Definitely a trek to get to the hotel and not necessarily the safest to walk at night as a female (there are some dark corners) but a very wonderful hotel otherwise. Just be ready to have to pay $150mx every time you want a taxi to and from el centro.

I got stuck in Tulum late in the night while traveling south and saw Villa H2O to reserve online. After reserving, I called and the attendant told me he would be gone for the day by the time I arrived but he will leave the room keys with security. This man was very accommodating and friendly. This place was chic and simple but still so beautiful. Very clean!

Staff are friendly and helpful, they made us tastie omelettes in the morning for breakfast, have water coffee tea available all day ! The front desk was helpful in planning our tours around town! We had a great stay at Villas H20! It's so peaceful and quiet. Exactly what we needed as we were looking for a relaxing vacation. The staff are great, very kind, friendly, polite, and they helped us with great recommendations for restaurants, transportation, beach clubs, and things to do in Tulum as it was our first time there. The pool was fantastic! Big and super clean. Our beds and pillows were very comfy too and we loved the bathrooms decor as well. They offer a complimentary continental breakfast that we appreciated as it was a great way to start off our days, before exploring the area. There are several awesome restaurants and coffee shops near by too. The only downside is that they don't have an ice machine and that would've been amazing given how hot it is in Tulum. Other than that, we had a wonderful stay!

Property was great! Small, 10 room hotel with plenty of options. Pool is nice and lots of open areas to have your own outdoor dining. Make sure to book online before arriving at property or they will charge you more than what the online prices are. Very clean, unique quest rooms with great shampoos and soaps. Plush towels. The place is very relaxing & has a very good vibe. My husband & I really loved the place. As well as my sister in law & her sons. We love the in-room organic toiletries they have to the extent that we're going to order them from their supplier lol The place lets you disconnect to the daily hassles of the modern world. I would go back there. The front desk receptionist named Gio was very helpful & attentive to our questions & needs :-) Highly recommend this place :-)

Villas H2O was a nice location to avoid the crowds. The included breakfast was substance only. Our taxi rides to the beach were $300-600 pesos depending the weather and time of day. Restaurants were at most a 15 min walk. No TV, no Landline and the further from the front desk the worst the wifi. All in all I got what i paid for?

The property was in a great location to the beach area by car ..taxi 200 pesos going there during the day after 10 p.m. it goes up to 400 pesos. The staff was excellent breakfast was good every morning if you're a meat person though no meat is served during the breakfast but the omelets are fantastic the pool was great and beautiful we rented the penthouse which was worth it to have the full kitchen

Israel who was greeting us was friendly and very service minded. He upgraded us to a nicer More spacious room than we had expected that suited us and our needs better and he was very generous giving us extra time before checkout so we could get the most of out last day in Tulum. Unusually good service. Nice and calm area with bright and clean rooms, still very close to Tulum town. You could walk to town in 10-15 minutes but a bike or a car if preferable. Felt very relaxed here and wish we could’ve stayed longer.

I like this hotel. Rooms were very clean. The pool wasn’t ready but they got it ready for us and refunded some money because it took 2 days. Isreal, the manager went above and beyond to accommodate us. He is the absolute best. Breakfast cooked every morning by Raquel was absolutely delicious and healthy. All of the staff was wonderful. This hotel is a little away from town but you can get a taxi. Fortunately there are two great restaurants down the block, a gas station and convenience store around the corner.

I made reservation at this location and upon arrival the property manager had no clue about the reservation. The property was closed. I was never notified of it until I arrived. Hotels.com customer service was awful as well. They did not help me. The would hang up on me and I ended up speaking with four customer service reps. repeating myself. The entire experience was awful.

Cooling off at the pool after a day of shopping in the nearby town or beach was a luxury - just be careful of the deep area in one corner of the pool if you have kids or don't know how to swim. We loved our stay at Villas H2O! The rooms were stylish - modern minimalistic. The pool was gorgeous. The outdoor breakfast area was very cute and clean. The breakfast offered the basics plus fresh fruits and everyday a different fresh squeezed juice. The staff was extra ordinary friendly and answered every question we had and gave helpful advice what to visit. The location is off the beaten path which means to get the beginning and of Tulum center is about a 15 minute walk and to the beach it was an hour walk. There plenty of restaurants close by. We rented bikes for a couple of days (would not recommend for kids bc of the traffic on the way to the beach) and switched to renting a car bc we wanted to visit sites further away. We would definitely stay there again!

We enjoyed this hidden gem for four days and three nights after searching last minute for a nice place to relax and decompress for vacation. We were lucky. Villas H2O is inviting and welcoming. Before check in, I called and spoke with Chris to confirm we were all set. He was so friendly and upon arrival, welcomed me and my friend by name. He showed us our room and provided a very helpful map, circling recommendations and noting the hotels great relationship with taxis. He offered to arrange tours for us as well! We met Javier and Israel later during our stay and both were also incredibly friendly and helpful. From making sure our rooms were turned over to asking about our day, their customer service was 5 stars!

The room was neat and very traditional, which I appreciated. Free WiFi and a large bathroom! Someone noted there aren’t TVs in the rooms but I’m not a tv person and think that for this particular hideaway, a tv would ruin the tranquil atmosphere. You’ll miss the birds chirping and the sounds of life with a tv so we were ok with that.

The pool is so nice and we spent a lot of time basking in the water and sun. It’s very quiet here, a small road outside of the hustle and bustle of the city and a colectivo ride of about 200 pesos max to the beach. There is a continental breakfast served and the lady (I didn’t get her name but she was sweet) makes the best watermelon juice. Think eggs toast and bacon. If you want a heartier breakfast, try out one of the restaurants.

What a great location. The service, the people. Its like being a part of a large family. Very cozy, well taken-care of. Fantastic and convenient location in the small town of Tulum. Great amenities and breakfast. I would only suggest they place a darker curtain in the window in the back of the 2 twins room on the first floor. Otherwise, everything was more than fantastic. We loved our room for it's privacy and comfort and minimal modern decor.
The people who work there are very friendly and helpful.
We had a problem with the beautiful big shower where the mostly cold water came out in a trickle, but we were told that they will be addressing that problem this week.
The pool area was lovely, we had no problems with the wifi, the bathroom was large with double sinks, the balcony was sweet, it was quiet and private....
It is difficult to walk to restaurants from H2O, but for us the tranquility and the beauty of the hotel was preferable to being on the beach with the crowds.....

Room is extremely basic. No tv, no phone, no night light. Beds very hard. Minimum furniture and decor. All seem old and badly over painted. Ants and other bugs in the room. Breakfast very limited (some fruit, toast butter and jam) served on your plate. Rusty bikes for rental. Area a bit dodgy, especially at night. Not much to eat near by. Receptionist nice but not very helpful. Have been to Mexico before and stayed in other places. This one definitely not good value for money.

We had a lovely stay at the Villas H20. The staff are incredibly kind, helpful, and attentive. The pool and breakfast area is lovely. The rooms are very minimalist, but chic and appealing. The hotel and grounds are clean and very safe feeling. The breakfast every morning was very tasty and it's really a beautiful setting. It's just past the main drag in town off a little dirt road.

Tranquil oasis

The staff at this hotel are wonderful, happy, engaging, funny, helpful, intelligent, knowledgeable, laid back and a joy to be around. So, you already feel taken care of. The hotel is just south of the town and far from the noise. The breakfast is included, simple fruit plate and toast, eggs also available. Basic but I enjoyed the simplicity and the friendly environment. We wanted them to have a full restaurant so we never had to leave! We just wanted to relax after a stressful month and this felt like the perfect place. The whole atmosphere is one of sweet, low key, family vibe and the guests also seemed respectful of that. Its a small hotel of only 12 rooms so very personable. No loud music which I appreciated. If you want to be in the thick of it, surrounded by hustle and bustle, not your place. My suggestions for improvement do not detract from the fact that we would definitely stay here again. I recommend bringing snacks and water to keep in the fridge.

Amazing boutique hotel - this is truly a mini Four Seasons. If you want to feel like you rented a private villa with a swimming pool - this is it !!! The staff is extremely friendly and helpful Getting cabs is easy and inexpensive to the beach and restaurants -some great local ones within walking distance.
The grounds are beautiful!!!

Nice and close to everything you need.

I really enjoyed my stay st the villas,the staff was super helpful despite the language barrier but you can always use Google trans. Only thing the beds weren't comfortable , I didn't sleep well. All in all cozy environment, close to amenities food, activities,even the laundromat. If your looking for quiet, peace ,and a sort of independent experience taking on the town via walking/biking or taxi getting around ..this hotel is the right spot!!!

From the moment we arrived at Villas H2O the staff was more than attentive to all of our needs.. The room was cozy and spacious. Breakfast every morning with coffee, tea, fresh fruits and bread with jams/butter. The hotel is just a short walk to the center of town and a quick taxi ride to the beach.. Also, bikes are available to use. I can’t say enough about the staff.. Javier and Israel are amazing! Anything you need they will be sure to go out of their way to get for you! This was my first trip to Mexico and can say that without a doubt when I come back to Tulum I will stay at Villas H20!

Villas h2o review- Tulum awesome

Amazing stay in a beautiful quiet area. Hotel was very quaint with exceptionally friendly staff always going out of their way for our comfort. I would definitely stay there again and recommend this hotel to those who want a laid back chill vibe. It rained a good portion of our stay but Tulum was still beautiful and still warm.

Wow what a wonderful experience...

Sophia, Israel, Patrick, Javier and team really looked after us. Suggesting beautiful places to visit, they are very thoughtful and looked after our every need. We had great communication before our visit and they managed to change us to a bigger room as requested and was a nice surprise on arrival. We would highly recommend staying here.

The hotel has a relaxed, low key, friendly vibe. Our room was a good size with two huge double beds, fresh linen and towels daily.. The swimming pool is great for a dip to cool down after exploring Maya Riviera.

We visited Tulum ruins, Sian Ka'an biosphere - saw wild dolphins, sea turtles snorkelled the reef, Selva Maya Eco Adventure park - 9 zip-lines, suspended bridges, climbing wall, 2 cenotes, Coba ruins, Paradise beach, Laguna Kaan Luum and Gran cenote. All amazing experiences and easily reached from Villas H20.

We recommend Raw Love and Burrito Amor restaurants which are very close to the hotel.

We loved our time in Tulum and Villas H20.

This hotel is a little hidden within Tulum streets (2 blocks from the main street), but it's in impeccable maintenance condition; the staff is extremely helpful going always the extra mile to keep the customers happy.

Fit our needs

Our family really enjoyed staying at H2O. It was at the end of town, but not too far, which was perfect. There's a little store on the same block, perfect for picking up snacks for the kids and beer for the wife and I when fishing up our day. The pool and palapa was perfect for us. We felt as if the place was all to ourselves most of the time. Definitely recommend it to families that are looking for a tranquil place to return to after exploring tulum and its surroundings.

Nice,too expansive for what you get. Bad location!

The villas isn't in \"the heart of tulum\" as it says in the descriptions of the hotels.com :/ you'll have to walk 2km to restaurant or coffee.
The curtains don't really dark the room.
The breakfast is very minimalistic. You'll have to pay more few dollars if you want more than banana and bread.

But!! The staff were really nice and helpful people!! The pool is awesome!!
Although the cons of this place, we enjoyed our stay. It's just too expansive for what you get.

Modern hotel in town of Tulum

My wife and i stayed in the penthouse. The room was great, basically full kitchen which is always nice. Walking distance to restaurants and shopping. Would stay again.

Nice hotel, lovely pool and meal area

The room was stylish and clean with a comfortable bed and good amenities, including a refrigerator. The pool and eating area was central to the hotel buildings, and many people spent all day there relaxing or entertaining themselves. However the best part of my visit was the staff, which was courteous and enormously helpful. They arranged for car rentals (at a slightly better rate), trips, and delivery food. They also gave information about bus service, good restaurants, and local activities.
