The negatives: This hotel needs some upgrading. The paint was peeling in the ceiling, the shower was dirty, there was dust on the lights and fixtures, the floors were not clean, there was an extension cord used to plug in a mini fridge, the pole to hang clothes on was broken. The positives: Good location.

The hotel is 100 years old. The elevator for 3 people at a time broke every day which made it difficult for me (as a handicapped person) difficult to climb to the 3rd floor. They were fully booked and unable to switch us to the ground floor until our last night there.

This hotel needs work. First off the elevator was not working & tv satellite wasn’t working. We had no hot water in the shower or sink. It was a chilly shower. The showerhead was rusty, outlet in bath room didn’t work, tiles chipped, curtains had holes in them,etc. When we mentioned these issues they didn’t seem surprised. They just shrugged and said sorry. This hotel needs remodeled.

The room was utterly disgusting. It was filthy. There were stains all over the washroom (washable), the room was filthy, it wasn’t swept and certainly not wiped down. There wasn’t even a window in the room. It was significantly misrepresented online. It was only for one full day, and two nights, any longer and we would have had to search elsewhere. The location is the only selling feature

First of all the place is beautiful and it's a great location. The restaurant in front is delicious. The room was clean but it had that \"landlord special\" level of updates in the room.

However when we're stayed it seemed like everything was broken or under repair. Elevator was broken. Cable TV broken. Light on fan broken. One bulb out in the bathroom. Several sitting areas in the lobby and courtyard were roped off and undergoing repairs (I assume, didn't see anything happening when I was there).

We were not able to get into our room until an hour and a half after we were supposed to bc it hadn't been cleaned yet. We had left our luggage there earlier and tried to call and check if our room was ready but no one answered the phone. We returned to the hotel thinking it room would be ready by the assigned time and it still was not.

Beautiful property though. Hopefully they can get it together a bit.

They’re very strict about waiting to check in until 4pm. Luckily, able to drop off bags beforehand and a bathroom to change in. Upon check in, elevator was out of service & we were on the 5th floor, TV wasn’t working, and phone in the room wasn’t working. Luckily we only needed to stay one night. The location is great though - lots of shops & restaurants & the beach is a short walk.

This room did not just disappoint, it scared me. Right off the bat we were told that the elevator was out of service. Looking at the previous reviews, it’s been out for months and there is no plan to fix it. When we finally made it up the stairs to the 3rd floor with all our luggage, the smell was burning my eyes. I can only assume there was a dead body behind one of those doors, fingers were crossed it wasn’t ours. When we got the door open we almost fell on the bed because the room was so small. Don’t get me started on the bathroom. I’m a small person, I’m sure if I had a few more pounds on me I would not have been able to wiggle my way from the door to the toilet. Tight courtiers for sure. The glass doors on the shower were so old and poorly maintained that they barely moved. Just to shower, we had to wedge ourselves through the 8 inch opening and hope the glass didn’t shatter.

The front desk was nice enough to bring a tv remote when we told them we didnt have one. What they failed to mention was the fact that even with a remote, the tv would not work. Jokes on us I guess! We should have figured the tv wouldn’t work, considering only 1 outlet in our room actually worked.

I had to say that the free gym the property is referring to is the endless flights of stairs you need to walk. Need towels? Phones broke. Go down to the desk and ask. They might bring them to you. You might need to go back down. So at the end of this vacation my legs were burning. Do Not stay here

Avoid this hotel. The location on Ocean Drive is great, but that is the only positive.

The hotel is old, dirty, and clearly poorly maintained. There was no hot water, flushing the toilet was a struggle every time, and even after asking multiple times we never received extra towels. The hallways were dirty, the elevator was not working, and during the rain the upper floors were literally flooded.

The only bright spot was the kind gentleman who hands out beach towels.

For the price and location, this place should offer much better standards. In its current condition, the hotel desperately needs a full renovation.

I realize the hotel is old, however this room did not meet the expectations of an $280+ room. My issue is with how the room had one window open and blocked with cardboard and tape to accommodate the temporary air conditioning as the main air conditioner was broken. Every time the wind would blow the cardboard would be forced into the room leaving us exposed to the elements and noise coming in from the outside.

Elevator broken. Stayed on 5th flloor with 4 heavy bags....horrible.
Clumps of hair on towel rack, mold on bath area, burned out light bulbs, sawed off bolts in closet that were rusted and protruded an inch above floor, shower door glass chipped and sharp, electrical outlets would not keep plug seated (worn out), 1 hand towel and 1 wash cloth and 2 bath towels for two people in room, no drinking cups or ice machines. No beach chairs available at check-in(after paying $22 \"resort fee\").
Location great, hotel unsafe, dirty and in disrepair.
Management would not offer partial refund after writing them. Basically said I was a liar.

I am writing this to warn any future travelers, especially those with disabilities or mobility needs. My husband and I stayed here on Feb 27–28 and were assigned a room on the 4th floor. We arrived to find the only elevator was out of order—and not just for a quick fix. There was an official State of Florida safety violation posted on it.
My husband is disabled and cannot use stairs. We immediately informed the staff, specifically C, who told us to wait until 10 PM to speak with a manager. When we finally spoke to management, we were told no ground-floor rooms were available. Because the hotel was physically inaccessible and unsafe for a disabled guest, we had to check out.
Despite charging us $843.53 and admitting the elevator was broken, the hotel is refusing a refund. They claim we should have 'pre-disclosed' our disability, but under the ADA (28 CFR § 36.211), a hotel is legally required to maintain its accessible features—like elevators—for all guests. Furthermore, as of January 1, 2026, Florida law requires these outages to be electronically reported to the state, which was not done.
This hotel is knowingly booking guests into high-floor rooms while operating under safety violations. Save your money and your safety—stay elsewhere.

Also, it is a beach hotel, but basic cleaniness was not obsevred

As soon as we arrived, we were concerned. The hotel entrance opens directly onto a very dirty carpet, which immediately set the tone for our stay.
Our room wasn’t ready at 4:00 PM, and when it finally was, the elevator was broken. We had to carry our luggage up four flights of stairs, which was extremely inconvenient.
We had booked an “ocean front” room that was advertised as including a small kitchen area — however, there was no kitchen at all. The room also had two adjoining doors connecting to neighboring rooms. They were thin, wooden doors that did not feel secure, and this made us uncomfortable.
Despite all of this, we were still willing to stay — until we saw the bathroom. It was absolutely unclean and unacceptable. That was the final straw. We stayed less than two hours before booking another hotel and leaving.
The property refused to issue a refund. Thankfully, because we booked with American Express, they reviewed the situation and issued a full refund due to unsanitary conditions and false advertising of the room amenities.
Additionally, the atmosphere of the hotel felt chaotic, with excessive noise and strong odors in common areas, which further reflected the overall condition of the property.
I would not recommend staying here.

The room was neglected dust everywhere, tiles in the shower were warping and broken not mention I almost slipped in the shower, the shower only had one glass door so water could spill out but that shower typically has two sliding doors. Our fan could not turn on and off nor the light and it wasn’t attached the ceiling, emergency sprinklers covered in dust and paint. The door to the room didn’t latch well. We asked for new towels and did not receive them and my husband had to go get them himself three hours later.

The room was very outdated, mold along bathroom border. The bathtub was stained with dirt/rust. Elevator was out of order, so the guests had to take the stairs. The lobby entrance was the only nice part of the hotel. Rooms were not thoroughly cleaned. The pictures when booking room must be heavily enhanced with filters. I would not stay there again.

The staff was very nice. The room was cool and clean, however the building is very old (like most other hotels in the area). That being said, given the other hotels in the area, I think this one is one of the better ones and the location is great bc it is far away from the \"problem child\" hotels on the strip, yet close to great food choices. The only reason I did not give 5 stars is bc the pillows were extremely uncomfortable and super stiff, like they were filled with cardboard. I almost gave it three, but given this info I think 4 is fair. I would rate 3.75 if I could...

The place did not look like the photos at all. I was very shocked at how much of a stark difference there was between the pics on here and on social media.
The elevator wasn’t working which was very disappointing as my moms knee has recently been replaced so with all day travel, adding an extra trip up a few flights was not ideal especially with a sleeping toddler and multiple luggage’s. Overall, I wasn’t very impressed considering the price point but also not surprised.

On my first day there there was no running water. There was no TV during my entire stay. I asked for a mini fridge for my medications but didn't get anything. I had to keep going to the lobby for ice to keep my meds cool but then they ran out of ice so i had to go out and buy a bag of ice.

Location, location, location. The Beacon Hotel is across the street from the beach which is why we chose it. Front desk staff was friendly and helpful in getting us ice, bringing up our luggage. The one day we went to the beach they could only give us one beach chair which was a disappointment because the hotel advertised they provide them; perhaps buy more if you state you provide them.
The bed was comfortable enough for us but if you need a lot of support you may not appreciate the bed.
Room is dated; they had newer a/c and ceiling fan but the microwave didn’t work, fixtures and shower head are old and I wore slippers when I walked around the room bc I felt like the room needed a good cleaning; I always disinfect our room with Clorox wipes. We were on the 3rd floor and wasn’t disturbed by any street noise and didn’t hear noise from the adjacent rooms which was a concern when reading reviews of South Beach hotels. Was good enough for a 2 night stay after our cruise.

Rooms needed a serious upgrade. DO NOT BELIEVE THE PICTURES. Shower took hours to drain. Only half the lights worked in bathroom, impossible to shave. AC UNIT was almost dead, don’t think filter had ever been changed, because after 1 nights sleep my throat was very sore. Turned the unit off the next night and throat improved. These guys don’t like replacing towels. For the price definitely find something else.

Where to start….room appears worse than cheap motel. Shower took 10 minutes for warm water, bathroom sink didn’t drain. Handles on cupboards and shower fell off. The ac unit was like from 3rd world country and fitted like 3rd world country. The staff appeared like didn’t care. Didn’t like to give new towels. I noticed what appeared like blood stain on curtains. We had a corner room over looking ocean but room didn’t look anything like the pictures on Expedia! For the high end price I would expect more , maybe be a little better than hotel 6 but I would say hotel 6 has better rooms than the beacon!

There is no one to help us with our heavy luggage up the stairs and no one to even greet us once we logged our 50 pound luggage up the stairs. No coffee available in the morning. You had to be a skinny as a toothpick to get into the bathroom because it was literally the size of a tiny closet. There were hardly any outlets to be able to plug in a hairdryer or curling iron. No full length mirror or even good lighting to see how you look. Our view is horrible. All we saw were people in the other hotel. I would’ve rather paid more money and stayed at a nicer hotel.

You have no chance of getting anyone at the counter to pick up the phone .we would call and call and then walk down and see you girls on their phones scrolling.
Our first night we waited several hrs for a fridge while food spoiled.room said it has one meanwhile you had to ask then wait hrs.
The second day we had several hrs of no water . No sink, no toilet, no showers. That night we went to dinner not showered.

This is a conveniently located accommodation, perfect for travelers seeking easy access to local attractions. It is situated near a variety of restaurants offering diverse cuisines, several shopping stores, vibrant nightclubs, the nearby beach for relaxing or water activities, and South Pointer Park for outdoor recreation. I was nearly inclined to give it a five-star rating; however, the room's heater was not working, and during my stay, the nights were uncomfortably cold. This place offered bag/luggage checks before your check-in time which was amazing. Overall, my stay was pleasant except for the fact that at night the room was super cold.

Shower/tub could really use updating, appears dirty but really i think its just old. Would I stay there again? Probably. Could it use some updates, absolutely.

We booked for two nights and only stayed for one night!!! Not the south beach experience we were expecting by staying at your hotel. Our first night while sleeping we were all freezing, the kids had to wear hoodies and sweats to bed , nobody slept at all. I get it we are in Miami and temperature was not what we hoped for but that’s mother nature . But not to have an option in the room to turn on a little heat was unacceptable. The lady said we could give to a space heater, I said to her that is not a safe application to use as it’s a safety hazard. Not only that, no privacy in the washroom, anyone can see you having a s**t !!!!! and hotel is in need of major upgrades. This has been my worst experience ever staying in any hotel. Costumer service was horrible , I don’t recommend this hotel to anyone.

Unfortunately, the pictures were nothing like the actual room. The room was dirty and unkept. The doors on the shower did not shut due to rust and build up, and mold on the ceiling of the bathroom. There was not enough towels and pillows for the four people staying in the room. The phone line did not work, and when asking the front desk about this, they said that the phones on the 3rd floor don’t work and “they’re working on it”. Also, the online website phone number to reach the front desk was out of service so there was no way to get help if needed. Also, the room’s fan was dirty and caked on with an inch of dust. There were wires sticking out of the wall where the smoke detector was supposed to be - no smoke detectors found in the room. We felt unsafe during our stay and would never recommend this place to anyone. Very disappointed for the price we payed.
