I loved the location and its proximity to restaurants and public transit. There’s also a beautiful park nearby, which was a great bonus. I would definitely stay here again and highly recommend Parramatta in general.

The staff was excellent, especially Ruben at the front desk. He was friendly, attentive, and very helpful throughout my stay, which made the experience even better.

Unfortunately, my stay was impacted by extremely high noise levels. The room did not feel quiet or private at all. There were constant loud construction and machine noises, and the sound insulation seemed very poor. I could clearly hear heavy activity and noise from outside and surrounding areas, to the point where it genuinely felt like there was a family gathering or party happening inside my room.

The noise started early in the morning and I was unable to sleep past 7am due to how loud it was. For a hotel stay, especially when you expect rest and comfort, this was really disappointing. I would strongly suggest reviewing the soundproofing and ensuring guests are informed if construction is taking place, as it significantly affected the experience.

A few issues considering the cost of $1000 for two nights:
- live cockroach in room.
- about 15cm of the toilet seat was sticky like it had the fluffy residue of an old sticker on it. That wasn’t pleasant.
- the shower is very temperamental. It goes from warm to scorching hot then back to warm then to boiling your skin off.
- pillows had no support and you just sank into them.

ELEVATORS!!!! They are shocking. The wait time is ridiculous. 15-20minutes each time and this is at all hours of the day, not just busy check in/out times.

On the positive: location is good, buffet breakfast was delicious, the lounge and service was excellent, room was quiet, bed was comfortable.

I’ve stayed at the Parkroyal Darling Harbour many times and expected a similar standard here, but the Parramatta location really missed the mark. The soundproofing is non-existent; we were placed in a room with a connecting door to another room we didn't request (not sure if all rooms have the option of being connected), and we could hear the neighbors’ normal-volume conversations so clearly it felt like we were in a library. It was incredibly uncomfortable because we felt like we couldn't even turn on the TV at night incase we would disturbed them. When I raised this, the management just offered to tell the neighbors to be quiet, but they weren't being loud; the building is just poorly insulated and you can hear everyone walking past the door or opening or closing there's. Logistically, it was a headache, there was no warning message to say the pre-paid parking could be full on the day of check-in although able to email you about promotions to upgrade your room for as little as $80..
The lifts were so cramped and slow it felt like a peak-hour train, yet you aren't allowed to use the stairs. Between the Olympic Park having major spectator events on with price hikes on all rooms and the lack of privacy, it definitely doesn't meet 4-star standards. It’s a shame, because the bed was comfortable, the rainfall shower was great, and the breakfast staff were lovely, but those perks don't make up for the lack of basic room quality.

As a refrigeration mechanic I found it nigh on impossible to turn on the air conditioning. Also, NO instructions in the room on how exactly to turn air conditioning on.
When, somehow by fluke, it was turned on, airflow was VERY low and the room was uncomfortably warm all night.

All the staff we spoke to were so nice and helpful. The breakfast has a good selection, and I love that you can make your own juice. The rooms are in good condition and clearly freshly renovated. The bathroom is a little small, when door opens it almost touches the toilet. The lobby is currently being renovated and it was a bit noisy during breakfast. Nice gym and pool. Although a little on the cold side, it was refreshing! It’s in a great spot near the river and Church street eateries.

The stay was awsome ! Everything was just perfect - very friendly staff during checkin - kitchen staff , the food was amazing !!!! - we had a lot of stuff as we have a small 5 month old kid with us , everything was perfect UNTILL at checkout had coversation with Pamela ! Oh My God! She was so rude - I had come to settle for the bill because we ordered in room dining and also any outstanding amount - she was soo rude because we had not got our stuff outside - I told her i just came to settle the bill and then will go and bring all our stuff - we don’t know the rules of the hotel ! I asked to speak to the manager - the manager came and told me it because her first langauge is not English ! How does langauge matter to be nice ? The manager was even ruder ! Never back to this hotel ! Will complain pan pacific group !

To have the 3 lifts working would of been great. The Bistro staff need to clear the tables of used cups/glasses quicker,took over 2hrs to clean away from a previous guest. The staff should have information available what there is to do around Parramatta eg:phamlets of some kind would come in handy when you are from out of state.Staff in the breakfast dining room need to be aware if Lactose milk is asked for that is what should be provided.

There was no warning before booking the hotel that it was under construction. Due to this the lifts were excruciatingly slow and tiny. Meaning too many people squeezed into one because they didn’t know how long it would be before another would stop.

On a positive note the room was recently renovated and very generous in size.

Second time we have stayed here for a concert and will be the last. Continuously woken up by other room doors closing. Lift took 15 minutes to get to floor 9, and when it did it was full. I was rudely and adamantly told at the breakfast desk by a female staff member of Asian appearance, short dark hair, that breakfast was not included when front reception staff confirmed it was upon arrival. She also had no interest in seeing my booking email also confirming it was included in my stay. Surrounded by construction noise and noisey business people, a peaceful breakfast was non existent. And to top it off, during breakfast that same female staff member dropped disposable coffee cups on the floor while restocking the coffee machines, looked around to see that “no other staff member had noticed”, picked the cups up that were scattered all over the floor and proceeded to stack them on top of the coffee machine to be used by guests. If this unhygienic practice is included in the cost of my $380 one night stay, I don’t think I’ll be back again. Disgusting and very disappointed.

As a result we had to park next door at the meriton (however that is also another story).

We stayed here with family and honestly, I would rather book a cheaper motel next time.

Negatives:

Lift wait times: Waiting for lifts took around 15 minutes. With a 3-year-old and a 7-year-old, it was easier (though exhausting) to take the stairs to the 3rd floor.

Parking: Very congested parking bays. Getting out is tricky, especially with a bigger car. One small mistake and you risk scratches.

Staff attitude: Felt rude and unwelcoming. No warm greeting, no “thank you” at checkout. Even motels and premium hotels manage this basic courtesy.

Room amenities: No microwave or toaster. When asked, they gave excuses about “fire risk.” Personally, and I may be wrong, but I think it’s just to push guests toward their restaurant. If the restaurant on the first floor isn’t a risk, then why are basic appliances?

Overall atmosphere: Didn’t feel guest-friendly.

Positives:

Good location.

Cleaning staff were polite.

Rooms were clean — but that’s the minimum expectation for the price.

Overall:
Not worth the price. The service and amenities don’t match the cost or the Park Royal brand name.

Welcoming staff on the front desk and in the bar. Quiet room on the 2nd floor with comfortable king size bed, very nice interior decor but not much of a view other than a building site. Excellent location - just a short stroll to Parramatta’s lively eat street. Parking available onsite for a reasonable fee. Lift was a bit slow sometimes, but that is probably a reflection of the hotel’s popularity. Would definitely stay here again

The decor and fittings in my 12th floor king room were fresh and delightful. I was envious of the gorgeous styling, tiles and wallpaper. The bed was so comfortable I didn't want to get up. Very clean. Staff were warm and professional. Amazing array of dining options within 100 metres. Lovely ground floor bar. Great ambiance. An excellent option instead of a city hotel.
