Hotel is definitely looking tired. It could also use a deep cleaning, especially in the common areas. Only encountered one staff member at the front desk and she was lovely. Room was decent, but lots of wear and tear. Fortunately bed was comfortable, but pillow pillows were awful with feathers poking into your head and very flimsy.
We continue to stay here due to the location as you can walk right into town and it’s just off the bike path. Hopefully they’ll put some more attention into the property.

Staff was spectacular - especially the woman who checked us in late afternoon Friday, with details on amenities, suggestions for dining, best sunset, coffee, etc. Others were helpful as well.

Pool had tons of clean fresh towels; bathroom had deep soaking tub which I enjoyed.

We always stay here when visiting Falmouth. Extremely friendly staff. We travel with a service dog and the setting is convenient to walking him, and good lighting as we walk. Feel very welcomed and safe in the location.
The room was clean, and all requests for additional items we needed was met quickly and happily. We won”’t stay anywhere else when in the area!!

The room was very clean and it was wonderful to have a restaurant onsite. It was only open for breakfast and lunch, but I had an excellent omlette. The staff at the Inn were professional and polite. I definitely would stay there again. The location is extremely convenient. Short walk to shops and restaurants.

I have been staying at Inn on the Square consecutively for the last 6 years on business trips to the Cape. The property including rooms are very dated. This is the second year that I stayed in the cottages building. The room was clean, but very outdated, bathroom could be refreshened, wallpaper missing, the room was very musty, I had to open the windows and run the air unit to refresh the room. I suffer from terrible allergies, and the moment I walked in the stale musty air hit me. The beds are very comfortable. I had an issue with my television, but the front desk manager came over at 9:30pm to try and fix it and had engineering over in the morning to fix it, as promised. I always enjoyed staying here for the convenience to the ferry to Martha's Vineyard and upper cape where I have business meetings. It is very convenient to down town for restaurants and town hall where I need to get too. This was always a great property, but I may consider alternate accommodations when I return.

The place is nothing fancy, but a good value. It's on the main road into town and might not be quite so quiet and accessible during high season as it was in late September.

The check-in clerk gave us a bunch of excuses why we had to go to the second floor finally when threatened that we wanted to leave, moved us to the first floor. To carry our suitcases up to the second floor without an elevator would’ve been a hardship.

This inn is in a great area in Falmouth. Easy to walk to downtown for meals, drive to Queens Ferry to Martha’s Vineyard. Double queen bed room was adequate and the bathroom was spacious. Only concern was after one shower, tub completely clogged and we were transferred to another room. The inn and staff was pleasant, housekeeping may have been understaffed, as one could tell vacuuming was needed. The restaurant on site, Percy’s Place was nice but is not open for dinner in case you do want to leave the inn. As other reviews have noted, their pool area doesn’t look the same as their picture- the wood tones are painted over in all white, taking away from the warm, relaxing feel we were looking for. All in all, a nice stay.

We were a group of 4 and upgraded to King suite for the night. The sofa bed wasn’t made. It was dirty with food particles on it. There was not sufficient linen to make the bed ourselves and not enough towels as well for the 4 of us. Had to request more linen and make the bed ourselves.

Overall, a pretty good place but very strange that it proved impossible to get glasses to have a drink. Its difficult to appreciate good wine when drunk from a paper or foam cup.
Also, despite having a microwave in the room., there was no cutlery or crockery to make use of it
And the shower tap is very complex

I stayed at this hotel because of the proximity to the MV Ferry and the cost. We got to the hotel around 6pm and left 7am so we were looking to keep this cheep. The place was clean and the staff was nice. I rate this property high based on what I paid, it was a pleasant surprise.

I would not stay at property again. Staff were unpleasant and unprofessional. Several people checking in had problems with staff and had to wait a long time to get a room. A bed was put in my room which made the room unsafe to stay because the bed blocked the door. We had to climb over the person sleeping in the bed to go to the bathroom. The worse stay I have ever had in forty years of staying in hotels. I was assured and reassured that the extra bed would fit comfortably in the room. When I called several days ahead to request an extra bed I was told that it was not a problem. If I had known the true set up I would have stayed elsewhere. The staff and the
morning manager were not helpful. The manager was incompetent and sarcastic. This was a terrible stay for my three grandchildren. Never again, I should have stayed at the nearby Palmer Inn.

Think twice before booking!

The following review of this hotel is my opinion only. For what we paid, we were expecting a better stay. We were totally disgusted at how filthy our room was. Cobwebs in the corner of the walls, the carpet had not been vacuumed, there was hair in the bathroom sink, the floor of the fiberglass tub was brown with dirt that had never been scrubbed away along with soap residue on the walls, and the metal drain plug was sitting on the floor. Thank God we only stayed one night. We wouldn’t even shower there and checked out at 5:00 a.m. The room was tiny and super loud due to its location on the main road. Do yourself a favor and DO NOT GO HERE! This hotel was nothing like it was portrayed in the description or photo. Our check-in was fine, There was one person at the front desk who had only been there for a month as the manager or whoever had to take care of a leak somewhere and left him alone to deal with everyone checking in. He did a great job. The people in front of us, however checked in and their room wasn’t even ready for them at check-in time. Couldn’t get out of there fast enough.

Room wasnt ready until after 5 pm. Then was charged extra fee for amenities which I was advised at the desk but I got the room through Expedia. I asked for a discount for the inconvenience of the room not being ready but was advised they could not do that due to booking through a third party. I asked that they not charge me the extra amenities fee for the inconvenience and was advised thay also could not do that. Upon checking in there was several other groups of people also waiting for their rooms which were not ready. There also is no elevators in the building.

I hope this message finds you well. I recently stayed at Inn on the Square in Falmouth, MA and wanted to share some feedback about my experience.

While the location was pleasant, there were several aspects of the stay that were disappointing and significantly impacted my comfort:

1.Excessively Thin Walls: Noise from adjacent rooms and the hallway was very noticeable, making it difficult to relax or sleep peacefully.

2.Uncomfortable Bedding: The pillows provided were extremely flat, offering little to no support and contributing to an uncomfortable night’s rest.

3.Room Location and Inconvenience: The room was located directly near the main entrance and lobby, which met us with unpleasant scents of food from Percy’s Breakfast and lingering scents throughout the evening.

I chose Inn on the Square expecting a restful and quality experience, and unfortunately, these issues made the stay less enjoyable than anticipated. I hope you’ll consider addressing these concerns to improve the experience for future guests.

Tired of the $25 amenities fee for water and coffee in room that was always free!
Dusty rug caused allergic reaction.Neigjboring room had a DOG Barking and when i complained they did nothing even tho animals aren’t allowed. I told them I was allergic to dogs but it didn’t matter. Front desk was useless.
