Great spot in Tulum

Great location and peacful. Ideal location near downtown Tulum but on a quieter side street. As other reviews note, great breakfast and service. Quiet retreat!

Clean, roomy, and good food

In the heart of Tulum you wake up in a peaceful environment. It is off the beaten track but a restful place. Beds are huge and comfy, pool relaxing, and the breakfast was extraordinarily yummy. The food was homemade, coffee fresh, local fruit, and hand squeezed juice. A great way to start a day in a Caribbean town. Lots of room for families.

Nice hotel

We came for a family vacation to Tulum in December. The hotel is located in the center on the town, but not on the main street, which is a good factor, since the main street is very noisy. The street itself where this hotel is located is quiet, but not incredibly pleasant. However, once you are inside the hotel you feel like in a miniature oasis. There is a nice garden, and a small swimming pool. The hotel is very clean, and our room was really big. The breakfast was good as well. The only problem was the Internet. It was very weak and slow, and we needed to ask a receptionist a couple of times to reset it, which didn't help much.

A great good quality quiet hotel

We loved our stay here. Great modern room and bathroom, lively pool and sunny terraces. Sumptuous breakfast and friendly service. This hotel is also a dive school which we had not fully realised when we booked so most of the guests weee out for the day diving.

Quaint and comfortable hotel.

We enjoyed our stay at Xibalba Hotel. The staff was very friendly and helpful. We also got a chance to chat with the owner, who was also very friendly. We had a great, made to order egg breakfast along with fresh fruit, yogurt and granola. It was centrally located. The hotel had a very quaint, artistic style. It met all of our needs.

Perfect for scuba divers

The staff is helpful and friendly. The dive shop is excellent.the only thing is they need to buy some beds that aren't so hard or cover them with a foam mat. Excellent for the price.

Lovely personable hotel

Hotel was quite well located for both the town and beaches. One road back from main road so really quite peaceful. Room was great. Staff were pleasant. With more amenaties this could really improve the hotel, ie a fridge in the rooms etc.

Our ac in our room did not work well. Our room did not cool down till late morning but by then we were already up. They moved us to another room but the ac did not work well there either. Too hot to sleep without ac.

Great place, at great cost

Location is great, staff too - breakfast is perfect. Balcony is the highlight, there is always breeze, was hard to leave. Staff is super helpful and nice. The swimming pool is another highlight, definitely recommend this place, can't go wrong.

Nice enough, but...

Xibalba Hotel is in a great location, on a quiet street close to restaurants, shopping and the bike path to the beach. The rooms are very basic, no TV, weak Wifi, no mini-fridge, no hairdryer, no toiletries other than hand soap, but it was clean and comfortable with a big bathroom, good shower and free bottled water. We would have preferred not to use the air conditioner at night but there were no screens on the windows so leaving them open was not an option. The breakfast was very nice and included granola, yogurt, fresh fruit, eggs any style, ham, juice and coffee. The two staff who we met, Tomas and the housekeeper/breakfast server were pleasant and helpful. The ground are very pretty and well-kept, but the pool was murky and covered in debris so we didn't do much swimming, although we did enjoy sitting around the pool at the end of a busy day. However it is clear that the hotel is geared for the diving community, and when the divers return around 4:00 p.m. the pool area becomes a rinsing off, drying area for scuba equipment. There are only four lounge chairs and two were covered in laundry and one with scuba gear. It is also a little noisy early in the morning when the divers are having breakfast and packing up equipment. Otherwise, the hotel is very quiet. We found the hotel to be just okay, but guests who are divers probably enjoy it much more.

As I opened the door after checking in, I was notified that they double booked and I would have to move the next day. Very annoying and an inconvenience. The hot water in the room did not work, the wifi was spotty at best, and there were no real apologies by the owner. The pool was empty.

The desk clerk was friendly and helpful about the location of the bus station, where to go to hail a taxi, and with suggestions for restaurants. The free breakfast in an upstairs open-air dining area was very nice. Our room, however, did not allow us to get a good night's sleep. The bed mattress was nearly as hard as the floor. The AC worked, but was excessively loud and the remote control had as many buttons with obscure symbols as a cable controller. The fan above the bed had two setting: off and helicopter take-off. There were windows, but no screens on them. We ended up using the AC and frequently waking up to turn it off because of its noise.

Excellent Service

We stayed in Tulum for two nights and we are so glad we chose the Xibalba. Richie (the owner) made us feel very well taken care of and gave us lots of information about local cenotes. My kids loved this place, the pool was a nice little retreat. The room was immaculate and contained two huge king beds and a twin. The breakfast offered under the palapa on the roof was wonderful and they will make you scrambled eggs with whatever ingredients you like.The location is right in the twon and it is easy to walk to restaurants and shops. There is a night watchman on site all night as well. If we ever go back to Tulum we would definitely stay here again. Very safe and clean.

We had a good time at the Xibalba, The room was spacious, but very basic, and the bathroom was clean but tiny. The best thing about it was the dive shop, the lovely Richie took us out on an introduction dive for the day in one of the senotes which was lots of fun.

Not a good value for your money

rooms are small. the door between the bedroom and the shower is a sliding door without a handle which means you can get stuck inside the bathroom. there is a large space between the front door and the floor, which gets many mosquitoes inside. towels are very dirty. we were amazed by how the staff of the hotel allows this to happen. breakfast is OK, not really a buffet. just some scrambled eggs and Yogurt. the hotels runs by a German family. location is bad - far away from the beach, and 15 minutes walk from city center. night life in Tulum is a bit quiet so when returning to the hotel you would need some TV time. but no TV in the room. we only realized that we needed a TV when we stayed in Tulum. this hotel really doesn't worth the money you pay for it, better take a Hostel.

Expectations vs. reality

As once stated by a friend, "Disappointment is often the result of when expectations don't match reality." Hotel Xibalba is an OK hotel, but could make for a fine stay, depending on what/why you're in Tulum. If you're a diver and plan on primarily doing that on your trip, stop reading now - this is the place you should stay.

In a nutshell, this hotel is a good place - in terms of price/quality - if you're literally using it as a base and place to crash at night. Outside of that, you're wasting your time/money if you think you can squeeze much more out of it, in light of other accommodations in the region.

The Good:
-Walkable to pretty much any part of 'downtown' Tulum. I guess this could be considered a minus, but trust me, it's better than having to constantly drive, but definitely noisier.
-Good location - 800m from a large supermarket, 8K from the beach
-Nice clean room

The Bad:
-You'd never find this on Expedia (or otherwise), but they only staff the office with an English speaker from 9AM - 5PM. The guy who runs the 'night shift' is extremely rude and was very unhelpful, which made a very bad impression given that we arrived at midnight, after travelling for an entire day.
-They don't have Internet access, despite claiming the opposite.
-Although there was a TV in the room, it didn't work

Basically, if you just sleep there, it's probably not a fine place. If you're looking for anything in the realm of relaxing/beachy, you're wasting your time.

Super little place.....

Xibalba was fantastic. A small place just at the end of Tulum's centre. Ideal location for a short walk to some great restaurants. It's a simple place, clean, tidy, the team really look after you and genuinely want to help you. Please do not come here with the idea that this is a luxurious/top class resort or anything similar and it does not pretend to be anything like that. In a place like Tulum it is a super clean place and conveniently located for trips to the beach, cenotes, ruins, etc. The dive centre is also superb. We went out with Sergio for 2 dives and i must say it was an amazing experience, safety is first and foremost. Top quality equipment is also part of the package, not to mention that they try to make the trip as enjoyable as possible and flexible enough for you to enjoy it. Thank you to Xibalba for a perfect stay, we are now in Playa and miss Tulum!! Xibalba was the perfect location to go to everywhere we wanted

Couples? In a search for a decent hotel in Tulum?

Tulum is a small town with several decent hotels. There are some giant psychedelic resorts that costs way-too-much and there are some hostels that we wouldn't dare to look at. This hotel is a good solution for anyone who tries to make the best of it. It is near the main road and a taxi to the beach / ruins will cost no more than 50 pesos.
The Hotel Pros:
+Good breakfast [although it is quite small, it is fresh and satisfying].
+Pleasant owner [English/Irish guy that opened a hotel+scuba diving place, he's really OK].
+Clean and big rooms with a safe.

Cons:
-The price is a bit too high [ordered via expedia on April - $95 per night].
-The reception station is not always occupied. No actual chance of assistance in English at nights.

Ok for people who just want a base.The hotel had no personality. Our room was clean but featureless. There was a good bathroom area although the plug didn't work, and neither did the TV which had a series of wires protruding from it.The Mexican lady who did breakfast and cleaned the room did her best; she gave us beach towels after a male staffmember had said they were'nt available although the hotel booklet said they were.Breakfast was of a mediocre standard.

Sanctuary in Tulum

This was an amazing surprise, from the moment we checked in Jeff was as friendly as could be and spoke perfect english. We were waiting to check in and he said don't worry about that, let's get you in your room, we can do all of that later. Everything is meticulously clean and great attention to detail. The beds and bedding were all perfectly clean, everything done in marble and stone, it must be new because it looked fantastic. The breakfast was great, fruit, yogurt, granola, and made to order eggs. This is a great little sanctuary that is 2 blocks of off the downtown area, (Which is better, too noisy there) and 1 block off the road to the beach. The only thing I heard in the morning was the chirping of birds.

The best value room I've stayed in years, exceeded my expectation in every way. They can help you with all of your diving needs also.

It has everything someone needs when travelling all o ver the place.

Xilbalba in Tulum

Hotel is located a block away from the main street in Tulum. Quiet location.
Rooms were very clean and very secure. This is a "green" hotel to a point so minimal lighting is in effect. Wifi worked great. Has covered patio where breakfast is served.
Owners are very knowledgeable in the area, this is a divers hotel, so if you want info on cave diving and scuba related stuff this is the place to stay,.

Well-designed boutique hotel with a dive shop!

DIdn't expect much since it is a dive center hotel. But we like how clean the design is from the reference photos and gave it a try. Out of our expectations, the room looks and feels even nicer than the photos! It's clean, bed is HUGE, AC and water pressure work great, high ceiling and shower has mood light! We even like the design of the faucets! There's no TV but we don't mind at all since we are out most of the day. All staff are nice and friendly, always with a smile! Too bad I didn't have time to do any diving with them as they seem very professional. Almost forget to mention the BEST free continental breakfast ever! Made to your order!!

Taxi drivers may think it's far from the main street, but it should only cost you 20 peso from the bus terminal (we got ripped off when first arrived). We ended up walking to town everyday since it's just a 10-15 minutes walk.

Don't know why it's only a 2.5 star hotel. I would have rated it a 4!

Die guten Bewertungen sind für mich nicht nachvollziehbar! Der Check in war unfreundlich und und wurden keine Informationen mitgeteilt nur das Zimmer aufgeschlossen. Das Zimmer ist in Ordnung, allerdings wurde das Wasser nie richtig warm und das Bett war steinhart, das habe ich in noch keinen anderen Hotel erlebt! Der A/C war nicht richtig zu regulieren und ab morgens um 5 bollerten die Autos über die Straße weil dort eine Verbindungsstraße ist.

Das Frühstück ist in Ordnung, die Mitarbeiter beim Frühstück sind sehr nett und kümmern sich mit einem Lächeln um dich, leider tun dies nicht alle Mitarbeiter wenn man nicht einen Tauchkurs mit bucht.

Die gute Lage ist dafür echt prima! Man ist direkt im Zentrum und hat ATM und Supermarkt um die Ecke und jede Menge Restaurants.

Insgesamt ist das hotel für mich jedoch nicht zu empfehlen, dafür fehlt es an Komfort, Service und Ruhe. Da gibt es eindeutig schönere und bessere Alternativen in Tulum, die den finanziellen Rahmen nicht sprengen.

Nice, small hotel a bit pricey

Small boutique-ish hotel in Tulúm with just a few rooms. Breakfast was included but it was still a bit pricey. Rooms are nice, clean and big. The hotel is quiet pretty, and fairly close to downtown Tulúm.

Dejligt og meget roligt sted. God til prisen. Stort værelse til 5 personer. Meget rent og velholdt. Sødt og venligt personale. Simpel men god morgenmad. Ikke helt centralt men 5-10 minutters gang til restauranter og cafeer. 10 min. i taxi til stranden koster 80 pesos.
