We stayed here for two nights and had a very nice time. The staff were friendly and helpful. The building was very cool and next door was an amazing restaurant with great tacos and gringas. The location was awesome, walking distance of many shops and restaurants. We were a little worried leaving our bag in the luggage storage because it seemed a bit unsecure but in the end it was fine. 10/10 would stay there again.

When I checked in, no one asked if it was OK if I was on the second floor I just had a knee replacement and had a very difficult time walking up and down to the second floor. The power went out. No one checked on me at all to see if I was OK. I came down to the lobby and I waited 10 minutes and no one ever came to the desk.

Great location, no comforter for sleeping.

Great location, super close to nice shopping places, collectivo stops and restaurants and cafes.
Main downside: they do not have comforter/quilt or any of those while sleeping. If you are used to not using these while sleeping then its ok. But if u like to make the room cold with AC etc and then need a comforter then you will miss that.

I found this property to be ultra convenient Just a few steps away from ADA bus stop. It is not extremely luxurious, but Good for a night or two in Tulum centro. I really appreciated that the AC in our room was good as we went in August and it was extremely hot!

The girls at the front counter seem to be there as eye candy only. They are not very knowledgeable.
The hotel wanted to charge me a lot for a hand towel that had green dried soap on it.
Initially the girl at the counter wouldn’t let me rinse it, she actually snagged it and put it behind the counter so I couldn’t reach it. It was until I asked to talk to the manager that she allowed me to take care of it, although I really think that a worker should’ve handled it.
Of course the soap came off and I didn’t pay anything, but it really soured my stay.
Also, Google has free breakfast as a perk of the hotel, but when I asked for it I was told the restaurant inside the grounds is independent so no luck there.

One of the most beautiful stays I have 😀I probably use it again .. staff was excellent .. clean rooms.. and the vintage look it has very nice .. the only complain for me and my family was the parking lot 😩.. that I guess every hotel around there has it .. but we work it out .. (the hotel doesn’t have parking lot )

I overall liked my stay here. the location is great if youre looking at staying in the Tulum centro. you're in the middle of the town so if very easy to walk to all the restaurants and bars. it felt pretty safe walking around at night too and after a certain time.The room was basic. Not as nice as i thought it was going to be via the pics but overalll good. No AC which is pretty normal for alot of tulum hotels. it was hot during the day but at night with the fan, i was ok.
my only complaint is that there is no safe in the rooms. My wallet was stolen after cleaning one morning. I had 2- 1 was a little basically just a card holder that i would keep in my tote bag for quick trips out.. this only had about $20 in it so it wasnt a huge loss (the wallet it self was about $70) i had it in the morning because i used it to grab a few $1 bills for the maid tip b4 i left for breakfast.when i came back after breakfast, i wanted to check the exact cash in it because i realized i was running low on pesos. thats when i noticed it was missing.. i checked everywhere. I have had things stolen from my room on my last stay in tulum (different hotel) so i brought it up to the receptionist. She didnt really know what to do and honestly no fault to her- and i kno they arent going to admit they stole, I just asked that it be put back while i was out and no questions asked. but nothing. I didnt make a bigger deal due to the amount, but just be careful leaving things. I guess i have too much trust.

Lovely property except none of the air conditioners work in the entire property as it was disabled months ago. Consider this when you book at this hotel. They will however provide electric fan. Wi-Fi is almost non existent. It disconnects every 10-20 seconds which is annoying.

I had suffered a theft of passport, credit cards, cash etc.
The staff helped me sort out this mess, Alberto assisted greatly with this although we were using a translation app. A staff member also assisted with the required police report - you need a translator in Mexico arranged by you.
So thank you all for this!!
The rooms are simply, but furnished with a real eye to create a unique look throughout the hotel.
You have a fan in your room, but that was sufficient for my needs.
The rooms are cleaned to a high standard and linens changed as required.
It was a great value stay.

Perfectly located, in the hustle and bustle of it all. Be prepared to get very little sleep due to surrounding establishments. On the main “strip” and easy to walk or get around everywhere. We had to upgrade as standard rooms did not come with A/C, which perhaps I overlooked, but this altered the price a little.

Really conveniently located by the bus station and plenty of good food options all around. Wifi tends to cut in and out and the rooms are basically quite minimalistic. With all that said it's good value and a decent option for a few nights.

Noisy 18 hours a day -blaring music & construction

The restaurant is immediately outside/in front of all the rooms, so the seating area is immediately outside each room.

They blasted pop music until 10:10pm.
Then, the cooks were back at 6:45am setting up for the day and talking loud. So, your basically right next to a kitchen and restaurant, and you will wake up to them setting up the cafe.
They didn’t even apologize.

The pool is given chemicals during the day, rather than having the night shift do it at 2am. So, you can only use half the pool, then the other half, alternating days. But, there’s no sign for this. You have to ask.

And, when I was swimming, chilling, reading by pool, there was a drill and crew working. When I told management, they shrugged their shoulders, dismissed it bc it was day time.

Room is spacious. Super basic. Over-priced. This level of treatment and basicness of room usually goes for $50 in Tulum.

Restaurant workers not conscientious that ppl want to relax, rest. Unaware that it’s a hotel first. You’ll get more rest at a shared hostel.

Front desk ppl were friendly.

The property is open concept. It's a great budget boutique hotel. The staff/housekeeping were amazing. They are there to meet any needs. I would stay here again for a short stay. Martin customer service is amazing. He gives great advice for restaurants.

It’s a scam!!! Upon our arrival, we were told that if we wanted a room with AC, we needed to upgrade and pay extra. That’s for a room that was 111 USD (before discounts). Next, our toilet did no work. Then we got another room (because of the toilet issue) and it stunk like an abandoned house or a neglected storage. Overall, do yourself a favor and pay less to get way more somewhere else

This is a very nice option and alternative to the usual beach town hotels. Clean and with a funky “repurposed “ vibe very tastefully done. Everything was good but especially great was day clerk(manager?) Rafa, who was a very friendly person who seems to really enjoy being helpful to his clients. He was a valuable resource on what to see and do in our short visit to Tulum.

Beware the “late checkout fee” & “Xtra day charge”

My room at this hotel was perfectly adequate, about what I expected. However, the front desk service was terrible. Unfortunately my phone died when I was away from my room and I didn’t make it back until just under an hour after check out time. Upon arrival I was given a lecture on the importance of being out in time, told I was already charged a late checkout fee and threatened with an entire extra day charge if I wasn’t out within the hour. Upon handing them my key to leave I was handed a bill for extra charges. Then charged another fee for paying with Visa card because for some reason they couldn’t just charge the card they had on file. I would be more understanding if the hotel was booked up but it wasn’t, not even close. It wasn’t busy at all. This was just a shady way for them to eagerly shake more money out of their guests. There are many similar hotels to this one that do not treat their guests this way. This place is best to avoid.

I ended extending my stay twice at this hotel, I felt a bit unwell, the staff are polite and helpful, the reception and house keeping, the location was great, right by the ADO bus terminal, the WiFi was ok depending on where your room is, but Tulum is notorious for having patchy WiFi, the shower pressure was good, I had two different rooms.
I asked for a late checkout and was denied, that really ticked me off since I’d spent almost two weeks there, the Greedy lady who runs the place(she also needs to wear a mask when in the reception area!!!) mumbled something in Spanish when I asked the guy at reception, they wanted to charge me, I only needed a couple of hours, as I was waiting for the bus... the receptionist did come up to the room and said I could stay for an extra hour, which I appreciated, but didn’t use out of principal.

Nice place if you need somewhere to sleep a night or two. Right next to Ado (bus station) and many shops and restaurants. Staff are very friendly. But water pressure very very low. If you are looking to wash your hair or take a nice shower after the beach this is not your place.

When we first got to the hotel we were surprised to find out that it was right on the main highway of the city. Our room was facing the street with cars honking, loud music, no hot water and to top it off the toilet was broken. We right away went to reception to ask for our money back for the following six nights as we knew that this hotel lead to a terrible experience for us.... they refused and did not provide any alternatives even though this was literally 10 minutes into us checking in. My girlfriend and I had to purchase 6 nights at another hotel as we couldn’t sleep well due to the loud cars and were woken up by a mariachi band at 8am sharp. Overall we feel cheated and highly regret ever wasting thousands of dollars to sleep in this terrible hotel for only one night during our holiday.

Very good! The room was bigger than I expected. Very clean and the decor was very nice. Staff were very helpful and gave me some good recommendations and advice about things to do and how to get around in Tulum. Bicycle rental at the hotel was very convenient. The only thing that wasn't perfect was that the AC broke towards the end of my stay and they didn't get it fixed promptly. It didn't matter though since the weather wasn't too hot.

Casa Colonial charm and comfort Que buenissimo!

Hotel Casa Colonial was absolutely lovely and a particularly good value the week I spent there with my son. Yes, they were doing some construction during the days that got noisy but really it said more to me about their level of care and commitment to keeping the hotel in great shape. The maintainance man and his crew were so nice and the whole property is very charming and clean, we loved our room and slept perfectly in comfort.

STAY AWAY!!

The first night we had to switch rooms because there were leaks in the bathroom ceiling. Once we got settled in our second room we went downstairs to get in the pool, it was dark green and obviously had not been functioning for quite a while! It was disgusting! We were very disappointed because we only picked this hotel because it had a pool, as it is not close to the beach. The only good thing about that hotel was Carla (working the front desk) telling us where to go and how to get there, she was a gem. When we woke up the next morning the water was not working and the toilet wasn’t working. We were told that it was going to be fixed within about thirty minutes so we went to breakfast but came back to the same issue. There was literally RAW SEWAGE spilling down there walkway! They offered us to commute to a shower at a rundown hotel down the street which was unacceptable. So we said we were going to leave and would like a refund. The manager said she would honor our refund, just have hotels.com to start the process and they would accept it on their end. The manager ended up denying my refund and I am still disputing. Please stay away from this hotel!! The manager is rude and a liar and they falsely advertise many aspects of the hotel.

No hay estacionamiento como se menciona, solo hay banqueta afuera y si corres con suerte encuentras lugar cerca, enfrente o a los alrededores. De lo demás está céntrico a un lado de ADO y tienes cerca todo.
El personal en su mayoría amable.

Un hotelito con las 3B (bueno, bonito y barato). Un hotel con una decoración muy particular y lunda que le hacen un encanto personal. Muy amable su personal. El hotel súper limpio. La alberca muy disfrutable, aunque sugiero un pasamanos para personas de tercera edad. Las recámara doble del primer piso que le asignaron a mi mamá perfecta en tamaño para su movilidad. Las habitaciones tienen su propio internet, las TV smart. Tuvimos un problema de señal de wifi y nos cambiaron a otra habitación. A pasos de la terminal de autobuses y a pocas cuadras de la plaza municipal y del mercado. Tiendas de conveniencia a la mano y muchos comercios. Una calle transitada pero con mucha seguridad. ¡Yo voy a volver!

Es ist eine sehr einfach gehaltene und schöne Unterkunft. Der einzige Manko: Abends/Nachts kann es etwas laut werden.
Ansonsten ist es wirklich sehr schön, die Zimmer werden jeden Tag gesäubert und das bis ins kleinste Detail. Die Klimaanlagen funktionieren einwandfrei und sind sehr modern. Der Pool lädt zum abkühlen ein. Das Personal ist hilfsbereit und sehr freundlich.
Ich kann dieses Hotel wirklich nur empfehlen!
