The property was super clean and in an amazing location for getting to all of the major attractions. The reception makes it super easy to check in when they’re not there, it’s very detailed. I would highly recommend staying here, it’s a great deal. If we come back to Rome, we would stay here again.

We arrived at a condo no one opened the door for us. We stood for half an hour with the luggage knocking on the door unanswered. I would not define it as a hotel in a very disappointing apartment building

Perfect location, nice rooms but a bit noisey
The first task is finding the hotel (look for the green door) - as it’s not sign posted and is basically on a floor in a building. As there is no reception, the hotel do call you in advance to ensure someone is there to meet you. The hotel room was very clean, comfortable and has everything you need. The only downside was that it was quite noisey, not just from cars outside but from the building works (in the building) which went on from 7am, mon-fri. If you’re out all day exploring and don’t want to sleep in the next day, then it’s perfect. However, on the plus side the location of the hotel is perfect. Within easy walking distance to the colosseum, pantheon, Trevi fountain and Spanish steps.

Great place for backpackers
First and foremost its a nice place in the heart of rome. Super convenient and amazing if you are just comming and going. When you check in, there is no front desk or anything like that. You go in, and hand you the keys and collect local taxes and take pictures of your ID or passport. So at first its super sketchy but after that your fine for the rest of your trip. I wish that they would be a lil more professional and have a form that you fill out and and understanding between you and the place that they wont use your ID in any bad way because at first it comes across sketchy. The room is amazingly beautiful. Well taken care of and they do housekeeping every morning. At night it can be a bit noisy because of the paper thin walls and it all depends on how nice the other people staying there are in terms of trying to keep quiet.

We really enjoyed our stay here. Although the room was small, it was perfect for a few days getaway. It's incredibly clean and they leave you coffee in the morning for the espresso machine which was a welcome plus! This isn't a hotel though, they're just rooms so be prepared to venture out every morning for your breakfast! The square is quiet and so close to major tourist sites, literally around the corner from the Pantheon, Trevi Fountain and Piazza Venezia/Vittoriano and only five minutes from the Colosseum.
Saying that, the walls are really thin so you do hear a lot of noise from other rooms such as scraping chairs and slamming doors. The shower is very small and leaks a lot of water onto the floor, as the doors don't meet properly. They also said they would change our sheets/towels every 2 days. One day they knocked and we were still asleep so our room was not cleaned that day but we thought they would just replace our towels the next day, but apparently not, so we ended up having the same towels all 5 days, not a catastrophe but we were told they'd be changed at some point, I only noticed this because the bath mat was always dirty and soaking wet (see shower leak issue above!)
Overall we had a lovely trip and a lovely stay, thanks to the owners, who were very friendly and hospitable and we can't wait to come back to Rome.

Convenient and clean hotel
We very much enjoyed our stay at the Guest House Grazioli. The owners Gabriele and Marta were very nice. They gave us a warm welcoming even though we arrived at the hotel quite late. They had great recommendations and very knowledgable of local area. The room was clean and comfortable. We will definitely choose this hotel again when in Rome.

Prime location and new!
This is a wonderful guest house. The location is amazing - very close to the colosseum, Altarre della Patria, the Pantheon, and Trevi Fountain. The owners met us when we arrived, gave us a map and restaurant recommendations, but we did not see them again. They were there to clean the room daily, while we were out. This was fine with us - the room was all we needed. It was new, clean and very nice. The large window opens to a nice piazza. This guest house is priced very well for the location! We had a great time and would return!

Beautiful Suite in the Heart of Rome
Welcoming, charming hosts, Marta and Gabrielo met us when we arrived! We were shown the suite and told how everything works. They do not live onsite so get all of the info that you need when you see them. Beautiful, newly renovated space on 4th floor of 900 year old building.There are just a few private suites with locks behind another locked door. Very safe, quiet location, historic piazza close to everything. Shopping, restaurants, monuments of Rome within walking distance. Air conditioner that cools the room immediately. French doors open to a view of the courtyard below. Very little traffic goes by this building. Tiny elevator that works well if you don't want to climb the stairs. This is a building that is occupied by personal apartments. It is not a hotel, however, they have a coffee and tea maker and a mini bar and some snacks. I loved this place, highly recommend it and would certainly stay there again.

We had an initial itch with the check in since I have to spend some time on the phone with Expedia to understand how to get the info to do the self check in .After this,everything went smoothly and I really appreciate the kindness of the staff in accomodating my request.

Vi hadde rom 104 og der var det dessverre sølvkre. Rommet var rent sett bort i fra det, og han som vasket der var hyggelig. De kunne dog ha skrubbet bort kalk og fettrester /såperester fra listene på dusjen og generelt på badet.
To andre ting var at air-condition trenger service. Den blåser luft, men det blir hverken varmt eller kaldt. Vi sa i fra om det, men det ble ikke bedring uansett. Den siste tingen som bekymret oss var at kjøleskapet var brannfarlig i den forstand at det står inn i skapet uten lufting. Noe som gjorde at kjøleskapet ikke ble kaldt inni , bare glohett inne i selve skapet og i skuffen. Drikken ble kaldere om vi hadde oppe skapet det sto inne i.
Rom 104 er det rommet som har den store sølvmaska på veggen (for å kunne referere til de som evt måtte lese anmeldelsen)

Na ja, man konnte fur dieses Preis was besseres finden, und eine bessere Service bekommen, das Internet funktioniert nur auf Toiletten obwohl die 3 Router haben, und die Wände sind sehr sehr dun, man kann ales von überall Horen, es ist nur eine große Apartment die auf 4 Zimmer geteilt wurde ist nicht mal eine richtige Pension, und wir mussten vor Check in 30 min vor der Tür warten, obwohl eine da war, habe die keine richtige Klingel wo du klingeln kannst, wir mussten erstmal jemand andres anrufen die Bescheid gegeben hat das wir da sind und 15 min danach wurde uns die Tür geöffnet. Das Gaste Haus ist sehr versteckt und Schwert zu finden. Ist im 4 Stock die haben zwar eine Fahrstuhl aber wir konnte es nie benutzen weil es nie kam, das einzige Gutes ist die Lage, man kann wirklich von da überall zu fuß aber es gibts in der Nahe auch andre schöne Hotels.

Spinta alla prenotazione da foto scattate ad opera d'arte e dalla centralissima posizione, ho scelto questo b&b per un soggiorno lavorativo (per fortuna di una sola notte) a Roma. Ad accogliermi, oltre che lo scortese (e ritardatario) proprietario, una montagna di spazzatura all'interno dell'androne del condominio. La camera non è dotata ne' di bidet ne' tanto meno delle dotazioni necessarie, a mio avviso, per permettere a questa struttura di essere aperta al pubblico (per esempio confezioni monodose di shampoo/bagnschiuma/sapone). Per concludere in bellezza, non è stato possibile pagare la tassa di soggiorno se non in contanti e ovviamente senza ricevere ricevuta alcuna (ne cartacea ne come richiesto via mail) pertanto, vista la natura del mio soggiorno, essendo impossibilitata a documentare la spesa non verrò mai nemmeno risarcita dalla società per cui lavoro.

Muy buena ubicación y muy buena habitación. Sin embargo es extraño dado que llegas a un edificio en el que no hay nadie esperándote hay que tocar un timbre y esperar que alguien baje. Mi sugerencia es contactar al hotel antes de la llegada para anunciar el momento de arribo.

Zentrale Lage direkt im Herzen von Rom
Wir hatten nur 5 Minuten zu laufen und waren schon am Pantheon. Alle Piazzas sind sehr gut zu Fuß zu erreichen. Zimmer War neu renoviert, täglich War der Zimmerservice da und hat u.a. die Kaffeemaschine aufgefüllt. Ich würde hier jederzeit wieder übernachten. Sehr zu empfehlen.

Bra plassering og helt grei opplevelse. Minus for at bildene lyver ganske betraktelig - ser mye flottere ut på nettet enn i virkeligheten. Også minus for at man må sjekke ut kl 10, som er veldig tidlig.

Dejligt hotel med god service, dog var der ret lydt på værelserne, så man kan risikere at blive vækket tidligt om morgenen, eller holdes vågen om aftenen på grund af larm (hvilket vi gjorde). Vores værelse blev gjort ordentligt rent hver dag og havde en fin størrelse.

Excelente localização. O quarto era muito bom, tudo novo e bem limpo. A Marta, pessoa que nos recebeu, super simpática e atenciosa, inclusive reservou nosso taxi de volta ao aeroporto. Somente uma nota de atenção, como o local não dispõe de recepcão, não deixem de combinar o horário de chegada para que alguem esteja lá no momento que quiser entrar no quarto.

Awesome location, great price-quality ratio
There is no reception, so you'll agree upon the check-in time. We met at the piazza in front of the Guest House. The room was shown and the keys were introduced - the room was the biggest at the end of the hallway: kitchen and bedroom - very clean and modern decor. The bedroom was nice and quiet with functional furniture and coffee maker. Small minibar with reasonable prices, we had also bigger fridge in the kitchen. The location was better than we could expect. Even tough we obviously checked the map before booking, it was hard to realize that e-v-e-r-y-t-h-i-n-g is in the walking distance. You have to walk less than 500 metres to get a visual on the Colosseum and the Pantheon is less than 500 metres away. Highly recommended! Grazie tanti Marta & Gabriele!
