The location was great, close to the train station and quick walk to the Trevi Fountain and the Pantheon, 30 min walk to the Vatican and the colossus. The host was easy to communicate with, they helped us to book a transfer to the airport which pick us up at the door. We would rent this location again.

The room was more than adequate in size. It was quiet. The bed was comfortable. The tub and shower were good, though it was a little tricky for us older folks to get in and out of the tub. The owners were helpful and cordial. We sometimes wished we had a front-desk person for sightseeing advice, but we managed our stay in Rome quite nicely without. All in all, a very nice place to stay.

The property is nice but the owner was constantly calling to check at what time we will be at the property. It’s a little inconvinient when you don’t really have plans and plan to be out of the hotel. It’s an apartment that qas changed to be a hotel. Overall good.

If you’re the kind of people (like us) who can stay comfortably in an Airbnb style apartment then this is for you. Reception only opens at 13:30 but we did manage to leave our luggage there before thankfully. The room was spacious with a very large bathroom. As we were at the back of the hotel we could leave the doors pen onto the balcony and have little noise which was great! When we did need assistance (bath plug didn’t fit) they readily helped out. Location is amazing as well for the price we paid, compared to other similar apartment style accommodation.
We did have a few annoyances about our room:
We had a shower inside a roll top bath but if the curtains weren’t fully closed then water went all over the floor (can be simply solved with a couple of clips).
TV has no English speaking channels on it (yes I searched through over 200 channels one by one).
Some sockets and switches don’t work (just put a sign on them saying they don’t work).
The heating was on all night and no turning of the knobs would fix it.
The lift is cramped so we only used it when going up to the 4th floor (nothing that can be done about it but thought potential customers would like to know).
I would definitely stay back here again as we liked the set up but I wouldn’t bother booking if you’re too used to a hotel service.

Avoid, stay somewhere else

I had a late check-in, was charged €30 for arriving late, that should not happen at any hotel, I was told the need to bring someone to open the room and man the reception, utterly ridiculous.
The hotel contacted me earlier that morning and was notified of my arrival time, it was a very hot day in Rome, considering that fact someone should have turned the air conditioning on prior to my arrival.
The room was unbearably hot and it took two out of the three days of my stay to actually cool the room is the air conditioning unit in it was way too small and not sufficiently powerful to cool the room.
It may sound strange but seriously the hotel should Consider upgrading the Aircon unit as it’s definitely not sufficient for summer weather in Rome.
The suite itself is rather old and in shabby condition.
There are certainly far better option for the price around Rome in the area itself.

Our first room we were in was terrible. Air conditioning broken (recently they said) but a portable one was put in the window permanently so its been quite some time it isn't working. You need air so we got our room switched. deceiving with the pictures. ITs not super clean or updated they have taken spotted images of each room and pieced it together. Location is awesome. Not terrible overall but not what they say.

Getting into and out of the hotel/our room was fairly stressful! The keys were hard to turn and even when you thought you’d turned it, the door still wouldn’t open. Other than that it was an interesting and nice place to stay!!

Good location but disappointing experience

This property cannot be classified as hotel nor B&B but more like rooms let.
No real reception area. Breakfast is served in a different hotel and is only a coffee, juice and croissant, not worth paying the price for not having any choice.
We have been given a room right outside the 'reception' table. The room was not a real room but a division of space with a plaster board wall between the 'reception' area and the so called 'deluxe' room.
The bath was blocked and the water was barely running through. The overall cleanness pretty terrible: dusty, smell in the room from the drains was very strong making your clothes smell bad, all electric plugs broken.
Very noisy room due to the plaster board division, could here the staff member at any time.
Very disappointed as this was my husband's birthday present and out 5th wedding anniversary and spent lots of money for such a poor value.

Just a room in an old building

Me and my wife where disappointed because we tough we booked an hotel and what we found was an apartment divided in three rooms in the fourth floor of an old build and not an Hotel.
The elevator was so tiny that me or my suitcase would fit in, the space called reception was completely dark and quite smelly. the person that received us was nice and helpful but after checking in was the last time we saw anybody from the staff. the view from the room was to other people apartments, we had to shut the curtains all the time so people won't peek to us.
On the second day of our stay we tried to contact the staff to ask for shampoo but at no avail' nobody answered our calls or email or SMS...
The safe featured in the advertising is not a safe but a drawer with a key...
the problem is that this is not realy an hotel and doesn't provide the services of an hotel.

Great Location, Friendly staff. Disappointing stay

Upon arrival, we were kindly welcomed into the reception (which isn't actually where any rooms are -
the reception is apart from all of the rooms), we were then asked to pay a further 50€ for city tax and was told details such as where to go for breakfast. The complimentary breakfast is at a local cafe, where you have a choice of ONE pastry and either ONE hot drink, or ONE cold drink. We were then kindly taken to the apartment room, which was further down the street and turning a few corners.

The walls in the room are incredibly thin, we heard literally EVERYTHING - even our neighbours conversations were heard, coughs were heard, people walking above were heard.

As for the cleanliness, it was terribly disappointing, The sheets doesn't seem like it has ever been changed as there were yellow and brown stains all over. We hoped that the person who supposedly cleaned would return and change them as they were VERY visible but he didn't. instead as a reviewer, I decided to document it.

The toilet absolutely stinks of mould and god knows what.. Bizarrely, they have a little figure to hold the toilet rolls, placed on the floor. I mean who wants toilet roll that touches the ground?

Overall, it shouldn't be rated 4*, they have no facilities to accommodate that rating. it's WAY TOO expensive for what it is. PLUS it's not really a hotel, it's more of an apartment room apart from the reception. shuttle bus service? there's no such service. you can only get it FROM the airport.

Great location and stay!

I was sceptical after booking because of some bad reviews on google. But I have to say this was a great stay, in a perfect location. The receptionist was kind, the room was stylish and comfortable and the view from the window was great. I slept like a baby.

If you’re expecting to stay in a 5-star hotel with all the bells and whistles then don’t stay here. The room is inside an apartment block, that has been transformed into a hotel.

No sauna, noise from outside

We booked the room because it said on the description that it had sauna. When we arrived the receptionist said that it is not working. When we ask for the refund due to the price difference vs a simple room (100£), they refused and said that they provided hydromassage facilities which was a lie. Expedia refunded 50£ at the end.

Terrible noise from outside from the a/c. Not easy to sleep.

Window in the bathroom is exposed to windows from othe properties. So they can see you naked.

Only good point was the location.

The manager was very helpful, but it was unusual not to have a real reception. The italian breakfast was serverd in a nearby cafe with very nice staff and no other tourists whatsoever — that was really nice. Rooms are slightly run down, but very clean. Overall it feels more like an AirBnB (plus daily cleaning) than a hotel.

Poor customer service - good location.

The hotel/b&b itself is very quirky which we liked and location was good.
We stayed for 2 evenings, on the 2nd evening we ran the bath/jacuzzi (to soothe our aching feet from all the sightseeing!) - it leaked from underneath the bath all over the floor of the room. It was not a small leak it was half of the water which was in the bath (note:this took 40mins to fill up due to the water pressure!). Obviously we quickly tried to mop up the water as much as we could with the towels we had in the room, we called the number we had been given to contact the receptionists to no avail and then emailed asking for them to call us ASAP. We never received a call, however once we had cleaned up as best as possible we left the room and the receptionist was there. We explained what had happened and he was very abrupt in his response/customer service and were told ‘to sort it in the morning/ there was no other rooms to swap/ and he didn’t know where anymore towels were.
In the morning, we explained again to the other receptionist whom said the pipes had come loose.
When we arrived back in the UK we emailed asking for a refund for the 1 night, the hotel did not respond I contacted hotels.com whom called the hotel and said we would not be given a refund. We were very disappointed with this however hotels.com were excellent and gave great customer service.
Like I mentioned, the hotel is great location but if something goes wrong their customer service is not great and no compensation.

Great location but unfortunately far too expensive for what it was. Broken TV which was removed before we checked in , mini bar had mould and a bottle of water! Breakfast was a voucher to be used in a cafe down the road and you can only get a croissant, a juice and a coffee. Furniture was hanging off the wall and in terrible condition. Bathroom smelt musty, no telephone, or iron and ironing board. Airport shuttle mentioned in description was not available at all but told we could call a cab for €60. Struggled to sleep due to noise coming from a portable air con unit (main air con didn't work) and hearing every bit of noise in main reception. Really disappointing for almost €240 a night! Would not recommend. Holiday makers beware.....

Do you like mosquito bites & no toilet privacy??

If so, then boy do I have the \"hotel\" for you! Only it's not a hotel, it's basically a B&B, except here you have to walk 3 blocks from the bed to get your breakfast.

The room we stayed in was the Borgognona Suite, which is actually a 1st floor apartment 2 blocks from Frattina 57, nothing luxurious or penthouse about it as described, and the sauna was broken. They gave us 80€ off the price for this & said we could use the minibar for free. That sounded like a fair trade... except that the minibar was not fully restocked each day. There were 6 drinks in it at checkin. 5 the next day. 4 the next...

The broken sauna is also a shower where you stand on wooden slats & water drains under. I suspect the mosquitos that ate us alive as we slept come from the standing water under those slats maybe. Oh, and the toilet is in the shower, because who doesn't love using wet-from-the-shower TP? Oh, and the door to this shower/toilet combo is glass. So if you want to lie on the bed & stare directly at your lover on the toilet, we gotcha covered.

I unplugged the lamp by the bed so I could plug in my charger, & the whole outlet came out of the wall. Um fire hazard? I woke up on day 2 to find workmen right outside our bedroom window. Um creepy? Housekeeping left one of their rags in our bathroom 2 days in a row. Um gross? The pillows are crazy flat & unsupportive. Um uncomfortable?

Great location, nice people, but book somewhere else! This room is NOT worth what I paid, even 80€ off.

The rooms at this hotel are more like an AirBnB experience, with apartment-like rooms located in different buildings within a few blocks of each other. Reception of the main building is on the 4th floor, so there's a bit of a hassle wheeling your luggage up and then back down to your actual room. Great location and nice rooms (once I learned it was not a traditional hotel).

Having arrived at Frattina 57 we were actually staying approx 3 blocks away which we had to get to by dragging our luggage through streets of Rome, when we got to the accommodation the keys would work so further delays in getting accommodation really disappointing when stay was so short. Accommodation was really substandard with both shower and sink in hallway to bedroom section - no wardrobes or anywhere to hang clothing wold overall describe this place as substandard

NEVER STAY HERE. JUST GUESTHOUSE NOT A HOTEL.

They are pure fraud to promote their apartment as a 4 star hotel but once you reach there you will find an apartment door on the street which is closed after 6pm. If you can find anybody they will take you to other apartments which is way worse than the photos you see here. Had to call the police twice to get my money back but they are lying to police in Italian, lying to Expedia and can do anything not to pay you back.

Location is excellent, 5 blocs from Pizza Spagna, 10 from Piazza Navona, tons of restaurants and shops around. But this is not a hotel, this are apartments that were turn into rooms with bathrooms.
Our bathroom was not very clean, lots of mold under the water and in the tiles of the shower.

Great location but different type of experience

Location was wonderful, right in the heart of the Rome shopping areas with cobble stone walk streets. Spanish Steps just a couple blocks away where there was a metro station making easy assess to quick travel. There was a mix of very high end shopping with shopping of a more reasonable prices. Several restaurants close by of traditional Roman menu, a few non traditional, and even one with a healthy menu. Lots of takeout restaurants for pizza, gelato, etc. Hotel itself there has been a lot written about it. I would strongly suggest you have a local cell phone as if there are issues, there is no front desk and you have to call. We had a problem with our lock. Fortunately someone helped us walking by and the hotel fixed the problem next day. The room itself, while big, did not take advantage of the space. The décor of the room appeared dated and several items like lamps were not working or worked but were worn. Pics used are older when room was probably last remodeled. Could use a refresh and the hotel should stay on top of keeping everything in working order. I have stayed in a lot of hotels and while rated 4 starts this is more like 2.5 stars for the room itself. The one odd thing in our room we had was the toilet was in the shower stall. That made my girl friend very uncomfortable as there was see through glass into the main room.

Great location close to tourist areas

Overall a good experience. Check-in was smooth. The rooms are on the 4th floor. The elevator is old and very small/cramped, we mostly used the stairs (my wife was afraid to get in the elevator). The rooms are nice, the sound transmission may be an issue for some. The lobby was directly outside our room and we could hear the phone ringing, receptionist talking on it when calls came in.

The location is excellent. Easily within walking distance to most tourist area/destinations. Very closet to Spanish steps and Trevi fountain. The breakfast that comes included is very light, a coffee, orange juice and a croissant... thats it, and it is served at a bar down the street.

Via Frattina is in a high fashion retail area. Lots of shopping available. The restaurants in this area are very overpriced and the food isn't great. Avoid any restaurant which has pictures of the food! We did manage to find some good smaller Trattoria's and Bistro style restaurants within a 10min walk.

Not a hotel, not a suite.

We got to sample two of the ‘luxury suites’ located in Via Frattina as when we arrived there was a plumbing problem in the room I’d booked. ‘Luxury’ is a relative term. Judging by British standards I would describe the standard of accommodation as several rungs below ‘luxury’ but quite pleasant and clean.

We stayed first in the 1960s suite which had a much smaller bedroom than the 1970s suite I’d booked. The quirkiness of this suite is that there is a clear view of the bathroom with its retro bath from the bedroom, and there’s no dividing door between them. The toilet is in a separate room off the bathroom, so if someone is in the shower/bath and you want to use the loo you have to walk right past them.

The next day we were moved into the 1970s suite which we found much more appealing. This suite has a jacuzzi, though we never succeeded in filling it up and getting it working. One of the sliding glass panels separating the shower/jacuzzi from the passageway by the door was made of clear glass, so you could be standing naked in the shower and if your room-mate were to open the suite door, anyone in the communal reception area would get a bit of a peep-show.

Don’t expect a grand entrance. The door is no different from any other residential premises in the street. Ring on the appropriate doorbell to gain initial entry. The lift is very small and old-fashioned – just about fits two people.

Not a suite hotel but an appartment building with no lobby. Only on staff who is there less than half the time and unable to reach when needed. Air conditioner didn't work. Hooked up a secondary unit but it blew hot air out of the back. Toilet wouldnt quit running. Headboard fell of the bed. Roaches on the floor. And finally...a front door that a handle came off of and left me stuck! Of course there was no staff to help. I am not making this up!!!

Comfortable, quiet and stylish space

I arrived late in the evening (around 10PM) but was met by the night staffer, who led me to my room a few blocks away. The rooms themselves are clean, attractive, and quiet, with a distinctly Italian style. And they're perfectly located, tucked in a side street just a block or two from the Spanish Steps and within a short walk of all the central attractions. I needed to extend my stay by an evening, and while they didn't have rooms available there, they immediately connected me with another hotel equally beautiful and well located. Great staff, great space, great experience.

We recently visited this hotel (got back yesterday.) The hotel (well it's more an apartment room) is situated in a fantastic location only a 2 minute walk from the Spanish steps, 10 minutes from Trevi fountain and pantheon and 25 minutes from theVatican and colosseum.

We walked everywhere and it was easy enough to navigate. The hotel is based just of the busy via del corso road famous for its shopping so it is always busy with things to do. So if you are after a 'base' for exploring then this is the perfect 'room''for you!

I would say it is more a 3.5 out of 5 not 4 due to the fact that it wasn't as clean as other 4 stars I have stayed in and some parts of the room were a little dated. Also I know some people had to wait over an hour to check in as no one met them, however we didn't have this problem our check in was smooth. The breakfast was nice and on time every morning however j would have likes a coffee machine or coffee facilities in the room especially if a four star. some of us like more than one coffee in a morning! Finally the other reason I wouldn't give it the 4 star was down to it being a really dark room I understand we were on the 4th floor and small shutter windows but all the lightning was dark and low lit. a little thing I know.

The staff were great and helped a lot with maps and restaurant reservations.

All in all a good stay and perfect location just needed more of a clean and a little refurbish.

The 'reception' was a good 10-15mins from our room which was just a small hallway with 3 rooms off it. Walls paper thin could hear neighbours talk! Breakfast only a juice tea/coffee and croissants...was expecting a bit more! Only good thing to say was nice lady at the reception which was just a desk a few floors up in a building and location of our rooms was fairly central! Would not recommend.

More like air b&b not hotel!!!!!

This \"hotel\" has no real signs, so it was hard to locate!
First we go to what looks like an apartment building and check in. Then they tell you that your room is in a different location & don't even have the courtesy to drive you or help you , knowing you have a ton of luggage! Then we get to what looks like another apartment building and they let us know what we are the only room that they have in this entire building. Meanwhile tons of othe random people walking around. We get to the room and the front door seems like it's seen it's better days. We walk inside and the mirror is broken, they tried covering it up with a sticker, the shower looks like they've never cleaned it, coffee holder broken, stained chairs & dirty counters!!! We were absolutely disgusted and wanted to leave! We called the \"24 hour \" line and surprise, surprise NO one answered! So we go back to the first building that we checked into and rang the door bell numerous times and no one answered.
We kindly left them a voicemail and note saying we don't want to stay here we tried reaching you, no answer. Thankfully we found a real hotel right away And they had availablity. The next day frattina 57 says we owe them one nights stay, even though we tried calling them and they sold us a dirty disgusting room. Such a let down for our first time in Rome. Do not stay here!!! Pictures online look nothing like the actual room!!! TERRIBLE!!!

Let's be clear - THIS IS NOT A HOTEL!

If you want to go somewhere and NOT sleep because the walls with the adjacent room are so thing that, on banging the wall it actually moves, and you like no breakfast options and having to eat it while in bed then great! The fact that when we complained about a lack of sleep was told we should ring back the next day as the Manager was on holiday, might also give you some idea of their customer service.

Even upon arrival we were told our room was some four roads and two crossing away, when we got their the lift did not work either. Simply dreadful!

Clean and nice room, but not as expected

Pros: Great location, near Spanish Steps and lots of shopping / restaurants. Clean rooms that are decorated nice. Very very friendly, helpful, polite staff. Breakfast delivered to the room at the time requested. Large bathroom for getting ready in the morning.

Cons: My room had a lot of street noise / music. And there was no window in the main room, so it was always dark no matter if it was 2 pm or 2 am. This was also not what I expect of a \"hotel\" - it was more like an upgraded AirBnB. There are only 3 rentable rooms (I should have read the website more closely, as this is stated) and no front lobby, desk or concierge. As a woman traveling alone, that would have been better to know in advance as I would have opted for a place with 24 security.

Great art hotel, ideal location

This is in a perfect location for most of the ancient sites. The room was large, comfortable and unique. This is a very small hotel with no lounge, bar etc. and reception only partially open. However if you are looking for something small, private, artistic and different this is a fantastic place. Breakfast served each day to your room and consisted of bread, cheese, pastries, juice and coffee. Our only complaint would be lack of variety, I am sure Rome must have more than two types of pastries! Staff all extremely polite, friendly and helpful. Overall we loved this and would stay again.

Perfect Location

Our first use of a boutique hotel, so it was an adjustment. Arriving at the address finds you standing outside a locked door between two shops. A ring of the bell for Frattina 57, an announcement of your name to the intercom and the door unlocks. Entering you find yourself in a short narrow hallway leading to a winding staircase and an old fashioned 2 person elevator. Not knowing what to do or where the \"office\" was, I climbed the staircase to the 4th floor to the source of the voice greeting me. The receptionist took the elevator down to collect the wife and luggage (two trips), the elevator is small. After being briefed on the elevator operation and room location, the rest of the stay was uneventful. The office is only open from 8 to 2 so arrival outside those times will require coordination. I was contacted prior to arrival for my arrival time. The breakfast provided was very good. The staff was very friendly and helpful.

Lovely stay in perfect location

All in all a lovely stay in perfect location. A nice and friendly team managing serviced apartments. A few imperfections in the room (light switches, doors catching, mirror crack) that speaks to the privately owned nature of serviced apartments when compared to hotels at same price. Simple breakfast served to the room from 8:30 am.

The rooms in the photo's are amazing, they photos are taken very well. Was a pretty simple room. An uncomfortable bed and mozzies every night, along with not the best plumbing were the down points. It's central location is however excellent with everywhere within reason being walkable. I however will not be returning, and will be seeking a mainstream hotel next time.

Beautiful rooms in a great shopping area

The room we stayed in was 60s theme - in a good way! The clawfoot tub was probably my favorite. After walking from the bus stop to Frattina 57 in 97 degree weather we were exhausted, sweaty, and just wanted to clean ourselves up and rest. The receptionist informed us that Frattina 57 has multiple properties and we looked at each other as if we regretted everything about this trip - but luckily the receptionist told us our room was right next to where we were standing! Although I was not worried about security, the room has a flimsy vintage key - you can see right into the room if you do not block the keyhole. We were pleasantly surprised to find the room was beautifully decorated and very spacious. The bathroom however looked like a DIY job because the door was uneven and there were scuff marks all over the wall. Overall the room was very beautiful and I was very happy to have a bathtub to relax in after an exhausting day. I would definitely recommend this b&b not only for the room, but also because of the central shopping location.

Great Boutique Hotel in an Amazing Location

Perfect location for a trip to Rome. The hotel building has so much history and the location puts you in the heart of the city so it was very easy to walk to any restaurants, cafes, shops and historical attractions. The hotel is tiny had everything we needed including a lift which made it very easy to access the top floor. Hotel staff very helpful and morning breakfast was lovely.

Fantastic room in a great location

The location is perfect!!! and the room is fantastic!! The staff was very nice, spoke fluent Emglish and was very helpful. I highly recommend and would stay there again.
The only note is that there is not 24 hour service. It is more of an Air B&B - only 4 rooms, someone meets you to let you in the building, shows you to your room, gives you keys to the building and their cell phone and then you are on your own. Bu, it worked for us.

Not great hotel, rooms not up to standard of boutique hotel, more like a Pensione, no room service, breakfast provided, dark rooms not enough lighting, no ironing board available, poor water pressure, strange room set up, 1950's room looks over the street which is better than the 1960's but both have serious lighting problems, and air conditioning is very poor even on the 25degree Celsius days in both rooms sky tv not working in 1960 room, impossible to dry your hair without getting hot. Toilet seat was broken in 1950s room and not fixed in the 2 days in the1950s room? No apology seemed to be seen as normal, which I think is shocking, Even though reported on checking in to the room. We are about to stay in the 1970 next week hope this is better! Will report back on this. And will add all photos of all rooms taken, As we have
paid in advance.

Tiny, quirky hotel with amazing location

Interesting,funky style. Windows seal out all street noise. Lots of keys: front door, reception, room, safe. Fresh croissants delivered to room for breakfast. Gigantic bath/shower. Only real minor issues were no hair conditioner provided, weak AC, and no trashcan in the bedroom. Otherwise, great stay with easy checkin and out.

A diamond in the rough beds.

The location can't be beat! Walking distance to almost anything you'd want to see. Great shopping literally out the door of the building. Staff were very friendly and accommodating. We had a problem with the 1st room and they were able to change us rooms right away with no problems. This was the ONLY hotel out of the 6 we stayed at in Italy that had a comfortable bed! It was a billowy cloud upon a rocky shore. Also, there was a relaxing deep soak tub which I love after a long day of sightseeing and shopping. I'd stay here again in a heartbeat.

this B&B is not what we expected... very disappoin

Its very disappointed...Frattina is not a FOUR SATRS HOTEL, its only an apartment or B&B!

- First, in our room, the hot water is only enough for one person to take shower, so my friend and i got cold because of taking cold water shower in the weather of 9 °C! on the second day, the asked the front desk to fix it, however, they say during our stay, there are no one available to fix it. so we have to take quick shower for our stays....
- Second, they provide the number of 24H, that we can call for any quires, however, we tried to call, there are no one answering.... therefore, my friend did not have hot water to take shower, and theres no one to complain about it!
- Third, there are mosquitos in my room, we've spend whole night to kill 5 mosquitos!!!
- Fourth, the room cleaning is only available before 11, so if you go to rome for holiday, and you want to have clean room, then you must leave the room before 11! which is very inconvenient!!!!
- Fifth, the wifi signal is very bad,,, its only available if you stand beside the router.

this B&B is not what we expected... very disappointed,

I stopped for one night at Frattina 57 just to finish my shopping in Italy before flying back home. I can clearly say I did a big mistake by not spending more time in that beautiful place!!!! The minute I walked in, my plan was to throw my bags and run down to the streets before shops closed, but I found myself taking a tour around the room and taking pictures to share with my friends! I loved it!
Frattina 57 is a very simple apartment divided into 3 or 4 hotel rooms, in a very nice building in the middle of Via Frattina.

However elevator in the place is too small and inconvenient. Also service not up to the 4* mark . basic things like fixing light bulb for a side lamp was not done despite repeated requests to the reception staff .

Great Room, few complaints!

This hotel was located in a great place in Rome. It's surrounded by all of the shopping and thus near all the hustle and bustle. The hotel itself was very tiny, but nice. The woman we met at reception was friendly and very helpful.
I would worn future travelers that like other boutique hotels in Italy this one is not very obvious. When you approach the entrance you have to ring the intercom up to the hotel to ask to be let in. The elevator was tiny, we could only fit one person with both pieces of luggage in at a time. When we left in the morning the elevator wasn't operating so we had to carry our luggage down 3-4 flights of stairs which was less than ideal.

My only real complaint about the hotel was that they didn't have 24-hour reception. They did have someone you could call at any time who could be there in 5 minutes which was great. But we had a shuttle that was picking us up at 7:30AM when no one was at reception. This meant we left the building with no way to get back in to wait for the shuttle outside. In doing so we cut any potential access to a phone. So when our shuttle didn't show up we had no way to contact the service because we didn't have international calling available on our phones. We ended up having to pay for a cab to get to the airport and foregoing the fees we paid for the shuttle.

Great location in the heart of central Rome

Comfortable, modern, clean and very spacious suite. Superb location, you are so central you can walk everywhere. Beautiful buildings and almost like your very own apartment in central Rome. Check in staff were great. The only consideration is that the apartments are in separate buildings so it doesn't have the convenience of room service or hotel staff at hand to assist in the evenings with any services, eg taxi / restaurant bookings etc. If you can live without that, I would highly recommend it.

Not really a Hotel, more like a residency. If you want someone to cater after you, not the place. If you want to do your own thing and be left alone PERFECT!!!
No one is in the \"hotel \" after 5, and the lobby is empty and quiet, just like a scene from a mission impossible movie. If someone is trying to call you , good luck cause they arent there so they cant patch a call through. That being said, I did not mind the overall room and the best OJ I have had in Italy so far..

In the middle of Rome

The hotel room was great. It is located in the middle of the shopping area of Rome, close to all the major attractions and a few blocks from Piazza di Spagna.

Unfortunately we did have a problem with the hotel service, we needed a taxi to picked us up to go to the airport at 4:30 am. They told us (even in writing) that they had it all taken cared of, however the taxi never came to pick us up. So we almost missed our plane back home (not a lot of taxis in the street that early)...

“Not for Families - NOT a hotel!!!!

“Not for Families - NOT a hotel!!!! Rooms in separate buildings - blocks away!!”

NOT a hotel ! We had 2 rooms- In SEPARATE buildings several blocks apart. They would not do anything. Said it was advertised as such. (Not so - we looked at all info before booking.) We had prepaid so couldn't do anything. Not good if you have much luggage - the elevators are very small. The air conditioning didn't work. They brought in a portable unit - with a hose that had to be put in an open window. Hot air coming in while air is trying to be cooled. The toilet would not flush. Only 1 of 2 lights worked in the bathroom. Light above the vanity blew out-never replaced. Bathtub right off front door with CLEAR glass - looking into tub area. They delivered breakfast one morning while one of us was in shower and we freaked! Tub was very tall - hard to get in and out of. We were there five nights - not pleasant.

Room Tip: NOT a hotel. Not for families who want to be together. Rooms are in separate buildings - blocks away.

Not worth the price advertised

We visited Frattina 57 after finding the hotel was advertised as 4-stars. The hotel was in a great location, about a 2 minute walk from the Spanish Steps, but I would not recommend it as a 4-star hotel. It was located on the fourth floor of the building, but had an elevator to help us with our luggage. The hotel room was nice - not huge, but still very clean. When we checked in, the lady at the front desk let us know that the air conditioning was not working very well, as it was one of the hottest weeks of the year in Rome. The hotel brought in a portable air conditioner into the room, but it still did not cool the room down very much - it was still very hot/ uncomfortable. One afternoon/ evening, while getting ready for dinner, the power flickered in the room several times. This was frustrating, as the internet was also down when we were trying to work remotely for a couple of hours. The hotel is nice, and in a great location, but definitely would not call it 4-stars, or pay the 4-star price to stay here again.

Cute little retro stay

Hotel was just gorgeous and staff where so friendly ! However its not the ideal place to stay if you have kids due to the size of the lift.

The hotel is on the 4th floor and before getting to the hotel you need to get into this very old, small, fawlty towers style if lift. Which kinda adds to the experience. However the rooms are so well kept and really nice! We stayed in teh 1950s room and it was lovely.

If we go again, i would recommend a room facing the the frattina as the back room didn't have the best view. We did have a balcony however.

The staff where so nice and friendly ! I would recommend that you stay here if you want to experience something different. Have a unique room, larger type of room than usual hotels in Rome, be in a central location and kinda have a trip into the 50s, 60s or 70s

Hotel vs Rooms for Rent

For those that are looking for a hotel, this is not the place to stay. This is a facility with 3-5 rooms for rent. There is no lobby etc. The elevator is tiny. That being said, the staff is pleasant, the room was clean and very spacious.

This Hotel is extremely pleasant. The entrance is nestled in between two small shops, and if you aren't paying very close attention you'll walk right by. Trust me, I did it TWICE! Staff was personable, the room was very clean, and the breakfast was delightful! Overall, if you're looking for a cute little boutique hotel this is one to consider. However,be prepared to carry a few keys, as they give you one to the main door, one to the reception area door, and one to your room. Also, take at least one trip in the itty bitty old fashioned elevator, as it was one of the main highlights of our trip.

Great apartment in city centre location

Stayed for 3 nights. Was a great location to base ourselves to see all sites. Close to Spagna metro station proved excellent in us able to see all that we wanted to see. The apartment itself is in a lovely street (Frattina) with restaurants and shops nearby. The apartment itself is an unusual concept and is not your typical hotel which actually added a true feeling of being a part of Rome's culture (we were practically on the city's door step). Imagine living in an art deco apartment in the middle of Rome with double doors to get into the actual building and marble stairway up to the apartment with a cage lift which looks like something out of a movie.

We stayed in Apartment #1960 which was spotlessly clean and was maintained each day. Each day we had breakfast brought up to our room (A coffee, juice and some italian sweet pastries). It wasn't much but itgot us set for the day nicely and to be honest when I've booked apartments in the past they tend to be room only so we saw this as a nice touch/bonus.

Mosquitos and weird TV

Unfortunately, my family did not have a good stay at Frattina 57. Staff was wonderful though so it's unfortunate. Our room was infested with Mosquitos and we had no idea where they were coming from. It seemed as though they were coming from a vent in the bathroom. I was swatting Mosquitos all night long and ended up with over 60 bites on me, my husband had 30 and my toddler son had about 12 bites on his face. Then at 3:19 am to he tv turned on by itself and we tried to see if something has been programmed in he next morning but it wasn't. It woke up my son bc the volume was blaring and it was quite a scary experience. We left the hotel and he next morning and received a refund for our next night.
