We stayed in a suite and it was old and dingy. It felt and smelled like a neglected grandma's house. The carpet was stained, the furniture was old, and the wallpaper was peeling. Beds had old springy mattresses. The utensils in the drawer were all very dirty. There was a sponge but no dish detergent or kitchen towels. Luckily we were only there for one night and already planned to eat out. The only positive was the shower - hot, good water pressure and modern shower head. Would not return.

If you’re looking for a historically scenic and rustic stay, this is your place. We stayed in the main house that was decorated in the time period, which was so neat. Given the age of the building and our road-facing room, we had some traffic noise, but it wasn’t too disruptive. It’s definitely a summer beachy town, so many of the restaurants were closed at the time of our arrival. We walked around downtown, but had to head out of town to eat dinner. However, the morning continental breakfast provided multiple options and was better than expected!

Choise every breakfast was: scrambled eggs, potatoes, sausage, pop tart, bread, one kind of muffins, fruit cup, one kind yogurt, cereal one kind.

Need variations for breakfast.
Would be nice to see some other items, like : bacon, boild eggs, waffles, pancakes, oatmeal , more pastries, juices, different kind yogurt and cereal.

We arrived at 7pm. Then are met with sign in lobby to go next door to a black door to check in. At the black door was a sign to call a phone number. Then was told to find the black mailbox that had an envelope with my name and instructions and a key to our room. Found the mailbox, not easy in the dark and property not well lit. Room is in a bad need of renovating! The wallpaper was peeling away from wall,baseboard was separating from wall and dirty, the shower curtain was all moldy on bottom, toilet seat had a large spot worn down to the wood, only 2 flat pillows on king size bed. Breakfast was served at inn next door you have to walk to. I could go on, but I think you get the point. Would I stay there again?NO!!!!

This is a very well maintained and restored B&B that is located walking distance to the beach. Our room on the 1st floor had a lot of space and was very clean. There is no staff or housekeeping present at the B&B. Check in is done via directions listed on the front door. There are two other smaller B&B properties adjacent to the main B&B that are owned by the same proprietor. The office is located in one of the smaller properties but most of the time no one is there however if you call the # listed on the door, someone will answer. I would recommend this B&B, it’s very well kept and the rooms are nice and the location is great, They just have to be more informative with their check in policy, like texting or emailing check in instructions to customers.

There were multiple properties at this site. It was confusing bc we didn't actually stay in the Old Orchard Beach Inn. Some beds were comfy, but 1 was not with my daughter feeling springs in her back. I stayed at a B&B so my grown kids would get to experience one hoping for a much more personal experience ...a warm greeting, more personal and good breakfast. They did not. The breakfast was cold (even tho an attempt was made through warmers) and left out to serve yourself. Items weren't refilled even tho 8 or 9 of us came down to the dining area. It was the last 30 minutes of serving. Walk to the beach was closer to a 10 minute stroll.

I’ll start off with the good, it was in a very convenient spot and easy to get anywhere you want on old orchard beach. I liked the idea of the historic idea of the buildings.
The negative, it was very unclear where the office was for the particular building we were in, the breakfast was hard to find with no direction or map of where it could be, the breakfast was mediocre at best. The room at peeling wall paper and the air vent was loud and could not turn it down. The shower curtain was black at the bottom and very dusty under the bed.
Only reason for 3 stars was parking was good and very convenient to get where you wanted.

We checked in after hours. Key was left for us where they said it would be, but the information regarding the building room was confusing. It would be very beneficial to include a map showing where every building is, as the \"Building #20, Room 6\" does not really help, especially late in the evening.
Room was clean, but there were some items in the fridge left over by the previous occupant which means the cleaning procedure was not exactly followed as it should be. Breakfast was ok, but start time at 8:30 was a surprise, but we worked around that small inconvenience.

How cool to stay in this old inn, on the National Register of Historic Places. The history of the inn, and of Old Orchard Beach, is very interesting.

Our room was comfortable, the A/C worked well. Common space with TV, books and puzzles. Breakfast was GREAT! Hot potatoes, eggs, sausages, as well as bagels and cereal.

Great coffee shop nearby. Beach is a 5 minute walk.
We would definitely stay there again.

The Old Orchard Beach Inn, located @ Old Orchard Beach, ME., is a far cry from the Expedia listing which entices a prospective lodger, with the charm and nuance of a very old and historic B&B structure with beautiful appointments in each room and an elevated experience.

The home advertised for lodging is NOT where you will stay, as it is unavailable.

We were directed to stay in an adjacent B&B home, beautiful, but old dead hanging baskets on veranda porch, a room, although beautifully appointed with timeless antiques, provided no air conditioning as advertised in available amenities, a ceiling fan without a blade, (which we requested to be fixed, and never was) as the room was very warm, even at night and a large gash in the window screen adjacent to the bed.

Other items to note...A bed with a mattress as hard a brick, and one dual access room key, which also gained you front door entry, and on 2 different occasions, got stuck in the outside entry lock, once, late at night, and we struggled to eventually get it to engage and open to obtain access to our room.

The B&B is on main street and extremely noisy even late at night.. many motorcycles revved down the street late night as we were close to beach main drag.

We did not partake of the breakfast option, as the room for dining was extremely small and stuffy.. and when my husband went down to get coffee, none was available.

All in All... this B&B falls far short of what Expedia advertised and would Not Recommend.

The fan blades and picture frames were covered in dust, which we had to clean ourselves. A washcloth left by a previous guest was still hanging on the shower curtain rod. It took forever to find out where the office to register was. The breakfast was mediocre and repetitive, and nobody informed us of the start time. Both windows in our room had holes in their screens. The place needs repairs.

Check-in was very confusing as to which place we were supposed to be. There was no air conditioning in our room and it was quite warm the first day we got there. After that it cooled down so it wasn’t needed. In addition, we thought we were getting a room at the actual old Orchard Beach Inn, but we were actually next-door and another house and it was called Atlantic birches Inn. The bathtub/shower in our room was an old-fashioned tub that was hard to get in and out of. The room was very small. you cannot sit on the bed with your back against the headboard because the ceiling slants and was too low. There’s only one chair in the room. The Wi-Fi was very sporadic couldn’t get it to work with the TV. Finally had to call the service in to fixes and they put us on a different Wi-Fi.

The Old Orchard Beach Inn was an absolute dream! We arrived at Midnight, took us a little bit to find our room, however, what a gem! Woke up to an apple tree outside our window and a view of the beach! The comfy bed and pillows made it the best sleep of our trip. My husband and I only stayed 1 night but the staff was wonderful. It was very quaint and the breakfast in the morning was really good. The only issue we had was the walls were pretty thin so we could hear the TV playing in the next room. The exterior of the buildings also needs some upkeep, but staff was painting the interior of our building so maybe they are working on that during the less busy season. I would recommend this place if you want quintessential historic Maine.

Decoration was shabby. We had to report a safety issue as one of the beds had metal sticking out from the end which was a hazard in the room and caused a nasty fall for one of our party.
Breakfast didn't start until 8.30 which we considered was too latealthough we had been informed that it started at 8.

The property as shown on online is not where you check in, have breakfast or use the pool, instead it is 2 houses down. In the main house which is unlocked and unattended there is no one to ask questions or request anything should you need it. No phone in the room to call down. When we first arrived there is a sign stating to walk down 2 houses to be checked in. The gentleman who greeted us looked and acted bothered by us being there and by the questions we asked. especially since we were surprised that things were not located at the house we booked at. The pictures online are very misleading. No where does it state that the property is 1 of 3 buildings. The suite we stayed in was very spacious, however very dirty. stains on the carpets and furniture. The sheets had stains on them (it was around 7pm when we realized this. as mentioned above, no phone to call or was given a number to call in case we needed anything) The description states the suite was air conditioned. 1 of the 2 bedrooms and the living room had air conditioning. The 2nd bedroom did not. Thankfully we were not there when it was extremely hot or it would have been miserable to sleep since the suite is on the 3rd floor. Location was nice. only approx a 6 min walk to the pier. Breakfast in the morning was nice, but could use better organization to run more efficiently. Poor girl was doing it all herself. Overall, I would definitely not recommend due to lack of cleanliness & hospitality.

Walked there, found a note they were on break. Waited over 30 minutes, another guest was also waiting with me. Our husbands were staying by the car since there was no parking places left. Many cars evidently park there and go to the beach all day. Dining options were very limited. Breakfast was not too good, similar to a cheap hotel, ran out of food, totally was not what we expected for the price. Only a few TV channels. Would not recommend.

We recently stayed at this locally owned spot in Old Orchard Beach. The location was great, and the place has a quaint, beach-town charm that we enjoyed. It’s clear the owners put care into the property, and overall, it had the potential to be a really comfortable stay.

That said, there were a few issues in Room 6 that impacted our experience. The bed was unfortunately very uncomfortable — the mattress felt old and you could feel the springs, which made it hard to get restful sleep. The shower curtain also had mold along the bottom, which was a concern.

Additionally, the TV didn’t work for part of our stay. It used a streaming service, but the Wi-Fi signal in the room didn’t seem strong enough to support it, so it would buffer or fail to load altogether.

We really wanted to love this place, and with a few improvements — especially to the bedding, bathroom cleanliness, and internet reliability — it could be a much better experience. We hope the owners take this feedback to heart, as it’s clear the place has a lot of potential.

Room was clean. The bed was so terrible to sleep on that none of us were able to get a good night sleep. They were like sleeping on the floor. The only places to sit in the suite were: the bed, a couch that was equivalent to a college dorm futon, and two wooden chairs in the kitchen area. Towels were taken once during our 3 day stay. The pool was small, but well maintained.
If you want to stay near the beach, I recommend that you try a little further away to avoid places like this.

Would have given this property 4 or 5 stars if we got the room we reserved. We did not get a room at the Old Orchard Beach Inn but a room two houses down from the actual inn.
The picture for the deluxe room we booked was NOT the same room at all and it did not have a bathroom attached but one down the hall for that room's use.
I do feel deceived by this although we mostly enjoyed our stay.
A little more transparency would have been nice. Check-in for the Old Orchard Inn isn't even at the inn but the house/inn we ended up staying in.
The breakfast was quite nice but got a little crowded because it has to accommodate guests from 3 properties apparently.

This is a tough one. The property in general is somewhat run down (front porch and landscaping). Our room was comfortable but lacking in many ways. There was only two small bed pillows on our king bed. The mattress was old and had no mattress pad. There was only a thin sheet covering a foam pad. Not very sanitary, so I found extra linens on my own. Also, there was very little lighting in the room. The staff we encountered were nice, but not really engaged. The good things were the breakfast once we found the location where it was being served. Miriam was attentive and worked very hard to keep the breakfast area clean and stocked. We did not use the pool as the water was too cold. To sum it up, we were disappointed in the accommodations for what we paid. A little TLC and attention to detail is needed…Along with mattress pads!! I have a feeling the owners are not on site.

It was going okay until we called about the Tv not working and the guy could not help us and then there was no hot water and when I called they told me I had to go to the main office and tell them. Not good. So when I told them. They will look they then said tater to us ya it’s not working. So no hot water at night and none in the morning is not good. Very clean space. We were comfortable during our stay.
The wifi didn't work and being in an area with low service this was a little frustrating. We also couldn't use the TV due to the wifi not working.

The inn was located close to activities and the pier. The inn was very quaint and had an old time charm. The rooms were fairly clean except carpets under the beds and along the walls were pretty dusty.
The breakfast was well stocked and options were many.

Quaint bed and breakfast close to the beach yet quiet. Continental breakfast was a nice perk. Only trouble was getting tv to work but never asked for help so might have had easy solution. Would stay here again

This is a great INN. Not only is it beautiful the staff is wonderful and helpful. It’s within walking distance of the beach (about a five minute walk) and a lot of little shops. I will be making this my go to and recommend you do too :)

We enjoyed a spacious family suite on the top floor. Very quiet, comfortable. Loved having a kitchen and sitting area although we didn't have much time to use it. Easy walk down the hill to beach and dining. Beautifully decorated historic property.

Since I was there by myself it was nice and quiet and away from the other beach motels. Yet, it was walkable to the main downtown area. The breakfast was an added bonus which was nice.

The staff were so kind and accomodating, the breakfast was excellent, the property was lovely and well-maintained (the pool was beautiful and so clean!). The houses are centrally located but on the outskirts of the busy commercial district/pier/amusement park area. We tacked on a last night of our Maine trip here on a whim and are so glad we did. Highly recommend!

Nice historic hotel - don't count on the WIFI

The building was in really good shape, given that it was built in 1960. The staircases are steep, and we were in the 3rd floor suite that has a challenging set once you enter the door of the room. We had opted to only take in our small backpack and tote bag, leaving our larger suitcases in the trunk of the car, and we're glad we did. The bed was comfortable, and the A/C worked well. Breakfast was fine. My only real complaint was the WIFI service. I called the desk in the evening to report that we didn't have WIFI (and bad cell service in that area). He didn't really have any answers. I mentioned it at checkout and was told their was either a router or extender on the 3rd floor and maybe it got unplugged. It would have been nice to know that the night before or to have the desk guy look into it.
