I loved it!

The room was amazing! I love the host and the room but to be honest I will stay in the hotel zone as taxis are super expensive and the best things to do are the ruins (in either location you will have to bike or take a taxi) and walk down the hotel zone.

If you choose to stay in the town there is not a better place than this hotel. It is conveniently located between the bus stops and the environment is great!

This hotel was unique. You really felt that you were in Mexico. Hoare and Marieka were fabulous hosts. Very helpful when needed. Liked the the fact that this hotel was off the beaten track. The surrounding area is a work in progress but nevertheless quite safe. Coffee should be provided in am as there are no coffee machines in the room.

The room we booked was fantastic.
the hot tub is in the middle of the room and it looks like in a movie.

A/C and hot water run all day and the hotel is easy to access.

the only problem for us was the noise outside the hotel. Works and funfairs were a deadly combo but the staff was apologetic and I am sure that it is just temporary.

it would have been perfect without those inconvenients

Beautiful hotel, central to Tulum, BUT - CARNIVAL

I really wanted this hotel to work out for my entire stay because I was so enchanted by its very Eat Pray Love vibe when I walked in. The hotel looks like a Treehouse and I was at the tail end of a very long journey from the upper Yucatan, and just wanted to go to sleep. Sleep I did not. Once 9pm rolled around, a man on a loudspeaker (turned out he was on repeat) kept on going and going and then I realized there was a children’s carnival taking place at the fairgrounds - right next door. I should have actually read the reviews before booking and also checked the fairground schedule because I would have booked elsewhere and not lost my money. It was impossible to get the rest I needed and I ended up sick.

I also understand that the staff of the hotel were likely trying to be nice, but I felt like I had zero privacy. Every time I moved for the 1.5 days I did stay - it was like every thing I did was watched. I’m an adult. I’ve traveled 4 continents for 10 years. I don’t need the added stress of being asked “oh you are taking a bag with you are you coming back? Are you sure?” Maybe I’m not. I was so unnerved that I had to take my belongings down in sections to my car to avoid these weird questions and then I booked it out of Tulum and straight to my favorite place in the Riviera. Strange. I hope others have better experiences.

Authentic Mexican Experience in a Pensione

We chose to stay off the beaten path in the pueblo of Tulum, in the state of Quintana Roo in the Yucatan peninsula. Not to be confused with the more yuppified Zona Hoteleria, which might attract a more upscale yuppie/hippie clientele - and nothing like the all-inclusive resorts at Cancun, the pueblo itself is more authentic and representative of the lower income households in this part of the world. Lo Nuestro is located a few blocks off the \"main drag,\" where one can find all sorts of restaurants and tourist shops, but of note is the fact that most of the tourists were native Spanish speakers - even those at the ruins and other tourist sites. The room itself was appointed with Mexican-themed decor and included AC, wi-fi, a sink & counter, toilet & shower, queen & twin beds (both futons, very comfortable), and a patio with a hammock. It resembles a pensione in Europe, so expect something more homey and not at all \"resort-y.\" The couple who run it speak Spanish, French, and enough English. And the doggie, Ponchito, is the hotel mascot ;-)

Don't offer this place to anybody.

The French lady (owner) there was very unpleasant. We did not stay there, it was terrible. We are seniors and the entrance was very small to enter.The stairs are dangerous, no elevator. The description of this place is a fraud.I want a refund of this terrible place, I will not recommend it to anybody..We drove back to Playa del Carmen and stayed there instead of this unpleasant. Yoy should investigate this lousy place.

DO NOT GO TO THIS HOTEL !!!

I have never ever written a review before... we stayed in 6 hotels during this last trip to mexico and all were great except this one.

OMG !!! When we arrived at the hotel, we were told the hotel was overbooked and, then TRANSFERRED US to a different hotel and at the new hotel we were told that the RESERVATION WAS MOVED 1 MONTH AGO, but i had never been contacted !
the hotel we were TRANSFERRED to had a value of about 1/2 OF WHAT WE PAID THROUGH ORBITZ !

ALSO, our reservation was PAID for three people, but the new reservation in the new hotel was for only 2 ,and had 2 single small beds, my son had to sleep on the floor !!! NEVER GO TO THIS HOTEL !!!
I believe that the owners are actually making money, selling rooms out...and that ORBITZ SHOULD NOT CONTINUE TO BOOK THIS HOTEL.

Charming little gem in Tulum

If you're looking for reasonably priced accommodations in Tulum, this charming little rustic spot is great. A little off the beaten path in the center of the town, away from the more tourist flooded beach area, it gives a nice taste of the local culture. The street is lined with taco stands, markets and restaurants, a soccer field and dogs wandering.
The room we had was simple, clean and cute. The air conditioner worked great. We were a little disappointed that our room didn't come with the bath tub as the pictures had shown, but we made do. The bed was roomy and firm. The bathroom was set under a little indoor cabaña, offering a little privacy. We made the most of the tiny patio with hammock.
Lo Nuestro has a cute little innercourt where breakfast is offered at a reasonable rate. We decided to explore our options at neighboring spots and found lots of great food.
The enthusiastic hostess, Mirka, is full of great recommendations, which took us to some great spots like the gorgeous Ixcacel Beach & cenote, The beach between Zamas Hotel and El Pez in Tulum Beach where pelicans delight, Pescadores Beach, snorkeling at Yal-Ku in Akumal and more.
This hotel is not walking distance to the beach. You will have to get transportation there. We rented bikes in town one day and a scooter the other two-all very reasonably priced. The hotel rents out snorkels, but I'd recommend getting a better one for cheaper in town.
Overall we were happy with our stay!

*****WARNING ***** These people are crooks. We were thrown into the street and charged an extra $250 on top of the room money lost over a cracked glass shampoo bottle. We were warned by another guest of the owner and her heavy drinking. This place was a nightmare.

Lovely small hotel

I was pleasantly surprised that we had air conditioning... I didn't remember this from the hotel description. It has a good location close to the main drag, very walkable to lots of bars and restaurants, though some taxi drivers needed directions to find it. It felt homey and safe and the Wi-Fi was reliable. The outdoor private porch was nice. Be aware there's no fridge or TV. I would have liked a full length mirror, but this is a very minor issue. This was the perfect home base for us on our trip.

Quaint hotel near Tulum's downtown area.

This hotel was very clean, comfortable, and nicely decorated. The owner, Jorge, and his wife were very sweet and accommodating and had great recommendations for food and activities.Their English is limited, so if you're a gringo, remember to speak slowly for them. And if you want to practice Spanish, this is the perfect place. As for the room, very firm but comfortable bed. Bath tub awesome (no jets fyi). The AC works really well. We had trouble figuring out how to use the control and woke up in the middle of the first night freezing (our fault)... realized in the morning that there was an extra blanket folded up in the corner of the room. Balcony is nice. Bathroom is very clean- the top is sort of open (covered by straw with a small gap), so maybe not the best for a couple not yet comfortable with pooing around each other (not our case). The location was so so- very convenient for arrival on bus (0.4 mile walk from the ADO bus station) and access to downtown Tulum, but directly across from an expo event center so it can get noisy. A taxi ride from the hotel to the beach ran anywhere from 80 to 100 pesos (4-5 bucks). 200 pesos from the beach to Gran Cenote (you can probably get this down but we were in a hurry). 100 pesos from Gran Cenote to the hotel. There was an event going on at the expo our first night (Friday), but it shut down by midnight, and we didn't have any problem the rest of the nights. Still, you might want to bring ear plugs if you're not used to city noise.

Clean, cozy hotel. Owners hate gringos.

This is a cute cozy hotel in a good location in Tulum. It's clean and safe with a nice courtyard and simple, pleasant bedrooms. Water pressure is good. Nothing to complain about the hotel. Just one warning: the owners are very vocal about their dislike of Americans. They are very pleasant to travelers from other destinations and then very vocally unpleasant to Americans. This is not a judgment of good or bad, it is what it is, probably most Americans deserve this treatment. However, we were not expecting to get lumped into the ugly American stereotype so quickly, and it kind of put a damper on our stay. We were there for a week, and eventually were able to be cordial with the owners, but it was an unnecessarily difficult uphill battle during an otherwise terrific vacation. So great place, but gringos might want to consider somewhere else.

Quiet, quaint Tulum hotel en El Centro

This small, quiet, Santa Fe decorated hotel is nicely located just a few blocks from El Centro. This is where you will find the restaurants, bars, banks, plazas, and taxis. The check-in was quick and welcoming. The Wi-Fi was up and running just fine the 4 nights I stayed there. There is no TV but a comfortable Hammock to use while reading and relaxing in an outside enclosed area. The air conditioning was needed to sleep comfortably at night because of the heat.

The owners of this little hotel do everything. They check you in/out, cook, and clean all the rooms. They are amazing and gracious hosts. They are a husband and wife team, and have a wonderful little mascot in a small terrier named Ponchito. Couldn't imagine having a better experience elsewhere, and have already promised the owners that we will return soon.

Wonderful experience

We had a wonderful stay at Lo Nuestro for two weeks. This is our second time we have stayed at this beautiful small hotel and as before we have not been disappointed. The rooms are beautifully decorated, spacious with a small balcony with a hammock to relax – they are exactly like the photos. Everything is kept incredible clean, you have good water pressure, a comfortable mattress, air conditioning and good WIFI- all within easy reach of restaurants, bars and the ADO bus station in town.

The owners Jorge and Mirka are very friendly and welcoming. Jorge stayed up for us when we arrived late on Christmas Eve, which just shows how much they care for people to have a good time. Mirka is amazing as well and has given as some great tips exploring the area and also does a good breakfast. Definitely recommend this hotel and would and hopefully will stay here again soon.

Great hotel in an authentic neighborhood

It was great! The hotel has a lot of unique character, the room is very unique-looking, and you get a nice hammock on the balcony. It's very relaxing to just sit in the hammock, listening to the city around you. The hosts are very nice and helpful, the dog is friendly. The location is in the middle of the city of Tulum, so you get an authentic experience. It was a bit noisy in the evening since they were celebrating the holidays near by, but by midnight, it was fine. All in all, a very pleasant stay.

Nicely decorated but basic

The room was nicely decorated in traditional Mexican style, the bed was huge and the room was very clean. The rooms are quite basic though and do not have added comforts like a tv, or fridge. Our room (and perhaps all of the rooms) was located up a very rickety, wooden spiral staircase which was tricky to navigate with a suitcase so perhaps not the place to stay for those with mobility difficulties. Otherwise decent place and location.

Cute hotel near downtown Tulum

My husband and I had an enjoyable 2-night stay at Lo Nuestro Petit Hotel while touring the Riviera Maya area. The owners were friendly and our room was comfortable, spacious, thoughtfully decorated and equipped with AC and a large porcelain bathtub. They also offered a pretty affordable in-house laundry service. The hotel is within walking distance from the restaurants and shopping of downtown Tulum as well as the bus station, and is about a 10 minute drive from the ocean, beach and Tulum ruins. Also, I'd highly recommend trying the breakfast. Even though it was an additional cost, our meal was tasty (Mexican style eggs, tortillas, fresh fruit, juice, and strong coffee), and was cooked directly by the owners. Another thing I'd recommend is the Jeep tour of the nearby Sian Ka'an Biosphere Reserve...it was a very fun day trip, where we got to see crocodiles, dolphins, sea turtles, and many different varieties of birds.

Simple, warm quarters in town center

This tiny oasis in the chaos of Tulum's city (town?) center is run by a warm, helpful, and laid-back couple. If you like vacationing with wealthy, yoga-panted pseudo-spiritual women, don't stay here. If you are not afraid of real Mexican people struggling and enjoying their daily lives (i.e., not the part that is exclusively to serve you), and you want to experience a sliver of local life--stray dogs and street tacos amidst clamor of birds and traffic-- stay here. You will be warmly welcomed, comfortable, given local (not tourist) wisdom, and, if you rent bikes, a reasonable distance from the beach.

Great location, spacious room, kind owners

This hotel was the perfect location for our trip: right in the city center near great shopping and cheap, delicious food, but also a 10 minute taxi ride or short bicycle ride from the beach, higher-end restaurants and bars, the Tulum ruins, and a couple cenotes. The hotel was easy to find, room was quite spacious and very clean. The owners were eager to offer tips and advise on things to do and places to go. Other reviews mentioned that they were not so nice. The husband is super nice and the wife can come across as a little snobby, but only because she is very passionate about her hotel and Mexico. Check in consisted of saying hello and the husband handing us the keys and showing us to our room- so easy! They made us a wonderful breakfast of juevos rancheros and quacamole, available upon request for about $5. Ponchito the yorkie walks around and likes to kiss your toes. The rules are consistent with any other local stay in Central America: turn the air condition off when you aren't there, don't flush the toilet paper, etc. Note: they ask you not to take towels out of the hotel, so either pack beach towels or buy your own when you get there. Also, there are no hairdryers- in case you are like me and NEED to tame the frizz. Overall- I would definitely stay here again and recommend it to those who don't need the whole resort package.

Decent hotel, near center of town with HARD BEDS

While I am generally happy with my experience, Expedia lists this hotel as having a Tempurpedic bed. That couldn't be further from the truth. The owners say they have orthopedic beds - that may be true, but they are not Tempurpedic. Instead, the bed was extremely firm and uncomfortable. I have spine problems and booked this hotel specifically because of the Tempurpdic bed. Very disappointed and sore.

The owners were not able to help since I booked with Expedia and told me to contact Expedia for resolution. I really didn't want to spend hours on the phone during a vacation so I lived with the misrepresentation and tried to make the best of it.

Expedia - PLEASE correct this mistake by contacting the owners. They want it right too, but insist it is your problem by not offering enough choices in the pick-list when they set up their account. And I'd appreciate a refund of at least one night.

Aside from this issue, the rooms are very clean and reasonably quiet. The AC worked great and there was plenty of hot water. Bathroom amenities were basic - cheap soap and bulk shampoo but it did the job. For a hotel charging 30-50% more than competing hotels in the area, I would expect better.

There was a slight amount of mildew in the bathroom, but this is common for the area. Remember electricity is all from generators in Tulum so AC and dehumidification doesn't run 24/7.

Great hotel, central location

I stayed at Lo Nuestro for two weeks: it was the best vacation I've had in several years. The hotel owners welcomed me like a member of the family. It was so relaxed--I could walk 3 blocks and catch a collectivo to any place in the Riviera Maya, and have locally-based, Mayan tour companies pick me up at the hotel door. The location in central Tulum made it possible to see everything I wanted to in Sian Ka'an biosphere to the south, Riviera Maya to the north and Yucatan to the east... and get lots of sleep and relaxation in between travels. My room was comfortable, with a balcony and air-conditioning when I wanted it; hot water in the big soaker tub, plus cappucino and scramble eggs in the garden courtyard in the mornings. Any time I needed or wanted something a bit different, the owners arranged it. I will go back.

Nice hotel right in downtown Tulum.

Very nice and clean hotel, located few blocks from all the shops and restaurants. You can simply walk and enjoy the downtown. If you want to go to the beach you can rent a bike for $10 and take a ride to it, it only takes 20 minutes, so no taxis is needed. The hotel is owned by a lovely husband and wife who are very helpful. I was alone in Tulum and really enjoyed my stay.

The staff was very kind and trying to do their best to undermine the notice coming from the fun fair across the street. Very clean and cosy. Far from the beach and in a not very nice location. We run out of water while showering, but JORGE solved it immediately. There is no private parking. We had to park in the street.

We were welcomed by the owner who was very friendly and helpful, giving us directions to the beach and suggestions on what we could see. There was a beautiful open courtyard with small wrought iron tables and chairs for breakfast, great coffee and mexican style breakfast prepared by the owner... The room was amazing and clean... and felt like home...

Very clean, comfortable and surprisingly quiet in room (there was a funfair across the road when I was there with booming music every evening, but I could hardly hear it in my room). Delicious, cooked to order,. organic food. 3 minutes walk to main street. If it had a pool (and a comfy chair and larger mirror in my room) it would have been perfect. More expensive than other similar hotels I stayed in -may be due to being Mexican holidays/high season or being on the coast??

Noisy in Downtown

Downtown Tulum is noisy, I had not realized that but something I wish I'd been aware of prior to paying up front for 3 nights. The internet connection, while apparently good for Mexico, was spotty and caused a lot of aggravation in attempting to finish up some necessary communications for work. There is not drinking water in the rooms. You have to bring your own bottle for water and fill it from a container on the main floor. No one tells you that in advance. Additionally, I did not find the staff to be particularly understanding or up front, I felt the property and its amenities were misrepresented.

The hotel is very close to downtown Tulum – walking distance. Not really close to the beach or ruins. We were there on business so this was not a problem. The accommodations where fine. The breakfast that was about 100 pesos was good and served by the owners in the courtyard. The owners are helpful and friendly. It is very reasonably priced and a good choice for clean and comfortable room for a night or two.

Petit with big rooms .

Hotel location is great , right in the middle of Tulum just few minutes off the Main Street. Close to a City Hall and the basketball court where locals gather at night ! Hotel is cozy , clean . Ask for a room on a second floor so you get a bit of the view. Room was huge in size , considering that, there was no closet so you have to leave your stuff randomly around the room. Overall worth the money .

Staff was rude and not welcoming, the woman in charge was very sarcastic. We would not stay here again. Rooms were noisy, no TVs Internet kept cutting off, only positive was that the room was clean.

I really enjoy this hotel and how helpful the owners are. The lady speaks French. The only thing that I would suggest is that they have a small fridge (they are really cheap these days) and a more comfortable place to sit in the room. Beds are really comfy. I would go and stay in this hotel again.

I would start by stating what this place is not - a place were you can party hard and loud. nothing like that - if that's what you're looking for you may want to look somewhere else. This place is a quiet, cozy, family owned and operated hotel, cute and neat. We were very pleasantly surprised from the very beginning when arriving late due to flight delays were lead straight to our room, being advised we should take a good night rest and worry about taking care of the paperwork in the am, we were like wow, that's a laid back checkin procedure! Everything stands out in terms of customer care, and genuine kindness of the owners - Mirka and Jorge, from dropping the housekeeping tasks they were in the middle of just to take immediate care of brewing an amazing Turkish coffee and cooking breakfast to a guest who would show up to the garden in the morning, to buying candy as a send away present to our 11 old daughter upon our departure. As in the rating chart above, the rooms are incredible cute, interior palapas,very quiet a/c units with dehumidifier, very clean and well kept neat by the owners. The interior garden is just fantastic, I would drive back to the hotel at the end of the day and enjoy a nice glass of wine every night listening to the great cuban music playing softly in the background in the reception (have to admit I'm a bit biased here as it happened my collection of cd's I always listen to while driving), a relaxing and refreshing experience.

Great stay - unique hotel

My husband and I had a great stay at this hotel. The owners are very friendly and helpful, they made the stay a unique experience.The Mexican breakfast that they do is excellent and changed every day. The room was spacious, comfortable, clean, and quiet - though basic (first floor, away from road). The hotel is a very short few blocks from the main street, it is a quick walk and safe.
Taxi to beach was 70 pesos.
Overall we had a very nice stay.

Loved it! Will return!

Let me start off by saying that each piece of decoration is meticulously and purposefully placed. The ambience and location are peaceful a little away from the main road which is perfect because it's only a short walk away. The best part of my 12-day vacation by far- the owners are warm, helpful and so friendly. I only booked for 1 day which I will always regret, but had it not been for Jorge and his lovely wife, I would not be so eager to return soon. They made my experience in Tulum memorable and I am thankful. When I return, I will surely be staying there the entire time.

Nice hotel for the price- close to bus station!

This was an easy walk from the bus station which was a bonus for us. Tulum is relatively easy to navigate. The owners were very pleasant and gave some good tips as far as things to see and places to eat. Hotel was clean and very well maintained, quiet and comfortable! For the price, this was a great stay!

We had a wonderful stay here!! The family who runs it is wonderful, with lots of laughter and kind words they helped us with recommendations on where to explore and swim and how to avoid the crowds! (the best advice for us!) The internet was slow, but the air conditioning worked well, the shower was warm and they helped us with laundry.

This hotel is an absolute gem - beautifully decorated, comfortable, great staff, wonderful breakfast. If you're looking to stay in downtown Tulum, this is the place to stay. It's only three blocks off the main road where most of the shops and restaurants are. Great place to walk around or rent a bike/car to drive to the beach.

There's a beautiful tub in the suites that I just want to stay in forever.

The owner speaks basically every language and is a joy to chat with. The place is just beautiful, I wish my home looked half as nice.

great location for local flavour

Right next to a local community centre, sports field and church you can pop out and get a real flavour of mexican life before reaching the tourist strip. Managers are helpful but not overly customer focused, i.e. have strong views. Found keys to all rooms were left in our door when arrived. When managers turned up 20 minutes later they were very relaxed about that. Other than that lovely place.

Was a very nice room with a charming decor. The hotel itself has a quality that is hard to find because of the way the owner has updated to a old style. Nice courtyard and breakfast area. Only complaint was the owner does not like America and lets you know. She was nice to us as guest but was critical of country.

rooms was big and clean, but the air condition was really loud making it impossible to sleep. hotel is located near the main street, but the neighboorhood is a bit shabby. the couple who owns the hotel is friendly, willing to give advice but almost too pushy. they convinced us to rent snorkels telling you it's cheaper than at the nearby \"cenote\" but it's not true! probably better to ask also other people before believing their \"local advices\", which sound more like a poem they learned by heart..

The owners were readily available, very helpful with restaurant suggestions and leaving our luggage after check-out. The courtyard/dining area was very picturesque. We felt entirely comfortable walking around the area and town at night. The rooms are comfortable and the public areas have many touches indicating that the owners really care about their hotel. I'd be happy to stay there again.

Ok place, but unprofessional owners

Clean room, but strange layout, with an open solution to the bathroom which was not too convenient. AC was making a lot of noise. We were greeted by the couple who owns it when we arrived in the afternoon. They had been drinking, and the woman (which never presented herself with her name) could hardly stay straight. She was constantly repeating whatever we said. It was quite bizarre. But the situation got even more awkward when we asked about their laundry service. The woman got very mad, for no reason, giving us a lecture on the tropical climate, and that we could not wash our clothes in the room - which was not what we wanted anyway. The next day we wanted to order their breakfast. When asking what was included in the \"mexican breakast\" the woman gets bothered, leans on a table, sighs, and asks us \"how many times have you been in Mexico?\". We didn't want another lecture so we decide to have breakfast elsewere as the atmosphere was not very pleasant, and we didn't feel very welcome. The man was quite helpful and freindly though. But we felt like we were intruding their space when entering and leaving the hotel, which was not a good feeling.

Not a good place to stay

Looks pretty, Comfortable bed, good Internet but that's it. I travel for yrs int'lly & this boutique hotel appears nice but the owners are not service friendly. Our 2nd story room was hot and we wanted to leave the fan on while out so we wouldn't need to run the a/c so hard at night. They said no and \"maybe this is not the hotel for you\". Room was huge but poorly laid out. Desk was the size of my laptop; no place to write. \"Closet\" was a stick with flat wood pieces sticking out from it and another srick of wood to hang clothes off of barely enough for me and not my husband. Shower is in with the toilet so no one can use the toilet while someone is showering. Sink is outside bathroom in the main room with a 8\" by 4\" tear drop mirror as the only mirror in the room. Wife accused us of leaving a window open while running a/c but we didn't open any windows (it was too hot). If a hair dryer is not in the room usually it's available at the front desk. Owner said \"there's lots of sun hear go stand outside and dry your hair we don't supply a hair dryer\". Unbelievable.

Calm, serene, and friendly hotel!

Los Nuestros Petit Hotel was AMAZING! The owners were always there to answer general questions and were very pleasant. The gentleman frequently and calmly played his guitar in the evenings after dinners. Hammocks are provided for all guests and is relaxing as can be! Highly recommended and will be visiting this hotel again!

Overall a OK stay. When we arrived the owner could not \"find\" my reservation. even when i showed him the booking reservation confirmation he told me cancel the booking so they could charge me at the hotel. I told him my booking does not allow cancellations and it seemed i would not be getting my room there. ASked to use his phone to call hotels.com toll free, but he would not allow that either. In the end he did find it - after much arguments about cancelling my booking and me having to keep repeating it over and over that i already paid and can't cancel. Once in the room it was actually quite nice. No TV but very nice and cozy place. Kind of like a tree house actually. Nice hammock on the balcony and authentic Mexican furniture. The shower was nice but the water leaked into the room. In the end i was relatively ok with this rental although for the price there are better places out there. Area was off the main tourist strip so that was kinda nice also.

Charming hotel

Great little hotel located in the center of Tulum. Clean, charming, tastefuly decorated, with beautiful ethinc elements. Rooms are spacious with little balconies with hammocks. There's also a nice patio. WiFi works good. I really enjoyed my stay here and I would reccomend it to everybody.

Quite a hotel gem in Tulum

The hotel is in a perfect location in Tulum - off the main street, yet in the middle of town. It offers a little courtyard surrounded by plants and is nicely decorated with various elements from Mexican artisans. Quite a find!

A clean room does not make for a pleasant stay.

The are two reasons, not related to the physical conditions or cleanliness of the hotel, that I would not recommend this hotel to a friend. First, from about 8 in the evening to well past midnight, there was really loud noises mostly from bass and drum from a club across the street. If you plan to stay out well past midnight, then it's fine. Second, the owners, husband and wife, were polite, but their politeness seemed forced. Based on our conversational exchanges with them, we could sense that they did not care much for their guests. It's too bad because our room was clean and bright and the hotel is on a quiet street (a couple of blocks away from the main Tulum Avenue) during the day. We hope the owners read this review and correct what they can control.

I can't express how wonderful the guys who run this place are. I had recently been in an accident and was feeling quite low and they went out of their way to make me feel safe and comfortable. The place is in the middle of town but tucked away nicely enough that it was quiet and relaxing. They offer a laundry service that was insanely quick and very reasonable. I highly recommend staying here :)

The room was nicer than on the pictures, which is rare, and our hosts were extremely friendly, making us feel at home right away. We were welcomed with tour tips, and great restaurant recommendations. They went the extra mile/smile to wake us up as we were not aware of a time change at 6am. Make sure you print out directions before you go, as it is on a side street - it was quiet and the room, again, was beautiful and perfect for a romantic getaway! Merci beaucoup!

This is a small, quiet, comfortable boutique type hotel that has a lot of character within walking distance to a multitude of restaurants. It is owned and run by a very accommodating and welcoming family who have the cutest little dog that loves to give many doggie kisses. One suggestion I would have for the owners is for them to offer breakfast for their guests.

The hotel itslef was very nice, though a few things could be improved upon such as TVs in the suites and lids on the trashcans. The couple that own and run the hotel were kind and helpful, though they had occasionally very strong opinions and were willing to share them on other tourist activities. Nevertheless, their advice was spot on if you're looking for a little more off the beaten path activities in Tulum.

The Petit Hotel - make it a last result choice!

My stay at Lo Nuestro Petit Hotel was a disappointment right from the start! I conduct business in southern MX. Love Tulum city! Last week my normal mid-priced hotel was full. So looked online to fine the Lo Nuestro Petit Hotel. While knocking on the front gate, got scolded from the manager that I should ringed the bell. Yet, the entry way is so dark, you can’t see the doorbell. Got to the room and it was extremely clean however the bathroom is not closed off from the entire room. When using the restroom; it leaves an oder for the entire hotel room. While getting ready for bed, discovered that the management offerers no in-room bottle water, so had to get dressed at 11 pm, then walk four blocks down dark streets trying to discover bottle drinking water. Awoke the next morning only to find no coffee in the entire place. Again had to walk many blocks on a search for a ho cup of Joe. The hotel has good Wi-Fi so spent the morning conducting online office work. If I left the room for 10 minute, some stranger had been in the room shutting off A/C. This was very anoiing! My review: For hospitality I give a D- for lack of friendliness. Cleanness a C+. All in all, being a S. Mx traveler, if any hotel’s hospitality is good, they get a passing grade. Uniformity, this Tulum hotel hospitality sucks and needs much improvement. So “Lo Nuestro Petit Hotel” gets a D grade from a seasoned traveler. My advice- make it a last result choice!

I would highly recommend this location. Jorge (co-owner) was awesome. While I don't speak spanish, and his english is broken, we were easily able to communicate.

Every day the room was cleaned and taken care of.

Most of the rooms are upstairs. You need to climb a difficult (and slightly scarry) set of stairs. If you have mobility challenges, be sure to ask for a downstairs room.
