Stayed here Jan 2026, we did not get the All Inclusive plan. It didn’t look worth it in my eyes. Excellent location. Staff is a little annoying when asking you to buy drinks, but I get it… they want tips. But we purchased a kitchenette for a reason. We purchased our own items from Walmart. The only time the staff gave us a hard time is when we had cans out by the pool. As long as you mix your drinks in a To go cup…you’re good to go. Overall would visit again.

Pool was lovely. Resort was dated but the location at the Marina was very convenient. Close to town, Medano Beach and all of the action. We only stayed for 2 nights but we enjoyed it. Didn’t eat there.

The resort felt a bit dated. We were on the first floor and the room let in a lot of noise from vehicles and guests. The food choices at the all-inclusive were subpar. The Italian restaurant and sports bar had decent food, but the seafood, Mexican, and steakhouse restaurants were all incredibly disappointing. The marina location is fun, but you will be pestered by vendors frequently. I will return to San José del Cabo next time as I much prefer that more serene area.

Location is perfect, staff is friendly, food options are good, pool is awesome. The hotel folks continuously forced us to take the timeshare property tour (in exchange for boat tour coupon) and that it would not take much time. Ultimately we accepted but it was the worst experience ever when we got there. The guy responsible for the tour was arrogant, condescending, threatening and argumentative. He threw a fit of rage when we told him we want to go back. I was about to call the police/embassy since we felt cornered. I have everything on video. Ultimately, the hotel staff person was kind enough to give us a lift back to the hotel.
My advice, NEVER EVER AGREE to get the timeshare tour.

The spa was quite good. The location on boardwalk is convenient. The pool was clean. The hot tub was only luke warm. They try to sell you a time share when you go to check in. Also, they don't tell you when you check in that there's a service charge to clean your room, and an environmental/local tax per day, until you go to check out. The shuttle back to the airport only goes a few times per day and we had to get a taxi to catch our flights, which also was not made clear when we booked and checked in.

Negatives: super hard bed. We had to take the thin mattress off of the couch and put it on the bed to get a little cushion. Water temp was hard to regulate in shower and water pressure wasn’t very good. Pool was nice but needed updated with adding steps down to pool. Not a very kid friendly pool. There needs to be someone there to monitor chairs. People would put towels on chairs by 7:30 am and not get in the chairs until close to 1 pm - leaving others with nowhere to sit.

This is actually a review of Kadun Boutique Hotel which is a sister property of Marina Fiesta and Hacienda Encantada Resort. The confusion and chaos surrounding the winter storm Fern resulted in my departure flights being cancelled and rescheduled for two days. I arrived at Marina Fiesta to find that my reservation had been cancelled due to “no show”. The front desk was very understanding but explained that the Marina Fiesta was now sold out. After some deliberation, they offered me accommodation at their sister property Kadun which was a couple blocks away. The offer included the all inclusive option which I had not purchased in my original reservation. All this sounded great so they transferred me to Kadun which was a brand new property having been opened in Dec 2025. The staff was immediately welcoming and were sincerely attentive my entire stay. The facilities are beautifully appointed and maintained religiously. The restaurant, pool bar, and coffee nook serve at a very high quality and embellish everything with a flair. I was dumbfounded with my luck and had no regrets about not staying at the Marina Fiesta. I would rank Kadun among the best hotels in the area.

Room was clean, staff was accommodating. All inclusive, isnt all inclusive at this resort. The resort doesn’t specify which frozen drinks aren't all inclusive. Same with certain meals and their restaurants. Because restaurants are also open to public, the staff didn’t really provide the best service. In half full restaurants always felt like we were being rushed out. Would not recommend paying for all inclusive, not sure we broke even on the deal.

We thought we were staying at the Marina Fiesta Resort but we ended up actually booking at the Kadun Hotel is apparently a sister hotel. At first I was a little frustrated, but the Kadun Hotel was very nice, and they gave us a $100 resort credit for the mix-up. We didn't have too much time to stay but we loved the time that we were there. Will definitely come back when we are in town..

Everyone was nice and we got to use facilities at Marina Fiesta . It was a 10 min walk to it.

They were not very welcoming. On top of that they lied and said we didn't book all inclusive and we did. They overbooked us and had us stay at their sister resort which didnt have as many amenities. They told other people it was an air-conditioning problem when in fact they overbooked. Just a mess!

When we arrived Marina Fiesta staff told us we would need to relocate a to another hotel further away from the Marina. They said they had water issues but speaking to others that was moved they given other information. Seems to they over booked. All they offered me and my kids were $200 credit. We were shuttled off to a different hotel.
That had no balcony, no couch, no fridge, no microwave.
We weren’t given a choice. We chose to be at the Marina and got dumped block away.
This has been the worst vacation I had ever had.

The pool was on the rooftop with a lot of wind and the food was hideous!

We went for lunch at the Marina Fiesta and my chef salad was disgusting, I didn’t eat it as the chicken was burnt ! But the sever didn’t care at all and didn’t take it off my bill.

I never got to stay in this hotel. What they do is basically post pictures of this resort so it gets ppl to purchase the room and then once you get there and you are tired and hungry and just want to put your luggage down, they tell you that the \"AC doesnt work in the room\" so they are putting you in a random hotel down the road. So you end up paying for a resort but getting a random room somewhere else. Also the \"AC not working\" thing is a lie anyway because there was a couple I met that fought for their room and said they dont care that the AC isnt working and when they got to the room the AC was perfectly fine. Its just a scheme to get the other worse hotel booked for the same price as a resort when it definitely is not. I had a great time in Cabo, but I cant leave a good review for the hotel because its basically fraud and I dont want others to book it thinking that they are getting this hotel when they are not.

Upon our arrival, we were told right away that we were not going to be staying at the property because one of the towers didn’t have AC. They pretty much said you can either go to another hotel that we have or find somewhere else. We had no other option but to go to their sister hotel, Kadun. It was an inconvenience since all the restaurants and marina were at the original hotel that we had booked. They did have shuttles scheduled to and from the separate hotels but I feel like Kadun was always forgotten. It seems that Marina Fiesta and Hacienda Encantada were priorities. One thing that was disappointing was the lack of communication between hotels. We had been told from both MF and HE that they didn’t take Kadun. We pretty much had to tell them the situation and then they were like okay. Unfortunately, this brought anxiety and feeling uncomfortable throughout the entire trip. We also had the all inclusive packet but even that, we were always wondering if we were going to get charged additional fees because the lack of communication.

Everything was great except the noise factor room was on a truck route at the base of a hill with huge trucks hauling sand and water starting early in the morning. Air handling equipment droned on all night. People staking claim to limited beach chairs around the pool and not using them for hours was a big issue. In room air conditioning unit in room was also noisy.

Very happy with the Room Selection, Nautical Suite overlooking pool and Marina. We did not book All-Inclusive so we’re very pleased with a well-equipped kitchen and dining area. Overall, staff were exceptional, including our Housekeeping and Gate Keepers. Be advised, there is a daily resort fee and cleaning disinfectant fee equivalent to $10.13 USD, this will show up upon checkout. Additionally, bottled water, coffee and tea are not complimentary. Worth the money for location alone.

I can no longer recommend this hotel. The staff and management is dishonest. I paid for a nautical suite with a view of the marina and 1300 square feet of space. I was given a room with 500 square feet of space, a view of the pool, and no living area. This was a celebration for my birthday and the hotel ran out of my room type. The problem got worse when I asked the staff is the room was the same type I reserved. They lied to me and said yes. I asked to speak with a manager and at first she also tried to say I booked the smaller room and blamed Expedia/Hotels.com. Later she offered me $50 for the mistake. I Asher if this was the fair value and she indicated yes. Once again, this was dishonest. I’ve stayed at this property over ten times and can no longer recommend you book here if they treat people like this and then are dishonest. I called hotels dot com and the manager refused to make the situation right. I’m sorry this property has gone downhill like this.

Here are the bright spots The food was fantastic , certain staff were truly amazing and went above and beyond such as Jorge working poolside , Thomas at the skybar and Mauricio at the Mexican restaurant dockside (along with the manager on duty). The room was clean and comfortable , balcony had a great view of the pool and marina. Now The not so bright spots …. Car alarm going off at 6:00am everyday could be heard like it was in the room. Having to sign a bill for everything you do when it’s all inclusive is odd and I have never seen it in my travels anywhere. The all inclusive title is a little misleading as the staff member who went through things with us in the lobby after check in spent more time explaining what we were not allowed to have and do without paying a premium over and above the package we paid for as an “all inclusive” she also seemed to have found it frustrating when we would not agree to go for a typical timeshare visit to the sister hotel . Even after explaining we had a short window of free time, it seemed like that is all she wanted to discuss, all in all it was a great time, great location with some staff who really set the bar high and should be proud of their efforts, if the resort finds a way to either create a package more reflective of all inclusive or change the name to a meal and beverage plan it would be a little more clear to those coming for the first time. Drop the receipts for everything if you all inclusive. There has to be a better way,

This whole resort was rundown and unkempt. My cousins room had black mold on the bathroom ceiling and she had no housekeeping for two days yet she was still charged the daily cleaning fee. Another older gentleman who was staying there had a leak in the ceiling of his bathroom after a considerable storm and no one did anything about it except put towels on the floor and they never returned to clean his room before his stay was over. Some staff were very nice and others seemed not so happy to be there. They have some restaurants down in the Marina to choose from and it’s probably a good idea to go for the all inclusive because their drinks and the food were astronomically expensive. Just down the stairs to the marina there’s a guy selling drugs and everybody just turns a blind eye.
The good thing was it was a perfect location to be right on the marina and there were a lot of little shops and a lot of restaurants to choose from

The marina area was always busy., so not lonely. The 2 hot tubs and pool were convenient for relaxation. The cleaning crew would skip if we were in the room at the time they came until next day.

Positive points: Staff was very good, especially Anel who was excellent. Marina location is great for walking to almost everywhere. Room showed a bit of age, but was Good and well priced. Front pool is bustling and back pool is quiet, matching whatever mod you are in. Grounds were clean and easy food/bar access/choices. Close to grocery. Bed was comfortable, sheets soft-clean, towels smelled fresh & no musty smell in the unit.

Negative points: Mini kitchenette provided 2 of each dish/glass/utensil, so dishwashing is regular, but no dishwashing cloth provided and we had to ask for extra dishtowels to lay out the dishes on. No dish soap either, so walk to the grocery is a must. Frying pans provided, but our unit did not have a spatula, we used the rubber spoon LOL. Our centre complex unit had music that could be heard from the balcony until 2amish most nights and then garbage trucks (or delivery trucks?) around 6am each morning from under the entry door. Also when the bath-shower window was open, you could hear the complex massive air conditioners buzzing (remember to close your window at night!). Lots of flies when trying to eat at the pool bar.... even the little windmills the staff provide on the table do not keep away these aggressive flies.

Overall: Even with a few negatives, the cost of the room for 7 nights for the great location, unit quality, friendly staff, comes to a 4-star!

Hot water was turned off in one of our rooms, easy fix but I had to call down twice as they didn’t fix it the first day.
Also the difference between all inclusive and just hotel was very misleading an I would never have booked this resort at the rate I paid without all inclusive. Misleading, misrepresenting any feel taken advantage of.
I have never had to pay for coffee in my room and surely not 5.75 usd for 2 extremely crappy coffees each day…

Central location, most basic amenities available. Rooms are spacious, staff courteous. Wheelchair access is there, but several safety concerns. Elevator is narrow, and does not have a sensor, which causes the door to close quickly. Shower grab bar is small. No toilet grab bars. Elevator only goes to Ground, not to spa. Ramp in the back for access to spa level is too steep, and not safe for wheelchair access. Wheelchair provided is ok, but did have rust. Main reason for staying here is proximity to walkable marina, which is accessed via a main road ramp.

We ended up being convinced to upgrade to their new hotel Kadun, which was lovely. However, it came at the cost of listening to \"not a time share\" presentation, which arguably was worse (its a new time share model they are calling fractional ownership- which renews every 30 years, lol). The \"90 minute presentation\" went on for three hours and we finally left and had to find our own transportation away from it. We used the facilities at Marina Fiesta the whole week as well, the pool was dirty, they were often out of towels, the cushions for the loungers were always missing during peak hours, and as everywhere- you constantly needed to prove you were a guest everywhere you went. Overall cheap and cheerful, but I probably wouldn't go back.

Our housekeeper, Marisol, was outstanding. She would not only clean the room but also washed and stacked our used dishes. The staff was accommodating but I only gave it four stars due to arrival 'handling'. I specifically told the desk attendant I would not sit through a timeshare presentation after being offered a drink immediately upon our arrival. I was assured there would be none. Our luggage was held captive while we sat through a presentation of shared ownership (hello timeshare) for better than a half hour. Since I prepaid my room at normal hotel pricing, I was agitated in being lied to at the front desk. Once we got that out of the way, everything else was delightful and exactly what I had anticipated. Marina Fiesta needs to be more transparent about their sales presentations.

The room was awesome and spacious, nice showers and beds ect.

Pool was good.

Staff where alright, lack or customer service a little bit.

Food and drinks are extremely pricy, they charge $7.80 Canada for a bottle of water. Be prepared to spend. As well there is a $5 usd charge per day for room cleaning which is not disclosed prior to stay.

Otherwise great place.
