It’s was ok but needs some upkeep.

Not bad not great. The place needs some upkeep, but they trying.
You can tell at one time this was a very nice place, but that was a time ago. The beach is nice and the AC worked for the most part.
There is limited dining close by. And we did see a couple cockroaches in the place. One was huge.
For what we were doing on vacation I think I would have been happier staying at the Marriott in KK for MYR 20 less a night.

There is no signage for reception on arrival at this property. You have to ask the guy on the gate which way to go, then he has you do a semi check in there, which holds everyone else up trying to enter the property.

After checking the room we decided not to stay, this hotel is definitely not a 4 star as advertised, more like a 2 star. Rooms are very run down. There was no lounges around the pool only table and chairs, which didn't make the area very inviting to sit around. The only facility it has is a small cafe, where the food is very average to say the least.

Would definitely not recommend to anyone.

It is kind of inconvience for the stay as the area is huge, you need travel from one place to another just to get into your room. BUT you will surprise to see there is private steam room or jaccuzi in your master bedroom, which is first of it kind compare with other hotel suite. BUT then i am VERY unhappy with how they spam us with their never end whatsapp message. which they have NO RIGHTS to contact us in such way. Our phone number for sure has been abused. There is lot of other way to communicate with customer, but kindly ask for permission before you choose to do that, keep sending us repeated msg or even promoting your SPA with diffirent number does not help us felt we get spammed by the hotel. But staff are helpful here, sadly maybe the way how their management choose to operate included sending us all those unwanted message is questionable, kindly review. This is the first hotel that doing such, even AFTER we inform them please do NOT bothering us anymore but they STILL doing it.

Things I did not like during my entire stay:

It was too much out of the way so no grab was available on regular rates;
Not too many options available for food;
No wifi availability;
Lights did not work in the pool, so couldn't use it at night.

정말 모든 것이 느리고 불친절 하였으며, 택시 불러달라고 한 갓도 시간을 틀려서 곤락하게 만들었고, 조식도 맛이 없고 방 바닥 청소가 잘 안되어 있어 발바닥이 금방 더러워지고 세면대 변기 등 뭉이 잘 내려가지 않아 너무 뷸편하였삽니다. 프론트 메니저는 시종일관 불친절로 대응 했고 경관과 경치는 좋은 것과 반대로 마음 편안히 지내러 갔던 곳에서 마음 불편하게 있다가 왔습니다.

Lovely idyllic setting, perfect for a relaxing break from the hustle and bustle of the city. This was our second visit to this resort and I would not hesitate to come back again. Hopefully the SeaView cafe will be open then as this was a big favourite with my family. Highly recommended.

The wave n beach is nice. 2 night in full villa but inside is run down. The toilet tab is broken, toilet flash is not function well, door to beach area is jammed, the tilam are not flat, you can feel it is in out of shape. Cannot sleep well. For double bed. Single is ok. Unit 122. Breakfast menu are same. For 3rd night we move to half villa . The top floor making a lot of noice . Pulling or moving the foot sound or pulling table n etc. 2am you still can listen ppl jumping . I stay 3 rd floor 4th floor ppl no concern what time.

I really like the room and the peaceful atmosphere of the hotel.
The staff is very friendly and helpful.

Terrible and costly experience in this resort

This is Outdated resort located far from the attractions. The rooms smell terrible. The food was awful, but you had no choice if you don’t have your own transportation. It is an overrated resort and it can’t not be 4 star. I rank it as a 2 star resort. I have to admit that the staff were great and they helped a lot in our accommodation. Overall it was a terrible and costly experience.

- really good value for money
- villa has aged - nothing major but it reduces the appeal of the place
- villa literally metres from the beach - unbelievable
- private pool is great
- low water pressure
- Malindo flight was delayed by 6.5 hours but hotel only allowed an extra hour for check out. Malindo offered no compensation
- far from city centre - about 1 hour with traffic and no food delivery service
- room service is very affordable for hotel std. Food was good.
- activities were relatively.
- hotel arranged private taxis which were very reasonably priced
- no free shuttle to mosque for Friday prayer
- breakfast - limited in variety

Simple beautiful property. Love the open beach right behind the villa.. makes it look like your own private beach.Love the adjoining swimming pool. Beautifully furnished. However, need some maintenance as the toilet bowl in the master bedroom feels like it will come off the floor and the lights outside were not working. There were two big cockroaches running around.Overall, it is a great place to stay except if you drive in at night,the road to the villas are so dark with no streetlamps or very dim lighting, easy to get lost and we almost gave up finding the villas.

Breathtaking place, far but worthwhile if u DIY drive. The place need to hmm..taken care the small things (253)
- wooden opening please fixed, bath tub
- provide vacuum rather than broom/ dustband
- sofa/ barstool has bugs....we have rashes after sitting..we lay our batik cloth on top...
- have a lifeguard beach..customers feel safe..n appreciate more..
- please clean the all the beaches, gov sabah and everbody...seriously..this is your main assets attraction..

The villa's themselves were nice, but not great. They could use an upgrade and the pool a better cleaning. However, the property itself was not my favorite. There was nothing nearby.
The food was not good, and it would be nice to eat inside for breakfast. and it lacked any real services at BBV. Perhaps it was not the right trip for us, but it was not what we expected in the least.

It was not a good decision to stay in this hotel. The toilet was clogged everyday and the villa was not well-maintained and whenever we go into the room we could smell something unpleasant - it was not too obvious but bad enough not to feel good for entire vacation.

We had a wonderful stay at the villa. The room and toilet are very big, It even has a Jacuzzi bathtub.
There are 2 tvs, one in the living room and the other in the bedroom but cannot be use. The program channels are not much but ok. The breakfast is quite ok, the same always. The reception is not a proper, it is at one of the villa, in other words it does not has a lobby. Cafe house also in one of the villa. They should turn one of the building (former Thai restaurant) into a cafe and lobby. There are more room for improvement.

It’s obviously run down with seemed to be little effort to keep it running. Permanent stain in the toilet, water pressure is low, curtains are old and unwashed. Despite all that the view from our villa is stunning and I love the fact it’s on the beachfront. The staff are all very helpful and friendly. The villa has a nice layout and spacious.

Borneo Beach Villas is the perfect getaway for travellers who want the peace and tranquility of a beach hideaway whilst still having easy access to Kota Kinabalu centre.

The pool villa we stayed in was amazing. Located right next to the beach, a morning dip in the sea was a big favourite whilst our own private pool was perfect to escape the heat of the afternoon.

My wife and children absolutely loved our stay here and it proved to be a very relaxing end to our visit to Borneo.

The beach front appartment we stayed in was very well equipped and maintained overall (A bit of mould in shower ). We had plenty to do in the apartment during a thunderstorm ie dvds, satellite tv, and games. Thank you to the owners. The local area itself is isolated rm 80 taxi to nearest off site shops or restaurants. On-site breakfast great, a la carte lunch and dinner extortionate prices compared to like for like restaurants. On-site convenience shop offers good selection of basic snacks, ice cream and drinks including beers. Fantastic clean beach, we had an awesome time body boarding.

The only good thing is the view and the privacy of it. Villas are far from reception and they hv bad management over it. I suggest hving many golf carts instead of 2 big cars. We almost missed our flight bc the car was late. Pool closes at 7, and the bike rentals stopped around there too. We arent allow to ride bikes on the beach which defeats the whole purpose. Bad and disappointing food frm their cafe. Two stray dogs were just around our eating area.

Huge bathroom i have to say. Huge livingroom. And huge room. Perfect with kitchen and everything. Really nice seaview. The hotel itself huge. The staff is friendly. The breakfast is nice. A bit far from any restaurant. On my way to the hotel, i just take away food from restaurant near politeknik kota kinabalu and heat it using microwave inside the room. Perfect place to relaks.

TROPICAL HAVEN if you want a private pool AND the beach, then BBV is perfect. This was the case for me, my mom and my sisters for our all-girls trip. We were searching high and lows for such place and was on cloud nine when we managed to find one. We booked the Beach-front Pool Villa and though the price was quite steep, it was also value for money. The close proximity of the villa to the beach is to die for. Imagine waking up (and sleeping) not just to the sound of waves but also seeing the waves from the comfort of your own bed. The stretch of beach is clean and water is clear, the private pool is of nice size for a few laps whenever you feel like it. The villa was in beautiful and in good condition, clean with complete kitchen amenity. The lighting was cosy, both fans and AC are available. The main bathroom is big, with a jacuzzi tub, and rain-shower.

Another noteworthy recognition is the staffs. They were very warm, friendly and professional. Their services are also fast and efficient. From the moment we checked in, till we checked out, every staff we met were smiley and hospitable.

There are some room to improve though in terms of the resort’s facilities such as the restaurant and gardens. The restaurant has a satisfying list of menus but i wish for the place to maintain the tropical-vibe we get from the beautiful villa and surroundings. The garden could also do with better maintainance and seatings. Look at resorts in Bali/Lombok for inspirations 👍

Not enough to do there should be a shop in site they should hire Dvd’s As there is nothing to do in the evening. We had to keep asking reception for sun beds as they never had any out. There was no sun umbrellas so we had to use shade from The trees.

We had a beach front villa that was right on the beach with a fantastic view and you could hear the waves day and night. The water was warm and the gentle waves were fun to play in.
The little villa pool was also fun for the kids, but we spent most of our time at the beach. The staff was very helpful and attentive. The AC worked really well, but the villa could use a few updates and there was a fish smell from the previous renter that they could not remove. We burned insect coils which helped and the staff really tried to remove the smell and were sympathetic. The pictures on their website are accurate. The location is challenging if you want to go to town. We spent a lot of time sitting in traffic. But you are on the route out of town for tours out to Mantanini island for snorkeling and the Rieverbug--rafting and MariMari cultural tour. Which were all fun!!

THE WORST EXPERIENCE IN MY LIFE!!!! Very very disappointed with the check in service waited till 4:30pm to check in, given wrong apartment, given wrong room type, keep on changing room but wrong room type, service so bad, Dirty, NO PHONE LINE I HAVE TO USE MY MOBILE TO CALL THE RECEPTION, NO WIFI AS STARTED ONLINE BOOKING, kitchen no pot to cook, Receptions very rude, Breakfast so bad, bad experience during check out, hold the deposit 5 to 10 days and charge my credit card, this NEVER NEVER HAPPENED IN MY LIFE, OVERALL MY STAY LIKE NIGHTMARES, STRESSED AND NOT HAPPY AT ALL WITH ALL THE THAT I HAVE PAID.

Bad smell in the whole unit that we occupied

There’s terrible smell in the hotel room. I think there’s nobody occupied for a very long time but the hotel staff failed to prepare the unit before our stay, ie to get rid of the smell before our arrival.
The WiFi also not working when we arrived. The food there also no good that need improvement since they charged us at $40 ringgit I expect a certain standard but to our disappointment that it didn’t meet the normal standard.

A peaceful and beautiful retreat.

The villa we stayed in was beautifully appointed and I would have given them top marks if everything was working. One fan and one air con were not working. One other air con was barely working. Service was very friendly. Chef made a fresh pot of coffee when I pointed out that it was too weak.
Far from everything but good if you are looking for peace and quiet.

The villa is amazing, but there is not much around the area except the Nexus resort which has restaurants and bars and live music. We loved our accommodation but management need to improve their advertising on the website to mention that they do provide a full menu for breakfast. lunch and dinner. This was not made clear to us and we bought a lot of food to cook for ourselves which wasn't necessary. We also got conflicting information on several things, one being that we were told we could order anything we wanted from the menu and have it delivered to the room, but there was more than one menu, and when the food arrived the price was double and we were then told we had ordered from the wrong menu. We did not understand this and were not happy. This resort looks like it was once five star, but things have not been maintained to that standard. No garden lighting worked, no lighting out the front of our villa worked, there was no hot water in the kitchen and the lovely private courtyard garden off the main bathroom had been neglected and again had no lighting. Apart from these things, the resort was lovely, right on the beach and i mean, right on the beach, our own private lap pool, spacious comfy lounge, we would definitely stay again.

Very nice hotel facing the sea,

It's very good experience to stay close to the sea and hear the sound of waves. Its very very calming and can destress you for awhile. The hotel is big and spacious and clean too. But unfortunately no telephone in the room to make call to the reception which is quite inconvenience. But overall my stay at borneo beach villa is awesome. Hope to come back again some day.

I stayed in a Condo...on 2nd floor, great view.

Staff was great, breakfast really good. Very helpful about touring. The place isn't a hotel persay, it looks like vacation condos so my 2bdrm condo was well appointed. I was expecting a hotel room...it was way better with kitchen, on the beach, a short walk to breakfast...umbrellas, beach bags, etc.

Nice rooms and views but NO WIFI!!!

The apartment was great, really spacious, great bathrooms, nice kitchen, would've been good to have a TV in the bedroom though. The pool looked nice, we didn't have time to relax by it though as we were either out exploring KK or it was raining. The beach was nice, although it looked like while they attempted to clean up the beach the rubbish would just get left in piles so blow around again, rather than actually having the rubbish removed. The breakfast was ok. There were 3 big down sides though. 1- there was no wifi anywhere except reception and the breakfast cafe! Wifi should not be advertised in the bookings if it is not available in the actual rooms as that is a big deal for travellers who rely on wifi. 2- there was so much emphasis on being charged for damage or lost keys etc. it made us feel uneasy about staying there, as we entered the room there was a list of how much they would charge us for each item. I actually took pictures of things around the room that we may have gotten blamed for just in case! If we lost the room key it was 300riggit to replace it!!! A normal door key for 300!!!!!! The bond was 5x more than any other hotel as well! Very unwelcoming. 3- the location would be good if you just want to stay at the resort and not go exploring, although we wanted to visit KK city and go on adventures but it was a mission to get taxis or Uber's willing to go that far out of the city. Really ruined the mood a few times.

Nice resort but lacks facilities

The design of villa is perfect but furniture is old. The resort lacks the basic facilities of any high ranked hotel. One villa was converted into cafe offering limited choices and restricted to Asian food.

Breathtaking views

Amazing resort and the beach was clean and just a foot steps away. breathtaking views and you get to sleep with the waves lullaby. Overall I had a really relaxing time while I was there. The staff was helpful. Bu the Apartment unit I was in was not clean as I can see the dust under the bed. But overall, I was happy with the service and my stay there.
