Got put in another building a few hundred meters from the main building. Was like a ghost town! Bed was more like a single bed room was freezing cold with only a small electric heater to warm the room up. Went to reception and said the room was not good enough. Moved into the main building room was a lot better. Heating was blasting until 23:00 and no way to turn it off so this room was too warm. When getting a shower in the morning the drains stuck of sewage.

Excellent team including Mandy on reception who explained we’d booked a room in The Grange (separate building), when we asked she offered an upgrade for a small extra fee, to the main house and showed us her favourite room (gorgeous view of park & ducks behind). Sanya in the restaurant was excellent- food was superb too. Advil at breakfast was great. Lovely comfortable room. Very happy. Thanks team!

Stayed in one of the Grange Rooms, average layout, bit damp when you first walk in but it was fine once I opened the door for a little bit. A map at Reception would be helpful as it took me about 10 minutes walking around trying to locate the room. Only info I received at the main Reception was that the room was downstairs. Tub in the bathroom is a nice touch, didn't have Breakfast in the end so can't comment on that. Had a good sleep though the building was quiet overnight.

Lovely check in by the young irish lady! Very welcoming- had tea while waiting, possibly the dirtiest milk jug i have ever seen. The whole hotel is old and dated, with a bit of painting and new carpet and some interior design could have a lot more charm- comfy clean room (curtains missing multiple rings so hung all lopsided), had a shower- towels we’re in the wardrobe in the other room 😎 just odd things- it’s on the cusp of being charming but misses it… not a 4 star place as advertised, but nice non the less.

Hotel is beautiful, beautifully kept, with super comfortable beds, but my biggest praise must go to the staff.
I had a very late arrival (1am) from a business meeting in London, I got lost in the lanes and there was emergency road works, I called the hotel tired, cranky and lost, Richard was so kind, patient, calm, what an absolutely outstanding example of looking after your customers, when I arrived he extended that excellence, by upgrading me so I could stay in the main house and personally showing me to my room, THANK YOU RICHARD!!
I would absolutely recommend this delightful hotel to anyone, stunning setting, beautifully executed and made to feel valued and looked after by delightful, professional staff

The Grange (room 68) was clean, warm and comfortable but the walls/ceiling were rather this as I could hear people moving around. A little disconcerting at 6.30 am!!
Breakfast - the mushrooms were tinned not fresh, the scrambled eggs overcooked and why do hotels always provide tasteless tomatoes.

The room we stayed in first was in the manor itself. It wasnt too bad but everything was tired looking However, a staff member did tell us they were doing a floor at a time and refurbishing everything, which would explain the rubbish by the back of the building where the disabled entrance was,
The 2nd night,we were in The Grange, which is a short walk from Warbrook House and the room was bigger, more disability friendly and more modern.

It is impossible to say anything negative about the staff. They were amazing. Anything we needed or anyone we spoke to were friendly, polite and nothing was too much trouble.
I had my disability assistance dog with me ans they even left a bed and a bowl out for him, which was really kind.
The restaurant was superb, with plenty of choice and a very attentive waitress too.
We would definitely stay again although probably in the Grange until everything is refurbished but I would recommend the hotel to anyone that appreciates friendly staff and superb food.

The main house is lovely, ‘The Grange’ not SO and doesn’t in anyway fit the aesthetics of the main house. It almost feels like they have decided that they require more rooms to make more money. Literally plonked some random buildings on the grounds, poor workmanship, tiling, flooring, awful interiors and badly fitted rooms. You couldn’t get into the wardrobe without getting into the space first then you could open it but had to close it in order to get out of the space. Basically no room, bad placement of what was outdated furniture that is too large for the space. Zero design, thought or consideration made to the space or quests. I am however assuming the main house rooms are well designed as per pictures but I haven’t actually seen or been in them. I knew we were not staying in the main house so it would not be as nice however, I expected a better standard than what we got. All staff were lovely (except one lady which I think may have been a manager, pretty rude), but the rest of the staff I could not fault. Polite, accommodating and attentive. There was however a lack of staff in the bar area. Food was very good and grounds are beautiful.

The website shows a beautiful building but the rooms are a 10 min walk in a separate modern building. Could not find our room because of incorrect signage. Nothing replaced in our room (soap, shampoo, loo roll). Lovely staff. Great location. Quiet. Good WiFi. Warm. No smart TV. Not sure we’d rush back there.

We booked a last minute get away. Staff friendly and breakfast was good. Not a lot of staff around the dining area, which would have been helpful when coffee machine failed. Our room felt a little run down (stayed in different building to the main house) - no bedside table on one side, showed signs of tiredness in the decor and kept awake due to squeaky floorboards in the room above us. Good value for money.

Disappointing stay.

The hotel is generally considered a 4* and the grounds are beautiful however but the overall experience fell short - while clean, the room was very tired and in definitely need of a refresh.

Breakfast wasn’t great either - the bacon was very dried up, scrambled eggs were wet and sloppy and overall, the food was sub-standard and not worth paying for. While in the dining area, I overheard another guest complaining about the quality of food.

For such a beautiful building and backdrop, the stay wasn’t worth the money and was overall disappointing.

It’s a shame as the main building is a thing of beauty but the lodges and the food I ordered on the night are very poor. Almost £7.00 for a beer is a little too heavy also.

Grounds were lovely.

Because of the age of the building there was no air conditioning. And only a tiny fan in the round. 10”

I found it was just to unbearable to sleep. Warm day and room above the kitchen. One member of staff said to mention to reception. She said they have a lot of people say about it and they should be doing something about it. Was I was checking out and mentioned to the lady there. She brushed me off and I felt awkward and hurt. She did not care.

Only Double beds, no Kings

Double rooms are only double beds.
No King size beds at all. Every hotel has king size beds!
Not obvious on the booking site, misleading.
Breakfast ends at 09:30 so be warned as they will clear everything straight away.
There isn't any Air Condition in the rooms which get very hot.
The reception staff are very nice.

Has great potential but suspect the owners have other priorities!

No working toilet !

We stayed in this hotel in 2 rooms in July 2025 for 2 nights . Hotel has amazing grounds and beautiful features. Deer and ducks and lovely walks through the ground with giant chess board have been fun.
Breakfast could be improved on by providing more options, such as cheeses. Similarly, on our second day we noticed that the hotel staff stuggled with breakfast when a wedding party has arrived. You had to wait for drinks as there's only one coffee/tea chine and food as they run out quiet quickly of everything.
However, our biggest issue was the bathroom in our hotel room. The bathroom appliences were dated in the rooms and covered in limescale and rust. The biggest problem was the toilet. We noticed on the first night that our toilet didnt flush at all. Which is a problem for a family with 2 children. This was reported to hotel staff and we was ensured it will be sorted and left our key in reception the next day. As we was out in London all day we was hoping to come back to working toilet. This wasnt the case we ended up ringing and reporting the toilet issue again on the second evening. Nothing was done and they didnt offer to move us.
We was lucky we had a second room to use, however the plumbing were barely working there too.
As we checked out upset and dissapointed at our stay we was ensured we would be contacted by manager next day. Its been 2 weeks and we have rang since to never recieve a call back.
Toilet facilities should be in working order in every hotel room !

Because of our timing we weren’t able to partake in food at the hotel at either end of the day. Unfortunate as the breakfast has always been great,
Our room was cool which given the ridiculous heat, was amazing.
The staff, as always were courteous and professional. We will continue to use this venue on our overnight stays in the Reading area.

Stunning location and grounds. The hotel is well presented, staff attentive. Although the restaurant service could be a little better. Apparently there was two menus for the restaurant and we were only offered one. Food was excellent. Super place for walks, relaxing and weddings. We will be hoing back next year for Christmas celebrations.

A very stately establishment set within grounds of some grandeur. I booked a junior suite but failed to determine how it would distance itself from a superior/executive double room. The surrounding area and village proved ideal for a long walk. I was slightly perturbed that the bathroom windows did not have frosting towards the top and felt self-conscious each time I had to use it. The bed itself was very comfortable and provided a solid night's sleep. The shower was nice and powerful. Breakfast provided a great start to the day with a great buffet offering and decent sixed juice glasses for once instead of the thimbles normally provided. It was a lovely stay all told but for the price paid, I expected a little more.

Went for 2 weddings 1 week apart, huge property in 120 acres, Grade II listed gardens. Quality of rooms and service could be better for the price. Helpful staff, but slow service during dining hours. No bottled water in rooms, inadequate plumbing wait for next flush for the toilet, could hear everything from the next rooms and hallways. prepare for Long walk to main event center. Uber taxi was a long wait and on return dropped us far from our rooms. overall nice English open space, but with very limited amenities.

We checked in at the main reception area before being told we have to walk about 5 minutes to the other set of accommodation The Grange which was inconvenient but a nice walk and understandable as there were weddings on at the time of our stay.

The Room was decorated with petals, cakes and a balloon I had pre ordered which was amazing of the staff to go to the effort. Apart from this it was fine. Limited wardrobe space, no handwash or shower gel in the toilet just a singular tiny bar of soap which I didn’t like makes your hands dry. Bath extremely slippery and no mat available. Tv small but was fine. Plugs either side of the bed which had hair in it but was otherwise clean. We asked for a travel cot but what was provided was basically a play pen.

The breakfast buffet was good, expected options for a full English and staff was quick to replace what was running low. Limited cereal yoghurt and pastry options. Coffee tea machine and apple orange juice.

We ate at the only restaurant there 3 times. Menu had decent options but in my opinion was very expensive. I preferred food from the Indian menu than the British (all held in the same room due to the weddings). They tasted good but there is not many other options around so you feel forced to only eat there. A few pubs were within a 10 min drive, Reading/Bracknell about 25 mins away which I didn’t feel worth it.

Very nice welcome and informed about breakfast and dining times. Room was hot due to the recent good weather but a fan was provided and running when we entered the room. Everything was very clean. Only gripe was in the restaurant as there was a function in another room but guests from the function were wandering around other parts of the hotel and their children were running about screaming whilst we were eating our dinner. This was very off putting.

Disappointing Stay

Very disappointing stay as the accessible room we requested was not as expected or as advertised (pictured). The corridor to the room smelled of cat wee, the room itself was very dated, needed decorating, had an old bed (comfy though) and smelt of the cat wee wafting in from the corridor. The hotel was full on our first night so we couldn't move rooms however we were moved to a much better room on the 2nd night. For such an outstanding property there is much (easy) work to be done to bring it up to standard.

We ordered breakfast and this too was a massive disappointment. No direction as to where anything was (spread over various rooms), only one waitress available and she was rushed off her feet trying to cope with all the tables and kept forgetting things. Everything took an age to get and was cold by the time we came to eat it. There was a function on on Saturday which is why the hotel was full but there were not enough staff to cater for the amount of visitors in the morning.
The reception staff were very helpful and managed to change our rooms on the 2nd day. This could be a lovely hotel with a little more effort gone into the basic things like providing enough waiting staff at busy times, decorating the groundfloor bedrooms, removing the smells in the corridor.

If you're paying extra to stay in the 'Mansion House Rooms' (vs the Grange rooms which are in a building way away from the main house) don't expect to stay in the lovely Mansion house building shown, but you will be in the circa 1980's extension with Travelodge style build quality and rooms, which are now extremely tired and in need of a re-fit.

It is a beautiful building but unfortunately except for the dining room the interior is looking tired.

Our room was in the annex on the top floor. A very small room with tired furniture.
The bathroom was clean but unfortunately there was quite a strong smell of damp.

The staff were all very friendly.

Lovely location but requires attention and love.

Had a one night stay at this hotel as we were seeing friends. Very good deal for bed and breakfast so did not expect a lot. The venue is wonderful and set in stunning grounds but you get a general feel that it is un loved and needs some tlc. The staff on the bar didn’t seem very experienced and the outside drinking area was very dirty with used glasses left on tables and ashtrays full to the brim. The table and chairs themselves were falling apart. Our room was in the grange and was fine for the night although very hot and the bed was not very comfortable. Breakfast was lovely. For what we paid, I was satisfied however this was using my discount. I would not recommend this hotel to full paying guests until it’s received a revamp and tidy up.

A tiny very claustrophobic room, hot, broken blind with bugs in it and 5-10 min walk from main building. It had its own bar but not serviced. Walk to main building is pretty and scenic. Needs some groundsman as it really is a beautiful setting if looked after. The rubbish in the pond was sad. Lack of staff so whilst service was good, it was very slow. No staff at breakfast to ask for gluten free.

Lovely old heritage property so nice and the outside looked amazing inside in some places a little dated and in need of repair but this is expected with the old age of the property, everything is so expensive these days to get these jobs done but other than that lovely staff , nice guests and also a school prom on the night of my stay so nice to see some lively cars coming up the drive way as my sons was the week before back in Essex

The location was nice and our second room was decorated nicer, we had to move due to noise from an event they had on, also both rooms were very warm and we were only provided with a basic fan.
The breakfast was nice and we had a good look around the grounds, but it was a warm couple of days.

Im not one to complain but i had a very bad night sleep..it was not a normal size double either. The Grange is quite a distance from the main building which is where the bar and restaurant are...and it was Saturday with very little parking...the main building looked gorgeous. My bedroom was very basic and the bath was dirty...it was also smelly. On the plus side i did enjoy a good breakfast and the restaurant looked lovely.

Fantastic picturesque beautiful hotel great staff and all credit to housekeeping the room was spotless and bathroom sparkling clean.
We were dissoppointed to find we were in the Grange mot the main house until after we made the . we decided to continue with the booking as the grange website clearly shows a games room with pool table.
We were traveling with a teenager so this was important to us, on arrival not only did we find no games room or pool table we asked at reception to be told it had never been there (photos attached grange website and carpets even the same!!) The Grange itself was lovely and again spotless lovely riverside walk to a wonderful breakfeast
The website needs to be clearer on showing facilities not avaliable as it was a shame for our teen.

I’m very much pleased by my overnight stay. There was a problem with the toilet flush which Was resolved to my satisfaction. The waiter service at breakfast was very good. The breakfast was good standard English breakfast. I will stay here again if I need a hotel room in this area.

Nice period main section to the hotel with lovely grounds to enjoy… ducks get fed at 11.00am every day. Restaurant has a really good Indian chef and staff, food was delicious.

Don’t stay in Grange but do eat in Indian restaura

The main hotel looked very pretty and the grounds were very well looked after but we were placed in a 2nd hotel (The Grange) which wasn’t very nice really. There was A LOT of noise during the night with doors slamming so would suggest if you stay, you should stay in the main hotel. Having said that, the staff in the restaurant were excellent and the food was outstanding so the service couldn’t be faulted
