The resort itself is very nice. Private beach, hot tub and pool were very well maintained.
The unit that we were given did not at all match the pictures on the website. We had booked a one bedroom suite. The unit given was on two levels with a spiral staircase. The bedroom was upstairs. The bathroom and kitchen areas were on the first floor.
Based on pictures on the website, we had no reason to expect our room to be laid out like this.
I complained at the front desk, and they did offer assistance. The employee Aiden at the front desk did everything in his power to help us come up with a solution. So thankful Aiden was working the front desk.
We had booked through Expedia and after many many long phone calls I finally gave up on a trying to get a partial refund, but I feel like we are owed something. I feel that Expedia the booking site needs to fix this.

When we first arrived the staff at the soundings was very friendly. The room was not as expected due to no full size refrigerator. There was a small refrigerator in place of the dishwasher. Also the fireplace was not working. We called to inform them and request another room but was told there were none available.

Very loud, we were downstairs and could hear every person in every unit which made sleep impossible. Also, they have a bright light outside with no light-blocking curtains and no way to hang a blanket or towel over the window. So, expect noise and light all night. They also marketing the property as having a “private sparkling beach” which was a dirt patch that was overgrown with grass. A swarm of ants in the bathroom and the kitchen sink was clogged. The property was close to the beach but not on the beach, as the description would lead you to believe. We found a different place to stay for our second night.

We stayed at the Breakers South. Our unit had 2 bedrooms and 2 bathrooms which was very nice and what we wanted. The unit was small with a two person jetted bath tub in the same room as the kitchen table. The building was old and the carpet should probably be replaced. Even though we had access to the amenities at the Sounding I would not say we stayed at a Resord.

Great pool and cute beach. The room inside had plenty of towels and was very clean. Shower needed fixing. Ring that controls the shower was broken. We were on the first floor and had a herd of elephants above us. Heard everything! Squeaky doors everywhere. Our room had a whirlpool tub next to the dining room table.Not sure why.LOL!! Kitchen was spotless and looked new. Beautiful view of the pool and water.

Nice place. Heard it was recently bought out by Hilton Grand Vacations. When we got into our room we immediately noticed black mold around the air vent. They clearly shut off the AC when the rooms are not occupied which is an issue hence the mold. Needs to be handled for future guests especially with little ones.

The property itself wasn’t bad. It was confusing finding where the lobby was. I didn’t like that they didn’t offer room service. I didn’t realize that before booking and when we arrived, the bed was made, but when we pulled the sheet back, the bed was full of sand from whoever was there previously, it just wasn’t clean property and the sheet had a stain on it. The showerhead kept falling the kind of showerhead that they had was odd and it just didn’t stay up so we had to hold it to take a shower. Other than that no other complaints really.

It was a very nicely arranged suite; however, I feel strongly the sheets were not changed. One side of the bed was neat and smooth. The other was wrinkled and messy as if someone had slept there and the sheets were just bearly smoothed out and the blankets pulled up. I did not complain and just slept with my own pillow and blanket.

The air conditioning didn’t work that well so much so that we had to sleep with the balcony door open. We were sweating while sleeping. The other thing was that aside from our room door. All the other security doors did not lock. So anyone could walk into the hallway. The staff did tell us they had to order a new lock. Also the laundry area didn’t lock so we were worried about our clothes getting stolen. Nothing bad did happen but just worried us with a new baby.

We were very happy with our stay. The property is very well maintained and our room was impeccably clean. We had a one bedroom suite with king bed and pull out sofa. The king bed was very comfortable. Did not use the pull out sofa, so I can’t speak to that. The living/dining room/kitchen area was very comfortable and well laid out. The gas fireplace made for lovely ambiance. Full sized fridge and microwave came in handy. We were pleasantly surprised that there were two full bathrooms, and the one within the bedroom area had a jetted tub, which I was sad that I didn’t have time to use, but it looked very inviting! The property is beachfront and although it was too cold to swim this time of year, this area along Nantucket Sound is the warmest water on the Cape in season and lovely to walk along any time of the year. Wish it had been a longer stay, but will definitely return and recommend to others!

Overall, an excellent stay. Amazing beach, indoor and outdoor pool. Lovely staff, especially Youlanda whom I texted with when we had an issue. Dennisport is great for families with a lot of family friendly activities and restaurants. The only reason I gave them a 4 instead of a 5 was because of a vent? Making noise at 4 am every night. Waking up part of our group in the room with the two beds. Next time I will know to ask for a different room.

The properties are in a beautiful location right on the water on the outer Cape. Very well maintained buildings for the most part. Our only complaints were the jacuzzi tub wouldn’t hold water because the stopper wouldn’t work in ANY position, so we had to keep the water running the entire time & the coffee maker filter basket wouldn’t empty in to the coffee pot so I couldn’t have my coffee. Other than that the unit was very clean, had everything you could need for an extended stay (plates, coffee cups, glasses, cutlery, grilling & kitchen utensils, wine glasses, hair dryer, iron, etc.) We had a lovely time & would stay again.

Disappointing Second Stay with Poor Service

Our stay at Bluegreen Vacations The Breakers was disappointing due to recurring issues and poor customer service. This was our second time visiting the property, but after this experience, we will not be returning.

On the first morning, we discovered there was no hot water in the master bathroom. Maintenance came and \"fixed\" the issue, but the next morning, the water was either scalding hot or freezing cold, making it impossible to use.

On our second night, we experienced an internet outage. When we called the front desk, Yolanda rudely dismissed the issue, claiming it was probably a problem with our devices, despite everything working fine the previous night. She instructed us to call tech support, who confirmed that the entire property was affected and promised to notify guests once service was restored. When I informed the front desk of this, I was again rudely told the problem was on our end.

To make matters worse, when we checked out, another staff member confirmed that the outage was indeed property-wide and still unresolved.

The lack of reliable utilities and the dismissive attitude of the staff made for a frustrating experience. Basic hospitality—like acknowledging and addressing guest concerns with courtesy—was sorely lacking. We had higher expectations after our first visit, but this time left us disappointed and unwilling to return.

This property has an excellent location and has several buildings some kn the beach and some off the water. Grounds and beach and views amazing. The hint was good, towels and linens good, loft bedroom with spiral staircase was not the best but gave us two balconies from the unit. Living room had sofa but no chairs and no automan to rest feet on so not the most comfortable furniture. Location was fantastic and it had 3 heated pools a hot tub fire pit and coffe machines for lattes and cappuccinos. Would stay there again easily.

The condo was very clean. Well maintained overall. The bathroom had a magnifying mirror with LED lights. Nice touch. The extra bedding was secured with a tag so that we knew it was all freshly laundered. LOVED that. Easy to find and the main area to check in was nice with a beautiful view and pool/beach area. The room had a fireplace with optional flame and flame/heat controls. Very cozy.

The post did not say that this room was located in a different building NOT beachside. Our room overlooked a vacant lot with some picnic tables and wildflowers. The \"laundry\" was not in our room but at the end of the building in a shared space and had a closing time of 9 pm.

There was only a tiny little fridge and many of the pics on the site showed a larger one. No dishwasher but it was not a huge deal. There were no room darkening curtains and the windows faced the east so it was BRIGHT very early in the morning plus the can lighting on the porch did not turn off at night so our room was always VERY BRIGHT even at midnight. This room is NOT easily accessible from where you park. If you struggle walking, or use a cane/wheelchair, this is NOT for you. There is no cart to carry items in so it took us many trips. While the bathroom was very clean, the shower rod was broken and a tension rod was put up in its place. The curtain was then way too long and the rod kept falling down.
The room was clean but we were here for our 30th wedding anniversary and I was so disappointed about the view.

The room type I was assigned was on the third floor with the bedroom up a spiral staircase. Very precarious and lots of steps. I couldn't change the room without changing the room type and still on the third floor. Decided to stay but left early. Bathroom down and bed room up. BAD DESIGN

We enjoyed the property in the room immensely. The staff was excellent and as responsive as they could be. We had to deal with a snafu with Expedia, which affected the quality of our weekend. I had already paid earlier in the month and had to make another payment upon arrival because the original payment was not settled upon. Always best to have that together before your guests arrive. Did not know \"THE BREAKERS\" was actually a large time share property. Since we had the bargain rate, we were banished to one of the far buildings awy from the central building. Had to climb outside stairs to get to room. It snowed and I had to sweep the stairs so wife would not fall.
Room was nice with small kitchenette and utensils/dishes/fridge which we utilized.

Don't bother....We booked a King size suite with ocean view. Ocean view was down end of parking lot windows did not open. Couch & chairs in room filthy. Hairs in the jacuzzi & bath tub. Parking lot is a joke to pay & pull in and out of. The whole lot is for small cars! Just be sure to get the room your booked, we didn't then they claimed there was no other rooms available. Also, rubber pad on the bed - talk about sweaty. I took that off and used two fitted sheets to be sure it was clean enough. You can not adjust the A/C below 69.
The one thing I will say is the king size bed was conferrable the second night after I figured out the rubber mattress pad. Honestly stay somewhere else. Pelham house is great (they were booked for a wedding) in the same area. Good Luck - the pictures are a scam. You don't not end up where you think you are staying.

To begin with there was no early check in. Not even 15 prior to 4pm. And the receptionist was very adamant about that after me waiting for 1.5 hours and finnaly getting in at 4:15pm
The unit I checked into required climbing up a spiral staircase to the bedroom area with no bathroom, so if one needs to use the bathroom at all at night climbing up and down the staircase is a pain.
I'm sure other units managed by the same group have better accommodations. But these style units are not worth staying at. Also, the bathroom was tiny. I had to use the kitchen table to store most everything.

The unit was a condo. Upkeep was either not done or done poorly. The walls between the unit were not soundproof and we could hear the people talking in the next door unit. It seems as though someone was moving furniture upstairs and it lasted over three hours!
Many unit available in the area that seemed to be available. I would suggest that you look at other before staying at this resort.

I would not recommend the Breakers based on our stay. There are 2 buildings- one is waterfront, and the other is across the street (where we were). The location itself wasn’t an issue, but the room layout was. The room we stayed in (described as “1 Queen Bed, Non Smoking (Efficiency)”) had a bizarre layout with a spiral staircase leading up to the bedroom. The kitchenette, bathroom, and living room are on the main/entry level. So, if you have to use the restroom in the middle of the night, you climb down a spiral staircase to get there. Also, the AC is on the lower level, and does not make its way upstairs - it was uncomfortably hot in the bedroom, even though it was only in the 70s outside (and maxed out AC downstairs). We were very disappointed, and asked if we could move, even pay for an upgrade. However, since this is actually not a hotel, but a timeshare, they couldn’t help us, and it was beyond the refundable cancellation with Expedia, so we just had to make the best of it (by spending our time going out). Also, the furnishings were tired (esp. the living room), the bathroom sink didn’t have hot water (had to wash hands in kitchenette sink), and ants in the kitchen (though we had no food). The positives: the staff was friendly/professional, close to the beach, and clean overall. Positive reviews must be for other rooms/buildings. I suggest updating the description to mention the spiral staircase in these units, since this is not physically easy for everyone.

Totally misleading property. It shows a picture of being on the beach with a pool overlooking the ocean. We received a room across the street, with not enough parking near our room (had to walk a distance), room was not clean (had room key and trash from prior guest - not cleaned during COVID - really!), was given an accessible room with non-standard shower, no full size fridge or kitchen as described, TV in living did not work (never came to fix even after calling), TVs are small. Not worth the $275 /night. Staff was dismissive upon check-in when I asked why we were across the street and not on beach as described upon booking. Maya said to call another company - she could do nothing about it. Very misleading - will not stay here again.

We had a 2 bedroom \"apartment\". It was very spacious and clean; beds were extremely comfortable. The property is located on the beach and has a outdoor heated swimming pool.
We used the pool since the beach is very narrow, there are no chairs, and water was still cold this time of the year.
Overall we had a great time and would definitely stay there again.

We had a great view and there was a path down to the beach. We would definitely stay again and I keep getting asked for the hotel name based on photos I posted. Happy to recommend this property!

The rooms we stayed in were immaculately clean and well stocked with all the items we needed for our stay.. The rooms were beautiful and amenities of outdoor and indoor pool was nice option for November weather. The rooms were so comfortable we never minded coming back after a day of sightseeing.. The staff went beyond to assist us with information about the property and questions we asked. Would highly recommend a stay here. Can't wait to come back.

The only problem I had was low phone reception, and if someone tried to call through the switchboard, they said they had no way to transfer the call with their current system. Not good for people that have to stay in touch with the world.

Very pleased with the property and room. It was spacious and the jacuzzi was a plus!! The only thing that could be improved is some bathroom figures are falling off and paint chipping. However, this is definitely not an issue and would recommend this resort!! our room had a view of the pool and ocean!!!

Check in nightmare

When I checked in I was told if I came back 2 hours later I would possibly get a beach view room, when I came back they made it sound like there was no possibility at all. Spoke to manager and she was no help at all.

The room was quite cozy. We needed to call to have fireplace fixed and cover on heater adjusted; and they came quickly and fixed everything with a smile. The staff was wonderful! We would surely stay there again!

Great Stay!

It was just an overnight stay to visit a relative. However, my husband and I were able to truly relax in the room jucuzzi and then enjoy the fireplace in the living room. It was spacious and had a partial view of the ocean which was wonderful. Since it was off season, the rate was fabulous. We would think of returning in season, too.

When we checked in the room they gave us was a loft room. The bed was upstairs using a spiral staircase, with no bathroom on that floor. This was not on the room description and the staff agreed. They said it would be helpful if we complained as they’re hands were tied. We checked out and were refunded our money.
