There are bugs in the room. The pool water is dirty, and there is a lack of consideration for guests; it seems the hotel is only focused on making money. It is not worth the price. I recommend not going.

We absolutely love Una Vida—so much so that we’ve spent our last two March Break vacations here. It’s a beautiful, tranquil oasis on the edge of town, with a stunning property and exceptional staff.

My wife especially enjoyed the daily morning yoga, while our son looked forward to relaxing by the pool in the evenings. The atmosphere strikes a perfect balance between peaceful retreat and easy access to everything Tulum has to offer.

The staff truly make the experience. They are incredibly helpful—whether it’s booking beach clubs, recommending restaurants, or simply making you feel welcome from the moment you arrive.

A great added bonus is access to their two sister properties (both adults-only), which guests can also enjoy.

We highly recommend Una Vida and look forward to returning again.

Staff were amazing, so attentive and helped to book a few trips which turned out to be highlights of our holiday. The room was spotless and throughly cleaned every day, couldn’t fault it. It was a 20 min walk from centre but we didn’t mind that, as it felt like a quiet oasis away from the noise. Having access to Bardo and Milam pools was an added bonus as both had better pools and food than Una Vida (but Una Vida is half the price!) - would 100% recommend to anyone.

We had a lovely time at Una vida. We had reserved the one bedroom suite via Expedia in which photographs had shown a bathtub however our suite did not have a bathtub. We inquired with the staff and the following day we were switched to another one bedroom suite which did have both the shower and a bath as we had been looking forward to. Other than this, the room was excellent, very clean. The staff were very attentive and kind. The best part is the yoga type classes available at Bardo at no extra cost. We visited late December and thus seemed less busy at this time so the complex was quiet. The pools are lovely particularly the accessible Bardo pool. We had a wonderful stay and would recommend Una vida if your looking for a relaxing stay in walking distance of downtown Tulum.

The location is convenient. There’s a local food court area close and it was great. I really didn’t feel welcomed during my stay. The check in procedures and policies were overwhelming. The daily security deposit instead of a flat rate is a lot and having to sign your name exactly like your passport definitely threw me off. Beside that nice place.

I recently spent 5 nights at Una Vida and it was truly a unique and refreshing experience. This is not your typical resort-style stay—it’s a small, boutique hotel intentionally designed for you to disconnect from the outside world. There are no microwaves, refrigerators, phones, or televisions in the rooms, which at first feels unusual, but quickly becomes part of the charm. The focus is on slowing down and being present.

WiFi is available via a QR code provided at check-in, which worked well when I needed it. The staff are exceptionally friendly, attentive, and English-speaking, which made communication seamless. They go above and beyond with small but thoughtful touches—helping with luggage to and from your room, arranging transportation, and offering great recommendations on local activities.

Daily housekeeping kept the room clean and comfortable, and I really appreciated the peaceful environment throughout the property. It’s the kind of place where you wake up surrounded by nature and can truly unwind without distractions.

If you’re looking for a luxury, all-inclusive feel, this may not be the hotel for you. But if your goal is rest, reconnection, and an authentic Tulum experience, Una Vida is perfect. I left feeling refreshed, cared for, and deeply appreciative of the slower pace it encouraged.

We are so pleased we listened to the reviews for this property and decided to book here last minute. We were so happy with our 4-night stay at Una Vida. The staff are super friendly and helpful, the room was impressive for the price (especially compared to similarly priced but far less attractive hotels in the area), the room amenities and cleanliness were faultless, the location was brilliant as we felt super secluded and safe with easy walking proximity to Tulum's main centre. The photos are accurate as well, which is a massive bonus compared to other places in the area!
Something we read in reviews was the added benefit of access to the Bardo and Milam sister hotels. Bardo is next door and essentially offers a second gorgeous eating, swimming and relaxing space whilst staying at Una Vida.
We visited Milam too, which was a bit further away but was definitely worth checking out. The food there was really good, and the pool would be excellent on a sunnier day (we visited when it was raining heavily, so didn't bother with swimming in the pool). The staff at all 3 locations are helpful and very friendly, making you feel welcome and cared for in all spaces, even if you're not staying there specifically.

All in all, I would say anyone who prefers some quiet, feeling connected to the lush jungle atmosphere and enjoys a touch of affordable bohemian luxury, this place is definitely for you!

Con- Stayed on the property for 1 week and never had hot water for showering. It being a tropical warm area it was manageable but not alway the most comfortable. Brought it up to service desk but couldn’t get a good answer or a fix to the issue.

Pro- staff was very accommodating for food, drinks and safe travel. Atmosphere was very peaceful and pleasant. Inside the property was absolutely gorgeous and safe.

Una Vida is a beautiful bohemian themed boutique hotel. Their staff was friendly and helpful with each encounter. The food and drinks at the hotel and the Hotel Bardo were tasty. We stayed in the 3 bedroom villa. It was amazing! My BFF enjoyed the privacy of our own pool. My personal favorite was the outdoor shower. I travel alot and have very high expectations. Una Vida exceeded them all.

Beautiful serene oasis with kind, friendly and helpful staff. Guadalupe and Shiomara were just great and assisted us with sites to see in the area, restaurants and currency exchange sites. We liked the Ananda restaurant as well and access to the sister Hotel Bardo and the yoga and Qi Gong classes was much appreciated. Our couples massage and complimentary wine after was just what we needed to finish our stay. Absolutely wonderful place and experience!

We had a fantastic stay at Una Vida! The staff were incredibly friendly and accommodating, making us feel welcome from the moment we arrived. The atmosphere and decor were beautifully done, creating a warm and inviting ambiance. Our room was spacious and spotless, providing a comfortable retreat after a day of exploring. Additionally, the location was excellent, with plenty of great restaurants within walking distance.

The only minor downside was that the bed was a bit stiff for our liking, but overall, it didn’t take away from our wonderful experience. We would definitely stay here again!

Every aspect of our stay exceeded expectations—the beautifully designed rooms, the serene pool area, the exceptional dining, and the attentive, friendly staff all contributed to an unforgettable experience. We spent a full week here and loved every moment.

Having a car was a great advantage (which I highly recommend for Tulum), as the location was conveniently close to everything we wanted to explore. Without hesitation, we would stay here again and highly recommend it to others seeking a perfect Tulum escape.

This hotel has great service with the jungle feel. Food and drinks were pricey but decent. As beautiful as the atmosphere is the location is close to a highway which was noisy and kills the vibe to an extent.
Security is a bit of a concern as the room locks are merely that of a bathroom door. We enjoyed that it is a smaller hotel and it felt like a home away from home with a quick walking distance to downtown.

Beautiful hotel and nice to have access to another hotel too with a pool table to play in the evenings.

It was nice and quiet and private.

Staff were mostly helpful but we did ask for their help with securing bikes and the first woman said there are none left so we’ll have to go elsewhere and then a second woman helped us get some - however they firstly wanted an extortionate amount of money (can’t remember exactly how much now) so we said no we’ll get them in town and then she came back offering them for less. Quite odd because usually in hotels they’re trying to help you not get scammed. Anyway the bikes got delivered and they were falling apart so definitely not worth the money.

Also put a £320 holding charge on my card which seems a lot for only 4 nights and it took until I was back home for it to come back on my card which was annoying.

Location was not the best - it was easy enough to walk to town but walking down some of the streets to get there didn’t feel very safe.

For the most part a beautiful place, with an inviting warm pool and beautiful outdoor lighting at night. The ability to use the adjoing Bardo Hotel pool and restaurant was a plus. Our room was spacious and beautifully furnished. Biggest downside was the plumbing. Any toilet flush in our or adjoining units caused a loud, prolonged, and startling gurgling in the sink of our kitchenette. Staff seemed unconcerned. There were unwelcome bugs on the floor of the room. Also, the hotel is not within safe walking distance of central Tulum. It is about 100 meters off of a very busy road, which can be heard throughout the complex. That 100 meters involves a very potholed gravel track. Finally, our arrival was delayed by a day and, despite our notifying the hotel in advance, it charged us the full price for the unoccupied night. They had the right to do that, but a discount or a free breakfast would have been a nice gesture.

I think the property was beautiful, although when we showed up the first thing I noticed was the flower decor around the pool was dead and dead leaves in the foliage gardens- they just had a hurricane and storms so that’s totally fine. The next day there was a florist there changing out the flowers. The road leading up to the hotel is riddle with HUGE pot holes, that sucks. It’s just not nice idk, and we rented a car so we had to be super careful. The room was really cold and nice but the bathroom was essentially outdoors, it wasn’t enclosed so it was super humid and you had the keep the bathroom door closed to keep the humidity out and cold air in the room. The wifi kept constantly dropping out, it’s kind of a big deal because there wasn’t a tv so at night we were streaming movies and at a point just had to go to bed and turn it off. The worst part about the hotel is DIRECTLY next to a construction site. 3 of the 4 days of our stay we were woken up but insane banging from the construction, it was non stop. We just had to hurry and leave for the day in the mornings because I could not take it. And with that, there’s no enjoying the property amenities because of the noise. They provided us with ear plugs… I get it’s beyond their control but had we known I would never have booked Una Vida. I have no clue when the construction will be done but if you’re thinking about it I would not book this hotel anytime soon.

Amazing!!

It was an amazing and relaxing at stay for a week! The cleanliness of the hotel was amazing, and they are always out making pathways and pools clear of leaves. The hotel has a private jungle feeling! We stayed in the room that had its own private pool- the only thing missing was a fridge within the room, as we didn’t want to buy some drinks and have them warm. The trees made it feel so private but it was never being in the sun and it remained quite cold!
The staff were so so friendly and always so helpful. The drinks and food were AMAZING at the hotel (a little on the expensive side, which made us not really drink much about the pool). There is a sister hotel which you can walk to and also use the pool there!
Hotels.com site said that our booking had breakfast which is didn’t… I had to spend 1.5hrs to try and get some money back. So be wary of this.

The property was beautiful and serene. Direct contrast to the hotel zone of Tulúm. However if you want to visit the beach area for the restaurants and night life, taxis are $40 USD one way so know that in advance. Most of our money was spent on taxis traveling back and forth. However if you plan to travel off the resort minimally this location is perfect. The staff was friendly and accommodating. Our bed was extremely hard the first night. We reported it to the concierge and the next day they added a pillow top quilt which greatly improved the comfort. My one negative about the resort was they charged me for a towel secondary to a minor blood stain which I thought was unreasonable. After voicing my concern they charged me $10 instead of $20 which I was annoyed by. Nonetheless beautiful property that I would return to for a serene getaway.

PROS: The staff was absolutely amazing, kind and attentative. I loved that we were able to reach out to them through whatsapp for all of our needs including removing a baby lizard from my room! :0)

CONS:
1. We stayed in the 3 bedroom luxury house.
While beautiful, the living and dining room furniture were not comfortable to sit on. The chairs in the living room were difficult to get in and out of and the dining room stools were low to the ground and very small.

2. The pictures do not make it clear that the downstairs bathroom inside of the bedroom is COMPLETELY OPEN to the outdoors. Because of this we could not use it and kept towels stuffed under the door to block any insects from getting in. It would be nice to either enclose the outer wall in glass or at least offer a net covering.

Excellent property which is slightly let down by its location on the edge of Tulum. There is very little in the way of amenities near to the hotel. However, if you accept that this means you will use the hotel’s restaurant/dining, it is extremely expensive - on a par with London prices. No Expedia VIP incentives were offered.

Amazing hospitality and incredible food! I had the pleasure of staying at Una Vida for 2 nights and wish it was a longer stay. The rooms are large for a long stay with kitchen equipment and living room and outdoor space. The pool and room service is an additional advantage and the hotel staff are excellent at their work. Secret oasis in the jungle

Wonderful hidden gem. Very well designed for privacy for the rooms. Stayed in second floor suite and it was spacious, beautifully decorated and private. Guido the concierge was exceptional. Very friendly, well spoken and thoughtful, taking care of every last detail perfectly. The bartender from Veracruz in Bardo created a warm, friendly environment that made you want to stay for another drink. I had an amazing Reiki session and also participated in the Temezcal, which is not for the faint of heart. Great stay! Would return and recommend.

My recent stay at in Una in Vida in Tulum left me utterly mesmerized and longing for more time there I can’t resist, sharing my incredible experience at this paradise on earth! from the moment we arrived, we were greeted with the warmest smiles, and impeccable level of service that I’ve never encountered anywhere else. The staff at Una Vida is nothing short of exceptional, making us feel like royalty from the get-go. our villa was flawlessly, decorated setting the stage for a truly magical get away, but what truly stood out, was their dedication to making our stay unforgettable they went above and beyond in every possible way. Our villa was a sanctuary of luxury, posting a private pool, and an outdoor bath and shower that were simply divine. The attention to detail in the design and furnishing of the Villa was astounding. The space was not only elegantly decorated, but remarkably clean and spacious, ensuring our comfort and relaxation throughout our stay in Una Vida went the extra mile by arranging a private chef for us the chef perfect prepared a scrumptious breakfast, right in our villa. Dining poolside with the jungle as our backdrop made every meal feel like a magical experience. Una Vida in Tulum is a hidden gem that exceeded all my expectations. This old enchanting oasis is a testament to luxury and hospitality at its finest. Can’t wait to return for another in chanting. Stay in paradise thank you. Everyone at Una Vida !!

Our Stay at Una Vida for 9 nights with our 6 year old kid was extremely peaceful and lovely.. we absolutely loved everything about this place.

There are not enuff words to describe the beauty of this place.

Right from booking to our departure the hotel staff has stayed in touch with is to made sure our needs are full filed. Excellent communication from staff.

We booked a roundtrip transportation from the hotel and it is a very good company with 5 stars service.. I highly recommend anyone who needs a transportation must book it directly from hotel it is absolutely worth it.

Upon Arrival we were greeted by Eneaiere at the hotel and she and Guido.. have been very very nice and helpful in making sure our stay is as comfortable as possible.

The hotel itself is very beautiful, quiet and very close to Tulum Downtown.. food in the hotel is very nice.. but in case u like to eat out hotel provides free bikes u can take and go out.. just two blocks down there is a place called Palma Central where they have more than 20 food trucks and on Tuesday eve they have live music and salsa.

U have many relaxing spa activities to do at the hotel.. my fav one was to try Temezcal by Diego and Maria… I highly recommend this it is done mostly on Sunday eve. Another one is Sound healing, cold plunge, and yoga which done everyday at 9 am. Best part u don’t have to pay for activities like sound healing, ice bath, yoga..

This was a last minute trip and so glad we decided to come. I’ve been to Tulum before but stayed at a big resort, this experience at a small boutique hotel was much different and I preferred it. The staff was very attentive. The hotel is a hidden gem as the surrounding area doesn’t have much and appears to be under development. In addition, we were charged for a stain on pillows from hair product but I get that every country and establishment have their own rules.

Una Vida is a veeeery cute and cozy place that gives a very special vibe the moment you step foot on property. The atmosphere is very welcoming, spiritual and magical. The design is very thoughtful and beautiful.
The property is conveniently located next to the main street to all the amazing restaurants and also close to a road that takes you straight to cenotes, and other amazing must see places.
The staff is absolutely incredible. Absolutely everyone I was in contact with was super nice, helpful and was just vibing amazing, pure energy.
Guido, the concierge, who is incredibly cute :) was very knowledgeable and helpful with everything I needed assistance with. He was very resourceful and easily approachable.
Daniela was also very accommodating and nice.
Juan, amazing guy :) so accommodating, helpful, kind, big warm heart :)))

Overall, wonderful experience, absolutely must stay boutique if you want to be surrounded by amazing vibes and people!!!

We absolutely LOVED una Vida! The property is insanely beautiful. I loved the jungle vibe, the quiet and peace of mind that this location offered and I have no complaints. From the moment I arrived I fell in love. The room was perfect, the pool was so warm and definitely my favorite! Not to mention the staff they’re all so helpful and kind. Guido and Daniella were honestly so amazing. This was our first time in Mexico so you can imagine we needed as much help as we could. Daniella and Guido both went above and beyond for us! Any time we needed any information or recommendations they were quick to help us find exactly what we were looking for and send it directly to us on WhatsApp. I truly am so grateful for the time we got to spend at una Vida and having a beautiful home away from home in Tulum. I had a great stay here! My concierge Daniela and Guido did everything they can to make sure my stay is enjoyable. They helped me with renting car, booking airport shuttle and ordering food from restaurant. I really appreciate their wonderful services. This is one of the most relaxing, beautiful, peaceful trips I’ve ever been on. This property is so gorgeous - the smells, the sounds, the food - everything was so amazing. I cannot wait to come back!! Everyone there was so helpful and kind, they are able to get a taxi quickly for you and more. Tulum changed me, and I have Una Vida to thank for that. Tip: do the sound therapy session!!! It just completed my stay and really did some good for my soul. I can’t say enough wonderful things about this place and my experience here.

Stayed at Una Vida for 3 days. It was raining when we arrived and the place still looks beautiful. The staff is amazing as well. We were warmly welcomed by Shiomara, she helped us with checking in and with handling the payment for transport. We had dinner at the hotels restaurant and the food is delicious, a bit pricey like US prices (approx $70 for two) but the food and drinks were worth it. The service is top notch as well with our server Alejandro. No heated pools but it’s not a deal breaker. Make sure you put a lot of bug spray, u are in a tropical rainforest. Overall if you want to relax in an intimate secluded jungle with good vibes to match, this is the place to be!

Beautiful and tranquil little hidden gem close to Town (Pueblo) and easily accessible (10-15 mins drive) to Zona Hotelera area where the well known beach hotels and clubs are. Extremely clean with a modern boho esthetic set in the jungle. It is the sister hotel to Hotel Bardo (right next door and connected). After using the amenities of both, I actually preferred this one because it has a more intimate feel. Highly recommend and will stay here again

We had the most pleasant and relaxing stay at Una Vida hotel. The vibe is very calming especially with Copal (it's an incense of ancient Mexico) burning in evening hours in outdoor areas. Most wonderful staff I have ever met. Jose and Daniela were very helpful and so pleasant to talk to. They arranged transport for us multiple times and gave us great recommendations for things to do in the area. Paola and Jarvin at Ananda (dining) were very pleasant and crafted delicious healthy meals for us.
Yoga session at Bardo (sister property) is a must try! We did recommend they have more amenities for kids/toddlers. Our 2 year old daughter would have enjoyed more if there was a little play area. There were no floaties in the pool but she enjoyed the shallow area which was pretty wide.
We would go back for our next trip to this place for the amazing hospitality we experienced and for the personal and tranquil touch this place and people working here have!

This property is excellent! It's very beautiful, rooms and surroundings are very clean, it's very Zen ,relaxing and has a friendly atmosphere. I recommend both Una Vida and Bardo. If you are looking for a place to stay on the property and just relax this is an excellent choice. Staff was amazing by giving us warm welcome, very accommodating and very friendly, they went over and beyond to make our stay enjoyable!!! This property not just a gorgeous place it's also the people who work there are amazing, which makes this place feel like home. Service at both restaurants was excellent and food was tasty. This trip was simply everything. I don’t believe my stay here would’ve been as amazing, tranquil, pure energy, spiritual and rejuvenating without the staff. They made it so much better.

The rooms are everything, the food is so delicious, the vibes are beyond great, staff is so nice & simply there for any needs. Rooms & area is always clean. They cater to you bc they want you to have the best experience & most hotels are not like that!

Leo(staff) even gave me some pesos to enter in the Plama bc he wanted me to go & experience the food, the vibes there & I only had big bills so he didn’t want me to break my money. That was so generous of him. When I got back with pesos he didn’t even want the money back. What hotel or staff does that? Simply amazing!

I really can go on & on about this hotel, the staff & how they make you feel so welcomed & loved. I brought my toddler with me & they made him feel so special.

The massage was everything. I originally got 60mins but when the time was up I added another 30mins.

The Temazcal was even such a great experience. I came out feeling refreshed & really good.

There’s shopping just a block away & amazing food trucks literally just a block around that you can ride your bike there (that they have at the hotel that you can use for free).

Overall, I’d give Una Vida, the staff, the cooks, & everyone 10 stars. I can’t wait to go back.

Una Vida really is a hidden oasis. It was everything I expected and then some. If you’re looking for a place that’s not on the beach side of Tulum but still has a beach vibe, Una Vida is it. I appreciated that the concierge Mara reached out a couple times prior to our arrival to find out if we were celebrating anything special and to help us coordinate airport transportation. Check in was a breeze and there were truffles awaiting us in our room to welcome us for our honeymoon. A couple things to note: Una Vida is a hideaway and very much off the beaten path so if you’re looking for the nightlife and direct beach access, then it is not for you. That being said, the staff here is incredible and can help you get anywhere you want to go and beaches are not too far from reach. There are wonderful food options (please try Humo) and shops in town right outside the hotel; they provide bikes & scooters for you to go exploring and we felt safe biking around the area. There is also a connecting hotel, Bardo, with a full service restaurant and UV guests have access to all the amenities next door as well. The food at the restaurant was great, and the ambiance was especially romantic in the evening. All in all, Una Vida did not disappoint and I would gladly stay here again.

Una Vida is the perfect escape - the grounds are gorgeous and well kept and the room itself was comfortable (the private plunge pool was so nice to have!). The game changer though was the concierge - available for whatever needs we had, they helped make our trip exactly what we wanted it to be. The bikes on site were great to get onto the main strip.

Una Vida is a beautiful small boutique hotel. As a guest you have access to the amenities of the hotel but also a sister property that is connected by a short walkway that is comprised of privately owned units. Between all of this there are multiple restaurants and bars. It is tropical and jungly during the day and mystical with many many candles around the property at night. The food is excellent. However, the best part of staying here is the staff. They are all SO helpful. Especially the front desk staff. They are available by text on WhatsApp at any time at all. They arranged transportation for us easily. One time we returned from dinner in town and had a miscommunication with our taxi driver. We wanted to use credit card but he refused to take it when we got to the hotel. Likely a language barrier. The front desk staff came out and paid the taxi out of his own money and allowed us to get cash to pay him back later. That is truly going above and beyond for guests.

Overall a beautiful place just a little hiccups with a non guest at the hotel at the pool. Other than that amazing. In addition tulum was my least favorite place in my tour of Yucatán, the traffic is ridiculous and the food isn’t authentic Mexican food. In spite of that una vida is located far enough from all that nonsense and near great cenotes and lagoons. Completely recommend!!!

Very chill vibes here at this secluded, small boutique hotel. It's connected to an adjacent property (Bardo) if you're looking to change up the scenes bit. Close to a few decent spots for nightlife, but not much within walking distance - would recommend a bike, moped or cab. Concierge was top notch; Harry and Leo will get you what you need.
