The most horrible place anyone can stay. Stained and damaged linen and pillows, electrical connections and dangerous outlets. Exposed electrical wires. The curtain of the bathroom window is much smaller than the window, anyone can see you from the street. They didn't even have proper towels. The ones they gave us smelled bad. The hallways lights don't work properly (sensor enabled).The person who seem to be the manager, should not work in a hotel to be honest. She has no skills to deal with customers and she looks like mad working there. We had to look for another hotel and leave that horrendous place.

Please be careful to rent a room. Linen,toppers and pillows had a lot of stains, towels very tiny and old windows very dirty. The receptionists very nice and polite, helped us to change a room.

We got there at 7:30 pm. There's no proper lighting. The lights are sensor and takes awhile to turn on, very unsafe. The cot/bed broken when you seat in the middle. As we enter the room, it's smell Mold. The air from aircon smells so we did not turn it on, so we could not sleep bec. it was really hot. We left the next morning asap and go to another place. We did not expect this. Very inconvenient.

We were in room 408, which had a terrible smell when entering. It took two days to air out and spray air freshener to lessen the stench. After one day, the AC unit started making a very loud noise to the point where couldn’t here normal conversation. It made this noise even when turned off. Had to were earplugs just being there and made sleep difficult. The shower curtain isn’t waterproof and as a result the bathroom floor gets soaked. We asked for the AC to be fixed or a room transfer on day two but the mechanic wasn’t in on the weekend and stated no rooms were available. Finally got a room transfer on day five which was a much better room. We ask for a full or partial refund for the three nights we endured the terrible conditions in room 408.

Not worth the price

This place is filthy. The bed sheets had stains on them and visible signs of bed bug residue. We looked under the sheets as we read other reviews of bed bugs and the evidence was there. We left the hotel after about ten mins in the room and booked a much cleaner hotel.

The Residential is located in a very nice neighborhood. There are two restaurants besides the hotel with very friendly people, which made a plus to our stay, The front desk lady was such an amazing young lady, ready to help us to solve any problems for which we are very grateful. And the cleaning staff was very polite. There are some negative aspects: the front door is extremely heavy and we did not have instructions to enter, we had to call the front desk from the street. After 10:00pm, the front desk is closed until 10:00am. The room did not have any amenities, only the beds, one towel per person, and liquid soap for the shower.

Pros: Very good position near the centre. Two bistros next door. One of the lowest prices in town for standard room + private bathroom. Simple check-in process.

Cons: very old equipment + electrics, near to quite noisy crossroad, also from the hallway you can hear everything. Official check-in 4:30 p.m. In our case one bed was so squeaky…

For low price you get low quality – so simple. Do not try to contact the hotel via messages – no response. The hotel has confusing info about the check-in process; they say there is no front desk..
There is (but not open 24/7). This was actually the best experience of this stay - the young lady at the front desk was very kind, nice, and allowed us to check-in about 4 p.m. but we could keep our luggage in the room even about a hour earlier. Thanks!

There was no communication from the property management at all about how to check-in and receiving the room key. At the premises was no one at all except a few guests who have just arrived at the same time I have and didn't get any information regarding to how to check-in. This premises has no responsibility for up coming to guests, period. Don't you ever think about how to get a refund, they've suckling you dried. Eventually waiting 2 and half hour. I decided to find another hotel instead.

I think the property should rethink it's 16:30 virtual check in policy. Waiting around all day after arriving in Lisbon at 10:00 was very inconvenient. There was no way to leave my luggage there until check in so I had to carry it around all day while jet lagged. The room was very shabby and had dead bugs on the wall, cigarette holes in the blankets, broken showerhead, and broken wall electrical outlets. Price was OK but I would opt to pay more next time to avoid a unacceptable property like this. Expedia should reconsider their relationship.

Good located, with good cafes around for breakfast opportunities. It was easy to get to the center, since the bus stops just outside of the hotel. The service was good, the stuff at was very friendly and helpful and the reception was opened 24 hours. The room could be in a better condition (the shower head was broken and furniture pretty old), but overall it was a good experience.

My son and I arrived at 7:30pm (or so) tired from a long trip. I was informed right away that they only took cash. I had to find an ATM in the area to get the money and pay in advance. My boy is a 23 year old 6'2 chap, 180 lbs. and at 5'9 and 165 lbs., I'm not small either. Well, they gave us a small room with one bed (possibly a \"troll\" size). We put up with it thinking that we'd be gone soon. The bathroom was laid out very poorly and we had no room to disrobe or change. The shower head was busted. To our surprise, no shampoo or soap was included in the price. The AC could hardly cool down the room at night. The so-called \"special\" price we paid turned out to be special \"sucker\"!

Okay for one night, but be sure you have Euros.

Good place for a one night stay (in our case, to combat jet lag before getting on a cruise ship the next day). We had a big surprise in that the hotel refused to take credit cards, but demanded payment in cash, in Euros. We were under the impression that credit cards would be accepted, but fortunately we had changed just a little money into Euros, which turned out to be just enough for the hotel and the taxi ride to the cruise ship terminal the following day. . . . which is another issue! Taxis apparently do not accept credit cards either. We were amazed not to be able to use a credit card at either the hotel or taxi in Portugal, but if we go back, \"now we know.\" The hotel was minimal - no frills, just the basics, but adequate for one night's sleep. We would stay there again if we needed only a place to sleep for one night.

Nice place to stay & Hotel staff is very friendly too. Takes Approx 10 mins to reach hotel. Lot of restaurants around. There's a nice chinese restaurant just opposite of the hotel, nice food, fish was very tasty, i would suggest to buy fish instead of chicken, good for 2 people.

Hard to find, but good place to stay

I had a lot of trouble finding this place walking from the metro. I usually can look at a map and then just walk where I'm going. But for whatever reason, it didn't work. There are about 4 stops (in a square around the hotel) that look close enough for a relatively easy walk. But I ended up wandering around (and seeing all four of them on the walk). Finally, it was actually very easy to find it from the Picoas station, and that's what the hotel staff recommended as well. Just go there and you shouldn't have any trouble finding it, if you follow the map (and plan to walk by the small park). The staff were friendly. The room wasn't much, basically just a bed, but that was fine for me.

Hotel is clean, the staff is friendly, at least our room (309) had fantastic Internet connection. The heater worked fine and their were extra blankets in the closet. Plenty of hot water with good pressure in the Shower. Several English TV channels. Subway was only a short walk. Its not the Hilton, rooms was small, bathroom was small, TV was small (13\" I think) elevator was small. Mattress a little hard but we slept OK. But are you going to Lisbon to set in the hotel?

Pay more and get something better

I know that this accommodation is inexpensive but it is very tired and we found the room to be very small with almost not furniture. The bathroom was OK but we had a big issue trying to get enough pressure for us to be able to take a shower. On the positive side the room was clean and the staff (Irena & Anna) were very helpful. When we returned to Lisbon we stayed around the corner and the accommodation was far superior for only €3 per day more. The cafe next door is excellent and the Chinese Restaurant opposite sells decent food that is very cheap. If you eat there be prepared for a language battle - most of the staff do not even speak Portuguese. Bus stop outside the hotel and 10 mins walk to the Metro.

Great for a Budget Stay

Considering the price we paid we were very happy with the Hotel. It was idieally situated for what we wanted and only a short walk to town centre. The hotel was clean and the service was excellent, very helpful staff who all spoke English. Great having free WIFI and the buffet breakfast was also a bonus there was a good selecition and plenty of it. No bathroom plugs so lots of wasted water, but linen and towels spotless. Not 5 star but at the rates charged a good option if you just want a cheapy break. Good transport links, \metro a short walk and buses ouside the door. Local restaurants very good and reasonably priced.

Hotel Residencial Joao Xxi -Great for the price

This is a good hotel for the price. The rooms are fairly basic, but totally fine - things are a bit noisy/squeaky etc in the hotel, but nothing major and the location was fine - you can walk to the main centres or get a bus from outside the door which is really cheap. Plus, taxis are so cheap if there are more than two of you, you may as well just get a cab for 4€ - 6€ to most areas.

Breakfast really good for price of hotel - teas, coffees, bread/rolls plus cheese, jam, and staff were really helpful and speak great English.

All in all a good place if you are on a budget.

Great little place to stay, authentic and walking distance to old town or one stop on the metro. we were able to get there on the bus from the airport and the hotel looked after our bags till check-in.
Rooms are basic but clean and confortable with nice beds. tv, air-con etc.
Slight problem with hot water but only at peak periods. Grab a shower in the afternoon!

The hotel's location was so close to the beach, which was beautiful. The train station is a very short walk from the hotel and the train is only 25 minutes to the center of Lisbon with stunning views! We only stayed 2 nights but would definitely stay there again! The room and hotel was kept beautifully clean

Unbelievable value in Lisbon!

For the price, this hotel is a fantastic find. Great location, right by public transportation and within walking distance of many restaurants, and absolutely adequate, clean rooms. My room on the 3rd floor even had french windows and a little balcony! The decor is very simple (more like a hostel than a fine hotel) but it was really fantastic for the price.

Hospedagem fuca numa regiao tranquila com bares e restaurantes e mercados próximos, da pra ir caminhando para o Rossio com 25 min de caminhada .
Desvantagem que nao possui limpeza diária nos quartos, nao ha cafe da manha e nem cozinha para que possa fazer peque as refeições, nao ha locais pra guardar malas .

Siamo arrivati il 18 aprile sino al .22 quindi 5 notti. All'arrivo ore 15 ci è stato detto di tornare dopo due ore in quanto la camera non era pronta. Alle 17 ci è stata assegnata, però non avendo pranzato e dopo il lungo viaggio siamo usciti senza controllare il letto rifatto. Ssiamo scesi al centro città e ci hanno telefonato perché dovevamo rientrare subito per pagare la tassa di soggiorno che si erano dimenticati, gli ho chiesto se potevamo farlo domani, ma niente, quindi taxi 8 euro, e ripartenza a piedi per poter mangiare. Rientro in camera verso le 23 con reception chiusa. Al momento di andare a letto scopriamo che le lenzuola non erano state cambiate, con una evidente chiazza di sporco di cui ho una foto ma che mi vergogno anche a pubblicare. Quindi abbiamo dormito vestiti sopra il letto con una coperta. Mattino seguente non si riusciva a capire se la receptio avrebbe aperto, in quanto il numero telefonico non è abilitato a ricevere chiamate (!) dopo le 10 finalmente si è visto qualcuno e ci hanno assicurato che avrebbero cambiato il letto, cosa che è avvenuta. Abbiamo anche preso in considerazione la possibilità di cambiare struttura, ma il sabato di Pasqua sarebbe stato impossibile. Altra nota dolente gli asciugamani, solo due per due persone e per cinque notti, e per cinque giorni la stanza non è mai stata rifatta. Sicuramente struttura non all'altezza per i minimi nostri standard.

A ver... si relacionamos precio-calidad... Y... mas o menos se puede rescatar... Pero el tema, es que uno paga, no es gratis... Por lo que daré algunas experiencias, yo solicite una habitación triple (una cama Matrimonial una cama simple) y me dieron tres camas separadas, al que me dijeron que al no haber otra habitación disponible, que junte las camas para hacerla parecer una matrimonial, o sea...
Por otro lado, en la página figura sobre un parking a €7 el día y resulta que \"esta en obra\", lo que nos modifico en nuestras excursiones.
La limpieza es cada tres días.
Al ser un edificio viejo, pensé que las paredes serian un tanto gruesa... pero no, se escucha TODO los ruido de la habitaciones continuas. Por la mañana en la recepción hay personal a partir de las 10 de la mañana...

Ich habe selten so eine abgeranzte Bude gesehen. Die Badezimmertür ließ sich nichtmal schließen. Es war nachts sehr kalt, es gab nur dünne Decken. Die Aircondition/Heizung war defekt. Die Damen an der Rezeption sprachen kein Englisch, schlechte Kommunikation über Translator Programme.

l'albergo è tenuto un pò così... ma la zona è molto comoda e poi fra bar e ristoranti per colazioni, pranzi o cene è pieno. Dentro potrebbero fare qualcosina in più. Il bagno comunque era spazioso e pulito.... più spazioso, in proporzione, della camera. Tanta luce dalle belle finestre del palazzo. Nel complesso ci si può stare anche perchè è ottimo il rapporto qualità / prezzo.

Diese Pension können wir nicht empfehlen.
Die Zimmer waren schmutzig und wurden nur gereinigt als wir darum baten und drängten. Ebenso der Handtuchwechsel erfolgte nur auf drängen. Nachts war das Zimmer eiskalt da keine Heizung vorhanden. Bettwäsche hatte Flecken und war nicht frisch. Der Aufzug war mehrmals defekt so auch am letzten Tag und wir mussten uns mit unseren Koffern ein enges und und schlecht beleuchtetes Treppenhaus hinunter quälen.
Auch konnte man nicht gut schlafen da es nachts im Haus und der Aussen Umgebung sehr laut war.
Den einzigen Stern gibt es für die Bushaltestelle die direkt vor dem Haus ist, von wo man in die schöne weihnachtliche geschmückte Stadt flüchten konnte.

We couldnt close the bathrooms door. Cause it was no handle on the inside.

Die Tür war etwas schwerfällig zu öffnen aber es ging. Das Zimmer und das Bad waren sauber, der Empfang sehr nett und aufmerksam. Das Gebäude ist etwas in die Jahre gekommen. Die Fenster gingen nicht zu schließen. Für den Preis und die kurze Aufenthaltsdauer (2 Nächte) aber absolut in Ordnung. Tolle frühstucksmöglichkeit / Restaurant direkt unten!

Eine ruhige Unterkunft. Wir waren dort eine ganze Woche und sind zufrieden gewesen. Allerdings ist das Internet extrem langsam, im TV gibt es nur portugiesische Sender. Und man muss daran denken, dass es ein Hostel und kein Hotel ist. Einkaufsmöglichkeiten in direkter Nähe sind eher rar. Unten (Erdgeschoss) befindet sich eine Konditorei (guter Kaffee) und ein kleines Restaurant. Zum City-Centrum fährt der Bus 760 (Haltestelle direkt vor dem Objekt) und 712 (um die Ecke). Fazit: buchen.

Roupa de cama suja, parecia que não foi lavada, pois havia cabelos de outras pessoas, foi impossível fazer contato com a propriedade para check in, não atendem as ligações, só conseguimos entrar devido a uma ajuda do funcionário de uma padaria que fica ao lado,funcionária pessima e mal educada, estava faltando uma toalha e não nos entregaram, mesmo pedindo, pouco papel higiênico, pessimo atendimento, PARA PIORAR PRECISA MELHORAR MUITO!

いずれの地下鉄駅からも歩いて数分です。Baixia-Chiadoなどのアクセスに便利なAnjosからはひたすら急勾配を登るので、駅から平坦な道のPicoasの利用をオススメします。
ホテルはチェックインが夕方４時半からなので、何日か前に荷物を預ける時間を事前に伝えておくべきです。この事に当日気づいたのでチェックインまで待たなくてはいけませんでした。部屋は広く、最低限の設備が整っている感じです。下水の臭いがきつかったのと、便座の蓋が壊れかけていたのが気になりました。観光の中心地からは少し離れているので静かな住宅地で、スーパーや飲食店も近くにあるので便利ですが、観光地までのアクセスは地下鉄よりもバス移動の方が楽だと思います。

Gros probleme de communication entre Hotel.com et l hotel. Nous avions ete avisé qu'il n'y aurait pas d accueil et que nous devions nous enregistrer 24h avant pour avoir un code d accès. Impossible de proceder à l enregistrement!! Gros doute au moment du départ...
Finalement sur place, heureusement nous sommes tombés sur une personne très sympathique.

Par contre, l hotel ne doit pas avoir connu de réparations depuis longtemps. Électricité HS, poignée de porte qui tombe... heureusement que ce n etait que pour une nuit et avec une bonne situation!!!

En una sola palabra: REPUGNANTE. Cuando llegamos la atención fue pésima. No tenían mi reserva y tuve que justificarlo enseñando el mail de confirmación. La habitación es en la peor que he estado jamás. Las sábanas estaban claramente sin cambiar ni lavar, llenas de pelos y manchas. La almohada era un cojín sucio que olía a haber sido usado por varias personas antes y no haberlo lavado. El colchón de muelles, viejísimo, te vas clavando los muelles por todas partes. Las toallas roídas y sucias con manchas de maquillaje. No pudimos cambiar de hotel porque no había disponibilidad, así que tuvimos que comprar sábanas y toallas porque de verdad era asqueroso. Una de las peores experiencias de mi vida.

La pulizia al limite dell’accettabile, oltretutto una di noi si é ritrovata delle piccole bolle rosse su tutto il corpo dovute sicuramente a possibili pulci da letto o simile. Non é possibile tornare da una vacanza con fastidi e infezioni sul corpo quando la pulizia delle camere dovrebbe essere la base di una struttura del genere

Nuestra experiencia fue basatante desagradable. El mal olor q habia en la habitacion hacia insoportable estar dentro. Y ya cuando te duchabas con agua caliente, el olor era mucho mayor. Luego a eso de las dos de la mañana, se encendia y se apagaba continuemante el aire acondicionado(y no lo podiamos apagar) y este me daba directamente en el estomago,llegandome a poner enferma. Tuvimos q mover la cama de sitio porque era imposible dormir. Al dia siguiente se lo comunicamos en recepecion y no.nos dieron ninguna solución. La ubicacion esta bien pero no lo recomendaria.

A képek szebbek voltak a valóságnál, noha ez alapján választottuk ki. Kicsi volt, amivel nem is lett volna baj, de kevés volt a pakoló felület. Ez nagyon hiányzott. A recepción lévők kedvesek és készségesek voltak. 1 hetet voltunk itt, de a szemetet 1X ürítették, így nekünk is meg kellett oldani, hisz 1 pici szemetes volt a mosdóban. Wc papírt is 1X kaptun, 1X kértünk is és az utoló két nap már semmink nem volt...Viszont jó helyen volt, közvetlen a szállás mellett egy pékség volt, itt tudtunk minden nap reggelizni.

Bon rapport qualité prix mais odeur forte

Nous somme restés 3 nuit dans cet hôtel. Bon emplacement à 20 minutes en transports. Le rapport qualité prix est satisfaisant. Cependant les odeurs provenant de la salle de bain étaient vraiment désagréables. Dans l’ensemble tous c’est bien passé.

Chambre modeste, petite, bruyante, pas de petits dej possibles à la résidence.
Salle de bain un peu vieillotte, il ne faut pas être pressé pour avoir de l'eau chaude dans la douche. Le réservoir des toilettes est très long à se remplir. 2 lits sur 3 confortables quand même.
