Hotel mystays is located in a great area. You have access to multiple grocery stores, restaurants and convenience stores. It's roughly a 7 - 10min walk to the station and there is also a tram that brings you within a 2 min walk of the hotel

Room was clean though a bit old, but acceptable for the price point. Close enough walk to Ikebukuro but far away enough you don't get any noise. Having a kitchen was a big plus, I cooked some great waguu steak in there. Would definitely stay here again.

Good location, plenty of convenience stores nearby if you need to grab any last-minute items, and also just a short 10 minute walk to Otsuka Station. It's around a 15 minute walk to the Ikebukuro area, which has lots of shops, food options, and another station there too.

Staff are very friendly and accommodating. There is a laundry room with plenty of both washers & dryers, so we never needed to wait as there was always one available to use. The room is small, so if you have a lot of luggages and bags it can be difficult to open them up and still have space to move around. The bathroom takes some getting used to as it is also small and has quite a high step to get in/out of the bathroom and the bathtub too, so that is something to note for anyone with mobility issues or bad knees.

Overall had a good experience here as it was a good central location and affordable price.

There's better value in tokyo

The pros-Very friendly service, they even let us check in early after a our long journey. Super close to sunshine city and about a 10 min walk from the train station.
The room was a decent size for Tokyo and the AC worked great. Bathroom was renovated nicely.

The cons- the walls had scary stains. Lots of spots covered in what I can only imagine is blood and other bodily fluids.
There was a huge red stain right when you entered that looked like blood, like someone was shot at the doorway( head height ) I had some wet wipes but It was a textured wall paper and I was unable to scrub out the stains, the worst of which were on the wall right by where the bed touch the wall and would have to touch while sleeping. The mattress was awful. Super lumpy and hard. Didn't sleep great at all.

Nothing against the hotel but also wouldn't recommend the neighborhood as it was the only place in Tokyo that felt a bit unsafe. Lots of noises from other rooms in the night. Lots of sirens in the night because the fire hall is super close by. I didn't realize the proximity until the next morning, so all through the night I felt like things were happening right outside.
We only stayed one night and was glad I didn't stay longer.

This was a great hotel to stay at! It is located in a more quiet part of Tokyo, away from the main central busy part of the city. However, it is a 10 minute walk from the station. The staff were very friendly and can speak English which was helpful! I love the free amenities provided for guests right by the service desk.

The hotel was just fine. Bed comfort was average. Sometimes the matress would squeek. The walls were quite thin which meant you could hear noise from other rooms next door. The bathroom felt a bit cramped though. My knees were millimetres away from the door when using the toilet.

The location is very convenient. The room is small but comfortable and equipped with everything need. The bed is comfortable too. So no complaint about that. Staff is very friendly. The hotel is very generous for amenities as well. They don't provide cleaning the room during the stay and guests have to discard garbage ourselves. So being that, the price is a bit high in my opinion. They don't provide breakfast too but finding things to eat is very easy.

I stayed for about two weeks and I had a great time staying at this property! It had all the amenities I needed and it was very close to both Otsuka Station and the Sunshine City Shopping Mall so it was a convienient stay. The staff was also very helpful and I could still communicate with English.

The hotel unit is quite small as are other hotels in Tokyo. The kitchenette is useful only to do minimum cooking or warm up ready-made food. The staff is friendly and helpful with their limited English. The bed and AC are in good order. There are good and reasonably priced restaurants around. Convenient stores are at every street corner and are well stocked.
Overall, the unit is good for a short stay.

Room was dirty. We tried to use the microwave but it was unplugged. We called the front desk for help to move the tv stand because it’s blocking the outlet, they don’t understand/speak English very well so it took longer to communicate what we need. When the tv stand was moved the back side of it was filled with dust bunnies. Most of the appliances are also old. Room is not as pleasant as it shows in the picture. We booked for two nights but didn’t want to stay for the second night because of what we saw so we requested for our 2nd night reservation to be cancelled the same night we check in but the hotel refused to give us the refund.

Cleanliness was my only concern. Walls had questionable stains all over, including the mattress. Staff were great and there's an in-building laundry which is great for longer stays. Conbini is across the street and Sunshine City mall just a short walk away. Access to 2 stations, the JR line is about a 7 min walk away and the Marunouchi line is about 10 mins away.

I booked a non smoking room but when I entered the room smelt very strongly like cigarettes. The smell seeps in through the vents into all rooms it appears. When I asked hotel staff to amend this they said there were no other non smoking rooms available. A couple days later they provided a deodorising spray which did not get rid of the smell. Will not stay again.

Dont like that i cant turn off the heated toilet seat but other places ive stayed at were like that as well.

The room had an induction plate but no pots or pans to use it.

The staff are incredibly helpful and kind, I really appreciated their good manners and willingness to accommodate me in any way possible. Location is excellent - Otsuka station a 10 minute walk away and also Sunshine City 5-10 minutes in the other direction; amazing!

However, the carpet in our hotel room both gave me and my partner athletes foot after three days (our feet were fine in the APA hotel we had stayed at for one week prior to this one) and the lifts seemed very run down and dirty. The duvet cover was not a nice material. Unfortunately most guests on the 13th and 14th floors (where they seem to put most of the non-Japanese) were full of loud and rude foreigners, but this is to be expected for such a cheap price.

I would not stay here again. I don't believe the rooms are properly cleaned between checking in new guests and the hotel being very cheap in a fantastic location comes with some major cons. The staff really were amazing and so helpful, I actually feel guilty for leaving a bad review because of this. I want to stress the staff are very kind and willing to help with anything you ask - it's the condition of the hotel and the noise on the upper floors that caused me to leave a negative review.

My advice is to spend an extra £200 on a much nicer hotel in a slightly more inconvenient location where you would experience far more comfort and less hygiene issues. You would not enjoy having to come back to this hotel after a long day, trust me.

First impression was the room looks a bit old from the beginning.

However the toilet is suprisingly clear, seem to be replaced recently.

The water boiler and microwave are old but workable.

Big mirror in the room.

The room main light switch is next to TV, a bit weird.

The hotel is close to station. A lot of convenient store and dining options. Walkable distance to sunshine city. If you planning to visit Ikebukuro a lot, then it is a good choice to stay here as well. But if you are walking from Ōtsuka station, there is a bit of up slope walking to hotel.

Overall, it is not bad at all to stay here if on budget. lol

This is the noisiest hotel I have ever stayed in. The walls and ceilings are paper thin, so you will know when your neighbour is using the shower or the TV, or has the air conditioning on. If you do finally get to sleep, you will be woken early each morning by people leaving, presumably to catch their flights. And if you're trying to rest during the day, you have the nearby sports field and fire station to contend with.
This is undoubtedly a cheap hotel, especially while the yen is weak; whether or not it's good value depends on how much you like a good night's sleep.
Oh, and the WiFi is really slow.

The Room was very tiny compare to other Business hotels but very private. We booked 21days for our trip, no Cleaning Service, no Clean Towels to replace but fees and there was a safety concern. Anybody can use the Elevator to enter the hotel without go through the Front Desk.

We are repeat visitors. The property is well situated for airport connections as well as for other travel connections as it is an easy walk to the main train station and a local station which gets you into the busier parts of the city.
Eating places are close by. Sunshine City is a short walk away. Local shops are within a block away. All together the location was very well situated for us. Not to forget the staff extremely helpful. We had a few queries about best ways to get there from the port before our stay and the staff went that extra mile to assist us. Very good.

I’ve never stayed in a hotel where you have to clean your own room. The reason people go to hotels on vacation is so they don’t need to do any work. Bed was hard and a big step up to the bathroom/shower made this stay less than pleasurable.

Close to the yamanote line stop is very easy to reach all the main places to visit in tokyo.
The area is clean and safe and there are many 24/7 shops nearby.

Located within a 10-15 minute walk from two metro stations, a train station, and a local tram minutes away. There are two 7-11 shops and 24 hour restaurants just downstairs within the block.

The facility itself is very clean and comfortable. Not that they do not provide daily cleaning service.

This was the worst hotel I have ever stayed at the room was way too small for even one person and it was 2 of us we had no room to even turn around it was an 1.40mins away from town it was horrible no one spoke English I tried to use my cell phone to talk to them but they didn’t seem to understand what I was saying or what my phone will I pick this hotel again no but we found a different mystay in Haneda which was so much better every spoke English if they didn’t they translated on the computer they made sure we had a good stay and gave us maps for all around very helpful

Side note this is super far from Tokyo if you are staying here

First day the bathroom seemed really small. But we got used to it. The room smelled a bit oldish but it was okay. I would still go back there. Really great price.

THIS IS A VERY NICE HOTEL, CLOSE TO THE OTSUKA TRAIN STATION (10 MIN WALK). MANY RESTAURANTS AND SHOPS WITH EASY ACCESS. HOTEL EMPLOYEES ARE VERY POLITE AND HELPFUL. HAVE STAYED HERE MANY TIMES AND NEVER HAD A BAD EXPERIENCE.
