We reserved a queen room and were upgraded to a king with a balcony. What a nice surprise! I called for help with the OpenKey app to open the front door. Friendly staff answered immediately and talked me through process while staying on the line. Stylish clean lobby. Simple white bedding with soft pillows. Clean tile bathroom with plenty of hot water and a rain shower head. The water pressure in the toilet was low but we managed.
Hot Keurig coffee available in the lobby early am. We watched the sunrise from the balcony. The location is a block from Ocean Park where there is overnight parking.
Shops nearby and 15 minute parking spaces out front for unloading luggage.

For a visit in the dead of winter, parking was a breeze nearby(street parking, likely no enforcement of 4 hour limit in effect in summer). A good year-round (!!) restaurant/brewery right across the street. For a low price, I was surprised to be given Room 3, the Nashua suite, which has 3 bedrooms for just me! Only downside-bathroom was freezing cold. Major construction is going on RIGHT next door, so check that situation first if you’re not an early riser (eg 7 am). I happened upon a very kind staff person onsite who was walking in and let me in when the Open Key app didnt work for me. Thank God for that! I was calling the phone number, but it was so much better having a live person there. and she have me physical cardkeys for both inside and outside doors. The two other times I stayed at places without anyone there for checkin (in Cornwall, England) I also had a hard time getting in-one had misleading direction for the correct address and gate to find the keypad). So I dont recommend this kind of remote checkin for elders or others who might be technophobes.

This is a quiet, comfortable, clean environment in walking distance to stores, the beach, restaurants, the post office, and the bus stop. There is parking in front of and a short distance walk from the hotel. The rooms are updated and offer what is needed for a relaxing stay.

The room was clean. The only problem I had was not getting my key prior to 3. Called the day before because the text I received said you can try the app and it will should your reservation but it did not it states that there may be a problem because you booked on a third party site. Called and they said that it was outdated. Called the next day at two like the text said to see if my room was ready. Person stated that I would received a text in 45 minutes. I is not received a text and wanted until 3:04 before I called and they had to send me the key.

First and foremost….there is no one there to welcome you in. The person I called to get in was very available but other than that no one else working in the building.
Shower was amazing. Nice bathroom. Bed was fine. Because I was in the front of the building I heard everything going on on the street.

The instructions received for the electronic self check in were unclear snd incomplete resulting in 3 calls to a number and finally being given the code to the lockbox where there was a key. That process took close to 30 minutes to resolve.

For the money they charged I was expecting more. It seemed like I was staying at a Motel 6. Carpet tape residue left on the floor, could have dressed the cable wires a little neater, and a bigger refrigerator would be nice. Had no place to store leftovers or extra drinks, beer, water, soda..etc

This was the third year in a row I stayed at the Morgan Hotel in Oak Bluffs for my annual visit to MV. It’s quite good, very nice and convenient. The rooms are clean, each room is slightly different in configuration and design, unlike chain hotels, with very nice bathrooms. Highly recommended.

The location is fabulous. We enjoyed the private deck, but struggled with having such a small room with only a king bed and two tiny nightstands. This meant having to live out of a suitcase and store the suitcases in the corners of the room ss the closet is too shallow. In addition, the early morning sun was intense and direct and the window treatments did nothing to block it.

Everything was great except the 3rd floor walk up the stairs to the room. They were steep and narrow but the staff person helped get bags up to the room. Busy corner near everything in the center of Oak Bluffs and Circuit St. would definitely stay again just not the top floor!

I had a great weekend at the Morgan Hotel. Great location, right In the heart of all the Action. The room was kinda small , but was clean and very cozy. AC was working fine! Loved going out on the balcony and relax and people watch. I went out one night and got locked out somehow. I think someone applied the dead bolt lock on the front door. I was able to call the Hotel Number and was given a code to gain entry thru another door. Staff was there mostly In the morning and made sure I had everything I needed. I would definitely use the Morgan Hotel another time.

i live in falmouth but often come to the vineyard to see friends and get “away”, discovered this hotel and stayed for one night! the location is unbeatable. it is a bit tucked away which i liked but also in the middle of everything. the door codes were very convenient and modern. i didn’t mind that there wasn’t a desk person on site per say; common of boutique hotels! it was the weekend of july 4th so i knew the area would be insane, although my only gripe was that from midnight to 3am there was someone banging on the hotel door (we were on the second floor), pounding incessantly, either trying to get in or just drunk and obnoxious. i will admit it was a little off putting/scary, had i had children or was elderly i don’t think i would’ve been very happy. not the “hotels” problem per say but had a desk person been there i doubt it would’ve continued. other than that the hotel is very quaint and comfy with nice details!

As soon as we arrived we were greeted by Junior who was working the front desk. He was very helpful and went out of his way to make sure our stay was fantastic. We ended up with a room with a porch. This property is perfectly located - walking distance from the Ferry and downtown OB was perfect. The property is funky and beautiful - BUT there were NO CURTAINS in our guest room. Unfortunately, I was up at 5:00 am with the sun! Not what we wanted for a getaway without our toddler. I contacted hotel management and they moved us right away to their sister property in Edgartown, the Franklin. That was also a beautiful property, and the room was larger, which was nice. Again, walking distance to a few nice restaurants. BUT THIS ROOM ALSO HAD NO CURTAINS! So I was up with the sun again! That was really disappointing. I left a toddler-free vacation feeling more sleep deprived than when I got there. I wouldn't stay there or recommend these hotels until they add curtains to the guest rooms.

I loved the location of the hotel and that it was nice and clean. It was a little strange staying in a hotel without staff onsite, but knowing I could reach out to the sister hotel if needed made it fine. I didnt really need anyone except for when I arrived early prior to my check in time, and because theres no staff, it gives me more anxiety about leaving my luggage until it's time to check in. If there was a locker system where you could store luggage if needed would make the place perfect. Besides that I didnt have any complaints, it was a wonderful stay perfect location and it was clean.

The property is conveniently located in the heart of a cute shopping & dining area. You can walk to the beach/pier. Absolutely breathtaking! The room was perfect for the trip. The area was very clean & the room was also very clean. They gifted us a beach bag and 2 reusable water bottles. I look forward to staying here again. I rate this place 10/10.
Oh, you MUST try the fresh made donuts from the shop across the street!! Backdoor Donuts!

The rooms were run down with tape holding up one patio door curtain and cobwebs in the bathroom shower stall, Staff members called to the site when the room lock would not work came promptly and were very kind but I would not stay here again. The walls are paper thin so you hear everything in adjoining rooms and noise from the heating systems.

Loved how it was walking distance to the beach and restaurants. Hotel was very clean and lobby was always restocked with coffee, ice and water. But, I did not like how there was limited parking space and had to race other people just to get a parking spot. I did get a parking ticket at one point as well because there was no where else to park.

Was not happy with or aware that there would be NO hotel reception personnel. So beware, that is what an "Open Key" system means. Dealing with internet/smart phone technology to gain entry to the hotel and the room was almost a disaster. Fortunately there were 2 guests present who let us into the hotel and were able to assist in getting the "app" so that we could enter our room. This is NOT a hotel(and apparently they have other hotels with a similar system) for someone with limited internet skills.
The room was certainly minimalist, no desk or table. There was a coat rack to one side of the bed in lieu of a closet. The bed was comfortable and the bathroom was large with a walk in shower but the sink faucet control lever was broken and getting the hot water on was a challenge.
Lastly, the TV programs were limited to almost entirely to dozens of old TV series or movies. Unable to find any sports or late night entertainment programs.

Lovely aesthetic and convenient. Rooms are tiny and tight with no closet space and no insulation between rooms. You hear everything. Shower was not clean - cobwebs and a spider on the floor and corner elevated tile to the shower. Curtain on the patio door fell down on one side where help up with scotch tape. Unlikely to return.

Overnight stay in Oak Bluff

After spending the day touring the island, this hotel was a welcomed stay, close to the main street and comfortable. I only had two issues. One was with the sign in key which I had to call someone to get the code but they were able to stay on phone with me till it was worked out and I could access the property (it was quite cold outside). The other was that a small desk for work would have been great. It is a wonderful hotel however

Nice location, charming Victorian. Walking distance to shopping and restaurants. No staff to be found. Water pitcher empty in front lobby. Lots of steep stairs to climb to get to room. Room small. No chair to sit on. TV on side of bed. It was convenient and quiet.
