
The food was plentiful with a good choice. Although, the wine and beer were drinkable in the all inclusive package they weren't the best. The only let down were the very sweet mixers with the spirits which ruined the taste of the local drinks.
The hotel's position on the waterfront was fabulous and some good walks around the coast and to the local marina/beach. Ensure you watch the sunset over the sea in the outside bar terrace.
We used the SPA which was also fantastic with experienced,lovely staff.
Overall a great place and don't be put off with the family tag if you are a couple it's good for all and the children are kept well occupied.

disappointing but has potential

Checked in 28th March to find outdoor pools and slide were closed and informed they would not be opening for another 2-3 weeks. hugely disappointed. Also the shops, bar and snack bar were also closed (some shops opened on the 31st March). they were doing a lot of repairs in preparation for the season beginning so were varnishing and painting which wasn't very pleasant. The indoor softplay area was great however the ball pit didnt have enough balls to even cover the floor, it had been repaired in-house so parts weren't particularly safe (hanging bits and string holding some climbing platforms up)
The hotels prices for excursion are not competitive so worth to 10 kuna bus to old town to get a trip at a much cheaper price.
staff weren't overly friendly but were pleasant enough, felt it wasn't catered for brits very well but im sure as flights are increasing they may have a lot more brits coming so this may change.
food was good, saw a huge change as the days went by as they had more people they begun putting out a better selection, no drinks between meals available as the bars were closed, and theres no option to purchase food between meals either if you miss buffet times.
rooms are clean however balconies have a low climbable barrier so not great for toddlers/young children which was unfortunate as the air con caused us to cough (assuming from dust)
potentially a lovely hotel, maybe only in summer though.

An excellent week away

We pick this hotel via Expedia for a week away in the October half term. We were travelling with three kids (8, 5 & 2 years old). The room was excellent with a queen bed for mum and dad, and a separate room with bunk beds for the two older boys and a cot for the little one. We also had a balcony and lounge area. We went all inclusive. Food was very good with plenty of choice. Free flowing beer, wine with meals and in addition some cocktails (from the bar area). There was a good soft play area for the kids (next to the bar ;-). Two pools (one heated) and a water slide. There is a beach next to the hotel and an outdoor play area. There are tennis courts and a gym (we did not take our kit so did not try - but looks very good). We spend most of the day in and around the hotel. We took a land train to Zadar one day (60 kuna one year for our family). There are excursions available if you want to do more. We flew with Ryanair from Manchester. From the airport there is a shuttle bus (25 kunas for the adults - kids free) which take you 5-6km from the hotel - we then took a taxi - 60 kunas. On the way back we ordered a taxi from the hotel - due to the size of the family it was 300 kuna's (i.e. we had a van). Overall we had a fantastic week away - very relaxing and for the price we paid very good value. Would recommend especially for those families with larger families (there was a number of families with three kids on holiday with us).

Loved it! Staff very helpful at all times and will arrange taxis for you. Close to the airport. Quiet and relaxing location. It is approximately 40 minutes walk around the coast to the old town or there is regular bus service if you prefer. Good choice of drinks from the bar. I had read many negative reviews on the quality of their wine before I went to this hotel. Their wine is absolutely fine! Food is well prepared and there is plenty of choice. I look forward to going back to this hotel. Thank you so much hotel for upgrading my room and giving me a sea view. Could not have been happier with my choice of hotel.

Disney-world type hotel meant for kids

We were mislead. We were booked to a Falkensteiner Hotel Adrianna and found out the hard way that it was closed for the season and we ended up in this family hotel meant for kids with the only means of eating being at a buffet style serving many hundreds all at the same moment. What makes it worse is that we re-confirmed to be sure we had it right/

The spa was excellent and treatments good value for money. Water sports are available a short way from hotel. Very few English guests and the entertainment is largely for under 8s

Not what we were hoping for.

We were disappointed with our stay and decided to cancel our second night that we had reserved there. The pool and slide were nice (although the slide looks like it hasn't been updated) but the hotel itself felt so old and outdated. The hallways are dark, rooms cramped, lighting throughout the whole hotel is poor. The food was good but there was always a wait to get coffee in the morning and also get (create your own) orange juice. Had we planned this trip over again, we would have skipped on this \"very touristy\" place and found another authentic seaside village on the Adriatic where the kids would be happy to swim in.

Not as expected. I would only recommend this hotel for people who are traveling with children under the age of 8. This is a \"well used\" hotel. The entire place could use some refreshing! The walls in our room had stains along with the canopy over our bed! I would not consider staying here again with my family unless there were some upgrades.

We loved our stay, didn't want to come home as it was April it was still a little chilly so we made use of the heated indoor/ outdoor pool, the all inclusive food was great and there was a lovely spa in the hotel. The room was lovely with a balcony and the beach is right next to the beach. We would definitely stay here again!

Fantastic Place

Had a great time at this hotel. Staff very friendly and polite, food is fantastic - always something to cater for every taste, even fast food hotdogs and kebabs were good. Old town of Zadar is well worth a visit.

Simply brilliant

We had a wonderful two week stay at this hotel. The rooms are spacious, clean and really comfortable. The food in the restaurant and snack bar was of an excellent quality and we were never bored with the menu. The hotel facilities are excellent and our two teenage sons had so much to do. The animation team really made the stay special. By day two they knew our names and made us feel so welcome. Miran, Bernarda and Danaiel were particularly excellent with all the sporting activities and the younger group Josepha, Valentina and Leo were brilliant with our boys. The reception staff and even the life guards especially Ante are so friendly and helpful. The jet skiing was brilliant and very cheap. Thanks to all the staff who made our holiday brilliant. I would recommend this hotel to anyone with children right up to teenagers.

Excellent staff attitude combined with good facilities made our stay at Borik a memorable one. Our room was very spacious and clean, just what you want when treating yourself to a short get away break. The only thing I'd change would be the hard mattress. Will definitely return.

I booked this hotel as a one night stay after our sailing holiday around the Kornati Islands. We arrived early well ahead of our scheduled check in time but the staff invited us to use the facilities until our room was available. The staff were very friendly and helpful without exception and went out of their way to make you stay the best it could be. Our only regret was that we did not book more nights.

Our room was clean and bright with a view over the swimming pool area. Unfortunately there was a large tree blocking our view of the sea, but as the beach is so close it was not an issue. The location of the hotel means that if you fancy a change from the hotel swimming pools the beach is just a few steps away. The entertainment during the day and evening was varied and enjoyable. The only problem was that the children's disco started quite late (20:15) which meant that the children were very late in going to bed.

Great facilities. The hotel is big which means that you never really struggle to find a seat at mealtimes or round the pool.

A few small niggles - the all inclusive drinks were limited and the measures were small, the waterslide was only turned on after requested if the weather wasn't amazing, the staff could be friendly one minute and a bit ignorant the next. However saying this none of it made the holiday unenjoyable and I would definitely recommend it.

Fantastic Hotel ideal if looking for luxury and wa

Fantastic hotel, loads fo kids to do. Free room upgrade on arrival. Food was excellent although not so taken by the desserts all the cakes were lacking flavour (that was the only negative of the whole holiday). Soft play centre and parks for children, tennis court, out door slide indoor pool with door that opend so you can swim into one of the outdoor pools. Hotel was right on the beach. Would go back tomorrow.

This is a smart comfortable hotel with friendly staff and good food. The pool complex is great for kids and the spa nice for everyone. We especially enjoyed the free fitness classes, included as part of the all-inclusive package.

Great hotel, also for children

Great place, sea, spa, pools (one heated), etc. Beach is small and public, so would hate to stay there during the main season, but now (October), it was nice. Good food and varied selection. Would recommend. Careful, childcare may not be operating outside main season, so check first if still available.

FS Club is not my kind of Club

Falkensteiner Club Funimation is a young family oriented facility; not particularily suited to older travellers. We wasted many hours trying to get their wifi (which you must pay for) to work without losing connectivity. They give you free drinks, including alcohol, but charge for wifi. We had a wonderful dinner at their sister property next door (Adriana). Breakfast was quiet when you go about 7:30 and it was quite complete.

hotel funanimation - beautiful views

The hotel has an excellent view if you are in Zadar to relax and soak up the rays - by the coast and with ample swimming and activity facilities, one cannot help but feel content. The food and drink were of very good quality, although the price of the internet cafe was rather extortionate. The hotel houses excellent spa facilties.

The one qualm I had was with the hotel cleaning staff - they weren't much good at knocking before entering, which left my girlfriend and I in compromising positions on occasion. However, we complained and received a free bonus card as a result. So the matter was handled quickly and efficiently.

A fair walk to old town, but along the coast in the summer, its a gorgeous view.

Fine but sprawling hotel

The whole complex is quite large and a little away from the old town. We had a car, so it was not much trouble. The hotel itself is of a high standard and has pretty much all you need, decent buffet breakfast with large range of options, ample free parking, good size beds, but overall the rooms were a little small. The spa and pool seemed impressive, but we didn't have time to sample them.

Hotellet har ikke rigtig noget omkring sig, der skal man ind til Zadar, hvor taxi priser hopper op og ned, men forventning omkring 10-12 euro.
Hotellet er meget slidt og trænger til renovering

Die Unterkunft liegt gut am Strand, ist großzügig gestaltet.
Leider ist das Familienzimmer sehr klein, Sofabetten sind nur durch einen Vorgang getrennt vom Bett.
Die Getränke sind sehr zuckerhaltig, Cola schmeckt jedoch nicht nach Cola. Wein und Bier sind ok, Cocktails nicht.

Fräscht hotell direkt vid stranden med uppvärmd pool, tennisbanor och många aktiviteter. Mycket trevlig personal som tar hand om och sysselsätter barn. Bra mat och bra service. Rekommenderas varmt, särskilt för barnfamiljer
