Hotel was nice, staff tired their best to help. One night into the stay we had a bad leak in the bathroom right over the toliet and let them know immediately, they said someone would come look at it and no one did. We made do, then one of the “workers” tried coming into our room unannounced and was only stopped because we had the latch, no knock and not even sure if it was a worker. We felt unsafe without the confirmation and if it was a worker why not accounted yourself before barging in? After the leak and the barge in the staff offered to move us rooms but it was a downgrade with no view and no stove top, so it was a lose lose. Other than that the stay was fine, wish more could’ve been done. After we called and were very polite it felt very awkward walking through the lobby and passing the staff as it seemed they were annoyed of us.

The one bedroom apt had plenty of space for the two of us. We had a view out the side window of the ocean and parking was easy. We appreciated having the coffee machine in the lobby. The staff was friendly and very helpful.

Wonderful place with great views. Property was located on a private beach with an outdoor and indoor pool and hot tub. Also there was a fire pit which was great to sit by at the end of our day.
The staff was wonderful very helpful, particularly Yolanda and Eve who truly made our stay great. Would definerly go back again.

When we checked in we were given a unit with a broken heater. We didn’t find out until someone called to tell us a maintenance worker was on his way. After he arrived he told us that management was aware and given an estimate for repairs which they chose to ignore. The heater was never fixed during our 3 night stay. We had to alternate between using the gas fireplace and opening windows because regulating the heat was challenging.

We had a nice time off-season. Unfortunately the weather was terrible, but there was plenty to do in the area. The property is in great shape, and the staff were very nice. The outdoor hot tub was closed, that would have been nice, and the indoor pool was a little cold, but all in all, we had a great time and would stay again.

Expedia bookers beware. I thought I was booking an ocean view studio. Once there, in the offseason, I was assigned a room in a dark corner with no view. When asked, I was then re-assigned a slightly better unit with no view facing the wall of the indoor pool in the courtyard. I was told that third party bookers were assigned first come first served rooms and none were available with an ocean view. I checked again the following day and the staff member was able to move me to a third room with a beautiful ocean view. Barely any people there. The room was great with a kitchenette and a patio. However, if you book via Expedia, I recommend calling the place to make sure you are getting what you think you are booking. I would not stay again, even though the final room was nice.

The beach was lovely and the fire pit area was a great place to meet and chat with the other guests. Our room was dark and sparsely furnished. There was a spiral staircase that was perfectly positioned for hitting your head on. The bathroom floor tiles were loose and cracked and there was mold in the tub area.

Misleading!!! Fought for partial refund.

I would not book at this resort again because I feel that their website as well as hotel.com pictures and description of this resort do not at all match the room where we stayed.

The private beach, outdoor pool, hot tub, and grill areas were very nice. We did not use the indoor pool because we had great weather. It was nice to have free washers/dryers available. We really liked Dennosport.

But beware - this resort has rooms that do not reflect what they show on their own website and also which don’t match what hotels.com has on their booking site. I had to really fight to get a $300 refund. I really feel that we deserve more but got tired of long phone calls. We never would have spent the money knowing what the unit would actually look like. I think the issue is that these are mostly timeshares so it seems that each unit is different. The kitchen in ours was dated as was the furniture. There was what looked like a kitchen island in the bedroom with a sink. Really weird.

I tried to complain about our room at the front desk, but was told that they couldn’t help us because we booked through hotels.com. They said that they were not responsible for the pictures posted through the booking site. My beef is that the resort’s actual website is just as misleading. From the outside, it looks like the rooms in the front building right on the ocean are a lot newer or possibly remodeled. Rooms in the back building are lesser. They should advertise accurately in that these are time share rentals. Unit itself was not clean and had a strange smell. Also, screen sliding door didn't work, nor did the AC. The air-conditioning was not able to push beyond 75 degrees which made it rather uncomfortable to sleep or spend any significant time in the unit.

Overall it was a pleasant stay. Location was very central to many highlights of Cape Cod. Being right on the beach and able to catch a gorgeous sunrise was amazing. We are a family of 5 and space wasn’t conducive - with couch pulled out, very little seating, minimal cooking facilities and dining table was high top with only 4 chairs. Kids loved pool/hot tub but they were in need of maintenance (scum on pool tiles and staining in hot tub).

The hotel was very clean, grounds were extremely nice the view was fantastic.There was some construction (maintenance) going on but nothing unusual for this time of year to get ready for summer 03/2025. Want to stay here again. Only thing is they should have a restaurant somewhere in the hotel.
Wheelchairs can maneuver in the rooms but not overly wheelchair friendly but manageable. They also need to put in an elevator for handicap patrons to rent second floor rooms and not hoping that they have a first floor room available. Not to much thought went into wheelchair patrons.

We stayed here in February, so it was very quiet. It's also very cold and windy. The fireplace in the unit was a nice touch, though the overall suite is quite cold, especially the floor. The views of the ocean are spectacular. There are many nice touches here like the grill area and the outside pool oceanside (great for warm months!). The coffee machine in the lobby is fun.

The overall hotel was very clean and walkable. Unfortunately in the winter the weather didn't allow much time outside but we will return at some point in the future during the summer.

This was a great location for our anniversary weekend. We had a room that was oceanfront. It was perfect! The only problem was that you could hear the people walking around in the room above us at all hours! It was very loud! If it weren't for the soothing sound of the ocean, I might have been more bothered. Also, the heating unit in our kitchen did not work.

Property shows rooms with views. Club members given priority when assigning rooms(as per desk clerk who explained this to myself as well as another expedia reservationholder) Sorry Expedia customers you can expect a pool structure wall and chlorine smell from the pool Outside your rooms.
When we needed help from maintenance the first day there and first time flushing a toilet(clogged drain) snaking of drain was done and mess (dirty plunger from under the sink, as well as spatter on floor and toilet left for us to clean up with whatever we could find in the unit. Plunger under sink should have been a clue for us that this happens often. Staff seems more interested in catering to vacation club members and just uses Expedia to fill empty unsellable rooms to help their bottom line. Save yourself the ulcer and find another property If your not a timeshare holder or vacation club members.

We had a great, one-week family vacation at The Sounding. Our room had a terrific patio which allowed for easy access to the lawn and grilling area as well as the pools and beach all of which were well maintained and clean. One thing we did notice, is that there is limited service here as there is no restaurant or dining options. Also, you need to be proactive in requesting new towels, amenities for the room, or cleaning services. This wasn’t bothersome for us but could be for some.

The location is absolutely beautiful. Very nice resort. We were a little disappointed at first because the pool wasn’t working, but they got that under control right away. I will only complaint was the second night we were there. They were young people that stayed above us and partied and made tons of noise and none of us got any sleep. Other than that we loved it.

Vacationers beware: the 1BR units are not as they are pictured online. The staff blames Expedia as a \"third-party vendor\" for the misrepresentation. The 1BR units are NOT 2-story in design as pictured. They are instead a cramped divided space, clean and appointed with small appliances, however, quite a puzzle for how 3-4 people might relax together. Sadly, the walls are pretty thin and we could hear above us a couple fighting where our \"upstairs\" should have been. We got the sense that Bluegreen Properties is not about to correct the details depicted on others' websites. It was even hard to tell on their own webpage!

It was nice that it is ocean front, decent coffee station, check in was easy.
Walls are paper thin, some of the furniture was damaged and terrible pillows. We really disliked how noisy it was. There was a family right above us that was really loud and there was a lot of running around. Given that it was low season and resort was almost empty, staff could have been more thoughtful and given us a different unit away from noise or different floor. This could have been avoided, and it completely ruined what could have been a very nice and relaxing vacation.

Our stay was ok. We were there for two nights. Both nights we both slept terrible. An outdoor light was shining through the window so the room was very bright all night. We both are used to sleeping in pitch black. Also the air unit cannot be set below 68 and we’re are hot sleepers so we were both hot all night.

This was such a cute room especially for the price. Gas fireplace, kitchenette with everything you could ever need, ocean view with patio and chairs, community fire pit every night, outdoor hot tub and heated indoor pool. Can’t wait to come back and use the outdoor pool on the beach when it’s warmer! Perfect private beach as well! Very clean and updated rooms and the staff was so friendly and helpful!

door lock was not working and had to wait outside in the cold for maintenance. they got us in and couldn't fix lock. they moved us to another room where the phone did not work and cold air was coming into the bedroom from the AC/Heat unit.

I loved the fact i didnt realize it was on the ocean AND we had a full kitchenette. A Wonderful surprise. I loved watching the fire pit from our balcony cuz it was raining. The unit was fabulous and the bed very comfy. Coffee on the balcony listening to the ocean waves was awesome.
