We only used the kitchen for snacks, but the fridge was really useful and we were able to make ice in the little freezer compartment. There were lovely plates and bowls which we used.

Maison Tulum is lovely to be near the main street (Avenida Tulum). The location is a 5min walk from the street for great access to public transport, tour companies, markets, and food carts. The hotel is artistic with cool architecture, tropical plants, a quiet patio with hammocks, and colourful decorations. It is a safe location, and there are also jugs to refill water available, and many cute cats wandering around. Our room was large and clean with a nice kitchen and bathroom, good wifi, and great hot water. We were able to get beach towels for a refundable deposit. The main street of Tulum is very, very loud at night, so being a few streets away was appreciated. That being said, we had some noise at night from one vendor who honks a horn while passing by (not something the hotel can control) and from the cats howling at each other. Nonetheless we still had decent sleep, but I'd recommend bringing some earplugs. The on-site manager Guillermo was a little stern when we first arrived, but we suspect he was having a rough day as after this he was very attentive and friendly with us. The complimentary breakfast is small but helpful. Upon arrival we had bread with jam and butter, small fruits, and yogurt in our fridge. The second night we sadly never got a breakfast, and the rest of our nights we had bread with jam and butter and small fruits (no yogurt). Some better consistency would be nice, but it was okay. Overall I would stay again for the safety and convenient location.

Just an incredibly lovely place. Great location in centro, near the bus station, with charming decor (plus resident gatos!) and a great rooftop to enjoy. Guillermo, the manager, was extremely helpful and allowed me to leave my luggage in the office until check in time. Instructions for the room (and the various keys) were clearly delineated. The continental breakfast (which some have groused about) was adequate--this isn't the Holiday Inn or other generic chain. I added an americano from the café downstairs (also lovely) and enjoyed it on the rooftop in the morning.

Only regret was that I couldn't stay another day or three, but I would (and will) return. Thank you!

It was cute but i was disappointed with the “free breakfast” literally two slices of bread in ziplock bags, while downstairs its a full cafe. In my opinion don’t promote free breakfast.

Great hotel great price!

Guillermo welcomed U.S. and escorted U.S. to our room which was the best room. When I mentioned I had trouble walking up stairs he was willing to change us to accommodate me. He was so helpful and kind. I loved the feel of being in the jungle and the restaurant was pure joy and so delicious. I loved staying there. Highly recommend it!

Maison Tulum

Guillermo is a gracious and welcoming host in the beach town of Tulum. The small Maison Tulum has been decorated in an artful, quirky, colourful way to look like it's right in the jungle, and it's very captivating and surprising at every turn. There's a very good restaurant attached - perhaps operated separately - that serves breakfast and lunch. And the ADO bus terminal is just two blocks away, very convenient.

We booked the ground floor suite which would have been nice if not for that annoying sewer smell. We had to buy a candle to get rid of it. The suite is large and comfortable with a nice secluded patio. But… no shampoo or conditioner, no bath mat, no hand towels, no dish cloth, no coffee machine, no chairs on our patio (We had to take the kitchen chairs out but were told not to leave them outside), little details lacking that would make it so much nicer. Cleaning is upon request. Other than that, the hotel is charming, colorful, with funky decorations and so many plants. The courtyard and rooftop terrace are cool. The adjoining restaurant is amazing. Location is two blocks from Tulum main road, walking distance from bus station. Lots of restaurant options around.

We actually checked out the day after arrival and did not get a refund for the remaining stay. We didn’t care and went to another hotel and were much happier.

I liked that they stored baggage for us. The property was very close to the ADO bus stop so it was convenient to get to/from the hotel. The manager was also very nice. The rooms are a little old but everything worked fine. The shower pressure is a bit weak. The property is off the main drag so it's a little quieter but there will still be some vehicle traffic. I liked the green and plants of the venue, and the cats too.

My wife and I had a great time!
The Hotel was clean and everything worked perfectly. The manager Guillermo was very personable and accommodating.
We were unsure of what to do and not do. Guillermo spoke to us for long periods of time about the History of Tulum and surrounding areas. He gave us many suggestions of things to do and explained with great detail the best way to get around to see and do the things we wanted to do.
We definitely recommend this hotel.
We cannot wait to go back.

If you're going to Tulum this is the only place to stay. It's centrally located but tucked away from the noise, the staff are absolutely fantastic and the cafe downstairs is a hidden gem. You'll feel like you're in a jungle while being located in downtown Tulum.

I was in the top floor room it was really cool. Good view, nice balcony. Everything was clean, correct and well-considered for guest comfort. It had a comfort and welcoming about it, I wanted to just sit in my room half the day. Be advised the staircase up to top floor is really interesting, it is like a spiral to a castle, but if you are having physical difficulties you might want to stay on the lower floor. Liked it!

Localização boa ficando duas quadras da avenida principal onde se encontra mercado, restaurante, bares e ônibus para diversos pontos turísticos.
A cama de casal na verdade eram duas camas de solteiros juntas e o quadro para duas pessoas pode ser considerado um pouco pequeno.

I loved my stay at Maison! I had a ground floor room (#9) and found everything to be better than expected.

The room is a good size with a nice little ensuite that had good hot water and pressure, a little bar fridge, TV and good aircon. There was plenty of space for my clothes and to hang some shirts. The bed was comfortable and there was no issues with noise at anytime.

Maison is only a 5min walk from the ADO which was perfect and the place has a nice cafe attached to it.

Flor was great to communicate with, very friendly and welcoming and was super responsive to any msgs. She also provided a list of things to do, places to eat etc which was great for anyone who hasn’t been to Tulum before.

Maison is a beautiful and unique place, filled with greenery and a nice spot on the roof to hangout in a hammock.

I would definitely come back and stay again. Highly recommended!

A sweet little hotel I’m a safe neighborhood. There is a delicious restaurant on the ground floor too! Easy walking distance to all the bars and restaurants on Tulum Avenue. The decor and fountains and fish ponds in the courtyard are delightful! My room was cleaned daily and fresh towels were supplied after a couple days. The sheets were a little stained but clean enough. Great water pressure, hot water, and excellent A/C! It is located in a lively neighborhood so there is some street noise at night. I was there for 5 days and would definitely stay again! Oh! And a very nice rooftop terrace with hammocks and clotheslines!

This hotel is in a very good location, easy to walk to the ADO and downtown. The employees are all very nice, coffee provided and a very good restaurant downatairs. It has a very nice patio on top of the building with hammocks, sitting area and clotheslines. I always felt safe and the rooms are quiet. Will definitly come back here next time.

The hotel is not in a nice area, I wasn’t expecting Hotel zone but I would not be walking around. The hotel is smaller than what I expected from the pictures. We got a room downstairs and that night it was raining and the ceiling was dripping. We reported it and the alternative was on a 3rd floor room going through a spiral staircase, we decided not to take it as we had big luggage that would have been very problematic to bring up. The owner wasn’t very friendly, he didn’t show us the place, just gave us the key for our room. There is a little restaurant in the hotel that serves french food. We only ordered a basic breakfast but it was good.

We really liked our impeccably clean, spacious room with a stunning view, comfortable bed, a huge TV with Netflix, and a dreamy jacuzzi. The hotel also offers great and friendly service (we were leaving very early in the morning and they even packed us a light breakfast). The beach was quiet and this is exactly what we were looking for.

The property is in a convenient location although the street can be loud at times. Hotel is starting to show age and with many cats on the property you can definitely smell them. Owner can be helpful with knowledge although a little temperamental . The reviews of others on water pressure is right, can be terrible. I beleive this hotel is rated much higher than it reflects ( owner really pushed for a good review). There are other choice I am sure. On a side note. Have been to Mexico over 50 times from coast to coast and in between. Thinking of going to Tulum take a pass, Tulum has had its day. Too bad once a beautiful paradise is now very dirty and over crowded.

The rooftop terrace is also a nice place to relax too. Our room was on the 3rd floor and we found the water pressure was kind of too small. That was our only problem. Everything else was great.

An oasis within the old Tulum mixing with the new. I especially enjoyed the lush garden setting, the quiet rooftop retreat and Bistro; very clean. We stayed in the penthouse with nice widows and privacy. The shower was classically tepid, which was fine given the hot climate. Best for visitors who can speak a little Spanish and seek a more authentic experience than the burgeoning luxury resort scene.

We loved our stay at the Maison Tulum! It is a charming, friendly place to stay in the heart of Tulum. I loved that they have Wanda, the resident dog and a couple of sweet cats. It felt safe and was not very loud, even with our window open all night. We rented the bikes and went to the beach every day, and even rode to a couple of cenotes. We enjoyed visiting with the staff and others at Maison. Thank you for a great stay! We will be back in March!

Quaint little hotel with plants and fountains in lobby with rooftop garden equipped with hammocks. Located two blocks from the main tourist road through town and close to the ADO bus terminal. Great maid service. Has internet access but sometimes difficult for two-way conversations through Skype or WhatsApp. Comfortable bed but no fitted sheets are used over the mattress which tends to creep. Overall a great place to stay, great location, quiet place with nice attached restaurant.

Pictures give a good idea of the property. Similar to other buildings in Tulum, very \"bungalow\" style.
Restaurant downstairs is pretty good although I only had breakfast there.
They rent bikes for $150 pesos (~7 US) per day, not sure if that's on par with other places but renting through the hotel lets you ride for the entire day and not have to worry about getting back before the place closes. I was out until late and because I had the hotel bike it was just me bringing it back at anytime before the next morning. Very convenient.
Check in is firm, small hotel so nowhere to shuffle guests if you come early.
The location is in the city center which I prefer. More \"local\" style restaurant choices within walking distance. Cabs to the beach (playa) are $100 pesos (standard price, $5 US). I wouldn't recommend walking as its hot and is a couple miles away, bike or moped preferred (if not a taxi).

Everything ok except no TV signal even the owner couldn’t fix it. WiFi only worked beside the door. Centrally located, a few minute walk to ADO bus station,and the town centre.

Unique colourful and style house. Plants everywhere. Little deli and restaurant downstairs. Walking distance to town. Good info from owner. For the beach you have to take some transportation. A bike , taxi, we had a car.

The place is bursting with character and cute little touches. It's quaint and it's cozy with comfortable beds, air conditioning and a ceiling fan. The restaurant downstairs serves great food (which you can choose to enjoy on the rooftop). The only complaint was that the restaurant was unexpectedly closed one of the days I was there - management hadn't notified us, leaving me running around trying to find breakfast elsewhere before heading out on my day's diving trip. Other than that, I'd highly recommend them.

This property is in the most PERFECT location if you are wanting to explore all of tulum and not just the beach area. A street over from the main strip and just blocks away from the main bars and More restaurants. It is also very close to the ADO station. Everything is walking distance and the beach area is just about a 10-15 min bike ride away. The manager in the front was very helpful with recommendations and even gave us a little history about tulum. The breakfast at the property’s restaurant is very tasty and cheap! If you are wanting to stay somewhere that does not cost you much and comes with all your basic necessities, this is the place to stay. The rooms are equipped with just what you need. Nothing glamorous.

Maison Tulum is an amazingly charming place with a homey feeling to it!!! You can tell that the owner put a lot of effort and love into every detail! My husband and I also loved the location of this hotel, which is within a walking distance from the beach, restaurants, cafes and all the little cute shops. We fell in love with this place from the very moment we set foot in it!
