Why are there no microwaves?! The refrigerator was small and didn’t have a freezer. If you are at a resort for a few days, you go out for meals and have leftovers that go in the fridge and microwave, you couldn’t do that here.
The beds had indents and you could feel a ridge in the middle of the them. There were no mats at the front door to get sand off your feet which left sand all over the tile floor. Had to use towels as throw rugs.
Asked the front desk to FREEZE my cold pack for my cooler and they put it in the fridge, no help at all.
Great location, fabulous beach, outdoor pool was heated and very nice.

Despite a great location, this is a 3 star resort at best. For a holiday weekend in October, the restaurant was closed and there was no front desk. Check in was down the street at another resort. The $50 resort fee was a surprise and not specified when booking. Cleanliness was satisfactory.

We booked an ocean view room and ended up on the second floor. Was hoping for a first floor room and didn’t realize there was a second floor options as well when we booked otherwise would have specified we wanted a first floor room. The pools are clean but a little dated, the indoor pool deck was rocky and hurt our feet and crumbling under our feet and there was literal moss growing on the indoor pool deck. Otherwise we loved the easy access to the beach, staff were really friendly. It was quiet and serene but we went in late September and didn’t realize almost everything was already closed for the season. The hotel had like 3-4 bars/restaurants but they were almost all closed for the season or severely limited hours. Our hotel room was fairly clean but the bathroom wasn’t great - the shower was stained and not clean and there was about an inch of dust on the screen in the bathroom window. Also no fans in the bathroom which wasn’t ideal since humidity was at 92%. Overall the staff was very kind and helpful when we needed anything. Parking was right next to our room. Beautiful views and aesthetics but the cleanliness and state of the public areas left something to be desired. Would go to South Yarmouth again but probably would try a different hotel. It’s just a short drive into the main streets with restaurants and shops but again most of them were closed this time of year. Loved the quiet and serene nature of the location of the hotel.

We really enjoyed our stay at the Riviera resort. On entering, we noticed that the room had been updated except they seem to stop at the bathtub. They should’ve finished the job. Our drain was clogged in the bathtub and it was very old. Other than that, we had a great time.

Honestly, every was great except for the air conditioning. It’s very old and didn’t work well. It was even that hot while we were there, average of 80 degrees. The thing never stopped running because it couldn’t get the room to 72 degrees.

If I am paying so much for the place I don’t want Beach staff to ration skimpy beach towels for me. And be extremely rude.

Also I recommend on bunk bed ladder needs to be rethought. It is not convenient since it is too vertical. Otherwise love the place as we go every year to this chain.

There were nats in our room. We killed about 15 during our stay. The bed was uncomfortable. This was the worst hotel bed, I have ever slept in. I did not rest well at all. The middle of the floor is sinking in....There is a structure problem with this floor. My sister's bed was bad as well.

Great experience, going back as soon as I can

We loved it. It was great to wake up next to the pool, right next to the beach, and just relax.
One improvement will be to have more food available. The breakfast (paid breakfast) was too basic, and I would have loved to have milksakes or food service on the beach.
What I care about the most is the service, and it was awesome. Every single person was kind and nice.
The room was clean (Althought they didn't make the beds). The beach and the pool area was clean, and the water was FANTASTIC, was warm and super nice.
Overall, I want to go back again if I could.

Charged $25/day for parking, where Expedia's cost was supposed to include all costs. Absolutely obnoxious that they would charge an additional fee to park in a WIDE OPEN suburban location with plenty of open parking spots and knowing that the only way to get to the place is by car not train, bus, bike, etc. Instead of nickel and diming the customer why don't they just add their unfair cost into the price of the room?

Can’t beat the location especially the beach access. The room size was and furnishings were great. The not so great was the noise .. we stayed on the first floor and the pounding noise from the floor above was insane .. we could not sleep! If I were to stay there again I would definitely ask for 2nd floor way to much money to spend and not be able to sleep.

There were bugs on the wall going down the stairs to main level really for 450 a night that should be happening . Loved that it was I. The beach drinks also very expensive but it’s vacation but to much . Only 1 place for dinner skippers !!!!!! Wouldn’t go back to this area ….

Many of the rooms are a parking lot view. Rooms are not cleaned daily only fresh towels, so try to be careful not to track sand into your room. Our room had a broken door the entire time, so it was kind of a pain. Asked to switch rooms as soon as we checked in. We were denied. Staff is friendly and you get to use facilities of the Blue Water Resort next door, so that was nice.

Beach location is very nice- bring a tent/cover, resort will not give out umbrellas if it is too windy.
Room with bunk beds was well thought out- we really struggled with drain flies in our room. Maintenance had to come in twice, did not fix the problem.
If you are planning to purchase food/drinks on the resort, it is expensive, and prepare for a 20% gratuity added automatically on every purchase.
Give yourself extra time at check in if it’s busy/ staff is friendly- however we were checked in to a room where another family was already staying due to a computer glitch. We were moved to another room in another building.

We enjoyed our stay at this resort overall as a family of 5 with 3 children. The pool and beach were the best features. The hotel had kid friendly activities, they had a pirate show that was quite entertaining while we were there. Now for the cons, no table big enough for our family to sit down and eat in our room. Barely any tv channels and no ability to hook up to netflix or other tv apps. Poor quality keurig for ciffee in the room and poor quality beach towels. Also the toilet paper holder was broken in our room. For the price these small things being fixed would have made my stay more enjoyable. Overall would recommend!

At least I can say I vacationed in Cape Cod

Oceanfront room was small for 3 adults. Tub drained extremely slow (filled during a shower). Staff was fantastic. When the winds got up to about 20mph hotel pulled all umbrellas on the beach so if you cannot be exposed to the sun you couldn't be on the beach. This happened 2 days during the 7 day stay. In hindsight I would have opted for a warmer and less windy resort further south.

You cannot beat being right on the ocean, and the staff kept the beach pristine! The resort is also centrally located on Cape Cod, so it made getting around easy. Absolutely beautiful grounds, and the king bunk bed unit we had was perfect for our family. The bunks almost made it like the kids had their \"own room\" to go to. Very friendly and helpful staff. Wonderful dining options nearby that delivered.

The help was generally not from the USA especially at the front desk and perhaps a bit of a language barrier and lack of customer service training. I had to ask for an ironing board 3 times before they finally brought it. I left a jacket in my room I immediately called and they found the jacket. I emailed the instructions where to send on the 17th. Whomever took the info dropped the ball

We have been coming here for years. It has changed and getting checked in at the different hotel was inconvenient. We also wanted a pool view and the room was too far from the pool and I had asked a few times for a pool view. Room was clean but they did not clean the next day. I had to call for towels refresh. Breakfast on the go was the only option and that was disappointing since they advertise breakfast on site.

Great location but not worth the money. I have stayed here before. July 4th weekend and the office was not opened - needed to checkin at hotel nextdoor. Chairs in room were horrible. Outside hotel door they no longer have chairs to sit an look at the ocean. Additional fees charged when checking in.

They used to have a grill at the beach bar but no longer have that, only overpriced grab and go sandwich options. Overall our stay at the Riviera was good. The room remodel was nice. The room was clean and we had a good view. The beds were comfortable. We had a king + bunk beds and we had plenty of sleeping space for 3 adults and one kid.

The pool was nice but cold and the hotel was right on the beach which was nice. Unfortunately when were there it was very windy and the area seemed to be the only place that was foggy and cold vs other areas on the cape that

My only complaint, and it's very minor is that apparently the two resorts consolidated, so you need to access the other resort to check-in, which wasn't really told to us aside from a small sign. A bit confusing but really a non-issue.

The property is right on the beach making the location perfect. The pool was a good option as the ocean was freezing. The indoor pool isn’t heated but a good option if the weather isn’t great. The rooms are basic, nothing fancy. There are ants but assume that’s due to the location and not from the room being unclean. If you have any difficulty at all with stairs make sure to request a room on the first floor. Parking is not included and is charged on site in addition to room costs. It’s $25/day. There’s restaurants on site but they close early. Anything else is a min 10+ min drive. If you want a quiet room to sit out on the balcony and enjoy the view don’t get a room facing the pool as it’s crowded and loud.

Great time except it was super windy. Was told we had access to the pools at Rivera and blue water pools. But when we went to used indoor at blue water we were unable to get in. Needs a key card. Ours from rovers didn’t work. When sleeping you could hear the next room snoring loudly like they were in the room with you. And people yelling out side the door at all hours. Was a bit annoying.

There was NO wifi in the room and only LUKEWARM water in the bathroom. When we checked in, we were told the wifi would be worked on the next day. We were told each day that it was being worked on. Later we read reviews of this hotel of many people stating that, though advertised, there was no wifi. We’re not sure it was ever being worked on. We stayed 3 nights. It was a large room. It included a table and two chairs. We had an ocean view which we loved. Though not every room has an ocean view, the hotel is on the beach. The beds were not pillow top but were okay. There was a large tv. The sink was outside of the toilet. There were charging ports built into the bed which was convenient. We later learned that a company called Red Jackets owns Riviera and the resort next door. We do feel we should have been given a discount due to no wifi and lukewarm shower water. Beware!

Location & room tastefully decorated. There was a stain down the side of the bed, indicating the mattress cover was not changed, and the skirt wasn’t changed, which should be checked before new guest checks in. I asked for it to be fixed. We came back later that day it was not fixed and the ceiling was leaking this morning before we checked out. The entire floor was wet, luckily we didn’t slip and fall.

You have to park at the sister hotel to check in and then drive to this particular resort. It was clean but cleaners did not come in much while we were gone. Truly best to come when it’s hot out and you can enjoy being outside on the beach. As the property was beautiful for pool and beach. The room its self was so so.

Not what I expected for the money.

We just got back from a long weekend. The hotel was kind of noisy due to kids running around who were staying for various sporting events. Having been in that scene at one time, this didn't particularly bother us and everyone was friendly and having a good time. Our room seemed to have constant humidity, but with not bathroom fan, I'm not surprised. Bathrooms are also ridiculously small for a room with sleeping for four. Near us a smoke alarm kept going off at all hours of the night (midnight, 2am, 4am 6am). We called the front desk and I know many others did, but they never fixed it. Also when we checked in we inquired about possibly an extra room, told all booked, but the day before when we confirmed reservations we were told 42 availability. However, the website still showed available rooms. Office also told us complimentary breakfast included but the restaurant told us that wasn't true. Management just didn't seem concerned enough to get information straight or fix the fire alarm issue. Housekeeping wonderfully nice and helpful. Proximity to beach, outstanding!
