My stay at this affittacamere in Rome was extremely disappointing. First, the showers were practically unusable due to dangerously hot water that could easily burn you, and the water pressure was so low it was barely functional. The bed didn't even have a fitted sheet – just a loose sheet thrown on, which kept slipping off during the night, exposing the mattress underneath. It was uncomfortable and unhygienic.
Getting to the room was a challenge, too. The rooms are located on the second floor, but the staircase is incredibly long and steep, making it a struggle to carry luggage up. To make matters worse, the front desk wasn’t even in the same building, making communication extremely difficult. When I wanted to check out at 10 AM, there was nobody at the front desk in the other building. Later, a random person in the street asked if I was checking out and offered to take the keys, which made me feel unsafe and uneasy. Even though he supposedly put me on the phone with the concierge, I didn’t trust the situation and ended up leaving the keys in the room myself.
For $610 for just two nights, this experience was far below any acceptable standard. I would not recommend staying here to anyone. It was simply the worst experience I’ve had in any accommodation.

The place was dirty, the bed was very uncomfortable i literally couldn’t sleep. Bathroom ceiling was messed up it was black because of the water leak. It’s not just what I expected because i reserved a “hotel” not apartment so i guess they just rent the rooms. I am very upset and disappointed with this place. I wouldn’t recommend…

The bathroom was really smelly, you had to keep the light and fan on all the time to make it bearable: that meant the bedroom becoming very noisy We informed the staff but they did not provide any solution, they didn’t even acknowledge the message. We also asked for an extra towel - and again no response. The mattresses were not confortable and the pillows very low quality. The area around the premises was quite shabby and that was somehow expected but we were expecting a nicer indoor atmosphere - it turned out to be very expensive for what we got. Sorry but I won’t recommend it

Building had no elevators and had to walk 54 steps to go to reach my room which was not the one I paid for and when I complained about it, he sent me to the one I was supposed to get. I requested an iron and the guy at the desk said they do not offer irons. It took forever to get hot water from the faucet. It was a bad experience.

If I could give a 0-star review, I would. The staff/owner of the place treated us COMPLETELY INAPPROPRIATELY and made us feel very uncomfortable and unsafe. We left after 1 night.

We were three young women. We had to wait over 30 minutes to be let in when we arrived, and the owner was frustrated that we had arrived a bit earlier than the time we had told him. The check-in process took really long. He spoke to us very condescendingly and passive aggressively, and even made fun of our friend right in front of us. We were not given the room we had booked (we had booked a room with 3 beds, and he gave us a room with 2 beds). He kept claiming that they don’t even have rooms with 3 beds, even though my booking confirmation clearly showed that I had booked a room with 3 beds.

The room was superficially clean: hair on the bedsheets and coffee mugs were dirty. The room had no sound insulation so we could hear everything in the lobby and the staff in the lobby could hear everything in our room. We had no privacy.

The last straw was the next morning when the owner (an older man) unlocked our door and walked into our room while we were still in bed! I jumped up in a panic and sternly asked him what he was doing. Unapologetically, he just said he needed to ask us if we wanted room cleaning (which is NO EXCUSE for walking in). He did not apologize at all for walking into our room without consent.

We spent the entire day finding another hotel that day.

James the B&B host is a warm, friendly, jovial person. Very nice guy. He offered us a triple room and a double room when our quadruple room is not available due to the authorities asking him to remove a bed from the quadruple room. His newly renovated shower room comprises rainforest shower!

We went to Gelateria La Romana for the best and authentic gelato as recommended James on 2 nights. We also went to Ciro Pupetta, the delicious Maple restaurant as also recommended by James.

The gentleman at the front desk is amazing, we adored him. We had a last minute situation with the transportation strike and this place delivered. The area isn't bad but the because it is near the trains terminal and street markets happen there, the streets have more potholes than the average in Rome (which of course is not the fault of the property).

Nice to have a proper reception desk - so did not have to specify an arrival time provided it is within there opening hours. Receptionist very helpful. Room was comfortable although sparsely furnished but had a TV and Air-con. Black out curtains would be good. Bathroom very clean and good hot shower. Very little street noise so slept well. Breakfast was a very pleasant surprise. Delightful staff. Had tea,coffee,juice, croissant, cheese and salami toastie and yogurt. Much more than we expected and all served with a smile. Would be happy to stay here again.

The Place in Rome was a nice place to stay. The location was excellent all the major attractions are within 20 - 30 minutes walk away. The man on reception was really nice, and he got a map and explained clearly how to get places and things to be wary of, a great welcome!

The room itself was small, and the bathroom absolutely tiny, but was ok for the price. The wifi was good.

Breakfast was in another building, it consisted of salami & cheese toastie made fresh, warm croissants, yogurt, juices, hot drinks and water. The staff were friendly and made sure you had enough.

Overall i enjoyed my stay here and the location was a real bonus.

I arrived way before check-in and was relieved that my room was ready!!! Suffering from jet lagged my family and I were ready to take a nap..
the nice front desk young girl was soo polite and even helped us carry our luggage. The hotel was easy to find on my gps only 5 minute walk from the Roma Termini train station. Saved us money and time getting there. Our room was very cleaned and I loved the waterfall shower.

Staff was all absolutely wonderful-so very kind and welcoming. My only issue was that the towels didn’t seem too clean-there were stains on them, even once they’d been changed, multiple days. Everything else was great! Great proximity to everything-I’m a walker and could walk to tons of sights and take the train to everything that was too far to walk. And there was an amazing little market just outside I stopped through on various days. I would totally stay here again.

The property is worse than a student dormitory. Never again will I stay here. The AC wasn’t cooling well. You couldn't shower a d brush your teeth at the sand time because of water pressure and temperature issues. The water closet was leaking into you as you used the toilet. Overall very bad choice.

I would never stay here again. They lied about the amenities they provide so you end up paying double what it’s woerh. During a power cut staff didn't stop until issue was resolved. Breakfast staff knew what we wanted each morning by remembering from previous day, provided me with milk for my own gluten free cereal each morning.

Terrible sagging, squeaking mattresses that poked springs into my ribs all night. The walls are paper thin so you can hear your neighbors snoring. We were put right next to the breakfast room, so starting before 8:00 we got to listen to the conversations and clinking silverware of every single guest through those paper thin walls. Your 'private bathroom' is accessed by a common hallway, and everyone in the breakfast room will stare at you as you scurry back and forth. This place has a very hostel-y feel. Not that I don't enjoy hostels, but that is not what I paid for and not what I was expecting. The one single redeeming quality of The Place in Rome is the super friendly and helpful staff. But overall I just can't recommend that anyone stay here.

We booked 2 rms incl continental b/f @ The place in rome. Upon arrival the owner gave us some useful info and took us to another hotel. He said he owned both and we thought he had 2 in different locations. The hotel we were taken to had a different name &was very different from the one we booked & the pictures they show on various websites. The rooms were ok & clean. We booked a quad & a X3 rm both incl bathroom but we were given 3 rooms in an apatment style and were told we would have the area for ourselves. 1 rm had a shower but the other 2 had none so they had to use a bathrm which was located in the same area. More guests came & were lodging in the other rooms next to us. Towels were changed daily but not enough towels were provided to cover 4 of us. The room was situated on the 3 rd floor with no lift so it is not good for elderly since you have to climb more than 60 steps. Night receptionist was very nice & helpful. The shower head is a disadvantage for ladies, since it is fixed and you will wet your hair when you shower. Some shower caps could have been provided. There is no shampoo etc so do take your own. Breakfast was a real disappointment. We were offered a hot drink which half of which arrived on the table cold by the time she prepared the lot. We were given a croissant each &when we told the reception about bf she told us that is how a continental is served in italy and france and to google it :( . 1 gd thing about it is that it is close to metro.

The hotel is strategically located in the city center of Rome. I only need 6-8 minutes walk from Rome Termini Station. I booked this hotel in last-minute as I arrived in Rome. It was 11pm and my book went through. They helped me with late check-in really smooth. Everything is fast yet comfortable. I got super nice room for my stay. Everything is neat and clean. I had a great experience there. The staff also helped me navigate Rome through map they provided for me.

The room was small. On the tird floor with no elevator. Breakfast was small and the orange juice was terrible. The staff were very nice and helpful and that is about the only thing going for this place.Shower was very tricky to get in and out and the bath assesories were second rate. Over all we were very disappointed. Tried to cancel our stay early and The hotel and Hotel.com would not allow. Over priced for what you got..

The hotel did not provide what I asked for which was a double bed and 2 singles. Instead they gave me accommodation behind the building with a kitchenette, 2 singles and an uncomfortable pull out couch bed. The reason they gave me this room was because I have a small pet and they will not have small pets close to other guests. The small apartment had no screens and therefore was infested by mosquitos.Obviously they had no other rooms to offer so we left the hotel and were not refunded.

Didn't get the room I paid for!

The hotel has some perks, like location close to train station, good food nearby, but the problem we had was that we paid for a private bathroom en-suite. Shared bathrooms are quite common in Rome hotels so we made sure we paid extra to get private. Our bathroom was private (which means no one else shared it) but we had to walk out in the hallway in front of kitchen/dining to get to the bathroom, unlock and lock it every time we use. There goes the privacy!!! Esp with a child, you are now stuck in the hallway or bathroom while your kid is using it as we can't send the kid alone out and he is not independent. We taled to front desk who didn't believe it's an issue and told us, \"this is what a private bathroom is\". This made it a disappointing experience. Otherwise, the hotel is OK.

We had an incredible time in Rome and made the most out of our quick one night stay thanks to the amazing help from Giorgio at the front desk who gave us insider tips on what to see and where to eat. I had been to Rome many times before but felt like I saw the city in a completely new and fun way. Thanks again to Giorgio and the staff that was so friendly and made us feel at home away from home. We were two adults and two children with perfect room for all in the family room we chose and clean nice sheets.

The Place was perfect for our needs. The location was a few minute walk from Termini station. All the sites were accessible on foot, if you don't mind a bit of a walk. The staff, Giorgio and James(sorry if his name is not James) took ample time explaining anything we needed to know, they were great. The price was nice. It is a budget hotel, but perfect for me as I wanted a decent bed and good location. I will be staying at \"The Place\" again. Thanks

A clean hotel - very quiet and our rooms were either side of the small reception desk. Very clean and quite good. All staff did not speak hardly any English except Giorgio who really tried to help with anything. It was not clear if breakfast was included which it was and was very adequate - lovely croissants. A good basic hotel but if better English was spoken it would have been rated very good. Giorgio was an excellent member of staff who went out of his way to help and understand.

Room was actually across the street from the reception but u get a key and come and go as you please.

The reason low I did low rate Coz of room broken wardrobe looks ugly and bathroom so tiny and toilet seat very next to washing basin hard to even sit :( and aircon doesn't work and they know about that but pretend, how come?? Its new!!
Whatever they know it doesnt work, they put aircon as a fan only
It is heard to find apartment and pic is so fake but reception lady was helpful
I will definitely not going back there again and not recommend to stay there at all.

Giorgio on reception is the best thing about the place. We had a four person room, which was actually across the road. Hotel is actually a couple of groups of rooms with a vestibule. Very hard to find, but they were tearing up the road when we were there, so access was difficult. Comfortable room, small though, as is common in older buildings. Service was excellent and breakfast was nice, very Roman. If you walk the wrong way at night it is a little sketchy, but not too bad. Walked to the Colosseum, but taxi back.

Lovely hotel close to Termini station

Giorgio was a great receptionist who helped carry our heavy bags up 3 flights of stairs and smiled through it! You can really tell that he takes pleasure in his job and loves to help visitors anyway that he can. He was also extremely accommodating along with the rest of the staff. When Giorgio wasn't there the next morning, the other receptionist let us use their printer to print our train tickets which was very sweet of her! Another great thing about the staff was that they all spoke english fairly well.

The breakfast was delicious and the self-serving latte vending machine was quick and convenient! The lovely woman who cleaned our room also served us the breakfast... Overall a very homey experience. I would definitely recommend The Place to anyone visiting Rome for the first time. The only semi-negative thing I can say is that if you are staying by yourself, be aware of the bathroom door lock since ours locked from the inside and couldn't open it from the outside. But other than that, very happy with our stay!

Very close to the train station and a short walk to lots of the main attractions. Great restaurants nearby and a lovely little market in the next street. Wouldn't hesitate to return.

Wonderful helpful staff here. Nice room and great traditional building. Tasty breakfast - wonderful pastries and very friendly woman! God location - near the station, but didn't feel at all sketchy and was able to walk most places.

Only issue was our room was very close to the reception so you could hear it whenever someone arrived which was disturbing in the night if someone kept ringing the bell! (they should turn the bell onto silent at night and just have a light or something).

Other than this we had a wonderful stay here.

Better hotel may be available with similar price

This was a bad choice for me. True, it is a cheap hotel. First, I had difficulty in finding the hotel. Although it is not far from Roma Termini from where you can definitely walk to the hotel, getting to the hotle for the first time on foot from the termini may be difficult. You would need a good navigation system such as Google map in your hand to locate it. With a few luggage in hand it would be even more difficult to walk as Italian sidewalks are not particularly designed to walk with luggage.

Second, this is really not a hotel per se. It's a few rooms in a residential building without a lift. Absence of a lift may make your stay a bit uncomfortable if you are traveling with heavy luggage. The room size (for me it was a single) was rather very small. The toilet and shower are decent. They have hot water, but getting hot water at comfort level was a challenge for me. The taps are unpredictible. In the middle of shower, warm water may suddenly turn cold or too hot or vice versa.

The hotel provides decent breakfast served in a dining room of another building. I found that place clean and the waiter helpful and welcoming. One good thing was that the hotel receptionist was very helpful.

The Place in Rome

We took a trip as a family of five to explore Rome. The hotel service was great!! The staff is very friendly and will help you get acquainted with your surroundings very quickly. The hotel is on the 3rd floor (American third) of what seems like a apartment building. Some of the actual rooms are across the street in another building. I think the hotel rents the floor and rooms in the floor. The rooms were very very clean and decorated very nicely. We had a small frige and tv and we slept comfortably. Breakfast is located two floors above where you actually check in. We were served coffee juice yogurt fruit and a pastry. The staff spoke English and cannot be overstated how nice they were. They'll give you maps and recommend places to eat. I will definitely stay here again because of them. The parking situation is a little tricky if you're driving. There is a Parkin garage located around the corner from the hotel, it's about a three minute walk. I believe the price was about 39 euro a day. All in all a very good time!!

Good place to stay in Rome

Pleasant, happy with the given services. Rooms quality/price ratio is perfect. Administration/Staff is friendly. It is not far from the center ~20 minutes walk down the main street. Everything can be reached by walking distance. Around 10 minutes from the termini station.

Perfect location. Great hotel.

The hotel is very conveniently located right by the train station. You can walk everywhere. The staff is very friendly and the room is well equipped and comfortable.

A guest house for budget travelers

The room was in good condition, but very close to the other rooms, which did not leave much to privacy. The reception is not really 24 hours and the breakfast mainly consists of a pastry, yogurt, and choice of juice. Wifi works well and the deluxe room for 4 people was sufficient with a private bathroom. The heating did not work and would have been nice during the colder nights because the blankets were very thin. The location was good for being close to the Terminal train and bus station, but the area in general is not that nice. It was typical no matter what hotel you chose around the station. I would recommend this hotel if cost was the most important criteria. Otherwise, I would recommend another place in Rome for family travel. I think any hotel near the Terminal is mainly for travelers without young children.

Pleasant surprise

Enjoyed it very much. Within walking distance to Roma Termini. And the gelato place nearly (La Romana) is a must try! Stayed in the family room which had it's own toilet, bathtub/shower. Great hot water supply (I take very long showers). The floor was newly laminated. Unlike other hotels I've stayed in, we had to take the keys with us so we could enter the building. Would definitely recommend the room I stayed!

Decent, clean, friendly B&B

Location of this hotel is brilliant for getting around Rome, very close to Roma Termini station but we chose to walk everywhere which I strongly advise as you stumble upon some amazing buildings! Room was decent size, not big at all, but just right for what we wanted as it's only a place to rest your head! Clean, regular new towels given, bed made each day etc! Only issue we had was breakfast as it was croissants and yoghurts everyday! and after a week of eating the same as we were there for a week, it got a bit much, but all in all, for a short stay, I'd recommend this place!

Hotel close to metro station and many attractions.

I just got surprised to find that our room is in opposite building to the reception flat; but it was ok and very clean, well located. Only issue I had with reception that wanted to charge me again (pay by cash) although I already paid in advance via expedia but I declined, however, she charged me twice for the city tax... We met the owner at checkout and he was a gentleman and even helped out with the bags...

Great renovated room, we stayed 4 nights and we were really close to most of the best sites in Rome. Owner was helpful with restaurants, buses and all around tips.

Great BnB, great neighborhood for foodies

Overall a great place to stay if you're looking for a bed and breakfast that's hidden away from some of the main tourist areas of the city. Pinsere is the best pizza you'll ever have, and it's walking distance from the hotel. The hotel is a bit hard to find at first since there is no sign out front, but you have easy access to Termini to take day-trips out of the city.

Location is good, 5min. walk from Termini train station. Room was fairly ok and clean. Bathroom could rally need a rennovation. Breakfast is really \"cheap\"and low qual. Morning coffee from a vending machine is not what I expect from an Italian hotel. No credit card accepted, cash only!!!

I really enjoyed my stay at the Place in Rome. Very convenient. Close to the center of Rome, stores, Roma Termini. The staff was great. Peter,Grace and this other girl, very friendly, communicates very well in English. I highly recommand this place. Will stay there again if I visit Rome. I won't waste time looking for another hotel.

Quick stop in Rome

The Place is not your ordinary hotel, but pretty close to a Hostel. We were in town for a short stop and wanted an economical place to stay overnight. The best thing about it, is its closeness to the Terminal (Termini) and City Center. Other than that the Staff were super kind and accommodating, and spoke very good English. Breakfast was very basic...croissant and espresso.

Not what we expcted, but adequete to our needs.

Even though this is a budget hotel, the photos of the rooms and hotel were a bit of a deception. When we arrived we were escorted to a seperate building across the street, the room was very small and bathroom even smaller. The shower worked fine and was lovely and warm but because of such a small space the water ended up flooding out of the shower into the main room. When told the hotel staff they said that we should not stay in the shower for too long and that if we mess with any levers in the shower it could affect the mass of water or not. The breakfast was a bit of a laugh, we went into the building we initally checked in at and went up 2 flights of stairs to a room which looked like somebody's kitchen at home. We sat on stools and had a woman who was in her tracky bottoms and top warming up toast and making 1 toast each. A selection of crouisants was available but that literally was it. It felt a little uncomfortable because it was not what we expected or how the hotel had been portrayed. The room was clean, tidy and had housekeeping every morning. We always returned to a well cleaned room. We had a fridge which was lovely but towards the end of our stay water was starting to seep from the bottom of it. The TV worked fine and was modern. Overall it was an adequete room and hotel, a bit of a bizzare set up but just glad we did not spend a lot of time there. If you want it literally just to sleep in at night&freshen up then this is ideal, 5mins walk to Roma termini too.

Great little B&B in the centre of Rome.

Great staff, very reasonably priced, very friendly, great location. Overall 5 out if 5 for our stay there. Would recommend and would stay there again.

A First Timer

First time in Rome

I felt like staying at home. I had a triple room: one double and one single. Spacious room with simple and clean room. However, no wi-fi and all Italian channel on TV. The private bathroom is not in the room. You have to get to another room with personal keys. Breakfast was served with server though choice were limited. I like the ambience . It has given me a good experience in a B&B.

Poor hotel

I arrived at hotel at 5.00 pm after travelling all day - tired. Hotel reception insisted that I hadn't paid but I was sure that I had. They demanded the receipt which I didn't have. I had to pay again. When I had internet access, I showed manager my credit card statement where The Place in Rome had charged my credit card for the stay. They are still refusing to repay second charge. I am pursuing them through my bank. Pros: hotel room is as shown in photo on booking site. Room clean, staff friendly. CONS: Walls of room and ceiling so badly insulated that you could hear absolutely every sound from adjoining room, stairwell and room above. Sleep was hard to come by. Breakfast was poor. After this experience, I would never stay here or recommend this hotel to anyone.
