The rooms are not soundproofed. You hear quite allot. Facility water pressure is not constant. One could get a jolt of hot water when not expected.
I tried 3 different rooms. They all had the same issues. The maintenance person tried to adjust the water pressure issue. He basically just turned off the hot water supply to the room. 😶 This property has potential to meet the rating it wants. They just need to work for it. Make their rooms better to meet the price point.

The pictures were deceiving and made the property look cleaner/than in person. Workman ship in the room was not good. The shower didn’t have a door therefore the entire bathroom got wet after each shower. The bathroom was small. Room was bare and didn’t seem clean. Stains on the floor and tables. The property was always immaculately maintained and the staff were extremely friendly and helpful. The hotel is set back from 2nd road which made it quiet and peaceful, but also being conveniently close enough to multiple restaurants, massage shops, and shopping-it’s a short walk to the iconic Terminal 21 mall and it’s right next door to Tiffany’s Show. It’s also on the Baht Bus route so it was easy to hop on one and catch a ride to Beach Road. We would definitely stay here again and will recommend it to any friends or family who visit Pattaya.

Says 5 star, unfortunately it’s not up to 5 star. First night had cockroaches in the room. Killed them by squashing, said to manager, should be a refund on that night. They have a credit for food instead. The rooms a bit run down, staff our lovely and very nice. Just a shame the room wasn’t clean.

The floor of the swimming pool is so rough. It easily cause accident. I was bumped into the steps in the pool coz is already 7:00 at night and cause scratches on my knee. Shouldn’t use this raw material to build swimming pool.

We stayed in this hotel for 2 nights, the front desk and staffs were super friendly and helpful. The location was excellent as you can easily walk around the area or take tuk tuk on the main street. There were two downside about the hotel is the sound proof installation and air conditioner. You can always hear people talking at the hallway, and AC is way too cold.

The building and rooms were very clean. Lots of Asian restaurants around. Unfortunately when I reserved two rooms on Expedia, I was unable to choose 1 queen or 2 twins. It stated on the website either/or. When I checked in, the staff told me that I selected two twins. No I didn't. But I think this is more of an Expedia problem. Normally when I check in a hotel, they ask me what I prefer. In this case, they just didn't have any queen beds left.

這次的家庭旅行預定了這個飯店,我預訂了兩個房型(Deluxe Double Room,Deluxe Twin Room)共入住三晚,預定時有特別註明要連通房(飯店有註明提供連通房),也有發訊息給飯店說明要連通房的原因(飯店對訊息沒有任何回覆),Check-in時卻得到兩個房間在不同棟(A棟Deluxe Double Room,B棟Deluxe Twin Room),經過協調後我們也只換到了Deluxe Twin Room兩個房間在同一棟房間相鄰的房間,就這樣安排三晚相同的房間,飯店一點也沒有要幫我換房的意願,這樣的安排像是4星級飯店該有的服務嗎?
房間設備只能用簡單來形容,WIFI連線很慢連youtube都無法觀看,淋浴間設計不良,淋浴時水會噴溼整個浴室,而房間內唯一的鏡子回在淋浴時起霧,鏡子完全無法使用.飯店外觀很新,大廳也維持的不錯,飯店除了大廳以外走道都沒有冷氣,步出房門就會感到悶熱.浴室內洗手台只有冷水這個不是四星級飯店該有的服務,這對需要熱水刮鬍子的客人相當不便,對了飯店盥洗用品也沒有提供刮鬍刀,需要刮鬍子的客人可能要自備刮鬍刀.

I just concluded my two week stay at One Patio and this hotel is amazing. The rooms are huge, stylish and clean. Very modern. The balcony was also huge with views to the picturesque pool! Housekeeping did an excellent job as well! Also, hotel personnel such as TOFFY and MOJI were very professional and accommodating and went above and beyond their duties. In fact, the entire staff/security at One Patio were the best. These people are truly humble and incredible kind to their guests. The food and room service was delicious. Pattaya beach is a quick walk with many places to eat and shop nearby. PMy favorite was the Starbucks 2 min away and the huge mall to shop also right up the street. At night, street vendors cook up the best food for an affordable price. When i return, i will stay at One Patio again. Count on it.

Hotel.com lied to me to stop me from cancelling
No issues with the hotel, but massive issues with hotel.com!
When I checked the Agoda price a day before check in, it was about half per night. I chatted to a very nice hotel.com staff member and was promised a THB 3700 credit. I agreed, did not cancel the hotel.com booking and did not rebook with Agoda (which would have saved me heaps of money). When the promised credit didn’t arrive they were difficult about it, asked for a detailed invoice from the hotel etc. I provided everything but they still refused to fulfil their promise. Appalling behaviour. I’m now cancelling all my future bookings with them and will never use them again. Very very unprofessional, and, I think, illegal business practices.

Nice modern hotel large room with a very comfortable large bed. Staff were very helpful, close to Terminal 21 but the area quiet for night life but easily fixed with a short walk and baht bus ride.
