The bed was the worst bed we slept on! When we let house keeping know, they said there were no other mattresses. Mattress spring popping, slept on the edges of the bed to avoid falling into the taco shaped mattress. The landline phone didn’t work and when maintenance arrived to attempt to fix it, he said can’t fit it. Hmm, head scratcher. Elevator located at the far end of the hotel and since we were located the other end, we still had to bring our luggage up a stairs. A real inconvenience! Breakfast came complimentary but it was cold by the time you sat to eat it. The dishes were all dirty and we had to go through 10 plates before finding a clean one. On the weekend it was a full breakfast bar but on the weekday it had. very little to offer. We received towels once, bed was thrown together and not made at all. Trash wasn’t removed after day two of three day stay. We paid for truffles and extended checkout time and it wasn’t communicated properly since house keeping tried to come into our room while we were still within our check out time. When we asked the house keeper, she said she didn’t know. When I asked the front desk she said if it wasn’t communicated when we checked in then the hotel key locks the doors at 11am during normal check out time. Not the case since I specifically inquired about our truffles and extended late check with Zack. The front desk lady didn’t seem to care about my concerns at all. We will never stay here again no recommend to stay here ever

My stay at Iris was great. The pool was nice and warm, the receptionists were really helpful, and the location was perfect. Not only is there a great view from the front door, you’re located 4-5 minutes away from Main Street Falmouth. The receptionist helped me extend my stay and I got to stay in the same room with no issues or hassle. The only thing that is keeping this from 5 stars, was after I long night out on my first day, I had put a do not disturb sign on my door so I could catch up on sleep, but at around 10:15 AM my door was opened and my light turned on until it was quickly closed right after. I also had asked on the second day for someone to come in to swap out my towels and my sheets early in the morning but they weren’t able to get to me in time. Also like others have mentioned there was mold in my bathroom from the vent to the light above the sink which wasn’t a huge deal as we just used the bathroom when absolutely necessary. I would definitely come back and stay again. The price was great for everything that comes with it.

at first we were charged for a no show which was a mistake. It took a couple of days to speak with a manager but Bradley rectified it immediately.
I don't know the persons name but whomever was replenishing the breakfast items and coffee hustled his butt off. He worked quite hard and quite fast and on a Saturday morning there were a lot of people at breakfast.
Check in and check out was easy although I thought there may have been an MOD on duty Saturday with the amount of weddings that were happening since we wanted to speak with them. Otherwise no problem.
The location was great and easy to get to any location we wanted to go to.

They offered a an excellent full breakfast that was included in our room price. And the newly renovated rooms were nicely appointed.
The only issue I had was when I requested a one hour earlier check-in, I was told we would need to pay a $20 early check-in fee. I had never heard of that from any other hotel, as generally, hotels graciously let you check in early if your room is available.

The property is being updated but there are certain things that need to be addressed. One big problem is there is no ventilation in the bathroom. The original vents are there but they are sealed shut. Since it’s a small bathroom everything gets soaked when you shower. Case in point the toilet paper and tissues were so damp you couldn’t even unroll it. They are trying but need to address more than just the veneer

My MAJOR complaint comes from the embarrassingly terrible breakfast: Stale bread, beige colored water being handed off as coffee, no fruit, terrible presentation. For a place that sells itself as a spa retreat, my day was sour after this. They should really just close the 'restaurant'

As others have mentioned, the bar and restaurant were closed which was a shame because it's nice. Receptionist did not seem to know when it would be open. Room was clean but shower was cold and soap was empty. That being said, we would stay there again. Great location.

The room was pretty dirty, just from walking with my socks (brand new) by the end of one day were completely black, there was mold in the bathroom, toilet paper holder was broken off of the wall, first night there was not able to watch anything and relax until late at night because they didn’t have the credentials for the roku tv then when requesting a new room was able to “obtain them” aside from all of that was just the fact we asked for a roll away crib for our newborn and realized it was flipped upside down to see old pee stains over the mattress which I know babies are babies but you could at least replace the mattresses at a certain point and thought showed pretty low standards as a totality, needless to say they slept with us.

Overall it was okay but the room was extremely unkept with “true cleaning” not a surface swipe and resell. aside from cleanliness everything else was okay.

The 1st room we were assigned had ants and a chemical smell. I thought perhaps it was their cleaning chemicals but in retrospect it was potentially insect spray. The staff did accommodate us quickly and moved us to another room. The 2nd room was at least bug free but.... it had plaster patching issues all over the ceiling, rust on the L brackets that connected the ceiling to the wall and the wallpaper was curling away from the wall in the corners due to humidty issues. The hotel is in major need of remodeling. The toilets were some of the lowest I have ever seen. The vanity had been replaced but it was a very tall vanity....not counter height. The toilet started leaking around the base on day 2 which was our last day. The breakfast buffet consisted of making belgium waffles, bagels, toast, a muffin, hot oatmeal, and cold cereal. Not any protein at all. Apple juice, milk, coffee and hot tea to drink. Kind of disappointing. Same offering on day 2. It advertises a state of the art fitness center but that consisted of 3 pieces of avg equipment. The lobby of the hotel was nice and appeared to have been updated but I guess they hadn't gotten to anything else yet.

Room was very dirty. Markings on the floor. Dirty bed cover. The office chair was disgusting. On top of the office desk there was an unplugged microwave, it was like “here’s a microwave if you need it”, I had to bring it down to the floor. I can’t imagine it’s safe for a kid or older person Room had the “extra perfume” smell that overpowering, probably to cover the bad smells. I kind of expecting this from the google reviews but on Expedia the reviews were pretty good so I took a shot. Won’t stay here again. Expect this when you book your stay so you don’t get disappointed. Everything else was ok. Plenty of parking. They even have an EV charger.

My husband and I were attending an event in Falmouth and even though we live locally, we booked the Iris to avoid nighttime traffic driving. We know the area quite well and considered the Iris based on reviews and honestly, the price. We were so glad we did! The hotel is clean, safe, location is perfect - close to downtown yet away from the traffic there. We were pleasantly surprised by a refrigerator and microwave, along with a keurig coffee maker and local coffee kcups. The complimentary breakfast was a bonus with plenty of options. Of note, should you need a place to stay because someone is inpatient at Falmouth hospital, THIS is the place to stay!

The Iris Hotel was very nicer. Check in and out was a breeze. Clean, inviting, and the service was great. The rooms were clean and tastefully decorated. The free breakfast buffet was excellent. Everything from waffles, eggs, bacon, sausage, bagels, fruit, etc. I was not expecting that. I highly recommend it.

This is my third time here under the new ownership. All three times, I stood at the desk for ringing the bell for service which took more than 5-10 minutes each time for someone to respond. There was no hot water after running it for five minutes or more. Perhaps it is time to stay at a different hotel next time

I only interacted with the staff once at check-in, which was super quick because I did the pre-check-in online. The lobby is super impressive of the restaurant is gigantic… but the room was very lackluster.. honestly not even the room just the bathroom. They need to install some fans in the bathroom bathrooms because there was a ton of black mold and it just looked really dilapidated and gross in there..other than that the room was fine and the location was really good!

The hotel is a short drive from the historic downtown and the beach. The hotel looks relatively new or renovated. Our room was comfortable except the beds were high and the toilet was low. We preregistered for three adults but there were only two sets of towels. I'm sure we could have called for more as they have 24 hour service but we were only there for the one night and managed with what was there.The window had sheer curtains that looked like a cat had clawed them and heavy drapes that reached the floor. The problem was the drapes, when closed completely, covered the heater/air conditioner blocking the flow of air. The parking lot outside the window had really bright lights so it was necessary to keep the drapes closed at night. None of these were deal breakers. Check in and check out was quick and easy. Desk staff were pleasant and informative.

The bathroom door didn't close well and the bathtub caulking looked like a child did it. Water was all over the floor from a shower. No ice machine on the 3rd floor. The beds were comfortable but the room was dark especially the bathroom. Saturday breakfast was great but there was very little to choose from Friday. No hot food. Staf was friendly and helpful

The common areas are beautiful and nice to hang out in. The food was simple and delicious (I got in late and the kitchen was closing, but they were kind enough to cook something quick) the drinks at the bar were good, and the staff was all very friendly and helpful. I couldn't actually find the fitness room, the signs seemed to stop by the pool. The pool was a narrower lap pool, but was warm and clean. The blankets and pillows and temperature control in the room were wonderful, the mattress was a bit firm for my tastes. The bathroom was out of body wash, but I'd brought my own so it wasn't an issue, the bathroom itself was a bit dingy and poorly lit, but functional enough for my one shower before I had to leave next morning. The breakfast had a decent spread of fruit and essentials; it was great for my purposes and had purchaseable add-on options if I wanted something more. It was a short stay for me, but the hotel was welcoming and functional; everything I needed and some extra comforts beside.

When I checked in the associate told me there would be a $100 charge for incidentals. When the charge came through on my card it was for $147.60. She said it would come off & there was nothing she could do & when I checked out & she couldn’t do anything. After I went to my room I went back to the desk to ask her to correct it & she was hesitant to do it. Finally I had her take it off. I made her put it in writing to make sure I get my money back. So far I’m not convinced.

Overall, the stay was good and the Iris served my needs for two nights. Front desk staff was very friendly.
Ok basic continental breakfast with bagels/muffins, fruit, coffee/tea, cereal selections,
Carpets could use a steam cleaning.
Rooms definitely need an updated television listing sheet. The sheet in the room wasn't close to the channel offerings that actually were on the TV.
Would stay here again if in the area.
