Room was nice and clean. The bed was comfortable and the pool was nice. Room smelt strong of cleaning supplies and cigarettes. One of the TVs in the room was broken. Outside had a lot of dead bugs. I did notice the inspection for the elevator was a year over due and there was another license or cert aswell. I understand if no one has put the new papers up yet but it is very concerning to see when you walk in. A couple minor issues we were also having was the guest portal was broken and we had to call because we were never sent our room number.

The property was quite and convenient. Housekeeping was bad. Peanuts in floor and under couch. Wrong size sheets on bed (full on queen). Ended up going to Walmart and bought our own.
15 minutes into our stay Maintenence came and took the kitchen table previous guest broke. Never brought a replacement while we were there. Lamp at end of couch was broke as well. Never got a replacement on that either.
The kitchen had plenty of silverware plates cups. Plenty of towels as well.

A really good place to stay if your trip is for enjoying the beaches. Middle point between Seaside and Destin so location it’s very convenient. Bathroom is clean, bed is comfortable, fully equipped kitchen and the communication with the staff was very clear. Thanks, we will love to come back

I did not get the room that was shown in the pictures. The noise kept waking me up all throughout the night. You can hear everything that was going on in the other room, you can hear people walking up and down the stairs. The room was warm the entire time even with blackout curtains. I won’t be returning.

There are no staff anywhere - and finding our room was nearly impossible. We had to call the help desk to find it - there are no signs or directions ... the address that is given is the main office which is closed all the time. No instructions sent by email either.
The building itself is ok - the room was clean and the fixtures new but not a very comfortable room - the TV wires were hanging off the wall and you could not see the TV from bed. The \"kitchen\" consisted of a 2 ring burner - a sink - microwave and fridge with no room for meal prep. We did not need to cook but for families who want to cook it would be very challenging. The only amenity was the pool which had one gate that did not work. Chairs and sofas were ok. We only had a 2 night stay so it was ok - we really only slept there - would not stay again. Location was good.

The unit we stayed in had a pinch of hand soap in bathroom. The mirror was still dirty & there is a ring of soapscum around the bottom of tub. The conditioner dispensary had old chunky conditioner inside. The light fixtures in bathroom have a dust build up you can see just by looking up at them. The microwave buttons you could see the previous guest finger prints still on it.

As a business owner of a cleaning company myself I would never leave a unit looking in such a way for guests to stay at.

No extra blankets for extra guests just towels. The blanket on the main bed was tissue thin. We had to purchase our own toilet paper because 2 rolls isn’t sufficient for a 4 ppl stay.

The pool was like a sauna it’s hotter in the pool than out of it. It needs fresh cold water.

Getting in the unit upon arrival was our worst experience yet along with several others who came through & were confused & frustrated after driving hours on how to check in. I can assure you we won’t be back to this location.

This was perfect and you are in a really great location between all the beaches. The room was perfectly charming, easy on everything. If you stay on the third floor, use the second floors wi-fi. 3-sons BBQ, you will want to eat it twice. The facility was hands down great, easy breezy. Thank you and we will definitely return.

We had stayed there before but the instruction to find this unit were not helpful. They use some address for the office and said our unit was in a white building like the office which was closed. Finally found our unit in a yellow building. Our door code did not work (no check mark on the lock) and after receiving a new code without any directions how the lock worked we finally fumbled and got the door open. Smoke detector immediately went off for 15 minutes while we waited for the handyman. He changed the smoke detector battery and could not figure out the new door lock either despite a series of texts with someone. I’m not stupid but based on his directions it was random whether the door locked. We had places we had to go and just loaded anything valuable back into our car. Turns out the lock would automatically lock the door after a while and if you tried to put in the code it only unlocked the lock. The floor was sticky and the bathroom gross. Hope I can attach pictures. Holes in the wall, bucket under sink in bath, and some outlets did not work. Outside there was sand and debris everywhere, which you tracked into the unit because the mats were so filthy. We retired early about ten years ago and travel extensively, and this is the first negative review I have ever posted. Beware and avoid this place. Never again for us. It is not convenient to anything and so poorly maintained that there are many better options. I bet most even have closets.

First of all, the room was not cleaned after the previous guest, which is evident by the pubic hairs on the walls of the shower. Mold on the ceiling, smoke detector missing, ice machine broken the entire time so we had to drive and go buy some. Called and was told they would have someone check it out but never did. We booked this particular place because it had a pool also. Well, the code to open the gate to get to the pool wouldn't work. Reached out multiple times and was told that was the right code. Well apparently not because it won't unlock the gate and I guess that's why no one else is in the pool either. Then was told someone would get back to me to make it right and never heard from them again regarding this issue.

Fridge, freezer was okay, Hallway carpet smelled and was very stained, microwave panel door was broke and we had to try to get ahold of maintenance, no one ever got back to us on use of live TV, pool code was wrong code, too much furniture in sitting area to be comfortable, outside main entrance needs refreshed, trash laying around. Directions to ice machine were very confusing. I emailed, texted our concerns with no response, did talk to someone about microwave and got it fixed with my husband's help. Would not stay there again. Left one day early.

After a very stressful experience with another property, we booked this place at the last minute, and it completely saved our trip.

Although there was no staff physically on the property, communication was excellent. The owners/property managers were extremely responsive, accommodating, and easy to reach by phone whenever we had questions. Their prompt communication made the entire process smooth and stress-free.

The property was spotless, well-maintained, and immediately put us at ease. The space itself was much roomier than expected and had a comfortable, home-like feel that made it easy to relax and enjoy our stay. We loved the kitchen with stovetop burners and a freezer.

The location was fantastic. It was so convenient to Seaside, and the approximately one-mile walk to the beach was easy and enjoyable, with no significant inclines to navigate. We loved being able to leave the car behind and comfortably walk to the beach and nearby attractions.

Everything was clean, quiet, and exactly as advertised. It is clear that the owners take pride in providing a great experience for their guests.

We are so grateful we found this property and would not hesitate to stay here again. Highly recommend to anyone looking for a clean, comfortable, spacious, and welcoming place to stay!

The mini split units have mold and/or mildew all over them. Even if you clean that off the grilles, it is still in the unit itself. The room is incredibly humid as well. The dehumidifier was full as well.

This place would have made us sick—it hurt our lungs to be in there for any period of time at all.

It took us three hours of back and forth on the phone before they agreed to give us a refund. When we left and got our refund, the company kept the fees and only returned the cost of the room.

Absolutely awful experience, and it’s a shame because it’s a great location.

My husband and I truly enjoyed our stay. We loved the convenience of being so close to the beach, as well as the easy access to shopping plazas and restaurants.

We met a few locals during our visit, and everyone was incredibly friendly and welcoming. One evening, we had dinner at Lola’s Italian Restaurant, and our bartender, Heather, was exceptionally sweet. The entire staff was warm and hospitable. We also visited Outcast Bar & Grill and had a great experience there as well.

Overall, I had a pleasant stay. The beach was really too far to walk and driving a car to the public parking was hit or miss.

Most people seemed to use bikes or golf carts.

The reasons for a 4 out of 5 stars is that the bath mat was still wet from the previous renters and did not appear to have been cleaned. This gave me an icky feeling. One of the lamps was broken.

I enjoyed having the kitchen area. Just seems like coffee could have been provided.

Bring your own hairdryer and toiletries. Toiletries are provided, but they are very basic.

The area feels safe, which is great for solo travelers like myself.

Booked a room on a work trip for the night. Pulled in to the parking lot at 11:15pm. ZERO STAFF ON PROPERTY. ZERO CHECK IN LOBBIES. Did the email signature and all once I realized its all VIRTUAL CHECK IN. Waited another half hour and never received my login code or room number. I called the number on the page to get help, just to be transferred because of \"new management\", just to sit on the phone and be told im next in queue for 45 minutes. Hotels.com actually responded and tried to contact them with no success. They finally just gave me a refund and told me I should just try to find another hotel. So, if you are by yourself or sending your wife and kids here, just know they will be left alone in the dark in the parking lot. Ive stayed in THOUSANDS of hotels over the last 10 years with my job and this is by far the worst experience ive ever had.

I went across the highway behind First Watch and Home2Suites had me in a room in under 10 minutes.

The room was great! The bed was one of the most comfortable beds I've ever slept on. Just wish the AC unit didn't blow the cold air straight down on my head in bed. Also, the 1 1/2 gap under the door is probably causing the company to lose a lot of $ with all the cool air escaping.

We requested pillows four times over two days before we were given a code to a dank linen closet to get them.
The bedspread was stained and the unit felt dirty.
I do not recommend staying here. Spend the extra money to stay somewhere you can get service and a clean room.

The unit is well maintained and comfortable. The property is in a good location. Major warning. On our first night we were locked out of the unit an had to wait almost four hours for a lock smith. Apparently if you accidentally hit the button on the bottom door handle the door lock from the inside, which should not happen because it's and electric lock. When the locksmith arrived, he picked the lock in two seconds because, his words not mine, he's done it before. It's clear from the outside of the door that it's been opened this was several times. My major complaint is why there was not warning about this reoccurring problem in all the rental info sent in advance of arrival and why the problem has not been addressed. It make no sense that a problem like this with such and easy fix has not been addressed. Someone at the property management level need to address the issue. Hopefully this review will help someone avoid the same problem.

30a Inn and suites is clean and in a good location. If you need something at a reasonable price this is definitely a good option. There is a pool and walking trail nearby. They don’t have a place to wash your laundry onsite unless you choose a room with a washer and dryer in it. They also don’t have a fitness center if that’s something you are looking for. But if you need a room that’s clean, good location and reasonably priced this is a good choice.

The location was good. The check-in process with lack of physical people was complicated. We had a group of people that booked separately (4 rooms total). It was tons of spam emails asking us to book another vacation mixed in with important ones that need documents filled in with picture IDs. , etc. One of the grandparents that booked didn’t get the email verification and we ended up spending over an hour on phone calls until we finally found someone able to help resolve the room issue. Do yourself a favor and try a different venue until they correct the check-in process and maintenance. We had leaking toilet on arrival and the general cleanliness had that of a typical no name motel. When we told them about it they said maintenance was done for the day and first chance they would have to address would be in the morning. I also messaged the “apps” they tell you to use and never got a response. Poor business model. Good luck.

The website and app both stated that the room door code would be posted there and would be active upon check-in time. I waited until 6pm and still received no code. I had to call the customer service number provided and they were able to provide me with the door code. The WiFi and password are also supposed to be listed in your account on the website or app, but that never appear either.

The room and space were very clean and well put together. Having a full kitchen in this space was pretty awesome (although we didn't particularly need it for our short trip). Although kitchen items were provided, it was pretty limited compared to other similar places I've stayed. A family for a week will probably have to wash dishes every night or after each use, so they don't run out of dishware.

There were plenty of towels, which was also awesome. However, the linen was lacking. There were only 2 pillows on the bed: a soft one and a semi-firm one. There are no additional linens/pillows hiding anywhere. My husband wanted to lie on the sofa bed, but the velvety fabric felt like it was sticking to him, so he ended up lying on top of a towel (instead of an extra bed sheet).

Considering we were in town for a short trip for a wedding, the cost was pretty good. If you basically need a place to stay and store your things, this location is perfect. I'm pretty sure there's beach access down the road, but we didn't get a chance to check it out. Close proximity to stores for necessities.

Had an excellent stay, considering the value this time of year.
Just to let you know because I want you to know about it and I’m not including it in my official review, the chair outside of our room the blue chair, is broken. That’s a lawyer‘s wet dream.
Also, you have a brand new coffee maker that has no ability to be plugged in because of the short cord without setting the coffee maker on a chair or the ground. At the minimum, you won’t have anybody use the coffee maker, at the maximum they’re going to use the coffee maker and put it on a chair and burn your chair, eventually

Terrific little boutique hotel. Loved the one-bedroom unit with a full kitchen. It had everything we needed including washer /dryer. Location was very convenient. An easy 20 minute walk to a public beach access and easy drive to shopping and restaurants. I would definitely stay here again.

Everything was good but there was no staff and it’s all through email. You get a code to the door. You have to get your code days ahead of time. I showed up with no idea that there was no front desk person or kiosk so it took me 30 minutes to call them and get a confirmation email with a code and to find the actual unit. It’s the future. You leave and lock the door and you check out through email. The place was very very nice and comfortable. It was nicer than a hotel. I like the old way of having someone at the front desk but I can get use to this. No trashy people hanging around a lobby.

Cuando llegue a la habitación el cuarto estaba arreglado, solo un poco de polvo debajo del sofá cama pero lo malo fue que el cuarto olía a comida de mar como si hubiesen hecho frituras y el olor estaba impregnado. Reporte esto a la propiedad a través del chat de mensajes privados de Expedia y no realizaron ninguna acción al respecto de resto todo estaba bien, Adicional es bastante protocolo para realizar el check-in porque no tienen un personal de recepción para hacer esto, todo se debe completar vía telefónica y por el chat de Expedia para enviar los ID y el código de la habitación lo suministran luego que comienza la estadía a las 4:00p.m. Y en ese proceso también se pierde algo de tiempo.

The wifi was too weak to be of value, making the Roku TV setup virtually unusable and Internet spotty at best. In this day and age, it's inexcusable (to me) to have poor wireless in commercial lodging.

There were no supplied shower toiletries, nor anyone on-site to help problem solve or supply them. The management company is remote and uses texts and email to get you in and out -- there is no human interaction. Again, an odd choice in the hospitality industry. There was a small cardboard box of prepackaged \"supplies\" in the room, but why I needed dishwashing detergent when there was no dishwasher was beyond me. Soap for the shower would have been nice, as would shampoo.

The place is clean and nice for budget-minded travelers who don't mind those aforementioned inconveniences, nor the lack of human engagement.

A floor dehumidifier was so loud few mortals could sleep through its noise, one of the three light bulbs in the overhead fan was burnt out, and the cramped round table (an odd choice for a corner in a space with very little room) was home to four cheap 99-cent plastic plants.

I'd have rather had a bar of soap. Two large oval glass jars of unmarked substance were hidden on a shelf. No way slippery glass belongs in a bathroom.

As the saying goes, \"It is what it is....but not what it seems.\" I'm sure this place serves a segment of traveler; but that sweet spot does not include me. Overnight stays are best when relaxing, not when forced to problem-solve.

I cannot believe this happened to us! I had to take some time to reflect on this day before I wrote my review to make sure I wasn’t being overdramatic, but I still feel very upset about how my vacation went at this place. My husband and I booked the trip for a just a little getaway. We did not get to the property until after 11:00 PM when we entered into the unit, we found a man in our unit fast asleep and we woke him up. We were taken back by the fact that there was a person sleep in a unit that we had reserved. We told the man that we have reserved the unit and he claimed he had reserved the unit. I called the number, but of course it is after hours and we got some auto reply that they did not have anyone at the desk after hours. The voice recording said to leave a message, and the voicemail was going to be monitored for any emergency situation. In my opinion, this is an emergency situation and I should’ve received a phone call back immediately. My husband and I waited an hour in our car for someone to give us a call. It became apparent that no one was going to give us a call. We had to go and find a hotel for the night and pay an outrageous amount of money for that stay.

The next morning at 8am, I called the number again and got the same voicemail message. Someone called me after 9 AM and said that they will be looking into the situation after that. I never received a phone call from anyone all it was was text messages. We had to beg them to change the door code.

Everything was fine with the property except for the internet. It was terrible. Very sporadic coverage only lasting a few mins at a time. Super slow and bad signal strength both on the Floor 2 network and the Floor 2 Guest network. It was really bad. Nobody could stay here and get a little work done. It barely worked.

Bathroom was not as advertised in pictures, was much worse. No tv remotes to control volume of TVs. The tv in the bedroom is MAYBE like a 20” screen…it’s the freakin size of a computer monitor. Oh & they apparently use Clorox bleach to clean everything & it smelled like they dumped the entire gallon in the room — I had such a bad allergic reaction to it cuz of how potent it was that we had to checkout & demand a refund the very first night of our stay before even sleeping there. Smoke detector was not even attached to the ceiling which is a major code violation, it was just dangling from the ceiling (pictured). Dishes were not clean upon arrival. Bed & couch both very uncomfortable. Couch was all stained. Door access code that was given to us was incorrect so we couldn’t even get into the room when we first arrived. The list of things wrong with this place goes on & on, we do NOTTTTTT recommend booking this “hotel”. The pictures & details on the hotels.com listing are SO misleading, it is so bad of False Advertising. If I could give zero stars, I would.

All the room was equipped with the necessary tools, I had a hard time finding my room, and I could not find the office it was closed once I saw it. I had to look at my messages to find my room but it was until I had to call the office but all pretty much was good

This place is incredible. It’s tucked away right next to Topsail State Park and only 5 minutes from the public beaches. The location is perfect, super close to all the 30A towns and about half an hour from Destin. The space has really high ceilings, a massive bathroom, and a kitchenette stocked with everything you actually need (fridge, coffee maker, cooking utensils, iron). I would absolutely stay here again.

There were only two small pillows on the king size bed. No extra pillows or blankets. There was a coffee pot with no filters. The entry and living room lights didn’t work.
Otherwise the kitchen was well stocked. The unit was clean. The bed was comfortable.

Rarely am I pleasantly surprised when I stay somewhere, but this place was very cute, clean, and comfortable for my family of three. We were worried about distance from the beach but you are very close to public beach access. We had the best time and would love to book again some time soon.

We stayed here for our anniversary last year and loved it . Decided to stay again this year. We arrived at 4:00 and our code didn’t work. There are no employees at the property,
Only on phone. We called the number and was on hold for 25 minutes. All while a recording was saying your estimated wait is 2 minutes. Finally someone answered and I heard roosters crowing in the background. By this time we had been trying to get in our room an hour. It was 5:00. We got in and the room was decent. Not as nice as last year. The kitchen sink didn’t work at all. We checked if the water under the sink was hooked up and on and it was but we had to use the bathroom sink only all week. The biggest issue was ants! I have pics. The stove area stayed covered in ants we were trying to kill. We didn’t even have food in the room. They were coming in down the wall . I have pics of the ants as well as the trash.. during the whole time we stayed the trash in the elevator areas were never once picked up and the trash was piling up the walls . One garbage bag even stayed at the bottom of the stairs . I was told that a diff company is now over the property that was last year. During the whole stay I didn’t see one employee. The maid carts never moved . Also I got numerous texts on my phone for the last two days “reminding” us checkout was coming up. Even one at 8am on our last day?! Believe me we know when we are checking out ! I think this is our last time staying at 30-a suites

Arrived at our booking and when opened the door to room there was somebody laying on sofa with no shirt on. Made repeated calls to property, left voicemails, and sent numerous messages through app with zero reply to anything. Called Expedia they tried to contact property twice with no luck. Had to book a hotel at 10 pm at night and still four days later have not responded. They did send several messages asking me how my stay was going and one asking me to leave a 5 star review. I understand issues happen but if you have a hotel with no front desk you could at least attempt to communicate with guest in some way.

Overall our stay was good. We enjoyed the close proximity to the beach and restaurants. However, our reservation was for 4 people and we only had bedding on the bed. We requested other blankets and were never provided any. We did bring pillows and blankets but ended up having to purchase another at Walmart. Check in was also not straight forward. I was prepared for issues since reading reviews that mentioned it. I received emails saying that I needed to sign the agreement and that it was sent to me twice. However, I checked my email and spam folder and didn’t have the email anywhere. I called the provided number and they were able to send me one. I was able to sign the agreement and get everything set up before we arrived. I can see how people would have this issue if they were unaware of the issues though. I enjoyed having a full kitchen which Iwasnt sure we would. Some booking included “full kitchenette” in the listings but Ibooked one without that description. I was sure what we’d have availableso Iwas pleased to see we had a full kitchen and full size fridge. The bed and couch were comfortable as well and we had plenty of towels.

Overall fairly clean- had some dirty silverware in the drawer. There were tools and extra “parts” in the closet with the iron and ironing board.
The door handle on the outside had the cover plate coming off and could see where to remove the handle. Parking is limited and if you are able to park close you’ll be lucky to get it if you leave.

Room does have a a full bedroom, full living room, full bathroom with a smaller shower and good size kitchen for the space. There is a horrible smell throughout the whole suit. When we would walk in the door the smell was overwhelming and we had to keep doors open as much as possible to try and air out the smell. The WiFi was not strong enough to connect to the bedroom TV, but did work fine in the living room. The welcome email stated there was an ice machine on the property, but sadly there wasn’t one I could find. For the price, the stay was okay.

Hotel never sent me proper building address or door code. Had to call twice after waiting until well after it was time to check in. Wasn’t to a good start. Room was okay but the rug was absolutely filthy and we didn’t want our bare feet on it. Shower could be cleaner and the freezer almost completely filled with frost and is unusable. We wouldn’t recommend or stay there again.

Frustrating there was no one around for check in problems (no front desk at this property), their “app” with all the instructions and codes never worked, too much furniture in too small a space, hard to move around the suite, if you have kids beware they use glass tables and glass coffee tables.
