Bathroom was not as advertised in pictures, was much worse. No tv remotes to control volume of TVs. The tv in the bedroom is MAYBE like a 20” screen…it’s the freakin size of a computer monitor. Oh & they apparently use Clorox bleach to clean everything & it smelled like they dumped the entire gallon in the room — I had such a bad allergic reaction to it cuz of how potent it was that we had to checkout & demand a refund the very first night of our stay before even sleeping there. Smoke detector was not even attached to the ceiling which is a major code violation, it was just dangling from the ceiling (pictured). Dishes were not clean upon arrival. Bed & couch both very uncomfortable. Couch was all stained. Door access code that was given to us was incorrect so we couldn’t even get into the room when we first arrived. The list of things wrong with this place goes on & on, we do NOTTTTTT recommend booking this “hotel”. The pictures & details on the hotels.com listing are SO misleading, it is so bad of False Advertising. If I could give zero stars, I would.

All the room was equipped with the necessary tools, I had a hard time finding my room, and I could not find the office it was closed once I saw it. I had to look at my messages to find my room but it was until I had to call the office but all pretty much was good

This place is incredible. It’s tucked away right next to Topsail State Park and only 5 minutes from the public beaches. The location is perfect, super close to all the 30A towns and about half an hour from Destin. The space has really high ceilings, a massive bathroom, and a kitchenette stocked with everything you actually need (fridge, coffee maker, cooking utensils, iron). I would absolutely stay here again.

Rarely am I pleasantly surprised when I stay somewhere, but this place was very cute, clean, and comfortable for my family of three. We were worried about distance from the beach but you are very close to public beach access. We had the best time and would love to book again some time soon.

We stayed here for our anniversary last year and loved it . Decided to stay again this year. We arrived at 4:00 and our code didn’t work. There are no employees at the property,

Finally someone answered and I heard roosters crowing in the background. By this time we had been trying to get in our room an hour. It was 5:00. We got in and the room was decent. Not as nice as last year. The kitchen sink didn’t work at all. We checked if the water under the sink was hooked up and on and it was but we had to use the bathroom sink only all week. The biggest issue was ants! I have pics. The stove area stayed covered in ants we were trying to kill. We didn’t even have food in the room. They were coming in down the wall . I have pics of the ants as well as the trash.. during the whole time we stayed the trash in the elevator areas were never once picked up and the trash was piling up the walls . One garbage bag even stayed at the bottom of the stairs . I was told that a diff company is now over the property that was last year. During the whole stay I didn’t see one employee. The maid carts never moved . Also I got numerous texts on my phone for the last two days “reminding” us checkout was coming up. Even one at 8am on our last day?! Believe me we know when we are checking out ! I think this is our last time staying at 30-a suites

Arrived at our booking and when opened the door to room there was somebody laying on sofa with no shirt on. Made repeated calls to property, left voicemails, and sent numerous messages through app with zero reply to anything. Called Expedia they tried to contact property twice with no luck. Had to book a hotel at 10 pm at night and still four days later have not responded. They did send several messages asking me how my stay was going and one asking me to leave a 5 star review. I understand issues happen but if you have a hotel with no front desk you could at least attempt to communicate with guest in some way.

Overall our stay was good. We enjoyed the close proximity to the beach and restaurants. However, our reservation was for 4 people and we only had bedding on the bed. We requested other blankets and were never provided any. We did bring pillows and blankets but ended up having to purchase another at Walmart. Check in was also not straight forward. I was prepared for issues since reading reviews that mentioned it. I received emails saying that I needed to sign the agreement and that it was sent to me twice. However, I checked my email and spam folder and didn’t have the email anywhere. I called the provided number and they were able to send me one. I was able to sign the agreement and get everything set up before we arrived. I can see how people would have this issue if they were unaware of the issues though. I enjoyed having a full kitchen which Iwasnt sure we would. Some booking included “full kitchenette” in the listings but Ibooked one without that description. I was sure what we’d have availableso Iwas pleased to see we had a full kitchen and full size fridge. The bed and couch were comfortable as well and we had plenty of towels.

Overall fairly clean- had some dirty silverware in the drawer. There were tools and extra “parts” in the closet with the iron and ironing board.

Room does have a a full bedroom, full living room, full bathroom with a smaller shower and good size kitchen for the space. There is a horrible smell throughout the whole suit. When we would walk in the door the smell was overwhelming and we had to keep doors open as much as possible to try and air out the smell. The WiFi was not strong enough to connect to the bedroom TV, but did work fine in the living room. The welcome email stated there was an ice machine on the property, but sadly there wasn’t one I could find. For the price, the stay was okay.

Hotel never sent me proper building address or door code. Had to call twice after waiting until well after it was time to check in. Wasn’t to a good start. Room was okay but the rug was absolutely filthy and we didn’t want our bare feet on it. Shower could be cleaner and the freezer almost completely filled with frost and is unusable. We wouldn’t recommend or stay there again.

Convenient location, so close to both the State Park (Topsail) and Hwy 98 for eating & shopping other than 30A [ which is a treasure of its own ] . The inn is far enough from the road it seems cozier as a result and truly is largely soundproof. I know this as my 3rd floor room was directly above the temporary canopy of a wedding party on Sat evening and I barely heard a thing. Everything inside the room was neat and in order with many kitchen necessities available and a hot shower with great water pressure. A swimming pool was available as was wi-fi and smart TV you could log in to your streaming accounts on if you chose. The furnishings from fixtures to decor were of a sleek modern feel but not over the top so as to be aesthetically pleasing to a broad range of folks. Lighting choices were varied for any level of brightness with a medium/large sized window that overlooked the pool - all rooms in the building I stayed in did face the pool and palms of the front grounds rather than another building or parking area. Parking was available even on wedding night . My only con was as an allergy sufferer there were plug ins and deodorizers that had to be removed from the room. There was no harsh cleaning chemical odor , the air freshners weren't too overpowering and the provided soaps and shampoos were pleasantly scented moderately so. Above all was the attentiveness of the staff/office, they were on top of any and all questions or request even providing coffee and tea in room.

The hotel is run like an Air B&B or Vrbo. No front desk. All is handled through texts. The day before you arrive, fill out a short form and supply a CC for incidentals (you will not be charged unless you cause damage). Check-in instructions and directions are provided with a code to enter the room. There is cleaning and staff available upon request if needed. The management texted to ask how I was doing and offered to help with anything. I felt well attended to.
The hotel is across from Topsail Hill Preserve State Park, very near beaches, eateries, shops, Etc. Silver Sands Outlet Mall is a short drive away. There are lots of things to do. Seaside Village, where The Truman Show (starring Jim Carrey) is nearby as well as lots of other Beach Communities, a highly touristy area.
The grounds and my room were well maintained, nicely decorated, and furnished with more than I needed.

Company was supposed to send maintenance to fix the toilet seat and arranged a specific time on our second day (of a two day vacation) for maintenance to fix the toilet. It was a simple 3.00 fix from a local hardware store, but maintenance never showed and company indicated they gave maintenance the day off after we waited for 2 hours. So we missed 2 plus hours of beach time, no call to advise us that nobody was coming, and we still had to deal with the broken/hazardous toilet seat the rest of the stay.
After the trip, the company promised for 4 months to provide a partial refund for the stay to compensate us for the \"inconvenience,\" and every inquiry about the status of the refund was met with \"our payment system is down thank you for your patience.\" To this day I have never seen a credit on my account. You cannot speak to an actual manager/owner. Almost all communication is done via a messaging system/text.
Avoid if at all possible.

This is a great hotel lots of room very aesthetically pleasing. Has washer and dryer. It’s a nice place. Only downside is it’s really not in comfortable walking distance of shopping or the beach but it’s worth it to drive. There’s not really a front office but they make up for it and provide most of what you need with a great message system and friendly staff.

Tried to check in @ 3:45, people were still in the room. Came back at 8:00pm, door alarm was going off. Changed rooms. At 2:53, I heard dripping, AC unit covered the floor with water. Sent you pics. Tried to take a shower, shower handle to turn on water was broken. Put me in my third room. Overall, one of the worst experiences I’ve had in my travels.

Be prepared that thee is no office to check in. Once you complete the online check in you are suppose to get an email to give you entry instructions. Ever received it so I had to call someone out of state to help. Received a recording that they would have to call me back. Room was hard to find.

This property is great. Make sure you call the day of or before to get your room number and entry codes. Room was clean and beautiful. Would have been nice if they would have had a broom and dust pan in the room so I could sweep up the sand since we don’t have housekeeping. But that’s my only complaint

It was almost perfect lol… only this is the cleaning crew needs to make sure they’re changing out the shower curtains! And even if it appears that the guest didn’t use the utensils etc. deep clean them anyway I say this because I pulled out the kitchen scissors and they had old food on them while being tucked away in a knife sitting.. But besides that this was a great stay the host was awesome… I don’t know what kind of mattress that was but me and my husband wanted to pack it up and take it with us we slept great… food options AZUL in Destin & papas surf burger bar

Last minute trip and this was the perfect location. Very close to the beach but not crazy expensive. We loved staying in a studio apartment style room so that we could make our own breakfast and snacks. Would definitely stay again.

For a hotel room/suite, this is excellent. We stayed in the Signature King Suite and although the photos didn’t match the room, it was not misrepresented in any way in terms of character. It was nicely decorated and though simple still had some unique decor and great amenities. The full kitchen was well stocked. There was also a washer/dryer. We were short on drinking glasses but ran into the very nice housekeeping lady and she fetched us a few more glasses right away. It was limited on towels and linens for the queen sofa bed (not a pull out couch - see pics - but slept 2 teen boys just fine). So we took the advice of previous travelers and brought our own beach and bath towels, as well as our own pillows and extra blankets. Location is not next to the beach but we planned from the get go to rent bikes. We rode 5 mins via bike, packed light and were at a nice and quiet beach access with no access issues due to the fact that the Beach Highlands access is the last access on 30A before Topsail’s beaches start. Quiet beach and BEAUTIFUL. Far enough away from the traffic of the busier parts of 30A but close enough for our boys to ride there and back a couple times and us to venture out for dinner. I reached out to the management company beforehand with concerns about previous reviews and was assured all would be well -

I had a terrible experience at 30A Inn & Suites. They don’t deserve a 1 star rating. The door handle was broken, the AC was leaking and spewing ice, and there was water all over the bedroom floor. The unit had a strong moldy smell, and I couldn’t even sleep in the bedroom because of the conditions.
I contacted management while I was there, but no one ever came to fix the issues or followed up with me. After my stay, I reached out again and was met with a very dismissive response.
This was the worst stay I’ve ever had while visiting Santa Rosa Beach. I do not recommend this property.

It was decent… there is no front desk so you are at the mercy of if someone will answer their phone. Our door wouldn’t lock, and I asked for another pillow was told someone would get back with me no one did. I called 4 times because our door wouldnt lock and we needed to leave no one called till 2 hours later. Probably won’t be staying again. Good if you only have few options.

Check in took a while because they didn’t send our room key number when they were supposed to so we had to find someone on the property to track down that person to send us the info. Our room didn’t have towels and when they finally brought us some they were tied in a garbage bag. The elevator was barely working and it smelled strongly of mold as well as the indoor stairs. The room didn’t cool down the way it should have so it was very hot all night plus the bed only had a fitted sheet and comforter, no top sheet. Plus all the bedding was a cheap polyester so also VERY hot. The pool seemed nice even though we didn’t swim in it and there was parking up close which helped. I guess you get what you pay for but I assumed $130 would get a LITTLE better. Will not stay again.
