the room was infested with cockroaches. This is despite the overpowering smell of mothballs. And we were bitten by bed bugs! On the plus side, we were driven to the restaurant as we couldn't hail a car.

Nice place but little things to improve...

Overall the place was beautiful and the suite is nice and clean. The only dissappointment is few of the room electrical appliances are old and broke. During my staycation, the master room aircond was not working well, it was hot in the room and really not comfortable sleeping during the night. Not forgetting the ceiling fan in the next room was broken at 4a.m the next morning, there was this burnt smell and looks like small fire/sparks on the fan. The rest is okay, but if the kitchen appliances can be improve it would be really good. There were no rice cooker during our staycation(need to request but 1st come 1st serve basis), the frying pan cannot be use since got scratch on it, the pot also rusty, only these two cooking pan and pot available other than the dish set.
If you want to consider staying here, make sure to bring your own drinking water, cooking appliances, and to check every eletrical appliances wether working well or not during check-in. Ohh and bring your own towel!

***Please change ALL the old things that will be use by your guest, or else lower your price.

1st and last family vacation at Sabah Beach Villa

Very disappointed..we forgot our daughter bday cake..not even 2 hrs we check out..we called SBV to collect but unfortunetly they said the cake is not there. The staffs is not honest anyway. So so sad..

An Absolutely Lovely Hotel!

This is a great hotel! I really loved the fact that the hotel has an excellent view of the beach and the sunset, and we could watch the beach and the sea from the living room and bedroom. It is a lovely hotel to get away from it all. I wasn't bothered by the fact that it was far from town as I came to walk along the beach. Further, I also came prepared with food. The hotel provides a free shuttle service to the nearest town at 10am and 3pm, and I feel that it is really nice. We can have lunch or early dinner there, or bring back food and fruits to be eaten at the hotel. I will definitely come back!

The villa condition is very disappointing with the price.
•There’re too many flies during our stay due to the season the staff said.
•The master room’s bed is broken we have to sleep in opposite side.
•The glass door (living room & master bedroom) was too hard to open and close. We have to access by the pool or front entrance.
•I never experience a resort which listed as “Sabah Luxury Resort” went to blackout and we asked the staff they said they doesn’t have any backup electricity *speechless*
•Need a lot of improvements as a ‘luxury resort’ its not cheap for us to pay for a night with such disappointing stays. Please improve your service.

The resort is located beautifully on the beach and during May, the place is nice and quiet. If you were there during the peak season, it would be very (too) packed, especially around the swimming pool. The beach is beautiful and kept clean (cleaner than Nexis up the road).
The breakfast in the morning was very nice, especially the vegetarian curry and roti bread (11 out of 10 for taste).
Ensure you have Malaysian money as they may not be able to change money for you
The city is up to an hour away in peak driving time so plan ahead if going out.
There is a courtesy bus that takes you to a local supermarket to but supplies
Rooms are clean but the toilet at times doesn't work. The balcony rails need replacing due to rust.
Staff are very nice, especially the owner/manager who was able to change money for me

Overall is excellent. We had a great and comfortable stay for my family with small kids.
I would just suggest for cleanliness on the private pool please.

Love it!

Nice beautiful tranquil beach good for sunset viewing and very comfortable fully equipped one room two bathrooms with separated living room unit. The connected bathroom is a big spa/steam bathroom. Food option are limited within and around the area. Advice is to pack your food and beverage supplies and enjoy the stay!

The room was very spacious for us, a family of four. Our room was a little outdated as far as cosmetics, like our balcony railing was rusty. They have two swimming pools that were really clean. The beach is huge with hardly anyone there. It felt private it was so nice. During high tide there is hardly any beach, but perfect time to hit the pools. All the employees are extremely friendly and helpful. It would have been nicer to have the pools open a little later with lights.
The property is about 40 mins from the city center and about 5 miles from closest outdoor mall, so the resorts restaurant is the closest restaurant around. The food was good, but extremely expensive compared to restaurants in the city. A cup of regular coffee costs 4 to 5 US dollars.
The front desk was always super helpful. They helped set us up with our tours. They also have free shuttles to the outdoor mall at 10am and 3pm. The local outdoor mall has a grocery store and eateries that included KFC and Pizzahut. They do not deliver to the resort though.

I love the fact that this property provides a kitchenette which makes us feal like home.

The only thing they need to improve is the smell of sofa covers where try to wash it more frequently as the other day the smell isn’t pleasant.

Nice to be 100m away from a nice quiet sandy neach.
Property had some nice features, only down side was the TV was dependent on good weather outside. The Internet connection was a little temperamental. The spa room is definitely the best bit, just a shame the hot water from the bath tap was just warm so had to boil up the kettle, same with the hot water in the other shower room.
I did ask if they could book me a taxi to take me to town early the next morning to catch a tour. The taxi driver turned up promptly but unfortunately dropped me off at the wrong location. Almost missed my tour because of it. Otherwise a great stay.

Beatiful gorgeous beach!

The beach was the best! Now that's an infinity pool! The water was clear, sands (no rocks beneath) , you can really swim calmly in the evening and relax in the warm beach. So amazing for relaxation! Totally worth the stay!

The staff called to confirm my time of arrival and prepared the room by turning on music and air condition as the weather was really hot. Check in and check out was quick and easy. Staff were really friendly. The private pool was not very clean but the beautiful shared pool was clean and the relaxing beach made up for it.

I’m a local and have traveled all over the region extensively. I had high expectation coming to this hotel. Pretty disappointed to find how badly maintained the building is. Rusty metal balcony and window fences all over the place. Pool of water everywhere on the common hallway when it rains. Bird and lizard droppings on the stairs unattended. The curtain and rod in our living room fell on the second day. No telephone in the unit to call for service. Had to walk down 2 floors to their housekeeping unit to ask for something each time. Beach was littered with bottles and plastic bags in some parts. Beddings have stains on them. Does not justify its 3.5 stars rating. The owners have to do something about this. I feel embarrassed opening this hotel to foreigners. I can only say 3 good things about the hotel; view was nice, room was clean and the bed was actually very comfortable.

5th floor flat overlooking pool and sea. Very large sitcom. Fans. Balcony. Bath. Showers with hot water. Free transport to supermarket to buy your own food and eat it on the balcony. Jobs and microwave. Fridge freezer.
Fresh towels daily and cleaning. Mature attractive grounds.
Sea nice and warm but not good for swimming. Quiet. Relaxing. Good wifi
I think the units flats and villas are individually owned and let out through the local operator. Wasn't crowded when we were there. Attractive golf course just up the road where there is a large hotel complex with 9 restaurants about 45 minutes north of KK airport taxi approx Rms100.
Just what we wanted after 10 days jungle and travel.

Beautiful Beach

This is a comfortable, quiet, and beautiful stay. The beach is long and the water is warm. This isn't new or remodeled but our 2 bedroom accommodation was a fair price. The problem is the transportation. It is much more convenient to rent a car to stay out here. The hotel will shuttle you to and from the Nexus resort but to go anywhere else, the taxis are \"expensive\" and the Ubers and Grabs will cancel your ride and demand a higher price.

The location itself is secluded, which we known before hand and we have own transport. The villa faced beach, there’s a retaining wall to safeguard waves crashing the sand around the house, but there’s staircase leading down to beach. There are two rooms and shallow and narrow pool around the house. Great for kids.
The view are spectacular. Sand is soft on your feet, beach is private and clean.
The villa was a little worn and really in dire need of repair. The sliding door handle was already broken when we got there. The living room light was not working. The first night we used the kitchen, the sink was plugged. So the management offered us a plunger to “fix it our self”. The second day, we have storm while we are out for lunch. We came back to flooded living room. The cleaner came about 40minutes later to someone dry the area. The curtain was soak, not replaced. My brother bags was soak, thank goodness his electrical device were ok.
The master bed was not comfortable at all. The plywood that hold the mattress underneath keep falling off when matress was shift (when we try get in the bed).
There was no laundry service or machine in this area, be prepare to bring extra clothing.
The staffs are very polite and helpful, hence my charitable 3stars for this villa.
I will not return if condition of the villa did not change. I hope the management or owner fix the sealant on all windows since it appeared rain water can easily sipped in and caused flood.

It is very remote area. So you need to buys things to eat before go here and call taxi whenever you want to go out of and get back to the resort. But it is not always easy to call a taxi since it is very remote area. Service was good but you have to set your mind not to be afraid of insects...

It was a very enjoyable stay. The villa where we stayed the entire time was very comfortable, had a nice ocean view and just a stone's throw away from the restaurant (the food and the service were good and the price was reasonable). Even the weather cooperated, nice and sunny during the day with some rains in the evening (it made the stay even more comfortable and cozy). The kids loved the private pool since it allowed them to swim in the evening. One small kink, however. You need to have your own car if you will stay there since the place is in almost a remote place. There is shuttle, alright, but its trips are quite limited.

All in all, I would still say, it was a very good choice!!!

Fab situation right on the beach, quiet out of town, comfortable apartment with nice sized pool, although sun lounges not included.. Beach did have too much rubbish on it though. Fabulous sunsets every night.

No sunbeds in a beach resort !!!!!

This is a beach resort with a pool and a beach but no sunbeds. When I requested a sunbed I was told they had all been stolen or broken and replacements were unavailable.
After a somewhat heated debate I said any brit who was to read my review would not make a booking and was told by the managing director he would be better off without the brits.
In fairness I did get a full refund but never again.
Borneo beach villas next door are likely to be a better bet if you are going to this area.
By the way nearest restaurants 10 mins to expensive golf resort or 20 mins to local restaurants.

Good place to relax

The place has a great view for sunset, and the beach is very nice, rooms are big, and with a kitchen full of stuff which can use to cook. The location is a bit far from city, so a car is needed to reach there. Nearby there is 2 great Seafood restaurant. So still need a car to reach there. Good place to chill out and relax, will go back to try the villa the next time.

The villas and apartments are on a private beach. The beach is very clean and stretches for a few miles. It is very picturesque. It is a long way from any amenities so a car is required. There is no restaurant but the apartments are well equipped and it is not too far too drive to find good food. KK is about 25 km.

The room is spacious, clean, new. Air-conditioning is cooling which is much needed in a hot place like here.
We did our simple cooking as there are availability of an oven, microwave, stove, pan, pot.
Enough utensils in the cooking area and we had a nice cosy dinner in this apartment.

Bathrooms are clean with bath tub, jacuzzi, steamer and many towels.

周りに何もないので、自炊のため、まとめて食材を購入することを勧めます。無料で近隣のスーパーに連れて行ってくれますが。海は目の前でロケーションはいいですが、波が強く入れません。何かツアーや外出先を決めておかないと、やることはありません、
旅行でホテルで過ごす方にはむかないかもしれません。

이 숙박시설은 우리나라의 팬션과 같이 음식을 해 먹을수도 있고, 사먹을 수도 있어서 편안함을 줍니다. 특히 단지 안에 수영장이 2개나 있고, 바로 앞에 해변을 끼고 있어서 분위기는 최고 입니다. 넓은 잔듸 밭과 풍경은 최고 입니다.
단지 조금은 낡은 시설과 음식을 해먹기에 부족한 물품들은 좀 아쉬운 부분이 있니다.

시내에서 택시타고 40분 소요. 해변이 붙어있어 석양을 보기에 좋음.
but
해변에서 물놀이 하기에는 조금 위험.. 그리고 바닷물에 흙이 섞여있어 물이 마냥 맑지는 않음. 그리고 개미나 도마뱀을 자주 봄. 벌레 싫어하는 분은 오지 마세요.

절대 가지마세요 도독놈 진짜 많네요
단충 빌라 외부로 나가는 창문 잠금장치 않돼서 별일 있겠냐 하고 아침에 일어나니 창문이 열여있고 지갑에 있던 150만원 가량이 없어졌네요 호텔 이야기 하니까 cctv 녹화가 않돼있다고 보험처리 하라고 하네요 현금은 보험이 않됀다네요 완전 호텔스 닷컴 예얃 했다가 평생있지 못할 추억 만들고 가네요
